Town Spotlight LEAD HILL/DIAMOND CITY, AR

Nestled in the Ozark hills of northern Lead Hill, Arkansas, this small community offers a compelling blend of history, natural beauty, and laid-back lakeside living. Originally established after the Civil War as a modest mining town along the White River, Lead Hill has transformed over time into a welcoming destination for visitors and a peaceful place to call home.

The town’s early growth was fueled by small deposits of lead and zinc, along with essential businesses like mills, stores, and a cotton gin. By the late 1800s, Lead Hill had become a thriving rural hub, complete with churches, a hotel, a newspaper, and a variety of tradespeople. Its steady progress continued into the early twentieth century, with the addition of a bank, organized schools, and community institutions. Though the Great Depression brought challenges, residents endured with resilience and determination.

Lead Hill’s most defining moment came in the midtwentieth century with the construction of Bull Shoals Dam. As the dam project began in 1947, it became clear the original town would be submerged beneath what would become Bull Shoals Lake. Between 1949 and 1951, the entire community relocated to higher ground, an extraordinary effort that reshaped its identity. While some families moved elsewhere, the new Lead Hill emerged with renewed purpose.

Today, that purpose is closely tied to tourism and outdoor recreation. Bull Shoals Lake is a major draw, offering excellent fishing, boating, and swimming. The surrounding Ozark landscape provides scenic views, quiet living, and a slower pace that appeals to retirees, families, and anyone seeking relief from city life. Affordable housing, a close-knit community, and access to nature make Lead Hill an appealing option for relocation.

CONSIDERING SELLER FINANCING?

Ask These Eight Questions First.

In most real estate transactions, the buyer pays the seller cash or obtains a loan to pay the seller in full at closing. Sometimes this is not feasible because of problems with the title or physical condition of the property, or because the buyer cannot qualify for a loan. In this situation, the parties may consider seller financing. Seller financing may take the form of a contract for deed, a rent-to-own contract, a lease with an option to buy, or a mortgage transaction. Whatever the form of the transaction, buyers and sellers both need a well-drafted contract and a clear understanding and agreement as to its terms.

Before any money or documents change hands, the parties need to ask and answer some important questions.

1. Who owns the property? This may seem like a dumb question, but it’s not. Ownership of real estate is not always clear, and properties with unclear ownership or title problems are often offered for sale under seller financing arrangements.

2. What is the state of the title to the property? If the seller is promising to convey clear title to the property at the end of the contract, he needs to be able to do it. It is essential to research the property at the recorder’s office or to have a title company to conduct a title search.

3. Is there an existing loan on the property? If so, the contract needs to provide for the loan to be paid off during the life of the contract, and the buyer needs assurance that the regular payments on the loan are being made on time.

4. Do the parties to the contract have good credit and sufficient income to fulfill its terms? The seller needs to know that the buyer is able and likely to make the contract payments.

The buyer needs to know that the seller can service any existing debt on the property and that the seller’s other debts are paid so that they do not result in a judgment lien attaching to the property.

5. Are there any tax issues with the property? The parties need to decide who will pay the real estate taxes during the life of the contract, and need to make sure neither party’s income or other tax debts become a lien on the property.

6. Will the property be

insured? Insurance protects both the buyer and the seller. The parties need to determine whether the property is insurable, and then decide who will pay the premium and what it will cover.

7. What is the duration of the contract? The seller may want a stream of payments over ten, twenty or more years, or the buyer may intend to obtain a bank loan after two or three years to pay off the seller.

8. What happens if one of the parties defaults on the contract? Nobody goes into a real estate transaction expecting it to fall apart, but it happens. This is the most important part of any seller financing arrangement. A well-drafted contract anticipates problems that may arise, e.g., missed payments or lapsed insurance, and sets out procedures and timelines for the parties to fix problems or terminate the contract. Parties to a poorly-drafted contract will often end up in court and get a result that makes no one happy.

If these questions seem daunting, consider consulting an attorney or other real estate professional to discuss your transaction and determine the right way to structure it to meet your goals.

In Loving Memory of a Branson Legend - Dean S Dutton

Dean S Dutton, of Branson, Missouri, peacefully passed from this life on April 3, 2026, surrounded by loved ones. Dean was born to Cecil and Delma Sanders Dutton on June 23, 1938, in LaVerkin, Utah. He was the oldest of 3 siblings and is survived by his sister, Terrie Dutton Woodis. Growing up, he recounted stories of sleeping with his brother Kelly in a repurposed chicken coop and of the great luxury he experienced at age 15 when they moved from their trailer into a 4-room house with a pipe to provide running water and electric lights that turned on by pulling a chain. Dean was adored by his baby sister, Terrie who greatly admired her older brother as a mentor and who often sought counsel from him. In ninth grade, one of his beloved school teachers, Mr. Hinton, suggested that Dean consider getting a PhD. From that time on, Dean worked to fulfill the dream that Mr. Hinton had helped create in him. Dean was the first person in his family to graduate from high school, the first to serve in the military, the first to serve a church mission (Germany), the first to graduate from college (University of Utah - Mathematics), and the first to get a PhD. He graduated as an economist from Michigan State University in 1967 and began teaching at the University of Iowa that same year and then Brigham Young University the year after.

