A MESSAGE FROM OUR President
As we move into the middle of our first quarter, our local real estate market continues to reflect both resilience and recalibration. Inventory levels have improved modestly compared to this time last year, though we remain below historical norms. While new listings are increasing, many homeowners are still hesitant to trade low mortgage rates for higher ones, keeping overall supply tight in certain price points.
Pricing has stabilized after the volatility of the past few years. We are seeing more strategic pricing from sellers, with fewer multiple-offer situations than during the peak frenzy. Well-prepared and properly priced homes are still moving efficiently, but overpricing is leading to longer days on market. Appraisal gaps have narrowed, and inspection negotiations are returning to more balanced terms.
Buyer behavior is evolving. Today’s buyers are more deliberate, payment-conscious, and focused on value. They are comparing properties carefully and negotiating more confidently. However, serious buyers remain active, especially in entry-level and mid-range segments where demand continues to outpace supply.

National trends are influencing our local dynamics. According to the National Association of Realtors, markets across the country are experiencing similar stabilization patterns, moderate price growth, gradual inventory recovery, and steady buyer demand despite interest rate fluctuations. Mortgage rate movements will continue to shape activity this quarter, and even small rate shifts may trigger bursts of pent-up demand.
For our members, this quarter calls for strong pricing strategies, clear communication of value, and proactive buyer and seller education. A balanced market rewards expertise. By staying informed, adaptable, and client-focused, we will continue to lead with professionalism and deliver results in an evolving environment.
