It has been a busy and exciting period for our team, particularly following our merger with Highlands-based Peter Graham & Associates in April. We now have offices in Berwick-upon-Tweed, Elgin and on the Black Isle, giving us a significantly larger geographical reach across the Highlands and North East Scotland, as well as the Scottish Borders and Northumberland.

The Coldingham Loch fishery and holiday letting enterprise is an exceptional rural business catering to the local and wider national market, offering unique and flexible options in a stunning and accessible location.
The loch, on which the whole property is centred, covers about 22 acres and is surrounded by about 35 acres of land with gorse banks, open grazing and newly planted woodland and is only a short walk to the cliff tops, having spectacular coastline views. Rural homes can be full of history and character, but they’re not always straightforward to alter or improve.
With listed farmhouses, converted barns, estate cottages or homes with outbuildings and land, even small changes can call for careful planning.
At the outset, most people will tend to focus on the practical elements of a project, from the design and planning process to the contractor and budget.
One of the most important questions, however, is often left until it’s too late – is the property properly insured while the work is taking place?
The insurance gap homeowners can miss Renovations, extensions and refurbishments can change the risk profile of a property from the moment work begins, from structural changes such as removing walls or altering rooflines to practical issues such as replacing services or leaving parts of a building temporarily exposed. This can change what a standard home insurance policy will and won’t cover.
Many homeowners assume their existing buildings insurance will continue as normal, or that the contractor’s own insurance will cover anything that goes wrong.
Although the contractor may have insurance, this doesn’t necessarily mean the homeowner is fully protected. Their cover may not extend to the existing property, the full value of the project or materials left on site.
Contract works insurance can help fill that gap by protecting building work while it’s in progress, including against risks such as fire, storm, theft and accidental damage.
Without the right cover, damage to unfinished works, stolen materials or water ingress can quickly turn a setback on site into an expensive problem.
Check the cover before work begins
Insurance should be considered at the very outset, not once the builders are on site. Before appointing a contractor or signing a building contract, property owners should speak to their broker to check who is responsible for insuring each element of the project. This is especially important under formal contracts such as JCT agreements, where responsibility may sit with the homeowner.
A renovation is often a major investment, both financially and emotionally. Although insurance may not be the most exciting part of the process, it’s one of the most important.

In April 2026, Paton & Co brought together its trusted estate agency services with the long-established rural chartered surveying expertise of Peter Graham & Associates.
Today, the Paton & Co rural team provides professional advice to landowners, farmers, estate owners and rural property buyers across Scotland and North Northumberland.


