Welcome to our first Property Style for 2026. Before we begin, it’s worth pausing to take one clear lesson from the way the 2025 market played out.

It was a year that rewarded measured thinking and confident action, and reminded us that the best outcomes aren’t rushed. They come from good information, calm guidance, and acting with conviction. That idea runs through this issue.

We open with champion golfer Ryan Fox, a New Zealander competing at the highest level of international sport, who speaks candidly about what it takes to reach the top: discipline, timing, and the confidence to back yourself when it counts.

Ryan Fox is not only chasing trophies, he’s shaping a new generation of Kiwi golf on the world stage.

If 2025 was golden for Kiwi golf star Ryan Fox, 2026 promises to be platinum. Fresh from standout performances at the Australian Open and two PGA Tour victories at the Myrtle Beach Classic and the Canadian Open, Ryan has returned to New Zealand to savour summer with family and friends.

“Last year was a dream come true, basically,” he reflects. “The first win at Myrtle Beach was amazing to be able to tick off a goal and dream that I’d wanted since I was 18. To do it again a few weeks later in Canada in a full-field event – and in such an iconic event – meant even more, and that the first one wasn’t just a fluke.”

Winning, of course, runs in the family. His father, All Black great Grant Fox, enjoyed an enduring rugby career and was part of the 1987 inaugural Rugby World Cup-winning team. That legacy shaped Ryan’s own professional sporting journey as the World Number 41, especially in terms of resilience and psychological strength.

Grant always said: “Work hard to be the best you can be, and you can always be proud of the outcome – whether you succeed or not.” It's a mantra that Ryan has adopted throughout his golfing career, which takes him all over the world with his wife Anneke and their daughters Isabel, five, and Margot, two, in tow.

“My family travels a lot with me and it’s great to have them out there,” he says. “It puts everything in perspective and it’s a good way to forget about golf when I leave the course. Being Dad and getting to do stuff with the kids in the evenings makes up for the tough travel, and having them with me makes time management a priority. I think it helps me to be more focused on golf so I can then go and spend time with them.”

Although the Fox family splits the year between Auckland and Jupiter, Florida, it’s Ryan’s birthplace that still feels like home.

“Auckland will always be home for us, and we miss it while we are away,” he says. “We were based in London for eight years while I played in Europe and did summers there and summers back in NZ, which was great. We’ve also really enjoyed Ireland and Scotland: the people are awesome, most of them love rugby and I always felt like the landscapes mirror rural NZ.”

Ryan’s home course, the Royal Auckland & Grange Golf Club, recently hosted the fourth annual Chasing the Fox golf entertainment event, bringing together professional golfers and celebrities in support of their chosen charities. The concept was born when event promoter Nick Randell approached Ryan a few years ago with the idea of creating a golf-music-lifestyle showcase – one designed to be as exciting for spectators as it is for the players themselves.

“There are so many people from different walks of life that love golf and we wanted to have a format where it was fast and exciting and shows that golf is accessible and fun for everyone,” he says. “It’s grown some legs the last few years with TV being involved and some great sponsors. I’m not sure Nick or I thought it would get as big as it has so quickly, but he’s done a fantastic job putting all the moving parts together and we’ve had some great feedback from the players and people watching so hopefully we can keep the momentum. It’s also very humbling from my point of view to have so many iconic New Zealanders wanting to play an event with my name on it.”

Chasing the Fox will be back in December 2026 but, in the meantime, Ryan has a few goals to tick off the wish list, including building NZ's golf brand. NZ is highly regarded on the green globally, he says, particularly with the international success of Lydia Ko, as well as many other talented Kiwi golfers making their mark.

“We have Dan Hillier and Kazuma Kobori flying the flag for us in Europe, Ben Campbell on the Asian and LIV tours, Mike Hendry in Japan. We have lots more players plying their trade on various tours around the world and succeeding,” he says. “As for me, 2026 is going to be a big year hopefully. I’m in all the big events on the PGA Tour and in three of the four majors already. I’ve got some big goals for 2026, but the biggest one would be to make the Presidents Cup team in September.” ◊

From a monumental Klimt to a rare blue diamond, here are five of the best record-breaking Sotheby’s auctions from 2025.

The Mediterranean Blue Diamond

A gemstone so ‘fancy’ it earned its own world tour before sale, the mesmerising Mediterranean Blue Diamond sold in Geneva in May for US$21.5 million. At 10.03 carats, the Fancy Vivid Blue cushion-cut gem is exceptionally large for such a rare blue hue and became Sotheby’s most expensive jewel sold in 2025. The dramatic bidding was done in about two-and-ahalf minutes, snapped up by a phone bidder before the hammer fell.

