Welcome!

Welcome to the first edition of your local newsletter. You’ve asked us to bring you relevant community news about the local area, and we hope you’ll enjoy this and find it helpful.

A note from your Neighbourhood Manager

Hi!

I’m Josephine Mahoi, the Neighbourhood Manager for the Bankside area of Southwark.

I’ve been working here since September 2025, having moved from another neighbourhood in South London.

I’m here to help you with all of your housing needs and questions. The fastest and easiest way to report your repairs needs is by using our My Peabody portal, or by calling our contact centre on 0300 123 3456.

If you’d like to talk about other issues to do with your tenancy, you can make an appointment with me to speak privately. The details are on the right. I may not be able to help immediately, but I will listen, and I will do my best to help you get whatever help or support you may need in your home.

I look forward to seeing you all on my regular visits to Peabody homes in the area.

How to contact Josephine

You can now book an appointment to speak with Josephine either in person or online.

When we were preparing to begin this newsletter, we sent out a survey asking people what they would like to see, both in the newsletter, and on the estate as a whole.

One resident from the Blackfriars Estate told us that there had been consistent fly-tipping taking place on the estate, and that despite the Neighbourhood Manager putting up signs, it was still happening.

We’re pleased to report that following the report, Josephine did a full walk around of the neighbourhood, and found no flytipped items. We’ve asked our cleaning team to be extra vigilant when they are cleaning the estate, and to flag larger items that may need removal by Southwark Council.

Our cleaning team will do what they can to remove items where they can, but they will need to call for extra help in removing larger or heavier items.

Residents can take advantage of a service that the Council provides for taking away bulky items. More information can be found at:

E-bike safety

As e‐bikes and e‐scooters become more popular, fires linked to their lithium batteries are increasing. These batteries can overheat and ignite quickly, so please follow these simple safety tips:

Do:

Charge your e‐bike or e‐scooter indoors where you can keep an eye on it.

Use the original charger that meets safety standards.

Stop using the battery if it’s swollen, cracked or overheating.

Test the smoke alarm in the area where you charge it.

Don’t:

Charge your e-bike or scooter in a communal area - it may be removed.

Leave your e‐bike or e‐scooter charging overnight or while you’re out.

You can find more fire‐safety guidance on our website. peabody.org.uk/fire-safety/

Central London is set to go delightfully hat mad, as stylish headwear of all shapes takes over the riverside.

The London Hat Walk returns at 2pm on Sunday 10 May, bringing together professional milliners, vintage lovers, collectors, and creative crafters.

The walk sets off from the riverside outside Tate Modern and ambles along the Thames towards Tower Bridge. It’s a relaxed, hour‐long stroll and all about having fun, showing off your hat and chatting with fellow walkers.

The event is free and open to everyone. There’s only one rule: Wear a hat!

Originally launched in Barcelona in 2014, the London Hat Walk is now part of a worldwide celebration, with similar events taking place everywhere from Lagos to Buenos Aires and Seoul.