Dean worked during high school in construction, he was the senior class president, and he studied hard, resulting in him being chosen to be valedictorian of his graduating class. Despite all he achieved, Dean never lost his humility. He never thought of himself as anything great and he would even downplay his professor title of “Dr. Dutton,” but he knew that he could do hard things and succeed if he applied himself and he passed that valuable life principle onto his descendants.

Dean married his sweetheart, Sheila Porter Dutton, on June 6, 1969, in the St. George, Utah Temple. They were a perfect match and after 57 years together they were still happily in love with each other and greatly enjoyed spending as much time as possible together with their children and grandchildren.

After 25 years of teaching, Dean retired from BYU in 1993 and began his second career as a professional musician and CFO for The Duttons. He dedicated much of his “spare time” during his professional life at BYU to teaching his children the value of hard work and discipline by

supporting their daily music practice, and he was thrilled when he could combine his profession with what had become his family’s musical vocation. He was never happier than when he was working together with his family, except for perhaps the times when he was relaxing together with his family over a delicious meal.

Dean loved his Savior Jesus Christ, was a faithful member of The Church of Jesus Christ of Latter-day Saints, and he served in a number of callings that were all meaningful to him. He loved the gospel and was a lifelong student of the scriptures, often sharing specific examples and verses to relate experiences from daily life to gospel principles. His life is a reflection of his testimony with many quiet humble moments of loving service to others.

Dean’s legacy includes his 14 children — Jennifer, Timothy, Amy, Jonathan, Benjamin, Abigail, Joshua, Granger, Michael, Alex, Anastasia, Natasha, Nick, and Sam; his children who joined our family through marriage — Judith, Rudy, Bella, Brande, Adam, Evette, Juan, and Rebecca; his 32 grandchildren; and his first great-grandchild who was born this January.

In Loving Memory of a Branson Legend - Alan Osmond

Alan Osmond, the eldest of the brothers in the ’70s family band the Osmonds, died on Monday the 20th of April 2026. He was 76. A spokesperson for the Osmond family confirmed Alan’s death to ABC4 in Salt Lake City, Utah. Osmond died around 8:30 p.m. on Monday night with his wife Suzanne and eight children by his side, the spokesperson said. The musician was diagnosed with multiple sclerosis in 1987, after which he mostly retired from performing besides a few appearances.

Osmond was born in Ogden, Utah, on June 22, 1949, the third of nine eventual Osmond siblings and the oldest of the seven who could sing (his older brothers, Virl and Tom, were hearing impaired). He and his three younger brothers, Wayne, Merrill and Jay, begin singing as a barbershop quartet in 1958 and eventually moved to Los Angeles to pursue a music career. They first worked at

Disneyland before being discovered by the father of talk-show host Andy Williams, leading to a seven-year stint as singers on “The Andy Williams Show.” They were later joined by even younger brothers Donny and Jimmy and became teen idols, reaching the peak of their popularity from 1971 to 1976 with hits including “One Bad Apple,” “Love Me for a Reason,” “Crazy Horses” and “Down by the Lazy River.” From 1976 to 1979, the Osmonds transitioned to TV, starring in the show “Donny & Marie” alongside their only sister, Marie Osmond.

As the eldest brother in the band, Alan was often seen as its de facto leader. Both a singer and guitarist, he wrote and produced many of the group’s songs along with Merrill.

In a tribute on Facebook, Merrill shared the last words Alan said to him: “In a tender moment I will never forget, he leaned close and whispered something into my ear. He said, ‘Merrill, you and I worked side by side. We created, we produced, we

directed… we gave our hearts to The Plan with Wayne. Please… do something with it. Let people know what we were trying to say.’” Merrill continued: “My brother has now stepped into the presence of our Father in Heaven with honor and peace. His life was not measured in years, but in love, sacrifice, and purpose. His creativity, his vision, and his deep understanding of the Savior’s teachings were simply part of who he was. He lived it. He felt it. He shared it. He wanted me to tell you how much he loved you, and I believe that with all my heart. He gave everything he had to the Lord, to his family, and to all of you. He truly was a missionary. He truly was a saint.” Osmond is predeceased by his brother Wayne, who died in January 2025. He is survived by his wife Suzanne and sons Michael, Nathan, Doug, David, Scott, Jon, Alex and Tyler.
