we are always working ahead. This beautiful OUR HOMES fall issue was photographed, written and brought together during one of the hottest weeks in early July. When everyone was dressed in layers and photographed in gorgeous fall-evoking homes, it was 35 ˚C outside. The sun was beating down as we did our best to channel pumpkin spice, crisp autumn air and Thanksgiving turkey – anything to help us embrace a cooler state of mind. Fireplaces were switched on, summer florals were replaced with rich seasonal arrangements and calendars were flipped so we could create an issue that feels perfectly at home when it arrives in your mailbox this September. But we aren’t the only ones living a season ahead. Designers, builders, home retailers and tradespeople are always looking forward, too. They’re anticipating the colours we’ll reach for, the finishes we’ll fall in love with and the furniture we’ll want long before those ideas become mainstream. Our Style Picks showcase electronics and materials that were completely new to me. Our four gorgeous homes showcase finishes and features that I haven’t seen in past seasons. It’s all part of what makes this industry inspiring: meeting people who have an incredible ability to see what’s next while creating homes that simultaneously feel timeless. The open floor plan has reigned supreme for decades, but a quiet shift is happening. Homeowners are beginning to crave boundaries again, leading to a resurgence of defined spaces. However, because few want to return to entirely closed-plan living, “micro-zoning” has emerged as a movement that creates distinct areas tailored to specific activities.

The Everyday Drawbacks

The Origins of the Open Plan

Visual Clutter: Whether it’s dishes on the island, toys or fitness gear scattered across the floor, maintaining a sense of calm becomes a constant battle.

In older homes, room sizes were largely dictated by structural limitations; load-bearing walls were necessary to support floors and roofs. Yet, these divisions also served a lifestyle purpose. The kitchen was purely utilitarian and tucked out of sight. Dining was a daily ritual celebrated in a dedicated room, allowing families to break bread without the visual distraction of dirty dishes. Parlours were designed specifically for guests and often outfitted with fancy furniture for conversation (not for sprawling comfort – long before screens dominated our attention). As residential engineering progressed, steel beams and engineered lumber enabled larger spans with fewer interior supports. The open-concept main floor was born. It quickly became the preferred choice for modern homeowners because it felt expansive, allowed natural light to spill from wall to wall, maximized flow when entertaining and let parents supervise young children while preparing meals. 26 | ourhomes F A L L 2 0 2 6

HOWEVER, LIVING IN A HOUSE WITH LIMITED WALLS HAS REVEALED SIGNIFICANT EVERYDAY CHALLENGES: Acoustic Issues: Sound travels easily, especially with vaulted ceilings and hard surfaces. The noise of a television, a kitchen blender or a remote work call can quickly become distracting.

The Design Dilemma: Testing bold design ideas is tricky. Without natural architectural breaks, it is difficult to know where to start and stop a beautiful wallcovering, a bold paint colour or a panelling detail without committing to the entire space. Limited Privacy: Finding a quiet nook for reading, working or unwinding is incredibly tough when every functional zone bleeds into the next.

Enter the Hybrid Home: Best of Both Worlds We aren’t completely closing up our homes again. Instead, residential design is moving toward a clever compromise: a hybrid balance that maintains the airy connectedness of an open plan while recapturing the intimacy and order of defined rooms.

Large Pocket Doors: These allow a space to feel wide open during a party or cosy and closed off for a movie night while improving acoustics. Architectural Delineation: Ceiling treatments, cased openings and arch details visually identify a room’s purpose without constructing a solid partition. A large twoway fireplace or a change in flooring height or material can also define space. Furniture, Millwork, etc.: Fixed architectural features like double-sided bookcases, wooden slats or laser-cut designs. Freestanding pieces like decorative privacy screens or a beautiful handmade textile hung strategically can all create intentional transitions in space.