We caught up with Peter Graham and Charity Binney-Winfield to discuss all matters rural. Peter brings more than 40 years of experience in estate and land management, offering clients a wealth of strategic insight and international perspective. Charity joined the team last year after working as a Rural Surveyor for Exmoor National Park Authority, where she managed a large and diverse rural estate portfolio.
Can you tell us a bit about yourselves and your roles at Paton & Co?
Peter: I am a rural practice chartered surveyor, which means I work across almost every aspect of rural land management including farming, forestry, renewables, sporting interests, fishing and commercial lettings, to name just a few. A large part of the role is helping clients make informed long-term decisions about their land, businesses and investments.
Charity: My role involves supporting clients across a broad range of rural property matters, from estate management and landlord and tenant issues through to environmental projects and diversification opportunities. No two clients or estates are ever the same, which is one of the things I enjoy most about the profession.
Can you tell us a bit about the services offered by the Paton & Co rural team?
Peter: Our rural team advises landowners, farmers, estate owners and rural property buyers from Northumberland right up to the Highlands. From buying and selling farms and estates to managing land, advising on renewables and negotiating infrastructure projects, we offer practical guidance backed by decades of experience.
We also provide RICS-compliant valuations through accredited valuers for a wide range of rural and property assets. Clients value having trusted advisers who understand both the commercial realities of rural business and the long-term importance of land stewardship.
What first attracted you to a career as a rural surveyor?
Peter: I was brought up on a dairy farm in Dumfriesshire and by my late teens I realised I wanted to learn more beyond farming itself. A friend at the time worked as a land agent for the Buccleuch Estates and I remember thinking it looked like a fascinating career. He suggested I start at The Royal Agricultural University, so off I went and the rest is history.
Charity: Surveying is actually my second career, having previously worked in Public Relations. While I enjoyed many aspects of that role, I always wanted to work in a profession where I could have a more tangible impact on the natural environment. Rural surveying felt like the perfect combination of strategic thinking, people skills and practical land management.
How has the role of a rural surveyor changed over the years?
Peter: Traditionally, rural surveyors were heavily involved in estate administration, tenant management and rent reviews. Today the profession has evolved significantly and much of our work is now centred around strategic land use, diversification, environmental management and helping clients adapt to changing legislation and market conditions.
What does a typical day look like for you?
Peter: There really is no such thing as a typical day, which is one of the reasons I still enjoy the profession so much after all these years. This morning I was advising on the construction of a fire pond designed to support helicopter operations, and part of my task was to locate a source of water into the pond. Then I was inspecting a footpath extension linked to the Speyside Way.
Later in the day I dealt with access agreements relating to power infrastructure and was instructed to begin negotiations with SSEN regarding a proposed substation development. Tomorrow I will be visiting an estate to advise on cleaner energy solutions for residential properties that are currently powered by diesel generators, followed by a meeting with clients about a new wind farm and hydrogen project further north.
One of the only constants are Monday mornings where I meet with the ghillies on the River Spey to ensure that all health and safety procedures are in place, and we chat through the week ahead. This diversity keeps the role incredibly interesting and reflects how varied modern rural consultancy has become.
Charity: One day I may be meeting contractors on site to discuss property renovations, the next speaking with tenant farmers about their operations, then organising environmental surveys for a river realignment project. It is a hugely varied career and no two days are ever the same.
What are the biggest challenges facing landowners and farmers in today’s market?
Peter: Rising costs remain one of the biggest concerns, particularly fuel and fertiliser prices. At the same time, uncertainty around agricultural policy and support schemes makes long-term planning increasingly difficult. Clients are looking for practical advice that helps them remain both resilient and commercially sustainable.
How are farming and agricultural policies affecting landowners?
Peter: Policy changes are creating major challenges because there is very little long-term certainty. Governments continue to change priorities and that makes forward planning difficult for rural businesses.
Part of our role as rural surveyors is to anticipate what may be coming next, understand the political and commercial landscape, and help clients position themselves accordingly.

What role do land agents play in conservation and sustainability projects?
Peter: A significant one. We help clients understand which environmental initiatives and land management strategies are both practical and financially viable. Sustainability is becoming increasingly important across all aspects of rural business and landowners need trusted advice to navigate those opportunities properly.
What do clients expect most from a land agent?
Peter: Clients expect added value, strategic thinking and honest advice. They want someone who understands not just the current market but also where things may be heading in the future.
For example, if you look at beef farming, consumer behaviour is changing, mostly due to media outlets encouraging us to eat one less serving of meat a week, producers are increasingly looking at how to position their product as premium quality ‘Brand Scotland’ to compensate for the reduction in
demand. Clients rely on us to help identify those opportunities and understand how best to maximise the value of their assets and businesses.
How do you build trust with landowners and tenants?
Peter: By consistently doing a good job and communicating well. Trust is built over time through honesty, reliability, and standing by your professional advice. Clients are not paying you simply to agree with them. They are paying for your expertise and judgement.
What are the most common issues clients seek advice on?
Peter: It is incredibly varied, but recently there has been significant interest in renewables, infrastructure projects and valuation work. Many landowners are also exploring diversification opportunities and looking at how to futureproof their estates and businesses.
What opportunities exist for diversification of rural income?
Peter: Diversification is all about understanding your location and your market. There are
many opportunities available, from tourism and renewables to commercial development, but they need to be appropriate for the individual estate or farm. Successful diversification comes from taking a strategic and realistic approach.
How do inheritance tax and succession planning affect estate management?
Peter: Enormously. Succession planning is one of the most important aspects of long-term estate management and it’s something that clients should address early wherever possible. Land can carry huge emotional value for families, but it is also an asset and needs to be planned for carefully and professionally.
How important is environmental stewardship in modern land management?
Peter: Increasingly important, and that trend will only continue. Governments are placing greater emphasis on sustainable land management and environmental schemes, so landowners need to understand both the obligations and opportunities involved.


