PODERI CRISCI ESTATE
205 and 205A Awaawaroa Road, Waiheke Island
Poderi Crisci Estate
Awaawaroa Bay, Waiheke Island
Some places are purchased. Others are discovered.
Hidden among the rolling hills of Waiheke Island, Poderi Crisci feels like a small corner of Tuscany that quietly settled in the South Pacific and decided to stay.
WHERE WAIHEKE MEETS THE SOUL OF ITALY
A short journey from Auckland’s international airport, yet worlds away in atmosphere. Sunlit vines, ancient olive groves, fertile gardens. The rhythm of land, wine and hospitality defining daily life. Island tranquillity. Global accessibility. A balance that is increasingly rare.
THE VINEYARD AND RESTAURANT
At the heart of the estate lies a celebrated destination that has earned its place as one of Waiheke’s most loved. Long lunches among the vines. Weddings unfolding against sweeping rural backdrops. Wine, olive oil and seasonal produce grown, harvested and served in the same breath. This is the Mediterranean philosophy of living close to the land, made real.
THE RESIDENCE
At the centre of the estate sits a Tuscan country-style villa with four bedrooms and two bathrooms. Warm, elegant and unhurried.
Outside, a 6x12 metre pool and spa overlook the surrounding landscape. Above La Locanda Bistro, a fully self-contained guest suite offers a generous office, double bedroom, walk-in wardrobe and ensuite, connected to the main villa through the winery via an elevated bridge suspended above the vats and barrels. Architecture as experience.
THE LAND AND WHAT LIES AHEAD
At the upper reaches of the property, a designated building platform commands elevated views toward Awaawaroa Bay. Plans have been drawn. The potential is real. A helipad provides direct access to Auckland in approximately ten minutes.
WHAT THIS PLACE COULD BECOME
An elegant agriturismo. An expanded wedding venue. A boutique vineyard retreat. A private holding with vines at its heart. Or simply what it already is. A place deeply woven into Waiheke’s food and wine culture, stewarded by someone who understands its worth.
Poderi Crisci is more than a vineyard. It is a way of life.
Where wine is crafted, food is grown, and people gather in a setting that feels timeless.
A slice of Italy, shaped on Waiheke Island.

Wine in Bottle and Barrel
Poderi Crisci crafts elegant, old-world wines from estategrown fruit, guided by traditional Italian methods where patience, structure, and expression of terroir define every vintage.
Hand-harvested grapes are gently processed — a nod to classic foot-treading techniques — before maturing in French oak barriques for approximately 18 months within the estate’s underground cellar. This vaulted space, regarded as one of Waiheke Island’s most beautiful barrel rooms, provides the ideal environment for slow, controlled ageing.
Beyond current production, the estate holds a carefully curated library of past vintages, offering both depth and continuity of style. Complementing this is a private collection of benchmark Italian wines, reinforcing the philosophy and heritage that underpin Poderi Crisci’s winemaking approach.
The cellar door maintains stock of current releases, seamlessly integrated with the restaurant offering, while the barrel room transitions wines post-fermentation into their next phase — lined with maturing bottles resting at optimal temperature, forming walls of evolving vintages.
The total wine inventory, held across bottle and barrel, is currently valued at approximately $2.026 million, with final 2026 vintage valuation pending confirmation.
Country Style Living
At the heart of the estate, a four-bedroom, two-bathroom Tuscan-inspired villa unfolds with quiet confidence — warm, textural, and designed for a slower rhythm of living.
Positioned to command the landscape, the residence opens toward a 6 x 12 metre swimming pool and spa, where long afternoons settle over rows of vines, olive groves, and open sky.
Every element is composed to capture light, stillness, and the understated luxury of space.
Above La Locanda Bistro, a fully self-contained guest residence extends the living experience — complete with a generous office, double bedroom, walk-in wardrobe, and ensuite. Ideal for hosting, extended stays, or private retreat.
A defining architectural gesture connects the spaces with an elevated internal bridge, suspended above the working winery below. Linking the villa to the guest quarters, it transforms a simple transition into a moment — where stainless steel vats, oak barrels, and the rhythm of production become part of the daily experienc

The Future

At the upper reaches of the property, a designated building platform offers an exceptional position for a future owner’s private residence — elevated, secluded, and oriented toward sweeping sea views across to Awaawaroa Bay.

Set apart from the working estate, it presents the opportunity to create a personal retreat above the vines, where the landscape opens outward to sky and horizon.
Elsewhere, along the natural curve of the valley and bordering the olive groves, there is clear scope to extend the accommodation offering. Visitor facilities could be thoughtfully introduced here — positioned to capture layered views across the vineyard rows and out to the sea, while remaining integrated within the rhythm of the estate.
A helipad provides direct access to Auckland in approximately ten minutes.
The potential is measured and intentional — an evolution that enhances both the private living experience and the estate’s ability to host and accommodate at a higher level.
