2026 EDITION - ISSUE #4

Be Seen. Be Connected. Be Ready. When times are good, you should build your bank balance. When times are more challenging, you should build your brand. The building industry has always been cyclical. We know there are periods when work is off the chart, and others when projects slow. During these times, we have seen companies reduce spending and time spent on marketing. History consistently shows that businesses that maintain visibility and continue to build relationships in quieter periods are often the first ANGELA WHITE to benefit when consumer confidence returns. EXECUTIVE You’ll see from the information throughout this magazine that marketing is about far more than OFFICER advertising. It is about building trust, demonstrating professionalism, and staying connected with your community. This is where your membership delivers real value. Our Association exists to advocate for the industry, provide education, raise professional standards, and create opportunities for members to succeed. But membership is not a passive investment. The businesses that gain the greatest value are those that actively engage. Whether you attend industry advocacy meetings, networking events, participate in professional development, enter industry awards, sponsor an event, or share your expertise with fellow members, every interaction helps strengthen both your own business and our industry as a whole. People do business with people they know and trust. We have seen that time and again at Olympia Master Builders. Association involvement creates connections. It puts your business in front of peers, suppliers, clients, and decision-makers who recognize the value of working with businesses that are committed to professionalism. As an Association, we are committed to creating opportunities for you to increase visibility and strengthen your business. We encourage you to make the most of every one of them. While market conditions may fluctuate, one thing remains constant: relationships matter. If you talk to any OMB member who has been around for a few years, they will tell you the same thing. Thank you for your continued support of our Association. Together, we will continue to advocate, connect, and grow our industry for the benefit of all members.

The Olympia Master Builders is a professional trade association representing 490 member companies located in Thurston, Lewis, Grays Harbor, Mason and Pacific Counties. Our members come from all sectors of the building trades and are committed to “building strong communities, one home at a time.”

MESSAGE FROM OUR BOARD PRESIDENT

Stronger Together:

Fueling Our Mission Through Fundraising As we head into the busy fall season, there's no better time to think about how you're maximizing your exposure and making the most of your Olympia Master Builders membership.

GINA CARLSON 2026 OMB BOARD PRESIDENT

Whether you're a builder, remodeler, supplier, trade contractor, or industry partner, OMB offers countless opportunities to put your business in front of homeowners, fellow members, and the communities we serve. From advertising in Chalk Line Magazine and participating in the Tour of Homes and Big Home & Remodel Show to sponsoring events, networking, and utilizing our digital marketing channels, every opportunity helps strengthen your brand and build valuable relationships. Visibility matters, but so does having a strong voice for our industry. Your vote matters now more than ever. As election season approaches, I encourage every member to make voting a priority. The decisions made by elected officials directly impact housing, permitting, workforce development, affordability, en-

vironmental regulations, and the future of our industry. Through the Thurston County Affordable Housing Council (TAHC), OMB advocates year-round for responsible growth, attainable housing, and a healthy building industry. TAHC also endorses candidates who understand the housing challenges facing our communities, making those endorsements a valuable resource as you prepare to cast your ballot. Our association is strongest when members are engaged. Whether you're promoting your business, volunteering on a committee, attending events, or participating in the election process, your involvement makes a difference. Stay connected by checking the event calendar at omb.org and mark your calendar for the networking, education, and industry events you won't want to miss this fall. Thank you for being a valued member of Olympia Master Builders. Together, we're building stronger businesses, stronger communities, and a stronger future for our industry.

Free BIAW Contracts Package helps protect your business.

PWB Crafted for a Cause

BIAW has just added another benefit for members to build and strengthen their businesses. The BIAW Contracts Package is now FREE for all home building association members in Washington.

Homes First is dedicated to creating and maintaining safe, healthy, and affordable rental homes for individuals and families who need them most. We're excited to support their mission by creating beautiful centerpiece boxes that will be featured at this special event.

VALUABLE BEFORE, EVEN MORE ACCESSIBLE NOW Originally introduced as a subscription service in 2022 with a $399 price point, the package was developed by local land use attorneys familiar with Washington law.

The boxes were designed by Lauren Stone of John Erwin Remodeling, with lumber generously provided by Adriane Vincent at Builders First Source.

PWB Crafted for a Cause and built and decorated centerpiece boxes for Homes First's Heroes for Housing event!

