First Stages of Fame

W

hat are the steps to fame, fortune or, more importantly, living your dream? In this issue we explore stories of local people manifesting success through their passion projects, while embarking on the second chapters of their lives. Whether it be the “accidental” author, a community of songwriters, the military vetturned entrepreneur, or even an internet-famous content creator – a pattern emerges. Each had the desire to create something meaningful. They applied their skills and talents, and then did what most people never do: They mustered their courage and took the leap. Let me introduce the intrepid individuals featured in this issue. Learn more about Gainesville author Tim Karney and his debut novel, “The Kill of the Hunt,” a sleuth thriller set in Virginia Hunt Country. Find a Q&A with Karney on Page 12. Then, local songwriters share the stage at Buckland Farm Market to put an original spin on the Nashville tradition of songs in a round, and in doing so, find community. Read about them on Page 14. Conner Mather is already “YouTube famous.” Now, the GenZ content creator is applying his influence to lead the discussion on social media and its influence on young people. Find his story on Page 20. Last but not least, retiring Army Colonel Laverne Amara is “loc’d in” on growing her luxury locs haircare brand, which has received international attention. You can read her story on Page 24.

t Wakefield School, athletics are about more than wins and losses. They are another place where students develop the character, curiosity, and clear voices the world will always need. That's a philosophy Coach Sarah Bockarie has embraced throughout her coaching career and will continue to champion in her role as Wakefield's Assistant Athletic Director for Women's Sports. "We are very excited to have her serve in this role," says Director of Athletics Tee Summers. "She will bring competitiveness, energy, and excitement both as an administrator, mentor, and coach." For Coach Bockarie, success has never been measured solely by wins and losses. "What excites me most is the chance to help lead an environment where female student-athletes feel confident and empowered to reach their full potential, both on and off the field," she says. "Sports have a unique way of building confidence, resilience, and leadership, and I'm excited to help every athlete believe in what they're capable of achieving." It's a philosophy her players already recognize. "Coach Bockarie has made Wakefield volleyball such a welcoming environment," says junior Margot S.-G. improve drastically my sophomore season, she's always pushing us to be better. I can't wait to see what next season has in store with her amazing leadership and kindness." Senior Finley S. agrees. "I enjoy having Coach Sarah as my coach because she is always able to make fun out of situations that may be tense. She is a great coach who is very aware of her players' needs." As participation in girls' athletics continues to grow nationwide, Coach Bockarie hopes to develop young women who see themselves as leaders in competition, the classroom, and their communities. confidence in who they are, the courage to lead, and the resilience to handle life's challenges," she says. "Winning is exciting, but the ability to communicate, work with others, persevere, and stand up for themselves and those around them will stay with them long after their playing days are over. I want every athlete to leave knowing their voice matters." That perspective was shaped by the coaches who invested in her long before she recognized her own potential. "They believed in me before I fully believed in myself," she says. "They showed me that coaching is about more than the game. It's about building relationships, helping people grow, and giving others the confidence to see their own potential." Now, she hopes to be that mentor for the next generation of Wakefield athletes. When asked what advice she'd give young girls just beginning their athletic journeys, Coach Bockarie's answer is simple. "Have fun, enjoy the journey, and don't be afraid to make mistakes. Never let anyone tell you that you don't belong," she says. "Sports will challenge you, but they'll also teach you confidence, perseverance, teamwork, and courage. Celebrate your progress, support your teammates, and remember that your value isn't defined by the scoreboard." As she steps into her new leadership role, Coach Bockarie hopes her athletes leave Wakefield with far more than memories of games and championships. "I want them to remember feeling supported, challenged, and truly valued," she says. "I hope they leave knowing they were part of something bigger than themselves, that they discovered strengths they didn't know they had, and that they have the confidence to lead, serve, and make a positive impact wherever life takes them." At Wakefield, Coach Bockarie isn't just preparing athletes for the next season. She's helping shape confident leaders who will make an impact long after the final whistle. LEARN MORE:

Book Prof ile

‘The Kill of the Hunt’ PUBLISHED ON APRIL 27, 2026

Q&A with author Tim Karney Professional freelance writer Tim Karney of Gainesville describes himself as an “accidental author.” Looking for a break from the technical writing that fills his workdays, he decided to try his hand at fiction. Drawing inspiration from the beauty and traditions of Virginia’s Hunt Country, he created a cast of characters who quickly took on lives of their own. What began as a mind-clearing short story exercise soon grew into a fulllength amateur sleuth mystery. We caught up with Karney to discuss his path to becoming a novelist, the challenges of writing fiction, his research and writing process, and the lessons he learned while bringing his first book to life.

