magazine... Welcome to the November edition of our Gateway magazine. November, with the shorter daylight hours in the evening, heralds the start of the winter season. This month we have an article as a timely reminder on the issues around viewings taking place in the evenings. It is of course easy to say be available during daylight hours but this is not always possible.

The Budget from the homeowner’s viewpoint gave very little help other than the gesture to first time buyers by including shared ownership properties in the exemption scheme. You could say the main help was to increase the personal allowances which of course helps everyone. The subject dominating the market is of course Brexit; there does seem to be better news coming from the Government that a deal can be agreed before Christmas. When the deal is finally announced this good news will quickly feed through to the residential market, so now is the time to buy before prices rise. RAMI MALEK CHANNELS FREDDIE

Freddie Mercury leaves some big shoes to fill as everyone asked who could possibly play him in the biopic of Queen’s rise to fame. With his oneof-a-kind personality and entertainer swagger which sets him aside from most musicians of his time, the part of Freddie came down on the shoulders of Rami Malek, who you may remember from the hit show, Mr Robot.

was like going to school just to study, to get a degree in Queen and Freddie Mercury.

But while he proved himself well, with crew members even claiming he “became” Freddie Mercury while on set, even when the cameras weren’t filming, it turns out the 37-year-old actor admitted to initially feeling anxious about the challenge of playing Freddie.

Rami has shown his incredible talent before, in the hit show Mr Robot.

He confessed: ‘Every part of me was terrified. But then, what are you going to do? It’s an opportunity of a lifetime. I couldn’t pass it up.’ Despite the pressure, Rami was determined to ensure that his on-screen performance was as natural as possible. In fact, the actor made a conscious decision not to imitate the Queen star, who died in 1991 from bronchial pneumonia resulting from AIDS. He told the public, ‘I was very cognizant of not wanting to imitate him or impersonate him at all. I started to think about how everything he did was spontaneous, in the moment. He is someone who lived every moment as if it was his last, I feel. ‘I think that’s what makes him so gorgeous. He’s so authentic, and I wanted to be that authentic on stage, so I tried never to just copy his moves. I wanted them to spring from me as if they were happening to him.’ Although he was aware of Queen and Freddie’s success prior to shooting ‘Bohemian Rhapsody’, Rami still took a crash-course on the cultural icon before the cameras started rolling. He shared: ‘I knew the music, I knew Freddie’s iconic look, but I did not know the glam-rock era. I didn’t know the early songs, which now I’m fascinated by. It

‘I think most people identify Freddie as this crophaired, moustachioed, tank-top wearing muscular man who had a ton of bravado and machismo, so it was astonishing to get to know the many versions and the very sweet side of him as well.’

By the time Mr. Malek auditioned for the lead role of the tortured hacker Elliot in “Mr. Robot,” Sam Esmail, the show’s creator, had seen about 100 actors and was on the verge of rewriting the part. Elliot was too cold, standoffish and unlikable, Mr. Esmail concluded, and that was why no audition had clicked. But Mr. Malek brought a level of vulnerability and pain that made Elliot quiveringly human. “It opened my eyes to who Elliot really was,” Mr. Esmail said. “Mr. Robot” would prove a hit, making Mr. Malek a star and an Emmy winner. It eventually compelled an executive producer on the Queen project to come knocking. Filming Live Aid early slam-dunked the cast members into their roles. Mr. Malek’s performance particularly astonished Mercury’s bandmates, who felt the actor was not merely portraying Mercury, but inhabiting him. “We sometimes forgot he was Rami,” Mr. May, the guitarist, wrote in an email. Watching the film, I sometimes forgot, too, and found myself among those left nostalgic and misty-eyed by Mr. Malek’s onstage scenes, which bring you to the stage yourself, even if you never managed to see Queen live. If you don’t watch the film for the beautiful vulnerability of Rami’s Freddie, go along to sing to the many Queen songs throughout the film, and find out their history. With winter fast approaching landlords are going to have their hands full especially if they have a lot of properties under their watch. Winter is arguably the most difficult season for landlords because the cold brings the potential for a lot of problems.

You should also examine your properties for any structural damage even a tiny crack can turn into a big problem due to the winter cold. And if there are any problems, getting them dealt with now before winter hits is always going to be for the best.

Whether you’re a new landlord or an experienced veteran you can still fall victim to the problems winter brings but they can be avoided if you act now. Below, I’ve outlined everything landlords need to do and check to ensure their properties are up to scratch for the colder months of the year.

Extractor Fans Extractor fans are often forgotten about which can lead to some serious problems in the winter especially were condensation is concerned. No landlord wants an infestation of damp, do they? But if your properties extractor fans aren’t working that is what you will likely get.

Alarms While you are doing your prewinter checks you should also take the opportunity to make sure your properties smoke and burglar alarms are working correctly. People will likely be spending more time indoors during the winter and will make more use of their fires and kitchen. So, get those smoke and CO alarms checked, you should also ensure any burglar alarms or security systems are checked over as well.

It might sound like a lot of work but if you check everything now there is much less risk of something going wrong during the winter. Which means happier tenants and a better investment for the future, so landlords everywhere, read on to find out everything you should do before the cold weather arrives. Heating Systems Many of your tenants likely won’t be using their heating much over the autumn and I’m guessing the majority of people won’t have used them at all during the summer months. But they will be using them a lot during the winter which means now is a good time to get everything checked. If central heating systems haven’t been used in a while you shouldn’t expect them to just turn back on and work right away. After a long period of inactivity, you should always get central heating systems inspected by a qualified, experienced professional just to be safe. Boilers should be serviced, gas and electric fires need to be examined and you should inspect the pipes

So, inspect them and make sure they are free of obstructions and dust and in full working order. You should also check other ventilation systems as well if your properties have any and don’t forget to check the windows as well. The Exterior As a landlord you’re also responsible for the outside of any property you’re renting as well. Which means you will need to check outdoor fixtures like sensor lights. If you don’t have sensor lights then now is a great time to go and get them installed, winter brings about early nights and if you want to scare away potential burglars these lights are invaluable. You should also get the roof checked as well and make sure the guttering is clean and clear, dead leaves can really pile up after the autumn. You should also inspect the drains to make sure nothing is blocking them and that there is no damage to the roof tiles. If you don’t want to get up on the roof yourself (which is certainly understandable) you can hire a professional to do it for you.

Your Insurance As a landlord, you are likely well versed with all the insurance you need when renting out properties. But now is a good time to look through everything and make sure you have the coverage you need. Check for the important things like coverage in case of an emergency like a broken boiler or damaged pipes. If you’re not getting the cover you need then now is a great time to look into switching to someone else. And even if you are getting the coverage you need there is the possibility that someone could be offering a better deal. So, take the time to look over your insurance policies and see if things can be improved in any way.