How do you balance environmental goals with profitability?
Peter: Profitability is not always measured purely financially. We have clients who have enhanced woodland and wildlife habitats around their estates and holiday properties, improving biodiversity while also increasing visitor appeal. One client saw a return of red squirrels and crossbills in the woodland around his holiday lodge, and he has greatly enjoyed watching the new wildlife on his property. In many cases environmental improvements and commercial benefits can work hand in hand.
What changes do you expect to see in the industry over the next decade?
Peter: Efficiency will become even more important as costs continue to rise. I think we may see a move back towards lower-input farming models with reduced reliance on artificial fertilisers and imported feed, alongside greater use of native livestock breeds and more sustainable farming practices.
I believe that will ultimately lead to a stronger focus on quality and longterm resilience within the industry.
How is new technology transforming the work of land agents?
Peter: Precision agriculture is already having a major impact, particularly through GPS-guided machinery, targeted fertiliser application and improved soil
analysis. We now have access to tools and data that allow landowners to manage their estates far more efficiently than ever before.
Charity: Technology has transformed the profession. Better mapping software, drones, remote sensing and AI-driven data analysis all help provide clients with more informed and efficient advice.
Is there enough interest from younger people entering the profession?
Peter: Unfortunately not. Rural industries have always involved hard work and long hours, and younger generations are increasingly weighing that against work-life balance and opportunities elsewhere. Labour shortages are becoming a real concern across many parts of the rural sector.
Charity: I also think many young people simply aren’t aware that rural surveying exists as a career option. I believe that a lot of young professionals would find this to be a really rewarding career, and it’s one that benefits from a wide range of perspectives and skill sets.
What advice would you give someone considering becoming a land agent?
Peter: It is more than a job. This is a lifestyle and a career in the truest sense, and there’s nothing else quite like it. You’re given the opportunity to work outdoors, meet fascinating
people, and help shape the future of rural businesses and estates. I still feel incredibly privileged to have spent my career doing this work.
What is your favourite part of the job?
Peter: Without question, the diversity. Every day – and sometimes every hour – brings something different.
Charity: For me, it’s working with people and seeing projects evolve from initial ideas through to successful completion, and often in some of the most beautiful parts of the country.

For this issue, we spoke with Emma Fletcher, Lettings Property Manager based in Elgin, Scotland, and Alice Ellwood, a newly qualified Lettings Property Manager based in our Berwick-upon-Tweed office in Northumberland. Emma and Alice shared their thoughts on the current lettings market and the challenges and opportunities facing both landlords and tenants.



