Q1 in Review

Across much of Florida’s East Coast, the market showed a mix of activity as the year began, with several encouraging trends emerging. Sales accelerated in most counties in Northeast and South Florida, with higher-priced homes seeing moderate gains across many markets. At the same time, pricing adjusted in lower- and mid-priced segments, creating new opportunities for buyers. Condo sales rebounded from last year’s trough, with a growing number of buyers focusing on mid-priced units where list prices have become more approachable. While affordability remains a consideration, particularly as mortgage rates remain higher than some expected, many potential condo buyers have begun to adjust to the cost of insurance.

Towards the end of the first quarter, the volume of newly listed homes began to slow. Even so, prospective buyers continue to benefit from a range of available options in many neighborhoods. At the same time, the level of supply without a corresponding increase in the buyer pool meant that homes took longer to sell on average, and sellers has to adjust expectations around full asking price.

Another small source of supply has been a modest uptick in foreclosure activity, which has not been a major issue for several years. While not currently a source of concern, this is a trend worth monitoring, particularly alongside the increased utilization of adjustable-rate mortgages.

Sales increased by more than 30%, with the median price rising 10%. The average price climbed nearly 17%, marking one of the stronger gains in the region, supported by a shift toward higher-priced units.

Sales increased by 13% and the median price rose 5% compared with a year ago. In the first quarter, more higher-priced homes sold, helping to lift the average price higher.

Sales rose by more than 31% year-over-year, marking one of the strongest gains in the region. At the same time, new listings slowed, tightening the balance between supply and demand.

The market softened compared with a year ago, with the median price and sales easing by around 14%. The larger drop in the average price reflected a shift in purchase activity toward the mid-range of the pricing spectrum.

SALES RISE AS PRICING ADJUSTS

Single family sales increased by 23% compared with a year ago, with gains outpacing the neighboring counties. The median price eased by 6%, one of the larger drops in the region.

Both the number of sales and average pricing rose during the first quarter. At the same time, inventory decreased further, leaving potential buyers with few options.

INVENTORY EXPANDS, SALES FOLLOW

For-sale inventory expanded by 25% compared with a year ago and sales followed, increasing by nearly 8%. Closed sales accelerated sharply through the quarter, with March nearly double the pace of January.

The average condo price per square foot increased by 27%, the largest increase in Northeast Florida, as a growing number of higher-priced units closed during the quarter.

The number of homes for sale dropped, the only county in Northeast Florida where inventory decreased. Single family home sales ticked up by 3% and the median price increased modestly.

The volume of sales slipped slightly while more condo units became available for sale. With fewer condos selling in the upper pricing tiers, the average price fell the most in Northeast Florida.

Sales eased by 5% and the median price dipped. While for-sale inventory continued to increase, the number of new listings each month was stable.

Condo sales accelerated by 45% compared with a year ago, the strongest increase in Northeast Florida. The condo segment gathered pace during the first quarter, with closed sales roughly doubling from January to March.
