Webster shares the ups and downs of building dreams. But it’s his own journey as an architect –and a human-centric philosophy – that’s reshaping how he thinks about the future of design.

Architecture is defined as the practice of designing buildings, but for architect and TVNZ’s Grand Designs New Zealand host Tom Webster, the foundations go deeper than that.

While many architects start with form, materials or site, Tom starts with people. He sees every project as a collaboration shaped by personality and purpose, where the architecture becomes a physical expression of the lives inside it. That human lens, he believes, is what transforms a building from a structure into a story. Life stages, lifestyles, personalities, morning rituals … it’s all inspiration for compelling architecture.

“I think you need a little bit of everything in the architecture industry and work as a team with others who have diverse skills. I sit in the human and creative end of architecture – I love talking to people and finding out about how they live,” he says. "If you have a house made for yourself, you can’t hide who you are, and that is represented in build form. That’s the joy of architecture.”

This innate curiosity in people and their lives is perhaps why Tom was deemed the perfect fit to take on the presenting role for TVNZ’s Grand Designs New Zealand in 2022. Despite juggling a full schedule running his architecture firm Webster Harding Architects with wife Anna, Tom couldn’t pass up the opportunity to front one of NZ’s top-rating TV shows.

The latest season of TVNZ’s Grand Designs

New Zealand has taken him from one ambitious building project to another, following the processes of innovative architecture and feats of engineering from the top of the North Island to the South. But while the landscapes and challenges vary, the homeowners share one common goal of creating the Kiwi dream.

“We’re very much a property nation in NZ, and there’s so much opportunity to build in stunning locations,” he says. “It’s one of the prettiest countries in the world with mountains, beaches and lakes. There aren’t many places where you can ski and surf on the same day –I’ve been here 10 years now and that still amazes me.

“I would love to design homes in any of those locations: either a coastal or alpine environment, somewhere in the Central Plateau or on an island. All would have a very different design approach but ideally centred around long views.”

Originally from the UK, Tom, also a qualified car designer, fell in love with NZ on a working holiday visa, before returning home to complete his architecture training, following in his father’s footsteps. The lure of Aotearoa remained strong, however, and Tom, Anna and their two sons packed up their lives to move across the world to Auckland, where he initially worked for Cheshire Architects.

“I'm not alone in being a sucker for mid-century design,” he says. “For me the best parts of mid-century are the use of quality materials, natural light, connection with the outdoors and integration of built-in furniture and storage. There are some great houses from the 50s and 60s in NZ, but they don't necessarily perform very well as comfortable homes to live in. I live in a beautiful 60s house – well, I can’t say beautiful just yet as we’re renovating – but it will be one day.”

A high-profile project that Tom worked on before starting his television career was the awardwinning Hotel Britomart, NZ’s first 5 Green Star hotel. The environmental credentials of the development in downtown Auckland reinforced his interest and commitment to sustainable design; no greenwashing, just logically and responsibly incorporating true longevity and eco-conscious measures to help make buildings healthier and happier.

“I think we're on the cusp of understanding that we've got to build better,” he says. “We know the human impact of a house that doesn't breathe right, is cold at times, or too hot. We're not quite there yet, but we will rapidly get to a point where people realise the value of making their homes perform well. It's just whether the market responds to that. I think it will happen – buyers are more astute now.

“We need to build healthier homes and not just follow minimum building code standards. The Homestar certification scheme created by the New Zealand Green Building Council is a much better standard, aimed at delivering healthier, comfortable, more energy-efficient homes.”

Similarly, the role of contemporary architecture has evolved in the past decade, particularly post-pandemic. The Covid years not only made us reconsider our locations, homes and careers; it sparked an increased yearning for nature and a desire to revamp aesthetics in our living spaces.

“Architecture is an experience and it has such a big role in bringing us closer to nature, bringing our everyday lives closer to nature,” says Tom. “That's the big thing I think we'll see in the future, with more people opting to live in natural, not artificial, environments.”

The combination of architecture and nature has also been a theme in Tom’s new TVNZ show, launching later this year. The upcoming series sees him travel internationally to follow the adventures of homeowners constructing on coastlines around the Pacific, as well as in NZ. Travelling and filming two TV shows and stepping into the lives and homes of strangers might not be an easy task for some, but for Tom it comes back to his ‘people person’ attribute.

“Looking back, I think the way I initially coped with learning to be on TV was to pretend to myself that it was a bit of a side hustle,” he says. “I had already made a career in architecture, so I approached the presenting aspect with less pressure than someone determined to have a career in television.”

Instead, it’s a pleasure, he says, to come along for the ride on what can often be one of the most complex, stressful and exciting periods of someone’s life.

“I’ve met some amazing people and seen some incredible houses,” he says. ◊

Quietly extraordinary

Behind a modest farm gate lies a Hawke's Bay estate of rare scale and quiet drama.