Washington-based attorneys with deep connections and knowledge of the home building industry drafted each template specifically for Washington’s residential home builders. When BIAW 2026 President Aaron Marvin took office, one of his top priorities was to continue to add value for BIAW members. An early subscriber to the contract service, Marvin proposed providing free access to all members as an added benefit. The BIAW Board of Directors approved the change at the BIAW Winter Board Meeting in March. “Running a business is hard enough,” Marvin said. “Having solid contracts with your clients, your subcontractors and your employees gives you valuable peace of mind. This is just another way we can reward people for choosing to become a member of their local home building association."

WHAT’S INCLUDED

The package includes more than two dozen templates and addenda covering the agreements members use every day: • Residential construction contracts (fixed price and lump sum) • Remodeling contracts • Spec home construction agreements • Subcontractor and supplier agreements • Consultant and design service agreements • Lien waivers and payment documents • Indemnity and affidavit forms • Draft employee policies It’s a comprehensive toolkit built to cover the most common scenarios you face on the job.

HOW TO ACCESS IT

Simply sign into www.biaw.com and go to https://www. biaw.com/contract-subscription-service. If you don’t have an account, you’ll need the: First and last name of the member of record for your company Your company name Your NAHB company ID (not your NAHB PIN) Email If you need help, reach out to communications@biaw.com between 8am and 6pm Monday through Friday and we can help you!

Recognition That Builds Your Reputation: Why Enter the OMB REX Awards. Every remodeling project tells a story of craftsmanship, creativity, and dedication. The Olympia Master Builders (OMB) REX Awards celebrate those achievements while giving your business valuable recognition that extends far beyond the awards ceremony. New this year, every winning project will be featured in Remodel Now Magazine, providing winners with exceptional exposure to homeowners throughout our region. The magazine is distributed to more than 6,000 readers through the OMB Home & Remodel Show and local news outlets, putting your award-winning work directly into the hands of people planning their next remodeling project. For homeowners, choosing a contractor is one of the biggest decisions they'll make. They want confidence that they're hiring a professional with a proven track record of quality, expertise, and customer satisfaction. Industry awards help provide that confidence. An OMB REX Award serves as an independent recognition of excellence, helping distinguish your company from the competition. Winning projects also become powerful marketing tools. Promote your award on your website, social media channels, proposals, email signature, and other marketing materials. Recognition from your peers reinforces your reputation and gives prospective clients another reason to trust your team. Beyond the marketing benefits, entering the REX Awards is an opportunity to celebrate your employees, designers, project managers, trade partners, and everyone who contributed to creating an outstanding project. Recognition boosts team morale and demonstrates the pride your company takes in delivering exceptional results. Whether you're a longtime remodeling professional or entering for the first time, the OMB REX Awards are an opportunity to showcase your craftsmanship, gain meaningful exposure, and strengthen your reputation in the marketplace. Your projects deserve to be seen. Submit your best work, earn the recognition you've worked so hard for, and let your excellence speak for itself. Watch for applications opening in early 2027.

Why Marketing Matters— Especially When Times Are Tough When the economy slows or uncertainty increases, one of the first expenses many businesses consider cutting is marketing. While it may seem like an easy way to reduce costs, history has shown that businesses that continue to market during challenging times are often the ones that emerge stronger when the market rebounds. Marketing isn't just about generating immediate leads—it's about staying visible. Homeowners may delay a remodeling project or new home today, but they're still researching contractors, gathering ideas, and deciding who they'll trust when the time is right. If your business isn't consistently in front of them, they'll remember the companies that are. The same is true within our industry. Builders, subcontractors, suppliers, and service providers are constantly looking for reliable partners. Maintaining your presence through advertising, sponsorships, networking events, social media, and association involvement keeps your company top of mind when opportunities arise. Even modest, consistent marketing efforts can have a lasting impact. Share completed projects, highlight customer testimonials, celebrate your team, offer educational content, or participate in Olympia Master Builders events. These activities reinforce your reputation and demonstrate that your business is active, stable, and committed to serving the community. As an Olympia Master Builders member, you have built-in marketing opportunities that help maximize your investment. Advertising through OMB publications and digital platforms, sponsoring events, participating in the Tour of Homes or Home & Remodel Show, and earning recognition through industry awards all increase your visibility with homeowners and fellow professionals. The businesses that continue building relationships and investing in their brand during slower periods are often the first to benefit when demand increases. Marketing is not simply an expense—it's an investment in your company's future. Stay visible. Stay engaged. Keep telling your story. Your next customer may be watching today, even if they're not ready to build until tomorrow.

