MESSAGE BRQ4 Fall issue // 2026

FROM THE PRESIDENT / CEO Greetings, As we introduce the inaugural edition of The Chamber’s Business Report, we do so with a simple purpose: to keep our members informed, connected, and engaged with the people, ideas, trends, and opportunities shaping business in the Palm Beaches. We are living through a remarkable moment in our community’s history. Across Palm Beach County, cranes fill the skyline, employers continue to invest, and transformative projects are reshaping the way we live, work, and do business. Entrepreneurs are launching new ventures, established companies are expanding, and our county continues to attract talent, investment, and opportunity at an extraordinary pace. That doesn’t mean we are without challenges. Businesses continue to navigate workforce shortages and an economy that Michael Zeff remains difficult to predict. Success today requires not only hard work, but also staying informed, building strong relationships, and President and CEO adapting to change. That is why we created this publication. Each quarter, you’ll discover the stories behind the businesses driving our economy, the leaders making a difference, the initiatives shaping our community, and the work The Chamber is SUCCESS TODAY REQUIRES doing to create opportunities for our NOT ONLY HARD WORK, BUT ALSO members. You’ll also find timely economic data and business insights to help put STAYING INFORMED, BUILDING what’s happening in our county into STRONG RELATIONSHIPS, AND perspective. At The Chamber, we remain incredibly ADAPTING TO CHANGE.” optimistic about the future of Palm Beach County. INDUSTRY PULSE Concise insights from our local business leaders

CONSTRUCTION INSIGHTS FROM KEN HIMMEL Related Ross is a fully integrated real estate firm with unparalleled expertise in development operations and community building. Related Ross leads the market in Class A office space, with more than 2.8M square feet of existing commercial holdings built and under construction and an additional 1.5M square feet in development.

Kenneth A. Himmel President Related Ross

What’s the biggest change you’ve seen in your industry over the past year? South Florida is entering a new phase of development, with sustained demand raising expectations for what real estate can deliver. New development must keep pace with demand and consider how housing, infrastructure investment, including water and traffic, public spaces, education, healthcare, and other community needs can work together to create places where businesses, residents, and families can thrive for the long term. What is one challenge your industry continues to face, and what progress is being made to address it? Housing affordability remains one of the region’s biggest challenges. Growth will only be sustainable if the people who work here can also afford to live and raise their families here. Progress will require more housing across a range of price points, along with stronger workforce programs and greater collaboration between businesses, government and community organizations. Looking ahead, what gives you the most optimism about the future of your industry? Business leaders, universities, and civic institutions alike are moving beyond individual projects and working toward a shared regional future, one where housing, infrastructure, education, healthcare and economic development can reinforce one another. That willingness to collaborate gives Palm Beach County a real opportunity to compete with the country’s most established business centers.

INDUSTRY PULSE

TOURISM INSIGHTS FROM MILTON SEGARRA Discover The Palm Beaches is the official destination marketing organization for Palm Beach County, promoting the region’s 39 cities and towns to travelers worldwide. By driving visitation and supporting the local tourism economy, the organization helps sustain an industry that generates $11.6 billion in annual economic impact and supports nearly 95,000 local jobs. How is Palm Beach County uniquely positioned for growth in your industry? We have evolved from a tourism destination into a renowned world-class travel brand, laying the foundation for The Palm Beaches’ growth as a premier hub for business, culture, education, lifestyle, and social and economic development. Our collection of communities and experiences offers endless opportunities and a sense of balance, inspiring residents and visitors to pursue their aspirations while embracing the well-being and prosperity of The Palm Beaches.

Milton Segarra President & CEO Discover The Palm Beaches

How are technology, workforce, or changing customer expectations influencing your business? Technology is transforming destination marketing and enhancing how we make decisions. Advanced data, analytics and emerging tools allow us to better anticipate traveler behavior and plan for the future. Travelers also expect more personalized and seamless experiences. Destinations like The Palm Beaches that build meaningful connections across multiple platforms will be best positioned to earn loyalty and drive visitation. Looking ahead, what gives you the most optimism about the future of your industry? What gives me the greatest optimism is the role technology is playing in helping our industry better understand travelers, make smarter decisions, and deliver stronger outcomes. I’m also encouraged by how organizations are investing in their people, equipping teams with new tools and skills to unlock innovation. Together, these trends position our industry for continued success.