François-Xavier Lalanne's Hippopotame Bar

A life-size hippopotamus-shaped bar is surely a household item coveted by many, as proven by the record-breaking auction of François-Xavier Lalanne’s giant copper Hippopotame Bar. The glorious one-ofa-kind item sold for US$31.4 million in December, the highest price paid for the artist and for any design object sold at auction.

Katsushika Hokusai's The Great Wave Off Kanagawa

Probably Japan’s most instantly recognisable image, The Great Wave Off Kanagawa was sold at auction in Hong Kong for US$2.8 million – almost three times its high pre-sale estimate and the most for a woodblock print by the artist at auction. The 1831 woodblock print by Katsushika Hokusai depicts a monumental wave cresting over boats with a view of Mount Fuji in the distance.

Gustav Klimt's Portrait of Elisabeth Lederer

The November auction of Gustav Klimt's Portrait of Elisabeth Lederer was pure saleroom drama: a 20-minute bidding battle at Sotheby’s new Breuer Building that landed at US$236.4 million, setting a new house record, becoming the most expensive work of modern art ever sold at auction, and the second-highest artwork price ever achieved at auction. It more than doubled Klimt’s prior auction record (US$108 million) by a staggering margin.

1994 McLaren F1

The ultimate trophy car – Formula 1 technology distilled into a road-going icon. This example, the 14th McLaren F1 ever produced and originally owned by a member of the Brunei Royal Family, sold in Abu Dhabi in December for a record-setting price of US$25.3 million, the highest paid for a McLaren F1 at auction.

The Anaga Rural Park, a stunning scenic region on the Spanish Island of Tenerife, inspires this coastal collection. Luxury lens: how the high-end market is evolving

We map the priorities shaping luxury property buyer behaviour in 2026 using our 2025 sales results and insights from the New Zealand Property Pulse.

The premium market has been the defining property story of 2025, with New Zealand Sotheby’s International Realty (NZSIR) recording 39% yearon-year growth in $5m+ sales. Now, our newly launched New Zealand Property Pulse adds agent insight into what’s driving that momentum – and how luxury buyers’ priorities are evolving.

As NZSIR Co-founder and Managing Director Mark Harris explains, the strength of the premium property market was consistent throughout 2025.

“The high end was the cornerstone of our business last year,” he said. “The market brought challenges and shifting dynamics, but activity in our flagship luxury lifestyle markets of Auckland – particularly Takapuna, Remuera, Ponsonby and the Eastern Bays – never faltered. Outside of Auckland, we experienced sales volume growth in most regions, but our outstanding performers were Northland, Waikato, Hawke’s Bay, Nelson, Christchurch and Queenstown.”

That strength reinforces luxury real estate’s role as a safe haven, with the high end continuing to offer stability and confidence despite wider market softness. Against that backdrop, our New Zealand Property Pulse provides in-depth research of buyer and seller sentiment, built from real-time frontline intelligence from across the NZSIR network.

The Property Pulse surveys agents who work with luxury buyers and sellers daily. These are professionals immersed in premium suburbs, advising on significant family assets and connecting NZ homes with qualified buyers locally and internationally. Their vantage point offers a real-time perspective on how premium buyers are thinking, what they are prioritising, and consequently how they are acting in the current environment.

One of the clearest signals from our agents is that luxury demand remains deeply local. Seventy-three percent of our agents say their luxury buyers come from within their immediate market, reflecting the strength of domestic wealth and the enduring appeal of NZ’s most desirable locations.

This local foundation is complemented by buyers from elsewhere in NZ and offshore, engaging through our international network. For sellers, this reinforces the

importance of campaigns that speak fluently to both local and globally connected audiences.

While a premium location will always be number one –reflected in the 73% of agents who say luxury buyers are primarily driven by where a home sits – proximity to water and outlook are proving increasingly important. Waterfront positions, elevated views, architectural integrity, and privacy consistently rank ahead of scale or overt grandeur, signalling a shift toward homes that offer a strong relationship with their setting and are ready to live in from day one.

As Jonathan Sissons, Managing Director of Remuera and Surrounds, observes, expectations have become more defined.

“Buyers are prioritising quality, turnkey homes, often fully furnished – particularly for international buyers. Views, especially waterfront, are absolutely key, along with privacy, which is non-negotiable. We’re also seeing strong demand for substantial garaging and homes that can comfortably accommodate multi-generational living.”

When agents were asked about passion investments among luxury clients, two categories stood out above all others: cars and property. This pairing highlights how affluent buyers allocate capital toward assets that deliver both emotional satisfaction and lifestyle value. Homes are viewed not simply as investments, but as environments that support family life, entertaining, retreat, and personal identity. Understanding this mindset allows agents to position property as part of a broader lifestyle portfolio rather than a standalone transaction.

