The Kapolei real estate market has been leading Oahu’s overall market. Home price appreciation picked up speed in 2013 as a result of strong buyer demand, low inventory, and high rates of bids over the asking price. The median price for single family homes sold in the last 12 months was $540,000. Single family home prices in Kapolei have appreciated 19% in the past year, and 23% in the past ďŹ ve years. To demonstrate the rate of rising prices, the median price for homes sold in
the ďŹ rst two months of 2014 is $627,000. The price trend has been even more dramatic for condos and townhomes. Condo and townhome prices in Kapolei have appreciated 33% in the past year and 55% in the past ďŹ ve years. The median price for condos sold in the last 12 months was $318,936, while the median price for condos sold in the ďŹ rst two months of 2014 is $413,500. Months of Remaining Inventory (MRI) is a key market indicator that tells how long it will take to sell out of the current inventory at today’s pace of sales. Kapolei’s MRI for both single family homes and condos is down to just 2.1 months of remaining inventory, which is lower than Oahu’s already-low 3.1 months. His zeal for treating his employees right has translated into actions that have made for a happier staff. By Kimberly Lehano If you’ve noticed some Maaco Hawaii commercials on TV lately, and wondered what’s new with the company, you’re not the only one. “Turn the car you drive into the car you love” is its new slogan, and the slogan isn’t the only thing that has changed with this familiar auto-body and repair company. Since taking over Maaco Hawaii in December 2013, president and owner Ryan Thornton has made some big changes to this 30-year-old company. Thornton moved to the Islands 15 years ago, and loved it so much he never left. Now a Hawaii Kai resident, Thornton’s outlook is bright as plans are in the works for Maaco Hawaii. Currently, Maaco has one establishment in Pearl City, but Thornton hopes to expand the company statewide to include locations on the Big Island (Kona), Maui (Wailuku) and Kauai (Lihue), as well as additional Oahu locations within the next three years. “Our price point is perfect for those on the neighbor islands. This will help their cars look good longer,” he said.

Center keeps laser-sharp focus on health issues By Rasa Fournier Dr. Jeremy Alosa is the owner and doctor of chiropractic at Arthritis Laser Treatment Center. We caught up with him recently and asked him a few questions about his background and practice. Where did you receive your schooling and training? I got my bachelor’s degree in exercise science from the University of Massachusetts, then I went to chiropractic school at the Los Angeles College of Chiropractic. How long have you been practicing? I have been practicing in Hawaii since 2004. Since 2009, I have been specializing in treating Arthritis pain using a 15 watt infrared laser. What is laser therapy? Laser is used in a lot of different industries, such as LASIK eye surgery. That’s when we really started to hear about lasers being used in health care. The laser I use is the most powerful and advanced on the market. It is a Lightforce made by Litecure and I own the only ones in the entire state. Class I lasers would be a bar code scanner you see at the grocery store. Then they go up in class as they go up in power. At the top of the list would be surgical lasers. Class IV has up to 15 watts of power. The power a laser has is very important because power x time = Dosage and dosage is the only thing that determines patient outcomes and you cannot make up for insufficient power with increased treatment times. How does the laser help the body heal?
