A MESSAGE FROM OUR President As I return from the 2026 Florida Realtors Convention & Trade Expo in Orlando, I am encouraged by the message we

heard about the direction of Florida’s real estate market. The consensus is clear. Florida’s housing market is becoming more balanced, active and resilient. According to Florida Realtors Chief Economist Dr. Brad O’Connor, Florida has experienced 11 consecutive months of year-over-year increases in closed sales through July. Single-family home sales increased 5.1% compared with July 2025, while condo and townhouse sales rose 11%. Pending sales are also trending higher, providing another encouraging sign that buyers are returning to the market. Prices remain relatively stable. The statewide median price for a single-family home reached $425,000 in July, up 3.7% from a year earlier. Condo and townhouse prices held steady at $295,000. Inventory has also improved, giving consumers more choices and creating a healthier environment for both buyers and sellers. The message I took away from the conference is one of cautious optimism. Mortgage rates remain an important consideration, affordability continues to challenge many consumers, and conditions vary significantly from one local market to another. However, the data shows that consumers are adapting and participating despite these challenges.

As an Association, we will continue to advocate for our members, promote professionalism, and provide the education and resources needed to serve our communities. The market is changing and opportunity is returning. Together, we are prepared to meet the opportunities ahead and help our members and communities navigate Florida’s evolving real estate landscape.
