Open-air hospitality is attracting increased institutional attention across Europe, driven by rising demand, premium average daily rates (ADR) and stronger operational metrics.
According to reporting by Terence Baker for CoStar News, the segment was a focal point at this year’s Atlantic Ocean Hotel Investors’ Summit in Madrid, where hospitality and investment professionals outlined how glamping is evolving from a niche offering into a more structured asset class.
Panelists noted that major hotel groups are establishing dedicated outdoor accommodation divisions, while private equity investors are entering the sector in search of yield, sustainability alignment and differentiated guest experiences. Philippe Rossini, portfolio manager for hospitality at Swiss Life Asset Managers, said the firm currently operates two funds
focused on outdoor accommodation, including its Plein Air Invest private equity vehicle launched in 2023. The fund aims to reposition traditional campsites into higher-yielding glamping destinations, initially concentrating on France. Rossini highlighted the sector’s environmental, social and governance (ESG) profile as a key factor in attracting both lenders and institutional investors.
Luis Amézola, associate director of real estate investment at Meridia, said his firm has built a portfolio of 16 outdoor accommodation assets across Spain and Portugal over the past five years. While some regions can generate extended seasonal demand, he described the business as highly seasonal, with up to 80% of gross operating profit concentrated in peak summer months. Across the sector, annual occupancy of 55% to 60% is typical, though ADR remains the primary performance driver.
Much of the sector’s growth is being driven by the repositioning of existing campsites rather than new developments. However, regulation can present challenges. In France, stringent legislation has reduced available inventory and increased barriers to entry, while regional variation in Spain can complicate development requirements.
Operators are increasingly targeting shoulder seasons and corporate group business to stabilise revenue. Enhancements such as upgraded food and beverage, spa facilities and curated guest experiences are being used to lift ADR and broaden appeal. Despite risks including weather disruption and seasonality, investor appetite remains strong as the sector matures, supported by improved operational sophistication, clearer performance benchmarks and growing capital allocation.

AutoCamp welcomed its first guests this month to a new glamping resort situated along the French Broad River in Asheville, North Carolina. The property is located approximately 15 minutes from downtown Asheville and offers 67 distinct accommodations near Great Smoky Mountains National Park and the Blue Ridge Mountains.
This opening represents the latest expansion of an exclusive partnership between AutoCamp and Hilton. Guests can book stays through Hilton’s reservation system
or the Hilton Honors app, with nightly rates starting around $201 or approximately 70,000 points.
The resort features 55 custom-designed Airstreams, two classic cabins, four BaseCamp Suites, and six Bambi Suites. Each unit includes private fire pits and grills to blend traditional camping rituals with hotel-caliber comfort.
The 5,000-square-foot Clubhouse serves as the central hub, housing a dining concept called The Kitchen and a general store. Amenities also include an all-season outdoor plunge pool and electric vehicle charging stations.
Curated guest programming at the site includes sunrise yoga, culinary workshops, and guided mountain excursions. Through the Hilton partnership, Hilton Honors members can earn and redeem points while receiving
on-property benefits like complimentary firewood and s’mores kits.
The expansion comes as major hospitality brands increasingly move into the outdoor segment. According to the Hilton 2026 Trends Report, surveyed travelers identified spending time in nature as a top motivator for leisure trips this year.
Other industry giants are also placing strategic bets on experiential lodging. Marriott launched an outdoors-focused collection last October, and Hyatt secured an exclusive partnership with Under Canvas in 2024.
Bobby Molinary, chief development officer for select brands at Marriott, noted that the outdoor hospitality space is a “really popular and growing space” with “a lot of interest.” This mainstream validation suggests sustained investment and consumer demand for naturefocused experiences in the years ahead.


An Australian-founded outdoor hospitality company is set to introduce a new glamping concept at Dairy Creek Golf Course in San Luis Obispo, California, with a planned opening this summer.
Nightsky Camps will repurpose part of the county-owned course to develop 45 eco-tents on land formerly occupied by nine decommissioned holes. The holes were taken out of service due to ongoing water shortages, prompting the county to explore alternative uses that could generate revenue while reducing resource demand. Dairy Creek originally opened in 1997 as
an 18-hole course before water constraints reduced its footprint.
The San Luis Obispo project marks Nightsky’s first flagship hospitality development in the United States. Founded in Australia and now based in California, the company describes the scheme as regenerative in approach, with low-impact site planning designed to preserve the surrounding landscape.