Firstly, what drew you both to a career in residential and commercial lettings?
Emma: I really enjoy working with all types of property. Having previously worked in sales, I love that every day is different and interesting. I also enjoy building longterm relationships with landlords and helping them protect and maximise the value of their investments.
Alice: I agree. The fact that no two days are ever the same was a real draw for me, and I enjoy working in a role where you can make a genuine difference to both landlords and tenants. It’s rewarding to help landlords present their properties well and secure reliable tenants as a result.
What does a typical day look like for you?
Emma: Coffee first! Then it’s an early check of emails to prioritise my workload for the day, which could include dealing with maintenance issues, ensuring all compliance requirements are up to date, booking inspections, and supporting landlords with any queries.
Alice: I am relatively new to lettings, having moved across from sales, so much of my day is still spent building my knowledge of legislation and the paperwork involved. I’m also getting out on lots of viewings and marketing our properties across both England and Scotland, helping landlords achieve strong interest from suitable tenants.
What qualifications or experience are most valuable in this profession?
Alice: I recently completed the qualification required by the Scottish Government for letting agents, and I can say with certainty that knowledge of legislation, strong customer service experience, and a willingness to learn are all incredibly valuable. Landlords rely on us to guide them through what can often be a complex and changing regulatory environment.
Emma: It’s so important to keep up to date with legislation. There is continuous training in this profession, and it’s essential to stay informed so that landlords remain compliant and tenancies run smoothly for everyone involved.
What skills do you feel are essential for a letting agent?
Emma: Customer service, organisation and time management are all essential, along with the ability to bring a personal touch to each situation. Patience and empathy also go a long way in putting clients at ease, particularly when dealing with any unexpected issues.
Alice: I really draw on my communication skills. You need to be able to relay vital information clearly to both tenants and landlords. Attention to detail is also key, as is being approachable and responsive.
How would you describe the current state of the lettings market?
Emma: There is strong demand for good-quality homes, but in most areas demand still outweighs supply. Well-presented and realistically priced properties are continuing to let quickly, which is encouraging for landlords considering entering or expanding within the market.
Alice: The market is also very fastpaced, with properties attracting immediate interest from multiple parties, so you need to be highly organised and quick to respond. Professional marketing and efficient communication can make a real difference in securing good tenants.
What qualities make a property easier to let quickly?
Emma: Good photographs and concise descriptions always help from the outset. Many tenants are looking for outdoor space and a strong EPC rating, with sustainability becoming more important than ever. Presentation is key, and properties that are clean, well maintained and ready to move into tend to perform best.
How important is sustainability in today’s rental market?
Alice: It’s becoming increasingly important, especially as tenants are more conscious of rising energy bills. Many tenants are now looking for efficient heating and lower running
costs, and landlords who invest in energy efficiency improvements can often make their properties more attractive and competitive.
Are tenants willing to pay more for an energy efficient home?
Alice: I think many tenants recognise the value of lower running costs, so energy efficiency can certainly make a property more appealing, even if the rent is slightly higher. Features such as modern heating systems and good insulation are becoming increasingly important considerations.
How has technology changed the way lettings are managed?
Emma: Systems are far more efficient now, and information is much easier to access through digital portals. So much of the process is handled online, from applications to references and deposits, which helps improve communication and makes the process more convenient for both landlords and tenants.
What role do online portals and social media play in attracting tenants?
Alice: It is the first place most tenants look. Portals such as Rightmove and Zoopla are key to getting properties seen quickly by the right audience, while social media can also help generate additional exposure and interest locally.

How do you think the lettings sector has influenced modern lifestyles?
Emma: There is no stigma attached to renting today. Many people are happy to rent because they can’t yet afford to buy the type of property they want in the current residential market. Renting also offers valuable flexibility at a time when people’s lives can change quickly.
Alice: People are definitely renting for longer, and as a result expectations around both quality and service are higher than ever. Tenants are increasingly looking for professionally managed homes where communication and maintenance are handled efficiently.
Emma manages Paton & Co’s residential lettings portfolio, overseeing the administration of rental properties on behalf of landlord clients. She works closely with both landlords and tenants to ensure properties are managed efficiently and issues are dealt with promptly throughout each tenancy.
What do you think the residential lettings market will look like in a few years?
Alice: I think it will become even more regulated, with a strong focus on compliance and energy efficiency. Professional guidance will become increasingly important for landlords navigating those changes.
Emma: I expect long-term rent controls to remain a major consideration, alongside enhanced tenant rights. Landlords who stay proactive, maintain their properties well, and seek professional advice will continue to place themselves in the strongest position.
Lastly, what advice would you leave landlords with today?
Emma: Stay informed about legislation and remain mindful of repairing standards. It’s also important to ensure that your property is always presented attractively to tenants, as this helps to minimise vacant periods and attract high-quality applicants. Using a professional letting agent can make both your life and your lettings much easier, particularly when it comes to compliance, tenant communication, and day-to-day property management.
