The David H. Koch Center for Cancer Care at Memorial Sloan Kettering Cancer Center is the latest chapter in MSK’s 135-year history to pioneer treatment advances and patient care to transform cancer. It is the institution’s and New York City’s largest freestanding cancer care facility. The center accommodates nearly every aspect of cancer care across numerous specialties under one roof, including hematologic oncology, interventional radiology, dermatology, endocrine, head and neck, pulmonary, and thoracic cancers, as well as phase I clinical trials and bone marrow transplantation on an outpatient basis. This enables patients to receive many of the services they need in a single visit, reducing patient travel and stress while also fostering face-to-face collaboration among care teams and specialists. The project aims to enhance patient outcomes by using the whole building as an active participant in a patient’s care and mitigating the stress and anxiety associated with cancer care. An ecosystem of different spaces provides options for how and where people spend their time while they are in the building, deinstitutionalizing the healthcare setting and dignifying the experiences of all users. Abundant natural light, expansive views of the city or East River, and circadian lighting contribute to patient outcomes and optimal staff performance. The building’s distinctive design responds to its dense urban context in Manhattan’s Upper East Side and supports MSK’s overarching commitment to provide a compassionate healing environment that enhances patient outcomes. Adjacent to the East River, the center has been uniquely designed to survive a 500-year flood event.

The strategic master plan prioritizes comfort and ease of access for patients and clinicians, as well as how to maximize research and education synergies within the health system. Montefiore Medicine has expanded significantly over the last decade, growing from 2 to 9 inpatient hospitals, adding new major ambulatory locations and assuming control of the prestigious Albert Einstein College of Medicine. This strategic master plan provides a road map to recapitalize, expand and consolidate the health system’s existing clinical, research and academic assets. The final Master Plan provides a robust set of guiding principles for facilities investment throughout the system, as well as development frameworks for its 11 main campuses. The campus frameworks prioritize short, medium and long-term investments to enhance the One Montefiore Einstein experience, while advancing the system’s 4-legged stool of Clinical, Research, Education and Community activity.

A visionary master plan provides a major health system with a pathway for its future. After almost 100 years, the University of Miami is at a key moment, and its Miller School of Medicine (MSOM) and UHealth System are at the critical intersection of the University’s clinical, research, and educational missions. UM’s Medical Campus houses a healthcare community that has and will continue to incrementally develop over time, but which is deeply in need of a framework for that evolution. Perkins Eastman’s Medical Campus Master Plan establishes a clear guide for planning decisions of all physical and facilities with a focus on enhancing the overall campus environment in 5-, 10- and 25-year increments. The plan’s vision charts how the University, UHealth, and MSOM can achieve a best-in-class patient experience, craft powerful interdisciplinary synergies, lower operating costs, drive learning and innovation, and position UM and Miami as a global center for health of the future.

Duke University Hospital sought to develop facility improvements to further support a patient and family-friendly focus at the hospital. Perkins Eastman prepared a facilities master plan and expanded the Emergency Department in response to these needs. The master plan addresses the entire medical campus, from the pre-war complex (known as the South Campus) to the 1970s buildings that are a half-mile away. These buildings house inpatient and major ancillary functions. Additionally, the clinics, parking garages, and ambulatory surgery facility are all considered part of the plan. In addition to the review of existing and projected medical functions and programs, the master plan responds to urban design issues, wayfinding, pedestrian linkages, and the creation of a central unifying green belt. Some of the key features include improved family waiting and winter garden areas. Renovation of the surgical suite, along with diagnostic and treatment areas, improves the hospital chassis rather than replacing it. Updating the surgery platform to state-of-the-art conditions, covering critical care units to universal bedrooms, enlarging the ORs, and upgrading the HVAC system were all key components of the new plan. New drop-off and entry sequences reduce traffic congestion at main entrances.

Parnassus is home to UCSF’s four health sciences and professional schools; it is also a major research site concentrated on basic science disease-oriented research programs, clinical and translational research, and focusing on diagnosis and treatment of patient populations. As UCSF’s oldest campus, it consists of 107 acres, bounded by the Mt. Sutro open space reserve, and mature residential neighborhoods on three sides. This 15-month project provides a comprehensive and bold new vision for UCSF, including a set of campus guidelines, a physical plan, and phased implementation strategies. As prime consultant, Perkins Eastman manages a full consultant team including real estate economics, transportation planning and mobility, landscape architecture, cost estimating, engineering, and code analysis.