As buyer expectations sharpen, presentation standards have risen as well. Luxury buyers are informed, globally aware, and often decisive. They expect properties to be immaculately prepared, clearly positioned, and marketed with precision.

“Luxury buyers really recognise top quality right now, and they’re not prepared to compromise. There’s no sense of FOMO – they’re happy to wait until the right property comes along rather than settle for something that doesn’t quite meet the brief,” Jonathan says. ◊

Heart of the capital

ver the past six months, Wellington City’s property market has settled into a steady rhythm. Rather than dramatic swings, we’ve seen an even-paced environment, with median prices consistently ranging between $760,000 and $775,000. There have been no major spikes or dips, just a market finding its balance.

Spring delivered the usual seasonal lift in activity but overall conditions have remained measured. Buyers currently enjoy a good level of choice which has taken much of the pressure out of the market. As a result, sellers need to be realistic with pricing expectations, and negotiation is very much back on the table.

The majority of current activity is being driven by first-home buyers and owner-occupiers. Investors, by contrast, remain cautious. This has created a value-driven market where buyers are taking their time, carefully weighing up options and doing their due diligence. There’s a noticeable willingness to walk away if the price or the property doesn’t quite stack up.

Another clear trend we’re seeing is movement out of the city. Lifestyle change continues to motivate many vendors, with a growing number heading north to the Kapiti Coast. The completion of

Transmission Gully has been a game changer, making the coast feel more connected and accessible than ever before and opening up new possibilities for those seeking space, lifestyle and value.

Buyer demand continues to be lifestyle led. Expats returning home are a strong presence, particularly those searching for family homes in established suburbs such as Khandallah, Kelburn and Seatoun. First-home buyers remain cautious around unit titles, though low-maintenance living close to the city still holds appeal for those prioritising convenience and location.

In a market like this, successful selling hinges on local insight. Wellington is a city where nuances matter. Sun, wind, access, school zones and zoning regulations can significantly influence buyer interest and value. A deep suburb-by-suburb understanding allows homes to be positioned correctly, ensuring they’re presented to the right audience and buyers can confidently find what suits their needs.

Looking ahead to the next six months, we expect Wellington’s property market to remain stable with the potential for modest improvement. Prices are likely to stay flat or experience a slight upward movement, supported by stable interest rates and improving buyer confidence.

Listing numbers are expected to remain relatively high, which will continue to give buyers choice. This means sellers will need to stay realistic, particularly in competitive segments of the market. Well-located, well-maintained homes, especially in established suburbs, will continue to hold the upper hand.

Overall, the Wellington market is shaping up as balanced and buyer-friendly: calm, considered and driven by value rather than urgency.

Where’s home for you?

Steve: I live in Wellington’s best-kept secret suburb, Crofton Downs. I’m only a 10-minute drive from work – which means my commute is shorter than most people’s coffee orders.

Mitch: Home for us is the elevated, city-fringe suburb of Newlands. You’re minutes into the CBD, well connected to the north, and surrounded by friendly communities.

Elise: Our family call Wellington’s South Coast home, its close proximity to much loved beaches and city fringe connection are appealing.

What’s your favourite local restaurant or café?

Mitch: Liberty on Cuba Street. It’s a relatively new addition to Wellington’s dining scene, but it feels immediately at home. The menu is thoughtful without being fussy, and delivers real flavour and depth. The service is genuinely warm and attentive.

What’s the best location for a scenic walk, run or outdoor activity?

Elise: Island Bay’s Tawatawa Reserve is a favourite - you get stunning bush and South Coast views and meet locals along the way.

What’s your favourite local event?

Elise: WOW. If you have been, you will understand why – not only is the event spectacular, but for two weeks, Wellington is electric and transformed into a fashion mecca.

Steve: You can’t beat the Cuba Dupa street party. It’s the closest we get to a party like Bourbon Street in New Orleans.

What’s the best part about living in your region?

Mitch: Accessibility. In Wellington, nothing feels far away. You can be on the coast, in the hills, or in the heart of the city within a short drive – which makes day-to-day life incredibly flexible for families, professionals and business owners alike. ◊

Sotheby’s International Realty has released its 2026 Luxury Outlook report – a forward-looking view of the forces shaping premium property worldwide.

The latest edition opens with a clear message: luxury real estate continues to behave differently to the broader market. After outperforming traditional real estate in 2025, across in activity and value, the report frames today’s landscape as “two real estate markets”: the luxury market and the general market, each reacting differently to the same economic backdrop.

A key theme is decisive timing. With inventory in many markets rebounding toward pre-pandemic norms, the report encourages both sellers and buyers to consider the “first mover advantage” which entails acting early when opportunities shift, whether that means pricing realistically from day one, or moving quickly when something genuinely rare comes to market.