Why did you decide to write “The Kill of the Hunt”?

I gave myself a writing assignment to create a short story about a humor columnist who gets pulled into a murder mystery when a British viscount shows up on his doorstep. From the first page, those characters spoke to me, and I wanted to see where their choices would take them. Before I knew it, I was past the point of no return. The characters had taken on lives of their own, and I was just along for the ride.

What did you enjoy about writing the book? What is your favorite part of the plot? Writing a novel stretches every mind-muscle you have as a writer. There are so many things to learn. I had to learn to construct scenes that were true to the characters and story but also drove the plot forward and kept the reader turning pages. My favorite part of the plot is the dramatic scene at the end, where my protagonist finds himself at the mercy of the killers and must risk everything to survive. While readers expect these kinds of scenes, my goal was to give them a climax that they had never seen before.

About the author

Tim Karney has lived in Gainesville for more than 20 years and is a former senior warden of Grace Episcopal Church in The Plains. He lives with his wife, Monica, and their daughters, Joy and Sarah. His professional background includes service as a U.S. Army combat interrogator, leadership of a nonprofit futurist organization and a career as a magazine publisher. He is also an avid hobby photographer.

Why did you choose Fauquier County for the setting?

My wife and I are big fans of the Midsomer Murders series. One day it struck me that if that show was set anywhere in the United States, it would have to be in Fauquier County. Here you have the collision of Virginia’s first families, billionaire equestrian estates, working farms, and the encroachment of data centers and urban sprawl. There is a rich tapestry of stories to be told, and being able to weave in polo matches, riding to hounds, and three-day events means I have no shortage of unique plot points to draw on.

What is your main character like and what challenges does he face?

GET PROVEN RESULTS WITH HUNTINGTON!

I spoke with many of my friends who are very active in equestrian circles here. Many of them are members of hunt clubs in the region. I also attended polo matches, point-to-point races and three-day events to soak up the atmosphere and observe the riders and horses in action.

My main character is Grady Gallagher, a society and humor columnist for the Washington Post. His father and brother are respected journalists, and Grady seems to be gliding along with little ambition. He faces everything with a smart-aleck remark. But deep down, he wants to win his family’s approval. He’s not athletic, and to maintain his cover during his investigation of the murder of a competitive rider, he must learn to ride, so he’s a “fish out of water” in the equestrian world of Fauquier County.

What sort of feedback have you been getting?

I’ve been stunned. So far, all the reviews I’ve gotten on Amazon are four or five stars. I’ve gotten great feedback from several authors I admire, and I’ve been approached by several publishing companies that are interested in handling the upcoming sequels.

Do you plan to continue writing?

I’m planning an entire series set in Fauquier County that I call the Virginia Hunt Country Mysteries. I’m hopeful that I will publish the next book in the fall, “The Trials of the Hunt,” which is set during a three-day event. L

Your main character has no experience with horses or the equine community. Are you a rider?

I grew up in the Midwest, and my riding was confined to trail rides, so I never competed. When I moved here and started attending equestrian events, I developed a deep admiration for the skilled riders and the love they have for their horses.

Hosts and founders Drew Fleming, Derek Morris and Curt Davis held their first VA Songwriter Rounds in the spring at @4410 in Haymarket. The rounds are now also held at Buckland Farm Market in Warrenton.

omething is happening at Buckland Farm Market. It continues to grow month after month, into each new season. In addition to the farm-fresh produce and home-baked goodies the market has long been known for, the venue now includes a brewery and winery — and it has become a place for live, local music. Buckland hosts performances frequently and holds open mic nights every Thursday. But visitors attending the monthly VA Songwriter Rounds can see so much more taking shape: chords being crafted, lyrics being cultivated and homegrown talents growing tall under the spotlights. Modeled on Nashville’s songwriter rounds — a tradition famous for fostering budding talent — the VA Songwriter Rounds is a monthly event where artists, usually two to three sharing the stage, perform original songs in a round-robin style and share stories about their music and lyrics. The events alternate between Buckland Farm Market in Fauquier County and Contemporary Music Center (known as @4410) in Haymarket. Mirroring art, the foundation of the VA

