The plan for the former Citybox location in the northern part of the NDSM shipyard is the first large-scale development of the area. The aim is to start construction of the first phase of the project at the end of the year. With its dimensions of 85 x 100m, this location is one of the biggest city blocks on the west side of the future NDSM development. The structure of the block consists largely of various types of residents. The aim is to appeal to a wide audience. From students to 50+ returning to the city. A key component in future housing will be housing for young people, the group that just graduated and wants to settle in the city. For this group specific, small 2- and 3 bedroom floor plans were developed, accessible from a central corridor. Besides the residential program, the plan is to develop a small portion of the urban block as residential work studios. The diverse program is divided in several parts of the block which are architecturally separated. This produces an image of different architectures next to each other, each reflecting the program inside. The various programs are autonomous parts organizationally, so that they may be purchased by various investors. Each part has its own entrance, creating several entrances around the block. 3
A large part of the ground floor, and a portion of the first floor, is defined by common and public programs. Between the entrances relatively small commercial spaces are created. The student housing common areas are on the ground floor and partly public. In the middle of the block, two floors of storage spaces, bicycle parking and covered parking spaces are planned. The entrance to the parking garage is on the north side of the urban block. The garage is covered with a ca 1 m thick layer of earth that makes it possible to create a real garden which is accessible from the street at two sides. The garden is seen as an important green addition to the urban environment of the NDSM area. Many homes look out over the garden. The architecture is sturdy and simple. Large buildings are interspersed with small intermediate masses. The high parts of the block have a repetitive pattern of windows, the low parts get a more distinct expression. On the west side a soundproof system is integrated into the design of the facade. The architecture of the building components extends to the street. Sometimes the public program is two storeys high, sometimes the houses are close to the street. The association of the overall picture, the port and New York.
