editors note Hello and welcome to the 41st edition of PakMag. As always you will find loads of local information and articles, prizes and events to keep you and your family entertained in Cairns. We are excited to announce that Townsville will also be getting their very own local version of PakMag from December. So, if you’ve got friends, relatives or businesses down there, let them know we are coming! Last month I mentioned we were heading off to get married in Bali. Travelling overseas with Jordan was certainly interesting but at least his screaming got us through customs quickly! As it turned out he absolutely loved Bali and the Balinese loved him too. It is such a great family destination but since Jordan was out of his routine getting him to have daytime naps was a challenge. Luckily a bit of motion always works - check out our hilarious photos of Jordan asleep on mopeds and on an elephant. We had a really fabulous time although it wasn’t quite as restful as in the old days before kids. Oh well. Until next time, enjoy your reading, and don’t forget to tell everyone, you read it in PakMag.

International mums share their stories
Calling Cairns Home Every year families from all around the world come to Cairns to make this their new home. At local citizenship ceremonies migrants from more than 25 countries line up to collect their certificates and become new Australians. So what is it that attracts so many people to settle here? We spoke to a few international mums to find out, and without fail, they all mentioned our easy laid back lifestyle, beautiful natural environment and the fact that this is a great place to raise kids.

Wide Bay Australia Story by Sally-Anne Fairley, Cairns Area Manager
property investment It goes without saying that purchasing a successful investment property means buying the right place, at the right time for the right price. Achieving this calls for planning, and more than a little research. If you are looking for an investment property with potential capital growth, it is generally accepted that you should focus on properties close to the CBD, on the basis that availability and demand will ensure that property prices increase. The guideline is somewhat different if you are looking for a good rental return and a steady cash flow – in which case you should consider more suburban areas where property is cheaper and you’re likely to get a better rental yield. Also your target demographic will be different – generally a little younger with good earnings and wanting to rent, providing increased demand. There are also a couple of basic do’s and don’ts to keep in mind: •
Be objective. This will not be your home so it is important your property appeals to tenants who may have different requirements to yourself.
• Avoid properties on busy roads or that are subject to noise.
6
www.pakmag.com.au
• Waterfront suburbs appeal to both renters and future buyers and generally hold their value. • It is not necessary to buy near your owner occupied home in fact it may make sense not to • Investigate any planned infrastructure in the area to ensure your investment property will not be alongside a busy highway in the future! Once you’ve identified the locations that interest you, research the state of the property market in those areas. Take notice of vacancy rates, sale prices and rental returns. Also look at any plans for development in the area, the current population and projected population growth. When considering a property, put yourself in the shoes of your potential tenants. Think about what type of people your property will appeal to most – for instance what a family may be looking for could be entirely different to what will be of interest to a professional couple. To identify what is popular in the area you are focussing on, talk to local rental agents about the types of properties that are currently in demand.
Before you commence negotiations for any property it makes good sense to do your research into the properties history. Find out if it was rented in the past: how much it was rented for, were there any vacancy periods if so, for how long, and why? Right now, our local property market in Cairns is providing some great opportunities for the savvy investor. This is reflected in relatively robust enquiry for investment property at local real estate agents. If you do your homework and always keep your objectives top of mind chances are you will make a successful property investment.

Most people are unaware that many adult foot and lower limb problems manifest in early childhood and can be prevented and managed if treated early. An experienced podiatrist will be able to identify these problems by performing a very simple foot and lower limb evaluation. Skin cancer story thanks to Dr Uri Scelwyn
Skin cancer affects nearly one in every two Australians. The further north you live, the higher your chances are of getting a skin cancer, so in Cairns the risk can be high. The atmosphere blocks out some harmful UV

eating disorders brain boost
Bulimia & anorexia are serious health problems that have been diagnosed in children as young as eight but usually start in adolescence. Signs that your child’s relationship with food & eating needs some attention include: [1] Definition of normal
[4] Clothing choices
One of the most obvious warning signs is
Look at the clothes she’s wearing – is she

way too big?
her size especially if they also have a LOVE of ultra-thin models or a distaste for plus-size and healthy looking people. [2] Eating Skipping meals apart from a small salad for dinner every night is not normal, nor is being obsessed with the calorie content of food. [3] Dental health Make sure your daughter goes to the dentist every six months for checkups. Frequent vomiting or starving will show up in her mouth.
[5] Menstruation Track her menstrual cycle by making a note in your diary or calendar and take note if her period stops for three months or more. [6] Exercise
Recent research has proven that Omega 3 Fish Oil can boost brain function associated with working memory in children as well as improving the parts of the brain that are associated with visual processing and motor control. The bad news is that according to Galaxy research, nine out of ten Australian children are not eating enough fish. If your child is not a big fish eater one way to ensure they’re getting enough Omega 3’s in their diet is to take a Fish Oil supplement. Kids Fish Oil has also been known to help with behavioural problems in children, in particular, kids with disorders such as ADHD have been found to have lower levels of Omega 3 in their nerve cells, according to well known GP Dr Ginni Mansberg. Calanna Pharmacy have Omega 3 Kids capsules available for $14.95 which come as strawberry flavoured chewable ‘burstlets’.
Beware of over-exercising. Creating ridiculous training programmes for themselves is another symptom to watch out for. Adopt healthy habits of eating yourself, and your chances of influencing your daughter to do the same will increase dramatically.
WIN kids capsules! For your chance to win Omega 3 Kids capsules from Calanna Pharmacy simply email us at competitions@pakmag.com.au and tell us a food that is high in Omega 3.

There’s a famous saying that goes something along the line of ‘the best laid plans of mice and men go awry’. Well, forget mice and men, this rings loud and clear for me about life with kids. I can spend hours preparing for a fun family day out that we’re all looking forward to but then, when the moment finally arrives, my precious little snowflakes turn in to horrid monsters that behave so badly they draw attention and disapproving looks from far and wide. You know the kind of looks I’m talking about! Of course it’s very easy to judge and I have to admit to being judgemental towards some parents before I had my own kids. But I’ve learned my lesson the hard way! So, next time you see some frazzled parents trying to maintain a zen-like composure in the face of an embarrassing public meltdown caused by a skipped nap or mis-timed iced donut, remember…we’re all in this together folks. Spare the disapproving looks and shoot your parental comrades a knowing sympathetic smile – trust me, they need it!

tackling teens Our new columnist Denise Bewert answers your questions about handling challenges with teenagers. “My daughter refuses to accept my new partner and makes life very difficult in the household. She behaves appallingly towards him and has angry outbursts. How can I help her to accept that he’s part of my life while still being Mum?” When a family situation changes as a result of divorce, separation or the creation of a blended family, many teenagers experience a range of emotions including anxiety, confusion and a sense of betrayal. Some react by being defiant and aggressive to the new partner, often blaming them for the changes in their family life. Your first step could be to have some time alone with your daughter (perhaps after shopping or lunch) to find out what it is about the situation

daddy diary 18 Potts, one half of the Sea FM morning crew, continues his chronicles of first time fatherhood “Hmm..this looks interesting, let’s put it in my mouth and see what it tastes like”. How long do toddlers live by this motto?! If you were tuned into the breakfast show on 99.5 SEAFM recently, you would have heard that Noah got into mummy’s office drawers the other day and decided to munch on a printer cartridge. a few gruesome stories from listeners about kids eating toilet cakes, dog bones and even dead gecko’s. Great stuff to tell their friends at their 21st birthday parties. Last month Noah was in the cupboards, this month he’s discovered climbing. I don’t mind him climbing all over the couch but we can’t trust him anymore so there’s no more leaving him by himself in front of the Teletubbies. We’ve finally bought Noah his first pair of Thomas the Tank Engine thongs which have a strap around the heel. The whole tricky process of putting them on is a skill tester except you don’t win anything. And, it’s funny how the thongs have replaced his drink bottle as the