Songwriter Rounds was the coming together of a few passionate souls with a shared vision and complementary skill sets. “Curt Davis [and I] talked about [creating VA Songwriter Rounds] for months since I play writers rounds when I go to Nashville and he’s played The Bluebird [Cafe, a legendary songwriter rounds venue in Nashville],” said group co-founder Derek Morris. “We just thought we should bring Nashville to Virginia and give local artists who may never get a shot to play in Nashville [the opportunity] to showcase their originals from all genres of music.” Local musician Drew Fleming, better known by the name “Uncle Drew” due to his band, Uncle Drew and the Scoundrels, was on board immediately. “I offered up hosting with them the first one this year at Contemporary Music Center’s venue @4410 in Haymarket,” Fleming said. “The response was incredible — packed house.” Alexander Hendrix, an elementary school teacher in Prince William County and father of two from Bristow, played at the first VA Songwriter Rounds event in Haymarket this spring. “It was an amazing experience … To be able to share what you wrote, why you wrote it, and then have engaged listeners is not a common opportunity for booking musicians,” he said. “You typically are under pressure to play the hits or familiar tunes or a certain type of music, so being encouraged

VA Songwriter Rounds will be performing on Sunday, Sept. 13 at Buckland Farm Market in Warrenton and Saturday, Oct. 24 at The Listening Room @4110 in Haymarket.

to share your own music is truly special.”

For first-timers and pros alike

Comprising about 50 artists, participants in the VA Songwriter Rounds range from first-time songwriters and performers to those making their rise in the music industry. Haymarket native Bella McDonald, 20, wants to one day open for Zach Top, an upand-coming American country music artist. A fan of the “angry girl country” music style, at the July event McDonald performed her original song “Not Your Woman,” about a guy in high school who “wouldn’t take the hint.” Another young artist, 18-year-old Braden Hudgins, is a graduate of Gainesville High School. Braden and his father, Jay, discovered VA Songwriter Rounds through Contemporary Music Center, where Braden takes voice lessons. Both have performed at the event. A musician for over 20 years, Eli Fiorello

is working to build his solo career after taking a hiatus to raise a family and concentrate on his professional pursuits. Having played open mic nights since he began working at Old Bust Head Brewing Company in Vint Hill in 2019, Fiorello said these round robin events are on a different level. “Playing open mics in the area at local bars and breweries, you're often just background noise … [but] my experience with the VA Songwriter Rounds has been very different,” he said. “You're on stage and everyone is watching … It makes you feel important. Like what you've done matters and these people really care about what you have to say.” For those not chasing stardom, the events offer a way to express — and challenge — themselves without pressure. “I'm no spring chicken — so I'm not chasing the dream of trying to be a rock star — but I will continue playing as long as people continue to enjoy my music,” said Joel Olgren, a retired U.S. Marine and international telecom business owner who lives on a horse farm in Midland. “I've been challenging myself to write [songs] much more frequently and try my hand at some new styles of music, as well as learn lead guitar.”

evolution of different interpersonal relationships during one’s lifetime. Jay Hudgins, father of Braden and a singer, songwriter, producer and ex-traveling musician, recently performed “Mr. Sunset,” a song that contemplates what life may look like for him and his wife after their twin boys, Braden and Jordan, go off to college. Poetically, Braden too has turned the upcoming milestone into a song called “One Thing That I Wish,” about missing the ones he is leaving behind as he embarks on this new educational journey. Braden and Jordan will both attend Pennsylvania State University this fall. The personal stories and songs, though varied in topic and tempo, share the common theme of community, mirroring the close-knit relationships forming between the songwriters.

Alex Parez of Lake Ridge, Prince William County has been performing in the DC Metro area since 2006

Lives in song

As varied as the backgrounds and aspirations of the artists are, so too are the songs that can be heard on any given night at an event. Joshua Dixon, co-owner of Ever After Alpaca Farm in Broad Run and a master musician, recently performed “When My Rooster Crows,” a song he wrote in reference to his neighbor’s disapproval of his rooster’s level of crowing while they were trying to sell their home. Honing a more retrospective tone, Dixon’s song “Quiver” speaks about how the composition of arrows inside a quiver may change over time — a metaphor for the

Kris Gilbert, who bought the Buckland farm in 2020 and the farm market in 2021, said hosting Thursday open mic nights and the VA Songwriter Rounds were an easy “yes” because of its focus on the community. “I love music … [and] the kids need somewhere, adults need somewhere [to perform],” he said. “It’s a family-friendly place and we do it for the community to try to give back.” As the group picks up the tempo, organizers hope the movement will crescendo into Virginia’s own take on the famous Nashville tradition. Conner Mather is a popular YouTuber and founder of Attention Literacy.

