STEVESTON INSIDER

___ Guide to Shops, Services, Food & Events

There’s no place like Steveston in spring. The streets are active with people enjoying the warmer weather. In early April, Garry Point Park drew crowds for the Cherry Blossom Festival, with visitors enjoying the delicate pink blossoms of over 200 trees.

Wong’s Nursery is now open for the season, offering a beautiful selection of plants and hanging baskets. Fisherman’s Wharf remains a steady draw, with local fishing boats selling fresh seafood daily.

This spring, tour operators will be visiting as part of the Tourism Neighbourhood Challenge from April 18 to May 31, giving Steveston added exposure.

Ships to Shore arrives at Garry Point Park on May 2 and 3, featuring the Kaiwo Maru. Tickets are now on sale to board the majestic tall ship. Additional activities include live performances, cultural food, an artisan market, and a family zone.

Mother’s Day and the annual plant sale at London Heritage Farm follow soon after, along with the Steveston Farmers & Artisans Market opening for the season at Garry Point Park.

Our cover story features Steveston Health Collective on Chatham Street, a multidisciplinary clinic that offers a range of integrative and allied health services, including Traditional Chinese Medicine, naturopathic

medicine, physiotherapy and massage therapy. Led by Erin Moran and Lisa Brown, the clinic reflects Steveston’s strong sense of community and offers coordinated, patient-focused care.

Also featured is Breakfast Table, a popular Steveston brunch spot known for its Asianinspired menu, fresh local ingredients, and strong kitchen team. Created by George Koay and Michael Lee, this popular dining spot draws brunch enthusiasts from near and far.

Looking ahead, the Steveston Spot Prawn & Seafood Celebration runs from mid-May through mid-June, featuring fresh seafood, cooking demonstrations, family activities, and the Dine About program across participating restaurants.

We welcome new businesses to the community: Anna’s Care & Home Support, Bone & Biscuit, and Steveston Thrift Shop Society. Wharf & Flame is set to open along the Imperial Landing boardwalk.

Steveston is charming at any time of year, but when the warmer weather arrives, the village really comes to life. Whether you reside here or are just visiting, it’s easy to spend a day walking along the waterfront, enjoying a great meal, or exploring the diverse shops.

STEVESTON HEALTH COLLECTIVE: A Multidisciplinary Clinic for Every Stage of Life

Steveston Health Collective has been part of the community since September 2022. Located at the west end of Chatham Street, not far from Garry Point Park, the beautiful, bright, and airy clinic exudes a distinctly seaside feeling. Since opening, the multidisciplinary clinic has been supporting patients through every stage of life, from postpartum recovery to cancer treatment and survivorship.

Owners Erin Moran and Lisa Brown drew inspiration from Erin’s birthplace, Bermuda, blending that influence with Steveston’s waterfront setting where Lisa grew up.

When Erin left Bermuda in 2010 and was looking for a new place to call home, it was her grandmother, a former Richmond realtor, who suggested Steveston would be an ideal fit. She described it as being much like Bermuda: close to the sea, a bit touristy, but without the white sandy beaches. Erin took her grandmother’s

advice. She raised her children here and developed a deep appreciation for Steveston’s walkability and strong sense of community.

They took their love for their surroundings and incorporated it into the clinic’s design. Erin mentions, “We love the space we have created and take great pride in it.”

She adds, “When we were deciding on the logo, Lisa was obsessed with the design and shade of blue we would use. We planned to paint the treatment room doors the same colour as the logo. When we matched the paint we discovered that the shade she had chosen, in a sea of hundreds of blues, was called Bermuda Blue. So, it felt like kismet that Bermuda found its way into the space. Lisa even hand-drew the heron in our logo!”

Well before Steveston Health Collective came into being, Erin had already established a local

presence through her earlier practice, Healing River Acupuncture. She later opened a small one-room clinic at London Landing in 2017.

During that time, Lisa began working with Erin on a part-time basis. She soon recognized opportunities for growth and imagined how a larger clinic could bring multiple practitioners together under one roof so patients could receive coordinated care. She contributed greatly to the planning and execution of the much larger Steveston Health Collective.