The Power of Micro-Zoning For those not looking to renovate, microzoning offers a clever alternative. It is about being highly intentional and assigning a dedicated purpose to every corner. To start, determine which daily needs are currently unmet for your family. By creating targeted solutions for those gaps, your home will instantly feel calmer, more organized and more harmonious. Microzoning gives purpose to underutilized square footage and positively influences daily routines. It can resolve common frustrations by establishing distinct zones for remote work, reading, hobbies, children’s toys or intimate conversation. If you have just a six-by-six-foot space, you can easily create a functional vignette. Layer in a small area rug, a floor lamp, a piece of furniture (such as an antique desk or a small tea table), a comfortable chair and a piece of art. This simple setup can serve as a hidden work-from-home station in the corner of your living room by day, or a quiet bedroom retreat in the evening when the TV in the main living area gets noisy. Whether sparked by the necessity of remote work or a desire for cosiness and more personalized character, delineating space proves that a home functions best when its layout matches the true nuances of our daily lives. 4-6 Yukon Gold potatoes, thinly sliced 1 medium onion, thinly sliced 2 Tbsp butter 2 Tbsp all-purpose flour 1 ½ cups milk 1 tsp garlic powder 1 tsp kosher salt ½ tsp black pepper 1 cup shredded Gruyère cheese 1 cup shredded cheddar cheese ½ cup grated Parmesan cheese, divided

INSTRUCTIONS Preheat oven to 375°F. Lightly grease a 9-inch round baking dish. In a saucepan over medium heat, melt the butter. Whisk in flour and cook for one to two minutes to form a roux. Slowly add the milk, whisking constantly until the sauce is smooth and begins to thicken. Stir in garlic powder, salt and pepper. Add Gruyère, cheddar and half of the Parmesan cheese, stirring until melted and smooth. Arrange a layer of potato slices in the prepared dish, layering in onion slices. Pour the cheese sauce over the potatoes and onions. Cover with foil and bake for 45 minutes. Remove the foil and top with the remaining Parmesan cheese.

People rarely describe their homes in terms of square footage, cabinetry styles or paint colours. Instead, they talk about how their homes make them feel. They mention the kitchen that somehow makes Monday mornings less stressful, the reading chair they gravitate toward at the end of a long day or the dining room where conversations linger long after the plates have been cleared. Those responses aren’t accidental. That’s because our spaces influence our emotions, energy levels, habits and relationships in ways we don’t always recognize outright. The key to designing a home is how people will move through it. Over time, those moments add up. When movement feels natural, the house supports daily life instead of interrupting it. Reworking the floor plan from the ground up, clarifying the separation between public and private areas and reorganizing how key rooms relate to one another will shift how a home functions on a day-to-day basis. Design also influences how people spend time together. Open-concept living has dominated residential design for years, but removing walls doesn’t automatically create closeness. Some of the most successful gathering spaces include smaller zones that invite people in without demanding everyone’s attention at once. In one home, an underused formal living room became a library and sitting area connected to the kitchen through wide-cased openings. Deep lounge chairs, bookshelves and soft lighting transformed it into the room everyone migrated toward. The room found its purpose because it reflected how the family genuinely wanted to spend their time. Lighting is another key element that can completely transform how a home feels. Whenever possible, prioritize natural light by maintaining clear sightlines to windows and select window treatments that soften rather than block daylight. Artificial lighting deserves the same level of consideration. Many homes rely on recessed ceiling fixtures that provide brightness but little atmosphere. Layered lighting changes everything. Under-cabinet lighting supports food preparation, table lamps bring warmth to living spaces and bedside sconces create a more comfortable environment for reading and relaxation. Lighting is often the unseen element that shapes the emotional experience of a

space. It can influence mood, support wellbeing, enhance productivity and foster connection within our homes. Natural light brings energy and balance, while thoughtfully layered lighting introduces warmth, intimacy and sophistication as the day evolves. When carefully considered, lighting becomes far more than a functional necessity. It is a powerful design element that enhances how we live, feel and connect within our homes. Of course, texture, sound and colour all shape how a home feels. Spaces dominated by stone, glass and other hard surfaces can be beautiful, but they often amplify noise and feel less inviting. A home with soaring ceilings and extensive tile is easily warmed up with wool rugs, upholstered dining chairs and lined drapery to soften the acoustics enough to make family conversations noticeably easier. Colour is equally personal. While some people are energized by rich, saturated hues, others prefer quieter palettes with subtle contrast. Most successful spaces aren’t dictated by trends. They reflect the personalities and preferences of those who call the space home. Interior design shapes more than appearances. At its best, it creates experiences and an environment that people want to return to at the end of the day. OH