Voice of a Generation

Meet the content creator championing digital literacy BY SIXUAN WU

C

onner Mather knows how social media works. The digital world has always been a part of the 21-year-old content creator’s life. He began building Instagram pages when he was 13, posted his first TikTok video when he was 17, and now is a fulltime content creator with 2 million followers and a total of over 1 billion total views across YouTube, Instagram and TikTok. But Mather also isn’t just a creator who posts funny videos. He is a rising voice in the digital literacy movement. He is using his influence to pull back the curtain on content production and expose the reality behind social media’s glamorous façade, Mather introduced himself to the area in person, speaking at TEDxHaymarket Youth earlier this year while visiting his aunt in Haymarket. Standing in front of a small au-

dience at the Piedmont Country Club, Mather connected the pressure young people feel to be perfect with the illusory lifestyles that influencers present to their viewers, which is amplified via algorithms. “Social media is definitely heavily curated – it’s wild,” Mather said. “I wish people could see that … what goes into it, and how certain creators are structuring their videos to make it seem a certain way, and especially with certain goals and motives.” TEDxHaymarket allowed Mather to practice public speaking, a skill he knew would be valuable in educating adults and young people on the psychological dangers of social media and how to consciously navigate them. Mather’s journey began in 2022, when he was a senior at Spotswood High School near

20 Haymarket / Gainesville Lifestyle S E P T E M B E R 2 0 2 6

Harrisonburg. During a month when his car broke down, he started making videos. His earlier works were mostly silly, asking strangers random questions at grocery stores or having prank conversations with spam callers. They evolved to include the shtick he is best known for – acting like an NPC, or non-player character in a video game. Mather would utter a few words and make exaggerated gestures while interacting with unsuspecting people. Soon his classmates noticed his growing online presence. But it wasn’t until a stranger called out “NPC Guy” while Mather was visiting New York City that he realized how his fame was taking off. Suddenly, he was aware of his influence. “It definitely created a perfectionism sort of thing in me, where I would slow down posting because I didn’t want certain videos to not live up to the standard of what people are following,” he said. As his following grew, Mather recognized the inherent pressure of the industry. “I just felt like everyone was so influenced by social media, in the sense that they felt like they had to be perfect. [Social media] is a great place for comparison to brew.” Knowing social media was the lens through which most teens viewed themselves and the world, he decided to enter the adult conversation as the voice of GenZ. In 2024, he interviewed Strauss Zelnick, CEO of international entertainment company Take-Two Interactive, asking him to share advice for young creatives and entrepreneurs. “Conner has an enviable daring quality about him,” said Mary Mather, Conner’s aunt. “He’ll call up people that most of us would think, ‘Oh, they’re never going to talk to me.’ He is daring enough to reach out and ask people in powerful positions for a minute of their time.” However, it was the federal government’s proposed TikTok ban in January 2025 that really spurred him to action.

While recognizing the platform’s faults, he defended TikTok on Fox at Night with Trace Gallagher. Now caught up in the national conversation, listening to politicians and educators discuss TikTok, he realized none of them really understood its effect on young people. “I know the psychology of how all this works, and that’s something that these large institutions don’t understand,” Mather said. “Without that, I really think it’s going to be hard to balance something that’s actually useful and helpful to kids with this, aside from just saying ‘limit your screen time.’ That’s putting a Band-aid on a gunshot wound.” He decided to make digital literacy his mission. While visiting family in Northern Virginia, Mather chose TEDxHaymarket Youth to springboard his ideas. He was selected to speak based on “the strength of his ideas,” said Saranya Patel, the program’s executive producer, a senior at Gainesville High School. His talk was an introduction to his digital awareness campaign.

