GENERAL PARK RULES
• All guests must register at the office upon arrival and wear provided wristbands at all times for access to amenities.
• The park is family-friendly; respectful behavior is required. No excessive noise, profanity, fighting, nudity, or disruptive actions. Violations may result in ejection without refund.
• Guests are responsible for the actions of their visitors and children. Maximum occupancy per RV site is 6-8 people (depending on site size/RV max occupancy); additional guests require day passes ($25 per person per day).
• Cottages have a maximum occupancy of 4 people. Pets are not permitted except in our pet friendly units. Evidence of pets occupying the space will result in a $100 fee plus any damages incurred.
• No subletting or transferring of sites without management approval.
• The park reserves the right to refuse service or eject guests for rule violations, with no refund.
• Park management is not responsible for loss, theft, or damage to personal property, vehicles, or RVs. Guests use facilities at their own risk.
• No fireworks, explosives, firearms, or weapons allowed on premises (except as permitted by Louisiana law but must remain secured in vehicles or RVs).
• No illegal drugs or substances permitted.
• Smoking/vaping is allowed only in designated areas or at your site; not in buildings, pools, or common areas. Dispose of butts properly.
• Alcohol consumption is permitted for those 21+ in designated areas (e.g., Tiki Bar, adult pool swim-up bar) and at sites, but responsibly. No outside alcohol in bar areas per licensing rules. Intoxicated behavior may lead to ejection.
• Quiet hours are 10PM to 8AM Sunday- Thursday, Friday and Saturday is 11PM-8AM No loud music, generators, or disturbances. Golf carts and bikes must be parked during quiet hours.
• Children under 13 must be supervised by an adult at all times, especially near water features, roads, and amenities. Curfew for minors: at site by 10PM unless at a park event. No walking through occupied sites; use roads and paths only.
• Keep sites clean and free of clutter. No storage under RVs or modifications to sites without approval. Dog fences must be confined to the concrete site, no grassy areas.
• Trash must be bagged and placed curbside for pickup (daily service 8AM-6PM); do not leave out overnight to avoid wildlife.
• Washing of RVs, vehicles, or golf carts is prohibited on-site.
• No tents, pop-ups, or non-RV units on RV sites (except future primitive sites).
• RVs must be self-contained, in good condition, and RVIA certified (No “Schoolies”, conversion vans etc). Long term (monthly guests) RV must be no more than 5 years old unless approved. Provide photos upon request.
• No mechanical repairs or modifications to vehicles/RVs on-site.
• In case of inclement weather (e.g., hurricane warning), follow park evacuation procedures. Credits towards future stays may be issued for mandatory evacuations, but no refunds.
CHECK-IN/CHECK-OUT POLICIES
• Check-in: 2 PM for RV sites, 4 PM for cabins.
• Check-out: 11 AM for all. Late check-out may incur fees ($30/ hour); early check-in is based on availability and requires approval.
• Reservations must be made by adults 21+; ID required for long stays (30+ days).
• Cancellations: Cabins 14 days+ for full refund, 72 hours+ for RV Sites; less than the required cancelation period will result in deposit forfeiture. Guests may reschedule for a future date, within 12 months (Alteration fee of $10 will apply). No refunds for early departures. Damage deposits are fully refundable in the event of a cancellation. BLACK OUT DATES APPLY.Minimum stays may apply during peak seasons or holidays (e.g., 3 nights minimum cottages).
PET RULES
• Pets welcome (max 2 per site); must be leashed (6 ft max) at all times outside RV/Cottage.
• Maximum combined weight for pet in the cottages is 35lbs, NO LARGE BREEDS.
• Clean up after pets immediately; bags provided at dog park and stations.
• Pets are not allowed in buildings, pools, lazy river, playground, arcade, or food areas.
• No aggressive pets; must be vaccinated and non-disruptive. (please have vaccination records on hand)
• Unattended pets or excessive barking may result in ejection.
• Use designated dog park for off-leash play; supervise at all times.
VEHICLE AND PARKING RULES
• Speed limit: 5 MPH strictly enforced.
• One RV and up to two vehicles per site (size permitting); extra vehicles park in overflow areas (no grass parking).
• No ATVs, UTVs, or dirt bikes.
• Bikes/scooters must follow road rules; helmets are recommended. No riding in pool areas or after dark without lights.
• Drones prohibited without approval.
GOLF CART RULES
• Only park-rented or approved personal golf carts are allowed (register personal ones at office; $10/day fee). Carts must have a permit tag visible to staff.
• Drivers must be 16+ with valid license.
• No driving carts while drinking or intoxicated.
• Max occupancy per manufacturer; all must be seated.
• Stay on roads; no off-road or sidewalk use.
• Lights required after dark; park by 10 PM.
• Renters sign a Terms of Service Agreement and are liable for damages.
POOL AND WATER AMENITY RULES
• Pools, lazy river, splash pad, and slides open seasonally/weatherdependent; hours 10AM- 10PM.
• When no lifeguard is on duty, swim at own risk. Children under 13 must be supervised by an adult.
• Wristbands required for access.
POOL AND WATER AMENITY RULES CONT.
• No glass, outside food/drinks, or coolers in pool areas (TABC/ licensing rule).
• No diving, running, horseplay, or breath-holding games.
• Swim diapers required for non-potty-trained children.
• Flotation devices: small personal ones OK; no large rafts.
• Height/age restrictions: Large slide - 48” min; kiddie slide - under 48”.
• Adult pool/swim-up bar: 21+ only; no children.
• Family pool/splash pad: All ages, but supervision required.
• Lazy river: No height min, but weak swimmers must use life jackets (provided).
• Cabana rentals: Reserved in advance.
• No pets, smoking, or alcohol outside designated bar areas.
LAKE AND FISHING RULES
• Lake swimming is prohibited
• 7-acre lake for catch-and-release fishing only (unless specified otherwise); Fishing license is not required.
• Use piers or designated areas; no fishing in swimming/beach zones.
• No motorized boats; non-motorized (kayaks, canoes) OK with approval.
• Swimming/beach access: At own risk; no lifeguard. Children supervised.
• No glass on beaches or piers.
• No feeding wildlife; respect natural habitat.
• Future beach: Follow posted rules for access and use.
OTHER AMENITY-SPECIFIC RULES
• Amphitheatre: Lawn seating; no reserved spots. Follow event guidelines; quiet after shows.
• Tiki Bar: 21+ for alcohol service; ID required.
• Pickleball Courts: proper attire/shoes. No food/drinks on courts.
• Playground: Children under 13 supervised; no rough play.
• Lodge and Arcade: No outside food; children supervised. Hours vary seasonally but will be posted on the door.
• Putt-Putt Golf (Future): Equipment provided; no horseplay.
• Dog Park: Off-leash is permitted, Clean up after your pet. A $25 fee will be accessed for pick up.
• Cottage Rentals: 4 Max occupancy per unit; no pets unless specified. Clean upon departure, wash dishes, strip linens, remove trash (take to dumpster). A fee will apply for non-compliance.
• Laundry Areas: No unattended washing or drying. Items left unattended will be collected and must be picked from the front office.
• Propane Station: Staff-assisted only; follow safety protocols.
• Winter Spa (Future): No children without adult supervision.
• Primitive Sites (Future): Tent-only; no hookups; fire rules apply.
• All amenities: Use at own risk; report issues to staff. Closures possible without notice.