After decades of transforming homes for others, Jackie and her husband turned their attention to creating a haven of their own. Nine years ago, the couple left Oakville for Niagara, where they purchased a dated 1960s bungalow on what Jackie calls a “jewel of a property” in the heart of wine country. Set on 12 acres along the Niagara Escarpment, Jackie transformed the space into a warm, contemporary retreat inspired by the sweeping views and natural surroundings. “It was rather dated, but I wasn’t too daunted by that,” says Jackie. Rather than rebuilding from scratch, she chose to preserve the home’s original footprint, taking it back to its foundation before rebuilding and adding a 1,000 sq. ft. addition. Working with J.H. Contracting, the renovation took approximately six months to complete, and when the couple couldn’t find a suitable short-term rental, they redesigned and moved into a small trailer on the property. “Living in a trailer with your husband is a big adventure,” Jackie laughs. “But as a designer, it was good to be close to the property. We could walk across our lawn and go into the house daily and be able to work with our contractors to make sure things were moving along at an even pace.” In approaching the redesign, Jackie aspired to create a warm, modern vibe and used the original bones of the home to act as a guide. One big change that yielded a huge impact was the addition of large windows throughout to take in the majestic views year-round. Midcentury details, like the roof line and stairs, were preserved. “I really wanted to be true to the home but also felt I could improve it.” Continued on page 40

A beautiful space is one with balance and proportion. “When a room doesn’t work, it’s often because you don’t have a nice balance between curves and lines,” says Jackie. A sofa with a structured track arm paired with a circular coffee table creates harmony and synergy. To achieve visual flow, Jackie suggests a recurring colour palette or a grouping of collectibles that pairs organic with modern. “There is a certain eclecticism in my home,” says Jackie. “My husband will come home with a great piece of driftwood that he’s found by our pond, or my doggie brings back an antler, and suddenly I have these great antlers to put on a stack of books.” “I think thoughtful design is just being able to mix things that please you, that give you pleasure when you look at them.” The kitchen was designed to be the true heart of the home – a gathering space for family and friends to come together. “I knew this is where I was going to entertain, and that’s exactly what happens,” Jackie says. Subtle details lend a modern aesthetic. Flat-panel doors offer a clean, streamlined profile while maintaining warmth and timelessness. Sections of high-gloss cabinetry add a hint of modernity. The cabinetry in the kitchen and throughout the home was designed by Parand Design Ltd. “Kamal (Moshg) is very dear to me. We work on many, many projects together,” Jackie says. “His attention to detail with my millwork and cabinetry was 150 per cent. It was wonderful to have him on the job.” The design also incorporated a steam oven, induction stove and oversize fridge. “The other thing that was really important is a pantry,” 40 | ourhomes F A L L 2 0 2 6

says Jackie. “I put a pantry in every client’s home if I can, and I would have a big walk-in with my coffee station in there. I think people need the extra room for storage.” In the living room, Jackie embraced the home’s Mid-century roots by preserving distinctive details like the sloped roofline. The varying ceiling heights create visual interest while honouring the home’s unique design. The original fireplace was retained but given new life with an updated surround from Hearth Manor Fireplaces Design Centre. Jackie chose to relocate the primary bedroom to what was once the garage, preserving the slope of the roof line. “We kept some of the lines and shapes of the original house just because it pleased us. I interpreted how this house would play out with some of the features on the ceiling lines that we tried to keep.” Beyond the main living spaces, the three-bedroom layout provides flexibility for family and guests while also accommodating dedicated workspaces. The lower level became an opportunity to create a private retreat, complete with a home gym, sauna and steam room – features inspired by Jackie’s desire to bring a spa-like experience into everyday living. Outside, the retreat continues, with landscaping completed by DeKorte’s Landscaping. Continued on page 42

When working on client projects, Jackie brings the same dedication to their spaces as she does to her own home – with every project beginning with a consultation. “I really listen to what the client is looking for and then create a detailed design package that allows them to get a good idea of what our lens on their project is, based on what is important to them,” Jackie notes. “It’s such an important part of the process because there’s a lot of trust that’s needed.” With a strong team on board, she still has eyes on each and every project, and the excitement of the process has never faded. “I will never, in all the years I’ve done this, lose my excitement for the next project,” she says. “I can see the end result. I know how happy they’re going to be when it’s all done.” Continued on page 44