The word laser is an acronym for light amplification by stimulated emission of radiation. It’s important to know that the radiation is non-ionizing. Unlike the dangerous radiation you get with gamma- or X-rays, infrared light is safe. It is just light, and the healing property in the laser is the photons that are in the light. The laser I use has a dual wavelength of 808 nanometers and 980 nanometers. These wavelengths are best for light to penetrate into the body. The process is known as photobiostimulation. The photons stimulate the body to heal on the cellular level. One of the many things that happen is ATP (adeno-sine triphosphate) production is increased, allowing cells to take up nutrients and get rid of waste byproducts faster. It also activates fibroblasts, chondrocytes, osteocytes and other tissue repair cells, that allows faster healing rates. Laser light also reduces inflammation by inhibiting the synthesis of inflammatory prostaglandins and by contrast stimulates prostaglandins that have a vasodilating (dilate blood vessels, which decreases blood pressure) and anti-inflammatory action. Pain levels also are reduced by causing an increase in beta endorphin and nitric oxide release, decreased bradykinin levels, ion channel normalization and stabilization of the action potential of nerve cells. Another really important thing my laser can do is reform scar tissue into healthy tissue through a process known as angio-genesis (creates new blood vessel growth). All post-surgical patients should undergo laser therapy because

Sixty percent of people over 65 have arthritis. Do you have pain in any of these areas? it speeds the recovery rate and improves outcome. In summary, infrared Class IV laser therapy is scientifically based, safe and effective in treating any musculoskeletal condition. Most of my patients have arthritis and they respond very well. It is very gratifying to have patients come to me in desperation because they have tried every treatment imaginable and I am able to get them better when no one else could. How is laser associated with chiropractic? The chiropractic adjustments we give patients stimulate the body to heal itself. Laser is just a different method of doing that. With chiropractic, you’re using your hands and adjusting the patient’s spine. Because everything in the body is controlled by the nervous system and your spine surrounds the central nervous system, you can influence different things by just adjusting the spine. Laser works similarly. It’s just you’re using laser light to stimulate the body to heal. Plus my laser works great for patients who don’t have strong enough bones to handle a chiropractic adjustment. How long does treatment typically take? The larger the treatment area, the longer the treatment time. A wrist will take around 3 minutes and a hip can take up to 15 minutes. What philosophy drives your practice? My goal with all my patients is to get them better using non-invasive and safe treatments before they do the more radical and dangerous

The norm is patients go to the medical doctor and they have three treatment options: drugs (over the counter or prescription), injections (cortisone or epidurals) or surgery. None of those options are meant to fix the problem, and they present dangerous side effects. My goal is to get patients better so they don’t have to go through that. It makes sense for them to try the laser first because there’s no chance of them getting worse with my type of treatment and the relief they get is long term not temporary. Arthritis is a widespread problem. Sixty percent of
people over 65 have arthritis. It’s the No. 1 cause of chronic pain and disability in the U.S. It accounts for 17 percent of all chronic pain and disability in the country. Compare that to the leading cause of death, which is heart disease, and that accounts for 11 percent of all disability. Until this laser was cleared by the FDA in 2003, there weren’t many effective options to treat arthritis. Now, the Class IV infrared laser has revolutionized the treatment of arthritis pain and numbness.

One man’s tale of life on the run By Rachel Breit Have you seen this fugitive? Living under an alias, Adam “Hollywoodâ€? Correa spent years on the run for a crime he admits was a mistake. He recounts his experience living in the shadows in his recently published e-book Fugitive in Paradise. Correa was convicted of assault and kidnapping following an altercation with a couple that was trying to steal his belongings at a Nimitz bus stop. After violating his parole and sentenced to additional jail time, Correa– with only $25 dollars in quarters– boarded a ight to Kauai where he spent the next eight years moving from house to house. He
The Correa family relied on food banks for meals and lived under the alias David, his brother’s middle name. The near decade Correa spent dodging the authorities and living in fear still haunts him. His hope for his e-book is to help clear his name now that he has done his time. “I wanted to explain what I did,� he said.
Even after his release from prison 10 years ago, his photo still appears in the “Wanted� archives. Besides moving from Kalihi Shopping Center to City Square Shopping Center, the company has had to contend with big box pet stores. “We were so worried we couldn’t compete price-wise,â€? said Ogata. Surprisingly, customers discovered its prices are still competitive in comparison, often lower than chains. But it’s not just cost that sets Kalihi Pet Center apart. Ogata said being locally owned and operated gives the company the exibility to order products not in stock, and control what it carries. Besides being Kalihi Pet Center a full line pet storefront on supply store, the Dillingham Blvd. company carries rare and exotic birds and everything from chinchillas and salamanders to guinea pigs and dogs. As for its puppies, many are from clients or clients of the vet clinics that they work with. Before making it into the store, the pups are checked, given their ďŹ rst shots
and dewormed by veterinarians to make sure they’re healthy and ready for new homes. The real gem of Kalihi Pet Center, however, is its customer service. “People buy a ďŹ lter we don’t sell, bring it here and we’ll help them ďŹ gure it out even if it’s not our brand,â€? he said. Helping others is what also propels Ogata to deliver supplies for some of their oldest customers who can’t drive, but have pets. In explaining why he does it, Ogata said, “Because I no longer have a grandma and grandpa. They’re my grandma and grandpa.â€? Ogata’s seen people come and go through the doors of Kalihi Pet Center. One customer he won’t forget is a woman who came in after her 16-year-old dog had passed away. She got him from the store years ago, but returned to tell Ogata it was the best companion she ever had. Things have certainly changed. Ogata should know. He’s been at the company since he was 14, volunteering for the store’s original owner. But the fact that customers remain and return shows one thing hasn’t, Kalihi Pet Center’s customer service. His long-time customers may not be kids anymore, he said, but they come back with their own children. “I feel so old,â€? Ogata laughed, “because now their kids are coming.â€?

