Welcome to our

magazine... Welcome to the July edition of our Gateway magazine. Can you believe that we are in July? And already the longest day has come and gone, but for once there can be no complaint about the weather. The sun is shining, which always helps to show our properties to their best advantage. The gardens are in full bloom and a pretty garden, irrespective of the size, is a huge plus point in maximising your price. There is nothing like a well photographed flower display to create interest.

John Pring FNAEA (Honoured) & MARLA | Director

In this edition, you will find some basic rules about letting your property; we would say you should always use a qualified firm. Look for the ARLA propertymark logo and ask you Agent for their levels of service. For instance; what is their policy on paying the rent to you? In other words, discuss your lettings with Fisks. The market is still buoyant outside the M25 and tenants are still looking for properties to rent in Docklands. The importance of fully referencing tenants cannot be stressed enough; as with all things in life, there are no 100% guarantees but there are actions you can take to protect yourself. Any Fisks office will be happy to advise you and discuss these issues with you. Finally, just sit in your garden, relax and enjoy this classic English Summer For an updated Sales or Lettings valuation, to see your property in our August Gateway magazine or for further advice, please contact your local Fisks branch.

THERE ARE A LOT OF ESTATE AGENTS BUT ONLY ONE FISKS “We gave our property to Fisks when we decided to move as Ian seemed the most professional of the three agents who we asked to value our property. Boy are we glad we did house sold to the first viewers in 36 hours from instructing Fisk’s. We were kept up to date with regular calls and nothing was too much trouble. Now we have moved Ian is collecting post from our old address for us and calling for us to collect from the office. Beyond the call of duty Great service thanks again Martin and Melanie Bagnall “

Located some 30 miles east of the City of London on the north bank of the Thames Estuary, Benfleet is primarily based around three historically separate settlements; South Benfleet, Thundersley and Hadleigh. which gradually merged during the 20th century. The residential areas are now said to have the highest proportion of owner occupancy in the country which speaks volumes for the quality of life here! BRITAIN’S FAVOURITE TOUGH GUY Britain’s favourite

Tom Hardy is one of Britain’s best-loved actors working in film, theatre and television serially portraying tough guys. Later this year, the Londoner will celebrate his 40th birthday but there’s another reason to party – Tom has a number of big projects in the pipeline. On July 21st, Dunkirk will be released. Starring Tom alongside Cillian Murphy and Harry Styles, the film follows allied soldiers from Britain, Belgium, Canada and France who are surrounded by the German Army on the beaches of Dunkirk. Depicting themes of companionship, fear and death, the plot continues as the soldiers are evacuated in Operation Dynamo, during the early stages of the Second World War. Tom is also in talks with producers regarding Fonzo, a biographical crime drama telling the story of 47-year old Al Capone, who after 10 years in prison, starts suffering from dementia, and comes to be haunted by his violent past. In addition to this, it is rumoured that 39-year old Tom will be starring in Mad Max: The Wasteland, a follow up to 2015’s Mad Max: Fury Road. Taboo fans will also be looking forward to the return of the BBC drama starring Tom as lead character, James Delaney. So far no date has been set but if the rumours are correct then it shouldn’t be too much longer. Costing the BBC

over £10 million to produce, the period drama follows the misadventures of Delaney, in his private war on the infamous East India Company. However, it’s not just this period drama that fans of Tom are waiting for as not only is Mr Hardy heading back to Birmingham for a 4th series of Peaky Blinders, but also a 5th! Reprising his role as Alfie Solomons, filming began in March for the gangsterbased drama and early released photos seem to show that scenes are more dramatic than ever! Tom is most known for portraying tough, no nonsense, bad guys and it was over 16 years ago that he made his film debut in action film, Black Hawk Down. His other notable films include The Revenant, Legend and The Dark Knight Rises. As well as an extensive TV career, Tom has also performed on British and American stages, being nominated for a Laurence Olivier Award. Whilst women up and down the country may swoon over Tom, in reality he doesn’t understand where it comes from. “I don’t feel very manly. I don’t feel rugged and strong and capable in real life, not how I imagine a man ought to be.” Well, we disagree Tom. Dunkirk is out on July 21st and watch this space for Tom in other TV ventures n

THE

GOLDEN RULES OF RENTING For some, letting a property is the best choice so make sure you keep yourself and the landlord happy with this helpful advice4

