Welcome! Welcome to the latest edition of your local newsletter. There’s a lot happening at Fish Island Village, so read below for more information about what’s happening on your doorstep.

Concierge update Thank you to everyone who took part in our recent survey on the new Concierge Service. The survey has now closed, and we are pleased to report that overall feedback was largely positive, with many residents recognising improvements compared with the previous service. The strongest theme to emerge was appreciation for the concierge team. Residents frequently described staff as helpful, responsive, professional and approachable, with several comments highlighting the positive difference the new team has made. Security presence was identified as the main area for improvement. Many residents would like to see a more visible security presence across the estate, particularly during evenings, with increased patrols and greater reassurance for residents. Residents also expressed interest in expanding the range of support services available. Suggestions included assistance with reporting estate issues, emergency signposting, key-holding facilities and printing services.

A small number of residents raised concerns about professionalism, parcel handling and responsiveness. These points will be reviewed with the contractor as part of our ongoing contract monitoring and service improvement process. We will repeat the survey in October to track progress and identify any new issues that may arise.

Paving & landscaping Good progress continues across the paving and landscaping programme. Following the delivery of additional materials, works have now recommenced and are moving forward as planned. In the Suntrap/Phase 3 courtyard, work has started and slabs have been laid. On the canal side, contractors have begun work on the cobblestones. Works remain on track and we expect to be completed before the end of the month. We are also pleased to confirm that soft landscaping works are scheduled to begin in the first week of October.

Keeping Our Communal Spaces Clean

Parcel collection A friendly reminder to all residents: Parcels delivered to the Concierge Desk should be collected as soon as possible. While we are happy to hold items for a short period, storage space is limited and unclaimed parcels cannot be kept indefinitely. Any parcel that remains uncollected for one month from the date of delivery will be donated or responsibly disposed of. To avoid disappointment, please ensure your contact details are up to date and arrange collection promptly after receiving notification. Thank you for your cooperation in helping us manage parcel storage efficiently and fairly for the benefit of everyone here.

MHVR programme update

We have noticed an increase in dog waste and discarded smoking materials in our communal areas and gardens. These shared spaces are for everyone to enjoy, and keeping them clean helps create a pleasant environment for all. Please be considerate of your neighbours by cleaning up after your dog and disposing of cigarette ends responsibly in the appropriate bins.

The MHVR programme has now concluded. To ensure everyone has the latest information, the New Homes Customer Care team (NHCC) issued a wider update to residents last week. If you haven’t received this, please get in touch. Thank you for your patience and continued engagement throughout this process.


Estate security & CCTV update Following reports from FIVRA, we are aware of a number of attempted bike thefts and damaged bike locks. If you've experienced an incident or noticed anything suspicious, please let us know, along with any approximate dates and times. Even small details can help us review available information and support local authorities. To further enhance security, vehicle access to Lanterna Square is now strictly controlled by the concierge team. If you experience any problems with thefts or anti-social behaviour, please report it to the police and let the Concierge team know.

Ardens Building access

We wanted to provide an update on the main building access and security systems at Ardens Court. While repairs were recently completed, we did have some outstanding intermittant issues. As a result, contractors returned to site last week to carry out further investigations. We appreciate that this issue has been ongoing for some time and apologise for the length of time it has taken to resolve. We’re pleased to let you know that the repairs have been completed to both entrance doors and the bike store and the block is now secure. Thank you for your patience and understanding while we work towards a lasting solution and complete the remaining repairs to the car park gate.


Gym improvements

Heat networks Improvement work is now nearing completion and final testing is planned over the first two weeks of October.

The resident focus group is now established and includes representation from FIVRA, ensuring residents have a voice throughout the process. The procurement exercise is progressing well, with supplier site visits taking place last week. Residents may have noticed tours during their workouts, as potential suppliers were given the opportunity to understand the facility and develop bespoke tender submissions.

Testing will affect Murdoch, Suntrap, Lanthorn, Grovelea and Capitol Court. It will take place between 9.30am and 1.30pm to minimise disruption. During these periods, residents may experience intermittent heating and hot water interruptions of up to four hours. Further communication will be issued confirming the specific testing dates. Residents are also reminded not to adjust or tamper with the HIU within their utility cupboard, this forms part of the communal heat network and could affect heating and hot water supplies to neighbouring homes.

Proposals will now be evaluated, with the top two suppliers invited back for on-site interviews with Peabody and FIV panel members.

Current improvement works to identified main entrance doors is progressing. Most of the new posts/maglock installations have been completed.