While renovations can be stressful, Jackie’s goal is to help clients enjoy the journey. “You don’t want to be lying in bed at 2 a.m. thinking, ‘Did I order the right handles?’ You want that excitement of, ‘I know it’s going to look amazing. I can’t wait for my first dinner party.’ ” After nearly a decade of living in her home, Jackie says she wouldn’t change a thing. “Everything that I’ve done, I can’t look back and say, ‘Oh, I wish I had done this.’ I am quite pleased. MUMS THE WORD No fall porch is complete without hardy seasonal blooms. Chrysanthemums are classic for a reason, offering rich colour and staying power, while ornamental cabbage and kale add texture that can last well into the first frost, even carrying your display into the holiday season. Choose planters that work well with your home’s style, such as baskets, terracotta urns or autumn-themed pots, to anchor your arrangement. When grouping pumpkins, the rule of odd numbers still applies, but think of it in layers: a planter can act as one element in a grouping of three or five. When Melissa Tofano needed more room for her blended family that includes five boys, she didn’t look up. The designer and founder of 215 Design Co. looked down – to the basement.

Often treated by homeowners as little more than storage space, the lower level represented untapped potential for Melissa, much like it does in the homes she designs for clients. Today, the former utilitarian space is 3,500 sq. ft. of thoughtfully planned living space stretching beneath both her home and her parents’ adjoining bungalow. It houses two bedrooms, a gym, entertainment spaces, a full bathroom and a powder room, both outfitted by The Ensuite Bath & Kitchen Showroom Hamilton. There’s also a dedicated area for Melissa’s client meetings. All in, it’s proof that a basement can be every bit as functional and inviting as the floors above. Continued on page 52

Melissa and her team at 215 Design Co. not only designed the space but also managed the renovation from start to finish. “We didn’t want the basement to be a corridor of bedrooms,” Melissa says. “We wanted a multi-purpose space where friends could gather. We wanted to make the main living space feel inviting, where you could gather and watch Sunday football. This is where thoughtful planning comes in before construction begins.” The renovation wasn’t simply about adding more square footage. It was about creating a home where every member of this new family felt they belonged. One son’s love of fashion inspired a walk-in closet – a joint effort, designed by 215 Design Co., fabricated by CR Technical Woodworking and installed by Bayview Custom Interiors. A stepson who enjoys video games was given a dedicated games room tucked discreetly behind a hidden door. “You don’t want them to feel displaced or like they don’t have space of their own,” says Melissa. These hidden doors, three in total, serve another purpose. Rather than drawing attention to utility rooms, they’re seamlessly worked into a dramatic wall of scalloped panels from Artmur, disguising mechanical areas. 52 | ourhomes F A L L 2 0 2 6

The family room design utilizes the HVAC bulkheads, intentionally creating a warm wood inlay in the ceiling that is welcoming and sophisticated rather than making the HVAC systems and hot water tanks a focal point. Cabinetry was another collaboration, designed by 215 Design Co., manufactured by CR Technical Woodworking and installed by Bayview Custom Interiors. Storage was thoughtfully tucked into areas that otherwise might have gone unused, including beneath the staircase, where Melissa has curated a design studio that houses samples she can easily access for presentations. The result feels intentional rather than improvised, which Melissa says should be the goal of every basement renovation. But making a basement feel thoughtful begins long before the drywall goes up. “Basements shouldn’t be afterthoughts,” she says. “Pre-planning is key to creating a basement space that feels like a part of the home.” For Melissa, good design is about solving problems before anyone picks up a hammer. It’s the planning, from electrical and plumbing drawings to determining furniture placement, that helps a renovation go smoothly. The 215 Design team co-ordinated the installation of all electrical fixtures by Midnight Electric Ltd. in advance, taking into consideration zones and how people will move through a room. That’s what makes a space feel effortless once it’s complete, she explains. “It’s so important to plan because even though you can add it later, that comes with more construction and rework,” she says. “The biggest thing with design that people don’t realize is the invisible, behind-thescenes planning that goes into everything.” The finishing touches speak to that effort at the start. Geothermal heat makes the basement comfortable enough to expose portions of the concrete floor. Melissa says she wanted a clean, warm look and selected a honed concrete finish for the existing floor, which was executed by Contemporary Concrete Solutions Inc.. It’s a touch that helps the lower level feel like a natural extension of the home rather than a chilly space reserved for occasional use, Melissa notes. Continued on page 54