The Medical Sciences Building (MSB) at the University of Toronto dates from 1969 and accounts for approximately half of all the Faculty of Medicine’s space. The building is in need of substantial modernization to meet the needs of one of the world’s top 10 ranked medical schools. Perkins Eastman completed a year-long feasibility study with the Faculty of Medicine to determine the future of the MSB. This study included a building conditions assessment, a qualitative and quantitative review of the Faculty’s education and research space needs compared to current trends and best practice and cost modeling. The study ultimately provides a roadmap for the building’s modernization, as required for MSB to remain the primary home of the Faculty for next 50 years. Key to the strategy is the demolition and replacement of the existing West Wing of the building. In tandem with the MSB Feasability Program, Perkins Eastman led a parallel study investigating the feasibility of the New West Wing. This included developing a program for the Faculty’s__ future learning spaces, creating a convening focal point for events within Toronto’s wider health sciences research ecosystem, and providing highly flexible contemporary biomedical research facilities. The New West Wing Feasibility Study includes a detailed test-fit of the building’s preferred future program, design guidelines, engineering narratives for the decoupling and rebuilding the building, and sustainability goal setting aligned with the University’s campus-wide net-zero targets.

The District Plan aspires to preserve the distinct character of the Hangars that make Downsview a unique workplace in Toronto. A compact and walkable urban district will kick-start Downsview’s 300-acre large Framework Plan. Unique in Toronto, the site’s aviation and manufacturing history contribute to a fabric of old and new structures, that maximize the flexibility of types of workplaces, tenants and residents. The modest and mercantile mid-rise district is designed to have an orientation to the outdoors – a new workplace where nature dominates the view. As a mixed-use district with a focus on employment generation, it is envisioned to be actively used in all seasons and at all times of the day. The District Plan maximizes the preservation and reuse of the existing Hangar Buildings. The plan’s vision is to preserve and enhance the current and historic workplace use of the Hangars. There is also an existing variety of workplaces – from manufacturing and storage, to office and administration – that the district hopes to foster and enhance.

In an effort to reshape the character, culture, and long-term economic health of Rochester, Perkins Eastman devised an ambitious and achievable master plan for the Mayo Clinic Destination Medical Center (DMC) that transforms the downtown skyline and streetscape, and makes Rochester a true destination city. By creating a 20-year multi-phase plan that is market-driven and flexible, the design has positioned DMC to incrementally embrace and leverage the evolving characteristics, demographics, and development opportunities that its hometown has to offer. The DMC planning process followed no preconceived notions or formula, nor was it fixated on a single point of view. After studying the essential characteristics of each neighborhood, street and place, the design team was able to embrace the complexities that are unique to Rochester. The result is a vision for an integrated city development that enhances the lives of Rochester’s current citizens, attracts new residents, and become a destination city for visitors from across the region and beyond.

The new Stanford Hospital redefines the model of a healing environment within a flexible framework that will adapt to health care practice for the next 100 years. The Rafael Vinoly Architects/Perkins Eastman Architects design of the 824,000 sf building utilizes a universal 120’x120’ module able to accommodate future interdisciplinary innovations in clinical health care, education, and research. The design embraces the campus tradition of integrating landscape with a modern approach to courtyards and arcades and a mid-level public roof garden equally therapeutic for patients, practitioners, and staff. The new Stanford Hospital is a state-of-the-art facility with many spheres of influence. The building will foster advancements in clinical health care at the nexus of Silicon Valley technology and Stanford University academics. These advancements can be shared worldwide through major academic medical centers or remote operating rooms in third world countries via the latest in telemedicine. Simultaneously, the building will significantly enhance the local community with everything from an emergency department doubled in size for the next flu season to the only Level 1 Trauma Center on the Bay Area Peninsula designed to maintain operations after a 500-year earthquake with emergency disaster response capabilities.

Focusing on the District’s edges, the plan anticipates the establishment of a new academic quad at its heart framed by existing and new building opportunities. The planning study for the Health Sciences West District establishes a roadmap for future growth that builds on the strategic vision for the UC San Diego Campus as a whole and challenges us to ‘think boldly to identify and implement the unprecedented solutions that are necessary to ensure our continued level of excellence.’ The study reverses past suburban or stand-alone tendencies to be inwardly focused and insular, and charts a path toward a more outward and inter-connected urban future. Key goals or elements of the planning study that broadly support this ambition include the following: (1) Reinforcing the Myers-Gilman ‘front door’ across the street from the planned Triton Pavilion and University Center; (2) Establishing Villa La Jolla Drive as a new address for future development; (3) Creating a new, pedestrian-first public realm throughout the district with improved N-S and E-W connections, and opportunities for engaging social gathering ‘hubs;’ (4) Leveraging adjacency to the new trolley station(s), with a pedestrian gateway at Osler Lane on Villa La Jolla Drive; (5) And identifying and maximizing opportunity sites for future development that promote the vision and goals of the strategic plan—to be well-integrated and forward-thinking.