The house of

A new book and podcast open the doors to Sotheby's auction house and the stories behind some of the most extraordinary objects ever to go under the hammer.

Founded in London in 1744, Sotheby's has always been more than an auction house. It is a place where objects arrive marked by human lives. Behind every piece is a story: a devoted collector, a fallen dynasty, an artist who never knew what their work would become. Now, two new releases offer a rare window into some of the most interesting of these stories.

Icons: 100 Extraordinary Objects from Sotheby's History is a new book that brings together the most significant works ever sold under the Sotheby's banner – chosen not for the prices they achieved, but for the stories they reveal. Their quality, rarity, provenance. Each objects speaks to the circumstances that made it matter.

I From the sublime to the ridiculous. The largest, most extensive, and best preserved Tyrannosaurus rex fossils ever found, "Sue" sold under the hammer for a staggering US$8.36 million in 1997 at Sotheby's in New York City.

J With Comedian – a banana taped to a wall –provocateur Maurizio Cattelan shows that, more than a century after Marcel Duchamp scandalised the art world with Fountain – a porcelain urinal exhibited in 1917 as a readymade sculpture – conceptual art still has the power to generate controversy.

The breadth is extraordinary. Arranged chronologically, the book opens with 'Sue', a 67-million-year-old Tyrannosaurus rex skeleton, and ends with Maurizio Cattelan's 2019 Comedia the now infamous banana duct-taped to a wall that became a flash-point for debates about modern art. In between, other astonishing stories unfold: a 1933 Double Eagle coin that spent six decades on the US Secret Service's Most Wanted; a 17thcentury Italian Baroque cabinet discovered in a neighbourhood pizza parlour; the now-mythic Banksy's Girl With Balloon which self-destructed seconds after the hammer fell.

Each entry is a study in human drama. The Guennol Lioness, a three-inch Mesopotamian limestone figure that holds the auction record for any ancient work of art. Jane Birkin's original Hermès Birkin, which sold for an unprecedented price for a handbag. Works by Frida Kahlo, Salvador Dalí, van Gogh, Jackson Pollock – each one a reflection of a life, an era, and an extraordinary legacy.

I The shredding of Banksy's Girl With Balloon live at auction in 2018 has gone down in art history. But even more fascinating is the story of how Sotheby's navigated the newly titled Love Is In The Bin through a media storm and into a new market moment.

K The very first Birkin bag – created by Hermès for Jane Birkin herself – is the blueprint for a fashion legend. Bearing her initials and carrying the marks of years of daily use and activism, it’s a true cultural artefact that embodies both personal style and public purpose.

The companion to the Icons book is The Specialist, a Sotheby's podcast in which the auction house’s own category experts tell the stories first-hand. Each episode homes in on a single remarkable work or item - its provenance, its discovery, its significance. Their enthusiasm is unmistakable, drawing listeners into the detail, the intrigue, and the quiet thrill of uncovering something exceptional.

This Wellingtonbased artist works primarily in acrylic, using solvent-free materials and minimal mediums to create work that is grounded both materially and emotionally.

Thanks to the artisanal process of casting each shape from aluminium using a hand-modelled clay mould, each piece has lovely and unique variations in form, tone and texture. Vast Horizons

The spectacular Lindis Pass is artist Sean Beldon’s inspiration for this work, featuring tussock-covered hills, light falling across the peaks and weather rolling through. Selling in a competitive market

As housing stock levels rise, the margin between a fast sale and a long one often comes down to strategy.

New Zealand's inventory story is no longer a simple "high stock" headline. In 2019, supply was reaching historic lows in many markets. The post-COVID period amplified that dynamic – demand surged, urgency intensified, and choice thinned further still. Today, the market has swung to the opposite extreme. Higher-than-normal stock levels now define the landscape, with supply still building in many regions. In February 2026, 12,252 new listings came to market, bringing the national total of properties for sale to 36,357.

Layered on top of local dynamics is a broader mood of caution. Ongoing conflicts and wider geopolitical uncertainty have a way of making buyers shift into a wait-and-see mode. The good news is buyers remain active – but they are more analytical than ever. In Christchurch, that shift is playing out in real time.

“With increased inventory, buyers are comparing properties more thoroughly,” says Rod Cross, Sales Associate, New Zealand Sotheby’s International Realty Christchurch. They are reviewing more listings, tracking price adjustments, and negotiating with stronger evidence.

Another clear pattern in a high-inventory market is the preference for homes that feel completely liveable. In Hawke’s Bay, Vaughan Wilson notes, “Entry to mid-level properties in most Hawke’s Bay locations are moving well if they are turnkey, well maintained and updated homes.”

