Welcome to your new-look newsletter for New Mansion Square. We’ve changed things up a little to make the content easier to read, but we’ll still be bringing you relevant local information. Enjoy!

Hi!

I’m Vanessa Adusei, and I started working as as Neighbourhood Manager here in late 2025. I’m looking after New Mansion Square while Peabody recruits for a permanent member of the team.

I work from the New Mansion Square Marketing Suite twice a week on Mondays and Fridays. You’re welcome to drop in to see me any time between 11am-2pm if you have anything you want to discuss. I’m here to help.

You can also speak to me at my regular “Tea & Talk” sessions. This gives you the chance to come and chat to me over a cuppa about anything that’s on your mind. Look out for information on the next one soon.

Anti-Social Behaviour update

Vanessa is working closely with our Community Safety Team on reports of Anti-Social Behaviour.

One of the things being investigated is a an issue involving people climbing across balconies and causing distress to residents in other apartments.

We’re working with the Police and where appropriate, will be working with our internal teams to stop this behaviour.

In the meantime, you should report any Anti-Social Behaviour to us through the Contact Centre. If you, or someone else is in immediate danger or committing a crime, please call the Police on 999.

Food waste Kickstart your career at the Peabody Jobs Fair

Wandsworth Council has introduced free food‐waste collections to make recycling easier for households and to help reduce environmental impact and costs.

Each home should have received a 5‐litre caddy, perfect for collecting food scraps.

When full, simply empty it into the larger outdoor food‐waste caddy, which you will find in your usual bin store.

To make things cleaner and more convenient, the council recommends using compostable liners, which help reduce mess and odours.

This new service is a great step towards cutting waste and boosting recycling across the borough thank you for doing your part.

Out of hours escalations

Last year, our out of hours incident response changed to a more local approach. This has allowed us to be more efficient and consistent with the way your emergency repairs are handled.

The response to a situation that needs escalation will be managed with the oversight of a South London expert, usually an Area Manager. This will enable us to respond more quickly, and for residents to have confidence that their issue is being handled well.

We know that there will be times where important repairs need to be seen to outside of office hours. The aim is to fix repairs fully where possible, but if this can’t be done, we will make things safe as quickly as possible, to ensure your comfort and safety until a permanent fix can be carried out during working hours.

Tackling damp and mould

With temperatures changing from day to day at this time of year, there are a few steps that you can take to make sure your home stays free of damp and mould.

Open the windows slightly, even for just 10 minutes a day, and make sure that vents aren’t blocked. When cooking, cover pots, use your extractor fan, and open a window slightly to reduce steam.

In the morning, wipe your windows down, as condensation can collect around the edges. Leave a gap between furniture and the wall to let air flow. avoid overfilling wardrobes and cupboards. Avoid drying clothes on radiators - it can make the room colder and more humid.

Dehumidifiers can help keep small spaces dry and help clothes dry faster.

If you notice any damp or mould in your home, let us know as soon as you see it.

Water leak

We’re aware that some residents in Tweed Mansions have been experiencing problems in communal areas due to a water leak within the building.

We are currently investigating the cause of the leak. Once we have isolated the problem, we will be putting a plan in place to ensure it is fixed properly and quickly.

If you do have any problems within your home, please let us know.

There’s a strong community of dog owners at New Mansion Square, and we love seeing you and your canine friends walking around the neighbourhood.

Sadly, we have seen a rise in reports of dog fouling and off-lead walking around the buildings and pathways. This growing issue has made it increasingly difficult to manage, as it diverts resources that could be better utilised elsewhere.

We kindly ask everyone to be mindful of our shared spaces. Most pet owners here are very responsible, and make an effort to clean up after their pets and keep them under control, but if you do see any incidents of dog fouling or uncontrolled animals, please report this to the concierge office.