“We felt the Chatham property was a great location for a larger clinic. We never thought it would become available.”

Today, the clinic offers a range of integrative and allied health services, including Traditional Chinese Medicine, naturopathic medicine, physiotherapy and massage therapy.

Physiotherapist Sally Lin specializes in pelvic floor therapy, while registered massage therapist Maria Huellas focuses on manual lymphatic drainage. Adrien Ip brings expertise in autoimmune conditions and is a talented herbalist. Erin’s practice specializes in integrative oncology acupuncture and supporting patients during treatment and into survivorship.

The practitioners see a wide range of patients, typically ranging in age from 16 to 90. Clients seek care for concerns such as pain management, fertility support, digestive issues, women’s health, pelvic floor support, oncology and cancer survivorship support, autoimmune conditions, allergies, anxiety and postpartum care.

An initial appointment involves creating a treatment plan tailored to the individual. In some cases, patients may require a primary assessment with their

physician before beginning treatment at Steveston Health Collective, while in other situations care may involve a collaborative approach among practitioners within the clinic. All the services offered are covered by most extended benefit plans.

Lisa is typically the first point of contact. She discusses and helps coordinate patient care, directing clients to different practitioners based on their needs.

“I am a big-picture thinker and can often see where we need to tweak something. I am all about efficiency and streamlining procedures. Originally I was supporting and running Erin’s practice but once we decided to expand that into the collective, I now manage the entire clinic.”

“I enjoy the challenges of our operational needs and bringing in a new practitioner for a specific skill. I love organizing and scheduling, but mostly the patient interaction. Because I am not often in the clinic, Erin laughs at how I prefer talking to people on the phone, rather than texting or emailing, like the olden days.”

Collaborating with conventional medicine is an important part of the clinic’s philosophy, something Erin emphasizes when describing their approach to care.

“We are strong advocates of scopes of practice, and we work with conventional medicine, not as an alternative.”

Steveston Health Collective’s newly updated website is a good source of information and allows patients to book appointments online.

Erin’s path into Traditional Chinese Medicine began somewhat unexpectedly. She originally intended to go into dentistry, but after losing a dear family friend to pancreatic cancer, she became interested in natural medicine. Although she completed her first year of dentistry, Erin ultimately decided to enter a dual master’s program in Chinese medicine

and nutrition. Wanting to deepen her palpation skills, she also became a registered massage therapist.

While practicing in Bermuda, Erin initially offered all three modalities but narrowed her focus when she became too busy. She says, “Chinese Medicine was the winner because of its rich history, diagnostics and clinical results.”

As Erin began seeing more cancer patients, she felt ill-prepared to address their needs. She returned to school and completed a two-year clinical Doctorate specializing in integrative oncology. As part of the program, she worked at cancer centres in the greater Seattle area, and travelled to Shanghai and Chengdu, where she worked within true integrative centres where patients received chemotherapy, radiation, Chinese herbal medicine and acupuncture.

“It was a fascinating experience to meet someone who had had pancreatic cancer for 15 years; she looked well, continued to work and lived life as normal.”

The experience profoundly influenced how Erin views cancer care.

“In China, cancer is treated more like a chronic illness, and I bring this mindset into my practice. There is more of a consideration in looking after the internal body. So, where conventional medicine excels at the killing of cancer cells, our role is to provide support through side-effect management but also to optimize their individual internal healing capacity.”

For Erin, working with patients during cancer treatment and into survivorship has become one of the most meaningful aspects of her career.

“Assisting people through their cancer treatments and into survivorship is the stuff that life is about. It’s good days and bad days and I get to be a cheerleader and help them through the rough patches.”

She points out that significant advances are being made in modern oncology.

“The amazing thing about modern oncology is that although cancer incidence is rising, mortality rates are actually decreasing. The treatments and more targeted therapies are truly incredible. Sometimes the side effects are not easy, but we work with minimally invasive techniques to help them get through it as unscathed as possible. And if people’s cancer does progress into end-of-life care, I may work

with them through that transition as well, helping them to have a beautiful death. It is an honour to walk with them for a bit on this journey.”