home & designer Lighting received equal attention. Ceiling fixtures selected from iLITE Lighting were installed by 215 Design Co. and measured precisely to the size and style of each light. Undercabinet and baseboard lighting further illuminates the space – added during the drywall stage to soften the atmosphere and compensate for limited natural brightness. Custom window coverings by Madeleine Custom Shades, Blinds & Drapery further soften the space. In the gym, glass walls do more than create a contemporary aesthetic. They borrow light from neighbouring spaces while maintaining openness and connection instead of chopping up the area with enclosed spaces. Repeating brass trim on the glass adds a cohesion to the basement design. Even recreation required careful planning. “We need to know exactly where the pool table is going to go so when you move your cue, you’re not hitting the wall,” Melissa says. By working through those details early, construction moves efficiently while avoiding unnecessary changes, wasted materials and additional costs, she adds. Throughout the basement, repeating materials and architectural details create continuity, ensuring each room feels connected to the next rather than like a collection of separate spaces. Marble from Cava Surface, installed by Take Us for Granite, appears on countertops and the integrated sinks in the bar area and a shared bathroom and powder room, reinforcing the idea that premium finishes don’t need to stop at the top of the stairs. Soft arches repeat throughout the lower level, easing transitions between rooms and adding warmth to spaces that can sometimes feel boxy. Brass accents, bronzed mirrors, plaster finishes on a feature wall and a rounded sectional sofa channel a 1970s influence, which is currently having a moment, Melissa says. Continued on page 56

A vapour fireplace from Concord Fireplaces Inc. creates the ambience of flickering flames where a traditional gas fireplace would have required significant structural work. It’s another nod to Melissa’s philosophy that thoughtful design often comes from adapting to a home’s limitations rather than fighting against them. The space also doubles as a living portfolio for Melissa’s interior design and renovation business. When cues are down, she uses the pool table as a presentation surface to spread design samples during client meetings. The entire lower level is full of luxe but practical finishes that homeowners may have a hard time picturing until they experience them in a real home. “We wanted to include features clients struggle to visualize, but they can see them here,” she says. The renovation, completed over five months, represents more than additional living space. It’s a place where everyone in the family has a space that reflects who they are. “They’ve all adjusted and are doing great,” she says of her sons. It’s not simply about creating beautiful rooms, Melissa adds, but designing spaces where people genuinely want to spend time. “I love it all,” she says. “When I’m in the gym, I love the gym. We gave it a facelift – it looks completely modern now – and everyone says we have made a positive aesthetic impact on Fairview Street.” Natasha says they continue to renovate their showrooms and open more locations, expanding their stock and team. “I have two sons; my oldest, Hunter, is starting to work here this summer, so we have generations to go.” Harout

Elizabeth Montilla

Growing up, Elizabeth Montilla was passionate about all things design. As the principal designer and owner of Elizabeth Montilla Design, she never questioned her career choice, hitting the ground running in 2012, working in several high-end custom cabinetry showrooms before transitioning into full-service interior design. “I was always the kid that would move my furniture around,” Elizabeth says. “I started in the planning and drawing aspect of design and, even after years of working in this industry, the challenges and process still excite me.” Elizabeth quickly built a reputation based on her purposeful approach to design, planning processes and custom millwork. Today, she operates her full-service design firm in Niagara, specializing in the planning and design of new-build construction, renovations of varying sizes and full-scale decorating projects.