After successful completion of the new Replacement Medical Center for the LAC+USC Medical Center, Perkins Eastman designed a master plan for the historic campus. The new campus plan is used as a guideline for all future development of the campus, and the delivery of health care services and health related community programs. The plan provides an integrated healthcare delivery model that brings together county-operated and community benefit elements to achieve objectives: • Develop a community-friendly campus that promotes healthy life-styles • Maximize community access to the Medical Center • Provide educational opportunities in collaboration with schools in the vicinity • Incorporate on-campus business opportunities to offer employment opportunities in the healthcare area As part of this engagement, the team is also conducted an analysis of the expected uses of the existing buildings on campus, their structural condition, and projected life.

The South Campus Master Plan creates a world-class Health Center and an integrated North and South campus. It replaces surface parking with thoughtful development and vibrant open spaces that will contribute positively to the City’s existing urban fabric. A major design concept prioritizes a pedestrian connection that proceeds from Mullin Plaza on the existing North Campus, across Santa Monica Boulevard to a new plaza, Saint John’s Square on the South Campus, and then along an upgraded 21st Street “living street” that leads to a new South Garden along Broadway. The team conducted numerous interviews and site visits to investigate and evaluate new and expanded programs for the South Campus and North Campus sites. Representatives of the John Wayne Cancer Institute participated in multiple individual and group interviews to better understand and anticipate future research program needs. A major goal of the South Campus development is to promote health and wellness programs, and other research and ambulatory service that can contribute to community health initiatives.

Development of detailed project programs (DPPs) for two buildings that bring together four College of Health Science units to create a holistic integrative health science campus. University of California at Irvine (UCI) engaged Perkins Eastman to develop an integrated master plan for the expansion of their academic health science campus (as opposed to the medical campus). This work captured several major programming needs. Driven by the goals of two different donor gifts totaling over $250M, Perkins Eastman sought to instill the donor’s idea of “integrative medicine” (a holistic healthcare approach that includes emotional wellbeing, in addition to physical health) across a series of new education and research buildings. This work complemented the existing Health Science Campus buildings, and a proposed new teaching hospital. The study also had to help the four constituent schools learn how to share space. As part of a collaborative process, Perkins Eastman conducted a series of workshops with the Deans and other leaders of UCI schools of Medicine, Nursing, Pharmacy, and Population Health, including schedule stresstesting, and interprofessional learning modules planning. The first two buildings, now in construction, include 100,000 gsf of active-learning-style classrooms and class labs, student support, outpatient integrative health clinics, and dry research space.

Good Samaritan Hospital is in the process of upgrading their current facilities in Westlake, near Downtown Los Angeles. After recent acquisition by PIH Health, Perkins Eastman and Hammes were hired to develop a campus master plan to guide efforts to revitalize the hospital’s aging facilities along Wilshire Boulevard. Integral to the master planning effort is compliance with AB 2190, which led to the relocating of HCAI/OSHPD 1 Basic Services from the campus’ non-compliant Lucas Buildings to the compliant Acute Care Main Hospital. This enabled a reassessment of programming for campus-wide inpatient and outpatient care services, strategic planning and volume projections for larger departmental needs, and the development of operationally-efficient departmental test-fit floor plans. The first phase of the master plan is currently in HCAI review – for the Sterile Processing Department, Material Management, and a large expansion for a “Pandemic Ready” Emergency Department with 45 private treatment rooms.

The Ohio State University, in conjunction with The Wexner Medical Center and College of Medicine, partnered with Perkins Eastman to develop a Facility Optimization Plan to help create and explore scenarios which advance a long-term vision for strategic facilities within the campus. The Plan aligns the OSU Strategic Plan, Framework 2.0 and other OSU planning efforts to help facilitate collaboration and consistency across the entirety of OSU as well as the integration and coordination of clinical, academic and research environments. The final deliverable offers longrange recommendations for the utilization, renovation, recapitalization, consolidation, or demolition of existing campus facilities across the three strategic pillars of research, education, and clinical care. The Plan also includes program summaries and recommended phasing plans with supporting capital requirements aligned to the long-range financial forecast.