Turnkey today does not simply mean being renovated. It means easy – a home that feels warm, efficient, and uncomplicated from day one. Heating that works. Good glazing and insulation. Practical storage. Secure garaging. A commute or school drop-off that makes daily life simple.

Today’s buyers are very well informed about price trends, and when they detect overreach, they simply move on to the next option. When a property is launched sharply and supported by clear, recent evidence, it sends a signal of intent to sell. It builds trust from the outset. Wilson is seeing expectations adjust accordingly.

“We are finally seeing sellers accept the market is considerably different now and more willing to work with offers,” he says. “Having more sales data over the last 12 months has helped educate sellers.”

Presentation carries greater weight in this market. Buyers shortlist a property online before they ever step inside, meaning professional photography is nonnegotiable. The home must read clearly, feel aspirational and communicate scale, light and flow on a screen.

Beyond imagery, styling plays a critical role. Furniture and décor should define spaces, especially in open-plan living. Small defects – tired paint, loose handles, minor exterior wear – need to be fixed. Comfort features such as heating quality, layered lighting and overall liveability should be immediately obvious.

Wilson observes that properties “in need of work or that are poorly maintained are just not getting the enquiries and taking much longer to sell.”

Smarter marketing is also required to stand out from the crowd and reach the right buyers. A sharp campaign means layering in proactive editorial opportunities, digital placement at premium levels, and precision targeting of specific buyer groups rather than a broad, scattered approach. The strategy is less about blanket exposure and more about defined reach.

Sharp pricing from day one. A home that feels complete and easy to live in. Presentation that impresses both online and in-person. Marketing that is targeted, layered, and thought-out. This is what ensures a property performs at its best from the outset. ◊

Where mountains meet the fairway

Few residential areas balance investment credentials with lifestyle appeal as convincingly as Jack's Point. Gareth Ireland explains why demand keeps coming from every corner of the globe.

've lived and owned at Jack's Point since 2016, and in that time I've learned that understanding this market means being part of it.

You can learn as much from talking to parents at the school as you can from the REINZ stats.

What the numbers are telling us right now is encouraging. Over January-February this year, Jack’s Point residence sales had a median sales price of $2.36M. This compares to a median sales price of $1.42M for the same time last year. The highest sale last year reached $3.775 million, transacted by our team, and that result reflects the depth of qualified buyer interest we're consistently working with.

That buyer interest is a mix of local families, those from elsewhere in New Zealand, returning expats and offshore investors, but what they share is an understanding that Jack's Point is not a typical NZ property market. Our average sale prices have more in common with major East Coast Australian cities than they do with most of the country. So far this year, I've been in conversations with international buyers from the Middle East, the United States, Germany, Singapore, Australia and across NZ.

The appeal is easy to understand once you're here. Jack's Point is a boutique community on the outskirts of Queenstown that owns its parks, reserves, roads and water infrastructure.

The village sits across 14 hectares alongside Lake Tewa, with 25 kilometres of recreational trails connecting residential neighbourhoods, sports grounds and one of the most visually spectacular golf courses in the world. The Jack's Point course plays through native tussock grasslands, rocky outcrops, steep bluffs and native bush all the way to the edge of Lake Wakatipu. We're also right at the foot of The Remarkables ski field.

For a certain type of buyer, that combination of world-class golf, genuine community infrastructure and a landscape this dramatic is simply unmatched anywhere in the southern hemisphere. The residential masterplan tightly controls building aesthetics to ensure homes sit within the landscape and create a harmonious community design, a discipline that protects value.

Our company has deepened its commitment to the area through an exclusive sales partnership with developers Falconer, with our new office opening within their flagship Clubhouse Lane. Looking ahead, I expect the market to continue performing well. Values are stable to rising, turnkey properties are moving faster than the market average, and vendor expectations are well calibrated. Queenstown doesn't go out of fashion and Jack's Point sits at the top of that market.

Where's home for you?

I've owned and lived at Jack's Point since 2016. It’s close to the Remarkables ski field, five minutes from Queenstown, and is in one of the most tight-knit and genuinely welcoming communities I've lived in.

What’s your favourite local restaurant or café?

The Clubhouse Restaurant. The chicken club sandwich at lunch is my go-to but it's also a brilliant space for kids to run. As Clubhouse Lane continues to develop, the eateries are only going to get better.

What’s the best location for a scenic walk, run or outdoor activity?

The Jack's Point Trail Loop. It takes around two hours, starts and finishes close to the Clubhouse, and has spectacular views of both Lake Wakatipu and The Remarkables. For something a bit more strenuous, Wye Creek is a short drive away.

Favourite local event?

I'm a keen mountain biker, so the Motatapu event is a highlight. What’s the best part about living in Jacks Point?

The outdoor lifestyle, the natural beauty and the fun vibe of the community. ◊