Beyond patient care, Erin and Lisa envision Steveston Health Collective as a teaching space. Students and practitioners regularly shadow Erin’s treatments, and she hopes other senior practitioners will soon offer mentorship as well.

“The goal is to keep learning and sharing knowledge,” she says.

The supportive atmosphere among the practitioners extends beyond professional collaboration, reflecting the sense of community that Erin and Lisa hoped to create from the beginning.

Steveston Health Collective is more than a clinic. It is a space where collaboration, compassion, and experience come together to support patients through every stage of life, helping them navigate both everyday health concerns and life’s most challenging moments.

BREAKFAST TABLE: A Fresh Take on Brunch

Breakfast Table is a well-loved breakfast and brunch destination in Steveston, drawing both locals and visitors to the village. The family restaurant delights diners with inventive Asian-inspired dishes, such as Filipino Fried Chicken Adobo and Waffle, and Tom Kha Prawns Gratin Casserole.

A decade ago, brothers-in-law George Koay and Michael Lee joined forces to bring a fresh take on brunch, emphasizing quality ingredients, thoughtful preparation and authentic cultural

influences, all served in a warm, welcoming atmosphere. Both had spent over a decade working in the restaurant industry and wanted to create something of their own, something that reflected their values and allowed them to step away from the demands of night shifts.

Michael recalls how the idea began: “My sister loves brunch, and George always felt he could elevate what we were seeing in the city. At the time, there were very few places offering Asian-inspired brunch, so it felt like the right opportunity. It has been exciting to see that scene grow in Vancouver.”

“We were both excited about creating a fresh take on brunch.”

The original South Granville location launched in September 2016. The venture came together quickly—George spotted a location, and within a couple of months they were operating. The lineups and wait times quickly grew longer. After three years, the hunt was on for a bigger restaurant in the same neighbourhood.

In 2020, Michael and his family moved to Steveston and immediately fell in love with the village’s charm. “It’s a beautiful place to raise a family, and the community feels safe and welcoming.”

When the opportunity arose to open a second restaurant, the No. 1 Road location felt like the perfect fit. Being so close to home made the renovation and opening process much easier for his family. Steveston's Breakfast Table opened in June 2023.

“We have received a very warm welcome from the community.”

The popular 60-seat restaurant is especially busy on weekends during peak brunch hours between 11 a.m. and 1 p.m. Guests can check wait times and add their party to the virtual line through Breakfast Table’s website or Google, making it easy to avoid standing in line.

George has built strong kitchen teams at both locations. “In Steveston, our kitchen manager, Parn, has been with us from the beginning and now leads menu development there. When we prepare for seasonal menu changes, we come together as a team to taste dishes and provide feedback.”

“It is wonderful being part of a family atmosphere and seeing our team members grow and develop,” Michael says. “Watching individuals gain confidence, take on new challenges, and thrive in their roles is incredibly fulfilling.”

“Our menu reflects our backgrounds.”

“My parents are Korean, and George grew up in Malaysia. We are also inspired by our teams. Our chefs bring Japanese, Thai, Vietnamese, and Filipino influences, and we encourage them to share their ideas and creativity.”

Breakfast Table refreshes its menu twice a year and introduces weekly features, allowing the kitchen team to try out new ideas. In fact, several of the dishes that are now customer favourites started out as specials.

Among the restaurant’s signature dishes is Beef Bulgogi Hash, their take on the Korean classic. Thinly sliced beef is marinated in a flavourful sauce and served with eggs, housemade kimchi, sautéed mushrooms, spinach. It’s topped with signature hot sauce and served on a bed of potatoes. Michael enjoys substituting the potatoes for shiitake XO fried rice.

The Chicken Karaage Hash features marinated chicken thighs breaded and fried until perfectly crispy, then served on potatoes with pickled daikon and carrots. It’s finished with housemade mayo and signature hot sauce.

The Japanese Mushroom Benedict combines a delicate mix of sautéed enoki, shimeji, and king oyster mushrooms served on an English muffin with edamame in a sweet soy reduction, topped with house-made béarnaise sauce.