THE PROCESS Each project begins with conversation and collaboration. Understanding how her clients live in their homes while evaluating their spaces sets Elizabeth apart. “I understand the family need for storage and the need for a properly designed space for busy mornings,” she says. “I understand a retiree needing a different floor plan than a young family. Homes don’t always work for every phase of someone’s life. Every aspect of Elizabeth’s design service is thoughtfully carried out from her new Fonthill office, including space planning, detailed drawings, material and product selections and the overall design development process. “I am able to partner with homeowners for the entire project or for a portion – like the planning stage or to create a new layout or material selection,” says Elizabeth. “You can bring me on for part of the project, but it is always great when I can see a project through from beginning to end.”

CUSTOM MILLWORK Millwork is often revered as the bread and butter of a renovation. Elizabeth notes that ensuring the millwork is planned and executed properly creates a strong foundation for the entire renovation. “Before you apply finishes and make everything beautiful, you have to create a strong foundation. That is why millwork is a large component of my design process,” she says. “Millwork takes up a lot of the budget, and you want to prioritize good design when it comes to millwork.” OH

2. ATTACH THE MOULDING

Arrange the reeded moulding pieces across the face of the pine board, leaving approximately a ¹∕8-inch overhang on all sides. If needed, trim the width of one moulding piece to achieve an even fit. For the least noticeable seam, cut between two of the reeds. Apply construction adhesive to the face of the pine board and press the moulding pieces into place, maintaining an even overhang on all sides. Secure each piece with 1-inch finishing nails, driving the nails between the reeds so they are hidden.

5. REINFORCE THE DOWELS

Turn the rack over. Drive one 1-inch wood screw into the back of the board and into each dowel, positioning the screw slightly off-centre from the pilot hole left by the spade bit. This reinforces each dowel for added strength.

6. FINISH THE RACK

Fill any visible nail holes, sand lightly and paint the rack. For the version shown, Benjamin Moore Thicket was used.

3. MARK & DRILL DOWEL HOLES

Find and mark the centre of the board. From the centre mark, measure out in 3½-inch increments to create five evenly spaced marks on each side, for a total of 11 marks. Using a drill fitted with a 1-inch spade bit, drill at each marked location until the tip of the bit just breaks through the back of the board. This creates a guide for securing the dowels later.

INSTRUCTIONS 1. CUT BACKER BOARD & MOULDING Have the lumber yard cut a 3-foot piece from a 2 × 10 pine board. Using a jigsaw, cut the reeded moulding into 10-inch pieces. Cut one piece first and use it as a template for the remaining pieces.

4. INSTALL THE DOWELS

Cut the 1-inch dowel into 11, 10-inch lengths and sand the cut ends smooth. Apply construction adhesive to one end of each dowel and insert it into the drilled holes. Allow the adhesive to cure according to the manufacturer’s instructions.

Locate two wall studs and centre the rack over them. Fasten the rack to the studs using two 3½-inch wood screws, driving one near the top and one near the bottom through the pine backer. The screws can be concealed behind the slight overhang of the moulding for a clean, finished appearance. Your finished rack will hold up to five pairs of boots, keeping them organized and allowing them to dry efficiently. OH

home & builder “We are always looking to differentiate our homes so they don’t look cookie cutter,” says sales and marketing manager Victor Krmpotic. “From an architectural detail perspective, we put a lot of emphasis on material choices. We tend to mix materials in unique ways and offer elevated additions for customizations.” Anchoring the exterior design are thoughtfully selected materials and craftsmanship, including metal detailing by Guenther Metal Roofing & Siding, grand Canadian-made MasterGrain doors, triple-glazed coloured vinyl windows by Dashwood, supplied by Crowland Sash & Frame Ltd., private rear-covered decks and James Hardie siding installed by Exterior Xperts. All were chosen for their enduring beauty and ability to withstand Niagara’s harsh winters. During the early planning stages, the Rinaldi Home’s team knew that the Kingwood model would be designed to stand out among their repertoire of homes. “We wanted to showcase what Rinaldi Homes can do,” says owner Danielle Rinaldi. “Not a single architectural or design detail was overlooked.” The grand front doors open to a modern interior, with sightlines to the back glass doors that flood the home with natural light. Eight-foot interior solid-core doors, 10-to-14-foot ceilings and Beckham Brothers hardwood flooring from Aristocrat Floors add opulence to the layout. Venetian plaster by Niagara Fine Finishing highlights the foyer’s tray ceiling detail, directing visual flow into the home.