Luxury cabin operator Cabu is set to expand its UK footprint with a £24 million eco-resort development in the Cotswolds. The new site, located in Langley on the former Marconi radio site, will comprise 51 timber cabins offering one-, two- and three-bedroom self-catered accommodation.
The company said the resort will operate year-round, providing high-quality shortterm stays in a countryside setting.
The cabins will be arranged around a central hub building housing a spa and leisure facilities, including indoor and outdoor swimming pools.
Planned wellness amenities include hot tubs, saunas, and a plunge bucket, while the indoor pool will feature floor-to-ceiling windows and lounge seating.
In addition to accommodation and spa facilities, the development will incorporate
a shop, restaurant, two bars, and a studio events space.
Cabu said the resort will focus on “low-adrenaline activities,” positioning itself as a relaxed base for visitors exploring the wider Cotswolds area.
The location provides access to established tourism destinations including Bourton-on-the-Water, Stow-on-the-Wold and Burford.

The site, located near the city of San Luis Obispo, will offer private eco-tents featuring king-sized beds, timber interiors, custom furnishings, artisan décor, mini refrigerators, ensuite bathrooms and private decks. Shared amenities will include a restaurant, communal fire pits and a wellness space offering yoga, meditation, sauna experiences and cold plunges.
Ahead of the tented accommodation launch, Nightsky opened its on-site restaurant, Marcerro, focused on seasonal, locally sourced coastal Californian cuisine.
Under the reported agreement, Nightsky will fully fund the development and pay rent to San Luis Obispo County through a revenue-sharing model. For the county, the project creates a new hospitalitydriven income stream while adapting public recreational land in response to environmental pressures.

The Cotswolds property will mark Cabu’s third resort. The company currently operates Cabu by the Sea in Kent and Cabu by the Lakes in County Cavan, Ireland.
Cabu by the Sea is described as an intimate coastal retreat offering accommodation ranging from studio-style cabins for couples to larger three-bedroom units for families.
Cabu by the Lakes, located in Killykeen Forest Park, features log cabins and lake houses alongside a nature-focused spa incorporating forest bathing areas and a Japanese bath. At Cabu by the Lakes, a two-night stay for two guests in March is currently priced from £544.18, reflecting the brand’s positioning within the premium short-break segment.
The Cotswolds expansion underlines continued investment in cabin-based, experience-led accommodation within established domestic tourism markets.

Landowners facing tightening margins from traditional land-based income streams are increasingly turning to glamping to diversify revenue, making the most of rural landscapes and unique locations to build profitable tourism businesses.
Data from Glampingstays, part of the Travel Chapter portfolio of brands, shows demand for high-quality rural accommodation continues to grow as holidaymakers seek unique stays in nature without sacrificing comfort.
The UK glamping market was worth an estimated £170m–£180m in 2024. It is forecast to reach £350m–£380m by 2032, says Joby Mussell, Chief Commercial Officer at Glampingstays.
“The market is expanding, driven by strong consumer demand for distinctive accommodation in rural locations,” said Joby. “Bookings across Travel Chapter properties, including those marketed through Glampingstays, are up by around 5% year-onyear.”
For landowners exploring diversification opportunities, glamping offers an accessible entry point into the tourism market. “If landowners get it right, glamping can generate strong returns with appealing profit margins,” Joby said.
Average earnings per glamping unit marketed through Travel Chapter in 2025 reached £19,494, with premium features such as hot tubs capable of boosting income potential significantly. Some glamping units are achieving double this amount and the model is also highly scalable.
“Landowners don’t have to commit to a large development from the start,” Joby explained. “Many begin with one or two units and scale up gradually as demand grows.”
In terms of accommodation type, shepherd’s huts remain the most popular type of glamping accommodation, followed by bespoke cabins and treehouses, with yurts and luxury safari tents also performing well.
Guest expectations continue to rise
While entry costs are relatively modest compared with traditional holiday accommodation, guest expectations are high.

“Visitors want the comforts they enjoy at home combined with a memorable outdoor experience,” said Joby.
Reliable Wi-Fi, private bathrooms, heating and fully equipped kitchens are now considered standard, while extras such as hot tubs, firepits and wood-burning stoves help properties stand out in a competitive market.