By Nicole Kato Hawaii residents are lucky enough to have sunshine and beach weather nearly year-round, but the Islands’ wonderful climate can actually be hurting your home. “Hawaii has salt air and water rot, also known as dry rot,â€? explained Bill Lyden, owner of Lyden Siding. “It’s from the water, and the wood is just under duress.â€? Since 1976, Lyden Siding has been providing Hawaii homeowners with affordable home siding that protects abodes from the elements. Siding on homes not only shields the wood from moisture, but it also deters insects that breed in those moist places. Siding seals your home as well, which allows the wood to dry, and it reduces exterior maintenance costs, as the cost for scraping and painting one’s home each year adds up. Lyden noted that vinyl siding is an especially good choice for Hawaii, as it allows the wood beneath the siding to breathe and release moisture. Additionally, any moisture that’s been retained for years breathes out through the siding, but new moisture cannot get in. This means that the wood lasts twice as long as it would if you had no exterior siding. “Nowadays, people don’t paint their homes every year, so they really start to deteriorate,â€? Lyden said. “People forget about maintenance. They’re getting to work, ďŹ ghting trafďŹ c — they don’t take the summer off and paint the house every year. It gets to be bad where it’s
hard to paint.â€? In addition to protecting homes from weather-related damage, vinyl siding also is used on houses with lead paint. Lyden recalled a time when he put up siding for Marine base homes, which were covered in lead paint. “Vinyl siding was cheaper than scraping off the lead and disposing of the lead,â€? he said. “We covered the lead, and they never have to paint again. You protect the house, and the siding breathes.â€? One notable property Lyden worked on was Duke Kahanamoku’s former home in 1980. He also has worked on Palama Settlement, which fell victim to lead paint deterioration. “The biggest thing is that we’re here,â€? Lyden noted. “We go out and ďŹ x whatever anybody needs, and they’re not even our jobs ‌. we know the houses and what they need.â€? Over the years Lyden and his team have learned how to do the job right based on Hawaii’s climate, circumstances and people. “All we’ve ever done is worked here (in Hawaii). We’ve ďŹ gured it out,â€? he added. “We’re really good at our trade. We’re just trying to take care of folks. Not many companies have been around this long, and everybody is a satisďŹ ed customer.â€?

Lao temple finds new home in Waipahu By Yushing Ting Through the generosity of its many members and supporters, Wat Lao Sithammaram of Hawaii in Waipahu has finally finished renovations on its new temple. “We’ve received donations from members of the Lao and Thai community both in Hawaii and on the Mainland,” shared abbot (monk leader) Inpeng Siphanthorn. “People will post things on our Facebook page, and then people from other temples on the Mainland will see it and send us donations. We have connections between the different temples. “Also, Princess Abigail Kinoiki Kekaulike Kawananakoa is a big supporter of Wat Lao Sithammaram of Hawaii and has given monetary donations to help in the temple’s success.” Originally founded in 1982 by venerable Bounkong Singsouvanh in Palolo Valley, Wat Lao
Sithammaram of Hawaii started with 400 to 500 members and has since grown to 800 to 1,000 members. In 1991, the temple relocated to Kalihi where it eventually outgrew its space, and in 2011 moved to a bigger building on more land in Waipahu. “The temple is open 24 hours a day, seven days a week,” noted Siphanthorn. “It’s open to the public. Princess Abigail Kinoiki Kekaulike Kawananakoa Anyone who wants to come can just come in and pray or get your blessings.” The temple also plans to hold free monthly events for the community, with entertainment and food provided, including many traditional Lao foods. Visiting the temple is always free, and all events are open to the public, however, donations in any amount are accepted. The next celebration is scheduled for April 11 and 12, which is the Water Festival to celebrate the Lao New Year. Typically