The design team blended luxury details with home comforts to attract a range of clients to the neighbourhood. “Rinaldi Homes is purposeful in thinking of the end user and we strive to design communities and create home plans that are liveable,” says design consultant Sandra Crowder. “We focus on making plans that homeowners can actually see themselves living in – always gathering feedback and improving on previous communities.” Bookending the foyer is a library and office space with 15-foot ceilings on one side and a formal dining room on the other – both softly illuminated with unique light fixtures from Don’s Light House Ltd. Coffered ceilings in the dining room delineate the space, enhanced by inlaid white oak hardwood that mirrors the flooring – an unexpected application that elevates the room. “The ceilings are the fifth wall; their design shouldn’t be overlooked,” says Sandra. A galley-style servery connects the dining room with the chef-worthy kitchen, both complete with 10-foot floor-to-ceiling luxury stacked cabinetry by Artcraft Kitchens and discreet integrated panelled appliances from Goemans Appliances. A fully panelled refrigeration wall blends seamlessly with the cabinetry, housing a 30-inch column fridge and freezer and 24-inch wine fridge installed by BT Installs. A 48-inch four-in-one Miele range with speed oven is an added feature that enhances the home’s hosting capabilities. A custom-designed hood with inlaid wood detailing complements the flooring and ceiling details. Motorized Hunter Douglas window coverings from Dell Smart Home Solutions soften lighting while adding privacy to the corner-lot home. The central island can be used as a workspace with additional seating, topped in HanStone quartz from Kirkstone Countertops and softly illuminated by elongated milk-glass pendant fixtures from Don’s Light House Ltd. The surrounding quartz countertops match the island and seamlessly travel up to a full-height backsplash integrated into the window sills, a luxe detail that replaces window trim and casing. Discreet pop-up outlets on either side of the range, accessed by a push of a finger, keep the backsplash clear. All electrical was completed by Mike Poortinga of H Electric.

An oak staircase from Amber Stairs & Railings Inc. features an integrated waterfall stair system – a design component that posed its challenges yet enhances the room. Niagara Carpentry and Contracting Inc. executed the trim and mouldings across the two floors. “The staircase was designed to feel like a piece of furniture rather than simply a way to move between floors,” says Sandra. “The continuous white oak waterfall detail creates a sense of craftsmanship and warmth that becomes a feature in itself.” Lighting was carefully considered throughout every room in the home. The bar area was completed with both accent and downlighting. A bronze mirror from Glass Inc. adds depth to the bar area. Subtle lighting was also wired by H Electric alongside the treads of the staircase, adding extra safety. “It gives options and ambience when entertaining and also adds a safety component for the functionality of the home,” says design consultant Selena Fabi. Although Rinaldi offers a variety of standard stock plans, every single home they have sold in Forest Park has been modified to be unique. “We are constantly adapting our elevations, introducing new architectural details and refining the curb appeal so each home has its own identity,” says Danielle. “We gather feedback, listen to homeowners and find inspiration everywhere. Every home is an opportunity to improve on the last one but bringing that vision to life takes an incredible team. From our designers and team to our trade partners and suppliers, this home reflects the craftsmanship, collaboration and attention to detail that define everything we do.” OH

What is a Green Roof? Green roofs are artificial ecosystems that provide a nature-based solution to environmental challenges such as climate change and the urban heat island. Green roofs, also known as living roofs, vegetated roofs or eco-roofs, consist of plants established on top of buildings – from small sheds, garages or houses to major installations on commercial buildings (like the Mountain Equipment Company’s Vancouver head office and Toronto’s City Hall). A green roof system is

an extension of the existing roof that includes, at a minimum, highquality waterproofing, a root-repellent system, a drainage system, filter cloth, a growing medium and plants. For most custom home builders, every completed project is a showcase of their skill and craftsmanship. But every so often, there is one home – the house they’ve built for themselves – that tells a deeper story.