Mather says teaching people about digital literacy has been a “fulfilling and gratifying” journey. “It’s really amazing how he’s matured from seeing [social media] as just a silly way to make some money and some fame,” his aunt said, “to thinking, maybe – as somebody who’s been in this position – [he] can help others avoid some of the downfalls that come with interacting on the internet.” To date, Mather has spoken at forums, appeared on TV and sat down with Virginia’s top policymakers in education, health and human resources to discuss digital well-being. He has built his website, too – AttentionLiteracy.org– which explains the importance of his mission. Recently, was was on Capitol Hill, advocating for a bill that would require colleges add the suicide hotline number to their student IDs. And he conducted a podcast-style interview with the interim surgeon general, discussing how social media affects young people’s mental health. “Currently, I live in Las Vegas…Given how frequently I fly back to DC/VA to visit and for work, it doesn't feel like I've truly left

Virginia,” Mathers said, adding that he will likely move back soon. Attention Literacy is now his full-time job, yet he continues to create entertaining videos, trying to find the sweet spot between lighthearted reels and more informative content. “Social media is really just becoming ingrained with culture and society; it’s not going anywhere,” Mather said. “People want to have a healthier relationship with their phone, but what does that look like? What are the actual actionable steps? I think that’s going to be a huge conversation over the next few years.” L Conner Mather’s digital literacy website is attentionliteracy.org. or nearly three decades, Laverne Amara’s life has run on military time. As colonel and project manager in the U.S. Army, she spent 28 years mastering the art of turning a vague problem into a workable plan by following these steps: identify the issue, define the desired outcome and find the experts to help you close the gap. Today, NVLX Labs is fast becoming its own kind of career, rooted in nearly a decade of hands-on experience with natural hair. Amara’s path to product development did not start with a beaker. A loctician for nearly a decade, she braided “locs” (the salon-preferred term for dreadlocks), seeing hundreds of clients over the years. “Sisterlocs” were her specialty. They are tighter and ideal for women to wear their locs long or up. Sister locs take hours to braid, Amara explained, and last until the roots grow out. Because her customers like their locs to last between hair appointments, they are always on the lookout for products to keep their locs soft, clean and healthy, but those products were not always easy to find. “It’s a very niche hairstyle,” Amara said. “Folks use what’s on the market in spite of [them not being especially designed for their hair].” Working as a loctician she noticed a pattern: scalp irritation, unraveling at the roots and dryness and buildup inside the locs, often the result of products not designed for sisterlocs. She decided to tackle the problem and create a different hair product: all-natural, high-quality and free of anything likely to irritate the scalp. That decision sent her looking for a chemist, and she found a Black formulator

Laverne Amara of Gainesville has received worldwide attention for launching NVLX Labs, a luxury, eco-friendly haircare brand designed for the locs community.

she worked with directly. She brought her chemist a list of benchmarks: shampoos she already liked and the qualities she wanted to avoid. She was firm on her non-negotiables – clean, all-natural and no animal products. She required a balanced, gentle pH formula to not strip the hair nor cause buildup or slip, and a chelating agent to draw out mineral deposits left behind by hard water or frequent swimming. The result became NVLX Labs’ signature shampoo, which launched in early 2025. A conditioner, an oil and a loc comb followed, with specialty products now in development. “NVLX products work the way they read,” said Dorethea Stevenson of Dumfries, a client of Amara’s. She says the oil is light and leaves no noticeable residue and the shampoo lathers well. Plus, she loves NVLX’s signature fragrances. “People have actually said to me, ‘What kind of lotion are you wearing?’ and I say, ‘I’m not. It’s my hair.’”

*Total Combined Readership

Laverne Amara and her husband, Peter, are excited for the next chapters of their lives after a combined six decades of military service.

Amara’s first application fell just short, but by the time she reapplied, her business had crossed six figures in revenue and she had sharpened her pitch emphasizing the underserved community NVLX Labs serves. NVLX Labs picked up press mentions before the fellowship even came through, including a November 2024 feature in Forbes on Black women veterans redefining entrepreneurship, along with mentions in Essence, Allure, Byrdie, Huff Post and BeautyCon. This August, Vogue UK spotlighted the brand in a piece on caring for curly and textured hair in hot weather. The fellowship has opened doors. Amara has had access to opportunities she couldn’t have found on her own, including introductions to retail buyers, opportunities to apply for zero-interest loans and grants, and a group welcome teleconference with Burch herself.