So, you’re currently looking to rent a property. You’ve got your deposit ready and have an ideal move in date but relationships between landlords and tenants can be fraught. However, following these golden rules will ensure a happier process for all. Create a monthly budget. As well as rent, you also need to consider bills, fees, travel and food. Make a good impression. The property isn’t the only thing being looked at – a landlord wants a tenant who appears professional, polite and prompt. Get your references lined up as rentals often move fast. Once you’ve decided, move quickly with your offer. Make sure you have enough cash set aside for the first month’s rent and deposit (usually about six weeks rent). Before you sign any contracts, you need to complete an inspection of the property with either the agent or landlord. Whilst the landlord is not required to fix anything, they cannot hold the tenant liable for the damages at the end. An outgoing inspection is also a necessity. As a tenant, you should thoroughly read through the lease agreement. Take notes and write down any questions that you have. This agreement is also the perfect place to note down any maintenance issues that the landlord has agreed to fix. Follow the lease agreement. If it says no pets or that you can’t hang pictures up then don’t. Ensure you have contents cover and that your deposit is

covered in The Tenancy Deposit Protection Scheme. Shop around for energy suppliers. Just because it isn’t your property doesn’t mean that you can’t change. You could even save hundreds by switching. It is also important to take a meter reading when you move in. Communication with your landlord is key. Don’t go overboard but keep them in the loop about the property and should there be a problem regarding rent payment, tenants must notify the landlord in advance. Make sure you know where the stopcock is. This is the off-switch for all water in your home. Hopefully you’ll never need it but it’s a necessity to know if a pipe bursts. Be nice to the neighbours and respect them. Be aware that your landlord should ask before entering. They should get in touch in advance to arrange a time that is suitable for you and if they do enter without your permission, you can contact Citizens Advice. Give the full notice. Landlords want a tenant who is reliable and if you leave on good terms, you are more than likely to get a good reference. When your contract nears the end, take pictures of the property as evidence that you have left it in a good condition. Redirect your post and update all addresses. Finally treat the property as if it was your own and remember that a happy landlord makes for a happy renting process! n

garden Get your

summer ready Inspired by African and South American style, Sainsbury’s new Hinterland Outdoors range is everything you need and more this season4

Summer is here and thoughts may have turned to alfresco dining and afternoons spent out in the sun. If you haven’t already, it’s time to update your garden, giving the space a well-needed revamp. This year, why not opt for a little taste of Morocco? This year, Sainsbury’s have been inspired by the rich red, amber and ochre tones of earth, stone and sand to bring the new Hinterland Outdoors collection to life and Britain has already gone mad for it. Inspired by African and South American style and design, the new collection features a mixture of artisan-style picnic ware mixed with tribal prints and copper overtones, Aztec cushions and beautifully printed plates that will have you setting up a little corner of paradise in your very own garden. Dream yourself to distant shores with cool, experienced designs. Embrace a sense of fun and adventure with animal ornaments and channel the style of sunnier climes with patterned floor cushions and serving platters in a vivid colour palette. For alfresco dining, the Hinterland Outdoors range has all you need to make your table look sensational – from colourful sharing platters to lovely lanterns. Whether you pick a single item or go all out, this vibrant new collection from Sainsbury’s will give your outdoor space a fresh twist this season, adding colour, pattern and style. One of our favourite pieces is a copper tray, perfect for serving the grand masterpiece on. Once empty, watch the sunrays gleam onto the dish and why not extend the copper theme by giving your foliage a boost with the copper planter? Similarly serve a juicy salad on one of the tribal printed platters and watch friends tuck into colourful bursts of food. With matching servers and crudité dishes, your party just got hotter! When the sun goes down, garden lighting becomes the must have accessory. LED lights are a necessity when it comes to alfresco dining as not only are they more efficient than normal lights but you can get them in a variety of colours. Fairy lights and lanterns are also popular this year but don’t forget about the traditional candle. Sainsbury’s triple candle lantern will illuminate your table whilst keeping it tidy and on trend – we love it. Blankets and cushions are a perfect addition during those hazy summer evenings and why not add a little amusement with a wicker ornament such as Alex the Alpaca? So what are you waiting for? Sit back and relax or turn your garden into an outdoor dining room to entertain friends. The new Hinterland Outdoors collection is available at selected Sainsbury’s stores now.