Another crowd pleaser is Coffee Crusted Pork Belly Benedict, prepared with tender pork belly coated in a savoury coffee crust, served on an English muffin with poached eggs and

finished with a house-made espresso-infused béarnaise.

“I love our Vegan Fried Daikon Cake and Tofu Bowl and order it almost every chance I get. My daughter always asks for the Chicken Karaage, and my son is laser-focused on the French toast with house-made bacon.”

Supporting local farmers is a priority for Michael and George. All vegetables come from farms across British Columbia, and even the pork is sourced within the province, reflecting their commitment to fresh, local ingredients.

The team takes pride not only in its food but also the experience it creates for guests. Regulars often comment on the friendly, welcoming team, generous portions, and unique flavours.

“We’re incredibly grateful to be part of this community and truly appreciate the support we’ve received from Steveston,” Michael says. “We encourage everyone to continue supporting local businesses year-round, as that’s what keeps the village thriving and makes Steveston such a special place.”

Say hello to iTero

• Our iTero scanner is one of the most important diagnostic tools in our office. It creates a 3D model of your mouth and allows us to:

• Evaluate your oral health, including your teeth, gums, and existing dental work

• Assess your bite

• Detect cavities between your teeth using NIRI (Near Infrared Imaging)—not an X-ray

• Take detailed photographs of your teeth

• Monitor changes in gum recession

The iTero scanner can also be used to create night guards, orthodontic appliances, and dental crowns. Its outcome simulator feature helps patients visualize how their teeth could look if bite issues were corrected.

At Steveston Smiles, the iTero scanner replaces traditional goopy impressions, letting us digitally scan your teeth instead.

What is a Business Improvement Area (BIA)?

A Business Improvement Area (BIA) is a non-profit organization representing businesses and commercial property owners within a defined area. A BIA is created through a City bylaw and funded through a shared contribution from commercial properties within the district. The City collects these funds and the BIA uses them to support programs that benefit the area.

Purpose

To support the business district through:

• Marketing and promotion

• Events and community activities

• Streetscape improvements

• Advocacy with the City on issues such as parking, safety, and infrastructure

Why Form a BIA in Steveston Village?

About 40 businesses currently fund marketing, events, and beautification in the village, supported by volunteer time and effort. This model has worked for many years but is difficult to sustain.

A BIA creates a fair and stable funding model, allowing the district to support marketing, events, beautification, and advocacy that benefits the entire business area. This approach helps strengthen the commercial district and support long-term property value.

What Can a BIA Do for Steveston Village?

• Marketing and promotion that brings more customers to Steveston businesses.

• Events and seasonal programming that attract shoppers, families, and visitors to the village.

• Improved streetscapes and storefronts that strengthen the appearance of the commercial district.

• Advocacy with the City on issues such as parking, lighting, safety, and infrastructure.

• Village branding and destination marketing that positions Steveston as a place to shop, dine, and visit.

• Business support and collaboration that helps local businesses grow and succeed.

Why Now?

Steveston has grown into one of Richmond’s most recognized business and visitor destinations.

A BIA would provide the structure and resources needed to support the village long term, with coordinated marketing, consistent programming, and a unified voice working with the City.

BIAs support many of Metro Vancouver’s most successful commercial districts, including Kerrisdale, South Granville, and Downtown Vancouver.

How is a BIA Funded?

• A Business Improvement Area is funded through a shared contribution from commercial properties within the district.

• Each property contributes a portion of the annual budget based on its assessed property value.

• For example, if a property represents 1% of the total assessed value within the BIA boundary, it would contribute 1% of the annual budget.

• The City collects these funds and the BIA uses them to support marketing, events, beautification, and district initiatives that benefit the area.

• Important: A BIA can only be established through a City bylaw following a formal notification and approval process with all affected property owners.

Did You Know?

There are 22 BIAs in Vancouver and more than 500 across Canada supporting local commercial districts.

Many of Metro Vancouver’s most successful commercial districts operate with BIAs.