taking place in mid-April, the Lao New Year is one of the most spirited holidays of the year with festivities lasting from a few days to a week or even longer in certain parts of Laos. Located at 94-127 Waikele Road (across the street from Waipahu Intermediate School where overflow parking is available), Wat Lao Sithammaram of Hawaii practices the teaching of Buddhism, and strives to carry on the Lao culture from generation to generation. Throughout the year, you’ll find many Laotians, Thai, Cambodians and Buddhism followers at the temple for worship or to celebrate various Lao festivals. Siphanthorn, who was born and raised in Laos, was ordained a monk at just 12 years old in the city of Luang Prabang. He continued his studies in Thailand, and graduated from Khon Kaen University before returning to Laos where he became a monk teacher to underprivileged
children in rural areas. In 2005, he was sponsored by Singsouvanh to come to Hawaii and teach Buddhism. But during his visit, he fell in love with the Islands and decided to stay, even becoming a U.S. citizen earlier this year. “I like the weather, the people, and the ocean too,” he said. The new temple, which is approximately 17,710 square feet, took three years to renovate and has a symbolic orange exterior — the same color as the robes worn by the temple’s monks. It’s a South East Asian style temple with traditional roof ornaments that are unique in design to each temple, and signify that it’s a Buddhist temple. “The ornament sculpture that is set up on the shrine of our temple symbolizes the middle path to Heaven and points up toward the sky, and signifies the devotees praying to the Buddha, the Dharma, the disciples or monks and all of the Gods and angels
Abbot Inpeng Siphanthorn in Heaven,” explained Siphanthorn, who designed the gold colored ornaments. “There are nine layers of sculpture, which is considered true Lao handcraft.” Siphanthorn also designed the layout and architecture of the temple, but credits its former monk leader, Singsouvanh, for envisioning it. “He helped to move us here,” he said. Currently there are three monks who reside at the temple, and Siphanthorn said they’re
available every day, any time of the day. Their mission is to make a positive difference in the community and its people through their teaching and beliefs. “We just want to make this temple the center of the community,” he said, “a place where people can come for support and guidance, and to learn about our culture.”

More than 40 years ago, Jules Kozuki opened Vim N’ Vigor on Kapahulu Avenue and served up smoothies, salads, sandwiches and baked in-house stone-ground breads. By Luis Alicea April will be a very eventful month for the Hawaii Prince Hotel Waikiki, which will play host to various special brunches, dinners and the Hanami Sake Festival. “The Hanami Sake Festival features over 100 better-quality sakes and various food booths, including our own,� said Aaron Miyakawa, director of restaurants for the Hawaii Prince Hotel Waikiki. Restaurants present at the festival include Tonkatsu Ginza Bairin, Bernini, Urawa, Tokkuri-Tei and Hawaii Prince Hotel Waikiki’s own Hakone and Prince Court. Some of the breweries partnering at the festival are Asahi Brewery, Katou Kahachiro Shuzou, Kamikokoro, Ichinokura and Nanbu Bijin. EntrĂŠes will include steamed crab legs with drawn butter, half-shell mussels and oysters, various poke options, grilled snapper, and penne pasta with pancetta. The Prince Court Easter dinner will take place from 5 p.m. to 9 p.m. Cost will be $59 for adults and $29.50 for children between 6 and 10 years old. Holiday events are not new to the Hawaii Prince Hotel Waikiki. “We’ve held holiday brunches, dinners, and events for at least 20
years now,� said Aaron. “Events are all open to the public.� As the events are open to the public, it is expected they will be a complete success and sell fast. “Reservations are highly recommended for the Easter brunches and dinner since there is planned seating,� said Miyakawa. One more event happening at the Hawaii Prince Hotel Waikiki this April is in celebration of Administrative Professionals Day. This year, Administrative Professionals Day falls on Wednesday, April 23. Green World Farms is always the ďŹ rst stop for many people starting their morning, ending their day, or on their way to the North Shore.