INDUSTRY

ADVOCACY

Building Relationships. Shaping Policy. Advancing Housing Across Southwest Washington. Housing policy continues to evolve throughout our five-county region, and OMB remains actively engaged wherever local decisions affect the ability to build homes. From comprehensive plan updates and critical areas regulations to permitting, infrastructure, and housing affordability, our advocacy efforts are focused on creating a regulatory environment that supports housing opportunities while protecting the interests of our members. JESSIE SIMMONS OMB GOVERNMENT

AFFAIRS DIRECTOR

While much of this work happens behind the scenes through meetings, testimony, technical review, and relationship building, these efforts directly influence the future of housing throughout Southwest Washington.

THURSTON COUNTY

Thurston County remains the busiest area of advocacy activity, with multiple jurisdictions simultaneously working through significant policy updates that will shape housing for years to come. Our largest focus continues to be the County's Critical Areas Ordinance update, where OMB has been providing technical comments and working with staff and decision-makers to ensure environmental protections can be achieved while preserving reasonable opportunities to build housing. We have also remained actively engaged in discussions surrounding Home Energy Score implementation, comprehensive planning, transportation planning, and development regulations throughout Thurston County. Tthe 2026 Housing Opportunities Bus Tour brought together elected officials, planning staff, and community leaders for an on-the-ground look at how public policy impacts housing affordability. By visiting real projects and hearing directly from industry professionals, participants gain valuable perspective on the opportunities and challenges facing housing production in our region. As growth continues throughout Thurston County, OMB remains committed to providing practical expertise and fostering collaborative solutions that improve housing availability while supporting vibrant communities.

LEWIS COUNTY

Lewis County continues to balance growth with its rural character, creating important opportunities for thoughtful housing policy discussions. OMB has remained engaged with local officials as comprehensive planning efforts continue and development regulations evolve to meet new state housing requirements. We continue monitoring permitting practices, land use discussions, and implementation of recently adopted housing legislation to ensure local regulations remain practical for builders while supporting future housing needs. By maintaining strong relationships with county and municipal leadership, OMB helps ensure the residential construction industry has a seat at the table as important planning decisions are made.

MASON COUNTY

Across Mason County, housing demand continues to grow while communities work to plan for future development. OMB continues monitoring planning efforts, development regulations, and local policy discussions that influence residential construction throughout the county. We have also expanded engagement with local elected officials and candidates to strengthen relationships and encourage productive dialogue on housing affordability and responsible growth. As Shelton and surrounding communities continue evolving, OMB remains committed to being a trusted resource for policymakers navigating the complex challenges associated with increasing housing opportunities.

10 • Chalk Line

GRAYS HARBOR COUNTY

Housing affordability and economic revitalization remain closely connected throughout Grays Harbor County. OMB has continued building relationships with local jurisdictions while monitoring planning efforts, zoning discussions, and development regulations affecting residential construction. Communities across the county continue exploring strategies to encourage investment while addressing housing needs for both existing residents and future workforce growth. Our continued presence helps ensure the perspective of the homebuilding industry remains part of these important conversations as Grays Harbor looks toward long-term economic development.

PACIFIC COUNTY

Pacific County presents unique opportunities and challenges as coastal communities continue planning for future housing needs. OMB remains engaged with local governments as planning efforts, permitting processes, and development regulations continue to evolve. While growth patterns differ from other counties in our service area, access to attainable housing remains an important issue for employers, families, and local communities alike. By maintaining relationships with local leaders and monitoring emerging policy discussions, OMB continues advocating for practical solutions that support responsible residential development throughout the county.

Housing Opportunities Bus Tour Connects Policymakers with the Reality of Homebuilding OMB was proud to host the 2026 Housing Opportunities Bus Tour, bringing together state legislators, local elected officials, planners, industry professionals, and community partners for a firsthand look at the opportunities and challenges shaping housing in Thurston County. Centered around the theme, "Housing Affordability Starts with Housing Availability," the tour highlighted how thoughtful planning, transit-oriented development, housing choices, and workforce development all play vital roles in addressing our region's housing needs. Participants visited a transit-oriented opportunity site, explored the realities of homeownership in today's market, and toured the OMB/SPSCC Construction Trades Academy to see how the next generation of skilled trades professionals is being prepared to meet future housing demand. The tour was made possible through the collaboration of Olympia Master Builders, Thurston County REALTORS®, Intercity Transit, South Puget Sound Community College, and dedicated industry partners who shared their expertise throughout the day. By bringing policymakers directly to the places where housing is planned, built, financed, and taught, the Bus Tour fosters informed conversations about expanding housing opportunities throughout our communities. We extend our sincere thanks to everyone who participated and helped make this year's tour a success. We look forward to continuing these conversations and working together on practical solutions that increase housing opportunities for all.