NONPROFIT BRQ4 Fall issue // 2026

THE BUSINESS OF COMMUNITY: PALM BEACH COUNTY’S NONPROFIT SECTOR AT A CROSSROADS

PALM BEACH COUNTY’S NONPROFIT SECTOR IS FACING A CHANGING ECONOMIC REALITY – WITH IMPLICATIONS FOR BUSINESS AND CIVIC LEADERS FAR BEYOND THE NONPROFIT COMMUNITY. They prepare future employees, connect people with jobs, support working families, provide healthcare and mental health services, address food and housing insecurity, and serve some of our community’s most vulnerable residents. When these organizations struggle, the impact doesn’t stay within the nonprofit sector — it affects our workforce, our economy and Palm Beach County’s ability to grow. That’s why the Chamber recently brought together nonprofit CEOs and senior leaders for an invitation-only roundtable to better understand what they’re experiencing — and what it means for the broader business community. We asked them three simple questions: What is keeping you up at night? What is working? And what does the business community need to understand? SOMETIMES THE GREATEST What we heard was remarkably consistent: nonprofits are facing higher CONTRIBUTION A BUSINESS LEADER operating costs, less predictable funding and increasing community needs. CAN MAKE IS SIMPLY OPENING A DOOR. Cost of living is making it increasingly MAKE AN INTRODUCTION. INVITE A difficult for nonprofits to recruit and retain talented employees while competing against NONPROFIT LEADER INTO A ROOM.” private-sector salaries. Pandemic-era funding has receded, government funding is becoming less predictable, and private funders are reassessing priorities. employers, families or another nonprofit already operating Yet the need for services has not disappeared. at capacity. That matters because nonprofits are an important part The encouraging part of our conversation was that of Palm Beach County’s economic and community nonprofit leaders were not simply talking about their infrastructure. They prepare students for careers, connect challenges. They were sharing solutions. people with jobs, provide healthcare and mental health Organizations are using artificial intelligence to be more services, address food and housing insecurity, support efficient with grant writing, reporting, donor analysis, families and seniors, serve individuals with disabilities and storytelling and administrative work. Leaders are becoming protect our environment. more personal and transparent in their relationships with When nonprofit capacity declines, the underlying need donors. The responsibility often moves corporate partnerships and thinking differently about how somewhere else, to government, schools, hospitals, they operate.

“

// THE PALM BEACHES BUSINESS REPORT

NONPROFIT

That evolution will need to continue. As traditional funding becomes less predictable, nonprofits will increasingly need to focus on technology, revenue diversification, collaboration, governance and long-term sustainability. But the business community has an important role to play as well. Yes, financial support matters. Philanthropy remains essential. But businesses have other valuable resources: people, expertise, relationships and opportunity. What can your business do? Nonprofits need qualified board members. They need expertise in finance, HR, marketing, technology and strategy. Youth-serving organizations need businesses willing to provide internships and career opportunities. Organizations serving individuals with disabilities need employers willing to recognize talent that might otherwise be overlooked. Sometimes the greatest contribution a business leader can make is simply opening a door. Make an introduction. Invite a nonprofit leader into a room they might not otherwise have access to. Give an employee the time to serve meaningfully on a nonprofit board.

And before deciding how to help, ask one simple question: What do you actually need? That was one of the clearest messages from our roundtable. A well-intentioned volunteer project may actually create more work for an organization if it does not address a real need. Similar to any organization, the strongest partnerships begin by listening. There is also an important lesson for philanthropy. We cannot expect nonprofits to deliver sophisticated outcomes while treating competitive salaries, technology, finance, HR and organizational infrastructure as unnecessary overhead. Strong organizations require investment in capacity as well as programs. For The Chamber, the conversation reinforced the opportunity we have to bring these communities closer together. With more than 1,200 businesses in our network, we can help connect nonprofit organizations with board members, professional expertise, employers, volunteers and relationships. We can help nonprofit leaders build stronger connections throughout the business community, and we can ensure their perspective is represented in important public-policy conversations. Despite the challenges, the roundtable ended with optimism. Leaders talked about collaboration, innovation, the next generation of leadership and the resilience of the people working every day to serve our community. Palm Beach County’s nonprofit sector is changing. Business, government and philanthropy should be paying attention. The strength of our nonprofit sector is not simply a nonprofit issue. It is a Palm Beach County issue, and one that will require all of us to address together.

COULD YOUR BUSINESS BECOME A FRANCHISE? By Dr. John P. Hayes I’ve heard that sentence countless times in the last five decades. Usually, it comes from an entrepreneur who has built a successful restaurant, service business, or retail concept. Customers love the business. Sales are strong. And someone inevitably says, “You ought to franchise this!” Maybe. But success alone doesn’t make a business franchiseable. Here’s the real test: Could someone who is not you learn your business, follow your system, open in another market, and make money? Imagine a restaurant owner whose customers line up every weekend. The food is terrific, and the owner knows everyone by name. But the recipes are in his head, and he personally trains every employee, approves every purchase, and solves every customer complaint. That may be a wonderful business. It’s also a warning sign. Franchising requires replication. The concept needs proven economics, documented operating systems, effective training, a distinguishable brand, and enough profitability for a franchiDr. John P. PRIVATE SCHOOLS

EDUCATION SPECIAL SECTION

Typically, private schools are owned and operated independently of any government. Religious bodies or independent boards of trustees can operate private schools. They receive funding primarily from nonpublic sources, including tuition payments and other private sources such as foundations and alumni. In contrast, state and local education agencies (districts) and publicly elected or appointed school boards govern public schools. At some schools, parent/teacher organizations or similar groups also play a role. Choice is another defining characteristic of private schools: Families choose private education, and private schools may choose which students to accept.