It’s a ‘Green World’ after all By Serena Valdez True appreciation for coffee may have found its home on the 7.5-acre land just south of Dole Plantation. Green World Farms, which has been in operation for a year, is making its mark as a must-try pit stop for locals and visitors alike. When owner Howard Green, 72, purchased the former pineapple farming land in December 2008, he knew he wanted to use the land for a good purpose while keeping it fun. His love for coffee became the inspiration to turn the land into not only a place for visitors to enjoy the tastes of Hawaiian coffee, but also a high-quality agricultural experience. “Tourists want to experience things that are authentic,â€? he said. “That’s why I think it’s essential to keep the focus of the farm on coffee and make the experience better and better for people.â€? The Wahiawa farm is situated on Kamehameha Highway where Kamananui and Kaukonahua roads intersect, a convenient location for those who may be venturing to or from the North Shore. Green World is a spacious, pet-friendly coffee oasis for those looking to unwind or have a relaxing start to their day. Inside, the walls pay homage to coffee with vintage posters, modern artwork and framed coffee-related humor. In one corner is a small bookcase overowing with books patrons can read while they sit at one of the several tables inside or on the grassy patio outside. Mostly all the merchandise is about Green World or coffee, including mugs, bags and apparel. Other products include jams, jellies and soaps made within 10 miles of the property and all derivatives of agricultural products. In addition to selling the coffee grown onsite, Green World also features coffee from Waialua, Kauai, Molokai, Maui and Kailua Kona plantations. Along one counter is a coffee tasting station where visitors can taste different samples of coffee for free in order to determine what avors they enjoy.
In the cafĂŠ, items on the menu are broken up into three different categories: hot, iced and frozen. Hot and iced selections include coffee, espresso, cappuccino, latte, mocha and teas; and the frozen selections include milkshakes, smoothies, and either a mocha, cappuccino or chai freeze. Patrons can also indulge in baked goods provided by different local bakeries. Through the back door is a sign pointing the way to the coffee garden, where visitors can see and learn the process of how coffee goes from a cherry to what they ordered from the menu. “Practically everyone in America drinks coffee,â€? Green said. “So part of the idea of having a coffee farm is making it really convenient for visitors to actually see the coffee growing on the trees and the plants.â€? Several thousand coffee trees dot the property, with 1,000 new trees planted every year. The ďŹ rst 500 trees were planted by Green and Roastmaster John Alvarez in spring 2010, planting Kona Typica trees, a Guatemalan variety of arabica tree, and Red Catuai, a Brazilian semi-dwarf tree. In addition to the thousands of coffee trees, there are also trees including koa, noni, avocado, pine and monkeypod trees that all serve as windbreaks to protect the coffee trees from the area’s windy climate. Alvarez, who’s spent 25 years in the coffee business, provided the expertise that Green needed in order to develop a sturdy foundation for his coffee vision. Having spent 40 years as an attorney in Honolulu and who built, owns and operates North Shore Marketplace in Haleiwa, Green needed someone who knew the ins and outs of his new business venture. Green’s goal is for the farm to have 10,000 coffee trees, which will yield about 15,000 pounds of roasted coffee at every handpicked harvest. Before a single tree could be planted, Green’s ďŹ rst order of business was cultivating and transforming the soil into the best coffee growing conditions. Decades of pineapple farming on the land left Green with soil that was unďŹ t for coffee growing. “A pineapple will grow in a more acidic

environment than most other plants, making soil more and more acidic,â€? Green said. “Coffee does not grow in acidic soil, and one of the effects of farming pineapples is the soil is robbed of almost all organic content and we have to mitigate acidity and manage soil so we can restore that organic, natural content to it.â€? To make the trees grow better, Green imported several tons of recycled organic soil from Hawaiian Earth Products and mixed it with the natural soil on the farm, which gave the trees an initial boost during the ďŹ rst two years after the trees were planted. Another man Green has to thank for helping the farm become what it is today is Greg Saito. Saito, who previously worked and lived at Poamoho Camp, a plantation village for the former Del Monte pineapple plantation workers, showed up at Green World one spring day in 2010 when Green was picking weeds. Saito asked if he had any jobs and Green hired him that day. Since then Saito has become the farm manager, where he manages and maintains the farm, including determining what trees are ready for picking. A total of 19 employees work in the shop and on the farm, and they’ve all learned enough about the farm and its coffee to educate every visitor while also sharing their strong aloha spirit.
“We’re like a big family here (at Green World) and it does come across with our clients,� said Sandy Dutro, a manager. “I’m very proud to say we have a lot of returning guests. Since we’re fairly new, our visitors hear about us by word of mouth, which I love because it means we stand out.� Many different groups of people use Green World as a place to meet up and pass the time, including three different mom groups, bible study and knitting groups, Dutro said. “There is even a group of men who come regularly to drink coffee and have cigars after work.� Green said his hope for Green World’s future is to continually provide a better place for the community to experience great coffee. “What lends legitimacy to what we do is that we are a blessing to other people,� Green said. “We want the farm to be a blessing not only to our employees, but also to our visitors and also the community.�
