n our efforts to help stop the spread of COVID-19, our staff, along with a few homeowners, are diligently working on bringing the vaccine to our community. We have reached out to the Health Department and Emergency Management to partner in this endeavor. However, due to limited vaccine supply, the Health Department is not able to support POD events. The Health Department is responsible for operating the state-supported site and our staff are dedicated to this site. When vaccines becomes more readily available, we may be able to partner. We will continue to pursue this project and will keep you updated with the status. You are welcome to join our TEAM in this effort by reaching out by email to Governor Desantis at GovernorRon.Desantis@eog. myflorida.com. There is no small effort, we can do this and we will succeed!

Pre-Registration for COVID-19 Vaccinations Florida residents may pre-register for a COVID-19 vaccination by visiting myvaccine.fl.gov. Currently, vaccine supply is extremely 2

limited, and the website lets residents save their place in line and be notified when new appointments are available in their area. Those without computer access may call 866-201-6507 (or 833-476-1516 for TTY users) to pre-register. The following populations of Florida residents are currently eligible to schedule an appointment to receive the vaccine: • Individuals 65 years of age and older • Long-term care facility residents and staff • Healthcare personnel with direct patient contact • Individuals deemed to be extremely vulnerable to COVID-19 by hospital providers Residents that do not meet the criteria listed above may sign up to receive email updates to learn when they may be eligible for the vaccine. The State-supported vaccine location currently available in Osceola County is Centro Cristiano Dios De Pactos Church located at 1130 Simmons Road, Kissimmee, FL 34744. Appointments

are required for these events. To minimize traffic congestion and wait times, those with appointments should arrive at their scheduled time. Those arriving early will not be allowed to proceed through the line. Updates on vaccine availability and scheduling are available at osceola.floridahealth.gov and on Osceola County’s website at osceola.org/covid19vaccinations.

Update on Bellalago Drive Work Our Facilities Club Manager, Doug Dingee wanted to share that his team has completed grinding the sidewalks on the main Bellalago Drive and will be replacing the sidewalks that need it. They will soon begin pressure washing as well. As a friendly reminder, please use caution when you see the crew working out in the community.

Garbage Reminders

Facility Usage As of Saturday, February 13th, we will be allowing up to two (2) guests per household. Once we reach the 50% capacity, there will be a wait for entry in the facilities. In the meantime, you can stop by Flip Flops and enjoy the restaurant. However, reservations for private events will NOT be available until further notice.

What Are CC&R’s in an HOA? BY JOSE CHAPARRO, LCAM, CMCA, COMPLIANCE MANAGER

he Covenants, Conditions and/or Restrictions (CC&R’s) generally outline what you can and can’t do with your property and/or within the community. Some community associations may have different restrictions and govern differently. In most cases, these rules/restrictions are reasonable. For example, keeping your lawn mowed or following street parking rules. It is important to review and understand your community documents to avoid penalties for violating them.

It’s also important to note the homeowners voluntarily enter into these agreements (agree to the CC&R’s) when they purchase a home (a contract) in an HOA community.

Even though the CC&R’s are not actual laws, they are part of a binding contract. By violating or disregarding the rules, you are subject to consequences.

Members of HOA’s are usually subject to HOA fees and/or dues. This money goes towards general upkeep of the common areas including landscaping, pool maintenance, irrigation, upkeep of amenities and more. The amount of HOA dues varies in communities based on size and the needs of those communities.

Improving Lake Bellalago’s Habitat BY STEVEN MORIN, RESIDENT, BELLALAGO FISHING CLUB

ave you ever looked at the surface of Lake Bellalago and wondered what was on the bottom? Until recently, the answer was not a whole lot. Due to the fact that our lakes and ponds throughout Bellalago and Isles of Bellalago were created by digging and moving earth in the existing soil, the bottom is mostly a barren bed of sand. The bottom of naturally occurring lakes usually have a variety of native features and structure. This structure could include underwater weed beds, trees, stumps, boulders, rock piles, ledges and drop-offs. This variety of underwater features are an important part of a lake’s ecology. Underwater structure, such as a sunken tree, provides protection for smaller bait fish. They can use the cover to hide from larger fish and avoid becoming prey. Likewise, larger fish can use these areas as refuge from predators such as Ospreys, Cormorants, or Otters. Some types of structure can provide shade so fish can avoid direct summer sunlight. Finally, these underwater

features provide a surface for the growth of healthy algae which help contribute oxygen and is a critical element of the aquatic food chain. During the winter, members of the Bellalago Fishing Club worked to help enhance our lake’s ecosystem with the construction and permanent installation of an artificial habitat. This project consisted of two types of habitats, artificial trees, which blend into their natural surroundings, and large culverts, which will provide refuge and shade for wildlife. All of the units installed by the Fishing Club were sunk at depths of at least ten feet, permanently anchored at a minimum of six feet below the surface, and will not interfere with boating or navigation. This project, along with continuing to foster the growth of native, noninvasive aquatic vegetation, should significantly impact the Lake Bellalago ecosystem, and will improve the habitat for all wildlife. please trim them so a 6’ tall person can walk under them. If you have a tree that drops flowers, nuts, etc. onto the sidewalk, please clear the sidewalks. Rain can make these items slippery. If your sidewalk has black mold this can become a slippery surface and cause a slip hazard. Please try to keep the sidewalk in front of your home clean from dirt or mold. If you have dead potted plants to dispose of, please don’t just set them out with the trash. They need to be in bags. If possible, try not to use white trash bags. The birds and squirrels will love you, but your neighbors won’t, especially if you don’t clean up your mess from chewed bags. Your doggie waste bags should be deposited in designated cans throughout Bellalago and Isles of Bellalago or taken home and placed in your trash can.

Don’t Let Mosquitoes Bug You! Mosquitoes are poor fliers. If you are being bitten, they are probably breeding around your home and that’s an environment YOU are able to control. • Empty water from toys, wheelbarrows, wagons, empty flowerpots, buckets, bottles, pet water bowls – anything that can hold even a little water! • Leaves and debris in your gutters and sagging tarps on woodpiles hold more water than you think. • When working in your garden, wear long sleeves and pants.

t feels like not that long ago our journey at Flip Flops Bar & Grille just began, but here we are, just over a year later. Where were you on January 24-25, 2020? If luck had it, you were one of the many that came for our opening. My, how far we’ve come since that time! Through the ups and downs, you have shown your support and we appreciate it. It has been our privilege to meet and serve so many of you wonderful residents here in Bellalago, but our job is never done. As we turn the corner on the recent hardships we’ve all had to endure, we are working hard to provide new and fun experiences in the near future. Chef Micky is hard at work on our revamped food menus, and I am working on some new beverages at the bar. In honor of our one-year anniversary as Flip Flops, and to further show our appreciation, we recently gave away prizes to 21 winners from our loyalty card raffle. All were happy and excited to find out they won. We even had a few residents say it was the first time that they had won anything, which makes it all worthwhile. We look forward to inviting any and all who haven’t had a chance yet to come in and enjoy your neighborhood Flip Flops Bar & Grille. Life is better in Flip Flops!!!