Location of course remains a key factor in determining returns. Rural properties in highdemand holiday destinations can outperform long-term rental income. But other factors can influence success.
Glampingstays’ data highlights features that can significantly improve performance. Properties with waterside views typically secure 33% more bookings and generate around 42% more revenue. Similarly, an
open fire or wood burner can increase annual revenue by an average of 9% and bookings by 5%, while a hot tub can increase stays by up to 31%.
Short breaks are also an important driver of revenue, accounting for more than 60% of bookings made through Glampingstays. Allowing dogs and providing enclosed outdoor space can increase appeal further.
Effective marketing is essential too. Joby recommends investing in professional photography, maintaining an engaging website and ensuring properties are visible across social media and online travel platforms.
“For many landowners, managing marketing, pricing and bookings can be timeconsuming,” he said. “Working with a holiday letting agency can help maximise visibility and attract the right guests.”

Think about what that means in practice. Guests check out mid-morning. You drain 1,200 litres, refill from cold and sanitise — then try to reach a guest-ready 40°C before the next arrival. With a conventional electric heater, that reheat can take ten hours, longer still in winter. The maths don’t work for a same-day turnaround. Operators face one of four outcomes: a delayed check-in, a lukewarm welcome, a refund or a one-star review.

Th e glamping sector operates pretty much all year round in the UK these days. However, the wet start to 2026 – marked by persistent rainfall and stormshas caused significant operational disruptions, surface flooding and saturated ground conditions for many businesses. This has made it difficult for accessing accommodation, maintaining landscaping and ensuring guest comfort. And, of course, you can hardly blame customers for cancelling bookings with the prospect of a soggy staycation.
Site operators are struggling against the elements, but there are ways to mitigate flooded areas and the Environment Agency is now highlighting the use of submersible pumps in the removal of excess water.
Saniflo solutions for floods
Saniflo is best known for being the inventor of the market leading range of Saniflo macerator pumps that discharge black waste from buildings that have no gravity solution. But, did you know that the company also has a huge portfolio of grey water, clearwater and submersible pumps? Designed using over 60 years of Saniflo pump manufacturing expertise, there is a solution for pretty much all water ingress situations.
For pumping water away from the interiors of glamping pods, shower blocks and small buildings a range of small portable submersible pumps can be used. This includes the Sanipuddle model that can drain water away right down to 1mm ensuring facilities are back up and running again quickly and reliably. Pump height is up to 7m and flow rate 5.5m³/h.
The Sanisub range provides slightly more power and flow rate and features automatic operation and the ability to remove particles between 10 and 20mm depending on model. A removable drain and float lock feature means all models can remove excess water down to 5mm. The Sanisub 800 Rainkit model features dual pumps and an aluminium frame, whilst the Sanisub steel is designed to lift away lightly contaminated water and is supplied with an emergency kit containing 15m drain hose with quick couplings and hose support, neatly stored in its own basket with cover.
Of course, clearing water from buildings is just one element of flood mitigation and outdoor areas arguably more problematic. The cast iron Sanipump ZPG 71 from Saniflo’s commercial range is a powerful floodwater pump that can be installed directly in a pit, manhole or sump and has a motor that can run fully submerged for continuous operation
in a water-filled environment. With free passage up to 40mm it can clear away large quantities of leafy/sandy and standing water into nearby drainage systems or other water courses. It can pump up 31m and has a maximum flow rate of 43m³/h and features both single-phase and three-phase options.
For fast flowing rainwater, the Sanipump SLD700 pumps up to 48m³/h and offers free passage of 50mm thanks to a high performance two-channel impeller. With single and three-phase options this versatile pump can be supplied with a base for installation into a manhole or a coupling.

Constructed from 100% unbleached & natural Vycome yarns in a Panama weave, each half-moon is hemmed on the circumference edge and double machinestitched. The mats are reversible weave with no latex backing and are available in 9 sizes from 3.6m to 7m diameter.
For marquees and bigger structures, we currently offer 2 specifications of matting; M4A4 & M2BV3. These are high quality Anjengo or Vycome yarns in Herringbone
weave, and 100% Vycome yarns in a Panama weave. These mats are currently available in 9m, 10m and 12m lengths.
Our ethos at Coir Store is to ensure workers are paid fairly for the work they do. For this reason, we deal with a private supplier in India. The supplier obtains the coir yarns from one source, and then takes that to the village cooperatives for coconut matting production. Ultimately the benefits are felt by all in these small communities.