NVLX products are not exclusively for sisterlocs. In fact, Stevenson always buys a second set of shampoo and oil for her husband. Manufacturers tell Amara her ingredient list is expensive, but that premium positioning is intentional. And quality is not confined to inside the bottle. NVLX Labs packages its products in recycled plastic,

with boxes and bags that are compostable or made from recycled material. Amara also makes recurring monthly contributions to a handful of causes: One Tree Planted, which supports global reforestation; a New Jersey-based nonprofit focused on maternal health for Black women and infants, and Under the Same Sun, which supports people with albinism in East Africa, where they face persecution. Much of NVLX Labs’ growth trajectory now runs through the Tory Burch Foundation Fellowship, into which Amara was accepted this year. The fashion designer created the fellowship after coming up in business without a network of women behind her, with a stated goal of infusing billions of dollars into the economy through women-owned businesses. Of nearly 4,000 applicants, only about 120 were selected for this year’s cohort.

Petition protests overcrowding at Haymarket Elementary

H

aymarket Elementary parents are petitioning for immediate redistricting to combat what they call severe overcrowding. The effort had already gained nearly 300 signatures by mid-August. Rapid housing development has left the school relying on seven portable trailers. Parents argue this unfairly limits students compared to under-capacity schools nearby. School Board member Erica Tredinnick supports division-wide rezoning as the best solution. Still, she warns that broad board and public support is currently missing. The board may opt for smaller, incremental rezoning for new developments instead. Officials are focusing on existing space as overall county enrollment numbers continue to drop.

Five data centers pitched for Gardner Property

A

major Prince William County data center proposal initially pitched in 2022 has resurfaced, with a renewed plan for five data centers and a substation submitted to the county this summer. Proposed by JK Land Holdings, owned by Northern Virginia businessman Chuck Kuhn, the 82-acre Gardner Property in Gainesville would be located a stone's throw from Amazon's existing Village Place Technology Park data centers. A railroad would separate the Village Place grounds from the still-pending Gardner counterpart. The Gardner Property data centers would be located outside the county's Data Center Opportunity Zone Overlay District, thus requiring a special use permit from the county. A comprehensive plan amendment would also be required to accommodate changes to local roads. Community members have voiced concerns with the energy infrastructure needed for nearby transmission lines, casting doubt over the developer's claims that the lines could be moved underground. The Gardner property is located immediately adjacent to the Somerset Crossing residential community and a local daycare center. The property was previously the Hillwood Camping Park.

UVA Health opens Gainesville imaging center

U

VA Health has opened a new outpatient imaging center in Prince William, UVA Health Outpatient Imaging Gainesville. The center, at 7454 Limestone Drive, represents a step in UVA Health’s push to expand access to advanced diagnostic services across the region. It joins existing outpatient imaging locations in Centreville and Culpeper, as well as hospital-based imaging services across four UVA Health medical centers, according to a company news release. "Imaging is often where a patient's healthcare journey begins, making timely access to high-quality diagnostic services essential," Donna Staton, chief operating officer of UVA Health's community medical centers and clinics in Northern Virginia and Culpeper, said. "UVA Health Outpatient Imaging Gainesville strengthens our growing regional network of imaging services while connecting patients to a broader continuum of care.” UVA Health breast radiologists are onsite at the new facility, along with a breast cancer navigator to guide patients. Patients can contact the facility at 571-636-9880.

New housing developments proposed in western Prince William

T

he Prince William Board of County Supervisors last month voted to initiate – albeit not yet approve – two sprawling comprehensive plan amendments that would bring nearly 4,000 new homes to western Prince William County. The 256-acre Manassas Preserve and 293-acre Catharpin Valley Estates comprehensive plan amendments were approved in separate 5-3 votes. Chair Deshundra Jefferson and Gainesville District Supervisor George Stewart, both Democrats, cast the dissenting votes for each action alongside Republican Tom Gordy, the Brentsville supervisor. The initiation of the respective amendments kickstarts a further evaluation and study by county staff and board members on how to move forward with further proposals for each property. If approved at a future meeting along with an accompanying rezoning, the Manassas Preserve amendment could bring a maximum of 2,762 homes to land adjacent to the Manassas National Battlefield Park. Meanwhile, Catharpin Valley Estates could entail 1,167 dwelling units – for a combined total of 3,929 units across both proposals.