For David Funk, founder of David Funk Fine Homes & Estates, that home sits on a quiet, rural acre in Niagara-on-the-Lake surrounded by vineyards, mature landscaping and the beauty of the town that has inspired his work. More than seven years after completion, the home remains both a family sanctuary and a living portfolio of his signature design philosophy. “I saw this as an opportunity to demonstrate what we could achieve on larger estates with truly custom homes,” says David. “At the same time, it was essential that the house be designed first and foremost as a home for our family.” Funk’s boutique design-and-build company has spent almost 20 years creating custom homes throughout the Niagara region. It’s a task with significant challenges due to the historic architecture in the area. With an architectural background combined with years of hands-on construction experience, he has earned a reputation for designing homes that feel as though they have always belonged on their sites and among older historic buildings. Rather than chasing trends, he studies traditional architecture, particularly in Niagara-on-the-Lake, where historic colonial character shapes every street. “From day one, it’s been important to me that every home we design feels as though it belongs in its setting,” David says. “My goal is to create homes with a timeless quality that will endure for generations.” Continued on page 102

His own home embraces that same philosophy. The property already had a story; once part of a larger farm, it featured a modest farmhouse and an aging barn. Rather than erase that history, Funk preserved one of its most distinctive elements. “We preserved the original barn and gave it a substantial renovation,” says Funk. “It has since become my office and remains an important part of the property.” Today, the restored black-sided barn serves as both a workspace and storage for the company, standing as a visual reminder of the property’s

agricultural roots while complementing the home’s classic architecture. The main house reflects Funk’s appreciation for proportions. The two-storey residence features symmetrical dormers, limestone accents and a warm cobblestone-coloured exterior with framed architectural windows. A custom-built wood door adds some softness to the sharp, clean lines. The exterior makes an elegant first impression, but it was the family life inside the home that guided every design decision. For David, his wife and their three boys, the goal wasn’t simply to

build an impressive house. It was to create a place where friends naturally gather, where muddy boots are welcome and where family memories unfold both indoors and out. “We wanted to create a place they’d always want to come home to,” he says. “A place where they’d bring their friends, spend time outdoors, play in the yard and experience a little of that country lifestyle.” Carefully landscaped gardens, open greenspace, a vegetable garden and custom-built pool encourage outdoor living throughout Niagara’s warm months. Inside, every room was planned with family life in mind. The spacious floor plan centres around a large open-concept kitchen and great room, where entertaining comes naturally. A formal dining room accommodates holiday celebrations, while a dedicated office allows both David and his wife to work from home. “We approached the design with long-term flexibility in mind,” says David. “If we choose to age in place, the mainfloor office was planned so it can be seamlessly converted into a primary suite.” That forward-thinking approach is something David often incorporates into his custom homes. While the family currently enjoys the upstairs bedrooms, the layout can evolve as their needs change, allowing them to age comfortably without sacrificing the home they love. Continued on page 104

It features handcrafted inset cabinetry, Cambria quartz countertops, integrated panel-ready appliances and an oversize island where the family and guests can informally gather around. A thoughtfully designed servery connects the kitchen to the dining room, complete with glass shelving, a wine fridge and beverage cooler, making entertaining effortless whether guests are enjoying dinner indoors or gathering by the pool. Throughout the home, wide-plank European oak flooring creates warmth and continuity. The flooring reflects David’s preference for natural materials that age gracefully rather than follow passing trends. A spacious mudroom with ample storage connects directly to both the garage and pool area, with a dedicated powder room nearby. Rather than creating a basement reserved only for occasional guests, the lower level functions as an extension of everyday family life. A large rec room houses ping pong and games, while a hockey practice area gives three sports-loving boys a place to burn energy regardless of the weather. Apple Topping Preheat oven to 350°F. Line a nine-inch round cake pan with a circle of parchment paper. Melt four tablespoons of butter and sugar in a saucepan. Pour into the cake pan. Arrange the apple slices in an even layer over the sugar mixture.

Cake Batter In a medium bowl, whisk together flour, baking powder, salt, cinnamon, ginger, nutmeg and allspice. Using a stand mixer, cream the softened butter and granulated sugar until light and fluffy. Beat in the eggs, one at a time, then the vanilla. Add dry ingredients in three batches, alternating with the milk and mixing just until combined. Spread the batter gently over the apples. Bake for 35-45 minutes, or until a toothpick inserted in the centre comes out clean. Cool in the pan for 10-15 minutes, then carefully invert onto a serving plate.
