Welcome to the first edition of your new local newsletter. With around 173 Peabody homes and over 300 residents, Beck Square is a busy and well connected community.
As a resident at Beck Square, you’re also part of the wider community of people living in over 3,100 Peabody homes across the Waltham Forest borough.
This newsletter aims to keep you up to date with information on what’s happening in the neighbourhood and in your area. Here you'll find updates on maintenance, your management agent, and key dates to remember.
You’ll also hear about fun activities and events across the borough, alongside spotlights on your local Peabody team and neighbours. There will also be some helpful tips about what support is available to you as a Beck Square resident

Meet the team Elaine Daley, Neighbourhood Manager
I’m Elaine Daley and I’ve been working as a Neighbourhood Manager in Leyton since October 2025.
This is my second time as a Neighbourhood Manager, as I previously supported residents at Fish Island Village in Tower Hamlets, before moving into Peabody’s Community Investment team for Waltham Forest for a few years.
I look after Neighbourhoods in Leyton, which has around 775 Peabody homes with over 1,700 residents, including your local neighbourhood
My role varies from day to day, but is focused on supporting residents with tenancy related issues es carrying out estate nswer questions you nd connecting you to the or Beck Square to make you need.

Using our shared spaces
With summer under way Beck Square is busier and residents are using communal spaces more often.
We’d like to gently remind everyone of a few key points to encourage good neighbourly behaviour.
Please make sure children are supervised where possible
Ball games are not permitted in the playground or the green space outside of Beck Square.
Please be mindful of the plants and trees in outdoor spaces, as unfortunately a young tree was recently damaged during a ball game.
Please keep noise to a minimum, especially in the evenings and if you have windows or balcony doors open.
Be respectful of your neighbours when playing music or watching videos at a loud volume on your balcony, as this sound travels across the neighbourhood
If you witness nuisance, anti-social behaviour or anything suspicious, please contact Peabody through the Contact Centre on 0300 123 3456.
For any high-risk or emergency situations, please call 999 first.
Leyton Jubilee Park
The summer months usually mean that we’re looking to spend more time outside. Leyton Jubilee Park is just a 10 minute walk from Beck Square.
It’s one of the largest parks in Leyton and has an outdoor gym, multi-use games area, football pitches, cafe and more

Free youth zone at Leyton Score
Every Friday, 4.30pm to 6.30pm Leyton Score, 2 Coronation Square, E10 5UN
Young people aged 11 to 18 can join the free Youth Zone at Leyton Score.
The Youth Zone provides a welcoming place for young people to meet friends, try new activities and stay active.
There’s something for everyone to enjoy, including:
Indoor futsal and multi-sports such as pickleball, basketball and badminton.
Table tennis, snooker, board games and gaming consoles.
Arts and creative activities.
Informal mentoring and confidencebuilding support
All activities are free to attend
Leyton Youth Zone is delivered by Leyton Orient Trust and supported by Peabody, Waltham Forest Council and Space For All.
Championing Her Game
Mondays at 6 -7 pm 22 June until 14 December, The Pastures, 15 Davies Lane, E11 3DR
Fun friendly and free hour long basketball sessions for girls aged 8-16.
Build skills, become part of the growing girls basketball community and possibly get the chance to represent Waltham Forest at the London Youth Games!

Your concierge and managing agent
Michael Laurie Magar Ltd (MLM Ltd) are the Managing Agents for Beck Square.
This means that MLM is responsible for managing and maintaining parts of Beck Square, which includes running the concierge service
What do they do?
MLM Ltd manage:
Communal areas including corridors, roofs, green areas and the external structure of the blocks.
Shared systems like heating and hot water.
Running the concierge service
Managing insurance claims when needed.
Setting up Service Charge budgets.

What don’t they do?
MLM Ltd are not responsible for any repairs inside your flat or home. This applies a leaseholders, shared owners or tenants.
For repairs inside your home you should contact Peabody.

Call our Contact Centre 0330 1233 456, Monday to Friday, 8am – 8pm, Saturdays, 9am - 1pm.
If you have an emergency outside of these times, please call the same number to reach our out of hours team.
Peabody is only able to raise repairs for social rent tenants and units. If in doubt, you can contact us.

Working together like this helps us better understand what matters to residents, and we look forward to continuing to work with Cllr Biggs to support Beck Square.
Annual fire door checks
Earlier this month we wrote to residents to let you know that we’ll be carrying out annual fire door checks to blocks A, B, C, G, H and J at Beck Square.
These checks will be carried out by Tetra Consulting Ltd, so you may see members of their team around Beck Square between 9am – 3 30pm from Wednesday 22 July until Wednesday 29 July
If you haven’t already, please email property@mlmproperty co uk by Wednesday 15 July to arrange an appointment time at a time that works for you and our teams or to arrange alternative access arrangements.
