The House that WFISD Built
This is the Wichita Falls Independent School District’s biggest, most expensive and exciting student-fueled project ever The Career Education Center’s biggest, most expensive project ever is sitting on its back lot – a 700-square-foot, 1 bedroom, 1 bath home with front porch, living area, kitchen, dining area and laundry. The home is equipped with a tankless water heater and energy-efficient heating and cooling for possible off-the-grid living as a lake or hunting lease house or mother-in-law cottage. The home is a first of its kind. It is the first home built entirely by the Wichita Falls Independent School District construction students. Cornerstone Custom Homes I began my real estate career in 2007 working with several investors. I oversaw numerous remodeling projects, which involved home restoration, customer service and assisted all investors in the building of their portfolios. In 2011, while working for DISH Network and several investors, I was severely injured in an accident, which rendered me paralyzed until surgery was performed. Following surgery, I was unable to return to my former position with DISH Network. After many prayers, rehab and God’s blessings, I was redirected and offered a position to provide services for a renowned builder in Wichita Falls. After a little over a year, my family and I felt God leading us in a new direction. In 2012, I was blessed with the opportunity to fulfill my dream by starting my own new construction business. I strive to provide clients customer service along the way and truly care about the needs and desires of my clients. Since 2012, I have built and sold 23 custom homes. I am a member of The North Texas Home Builders Association. Keeter Custom Homes I began Keeter Custom Homes with the desire to follow in my families footsteps of improving and building new neighborhoods. From a young age I watched as my grandfather built a reputation as a trusted man in the real estate industry. Some of my earliest and best kept memories are of my mother and how she managed the customer service and business side of real estate. That early insight gave me a perspective of just how important the building process is to the homeowner. With knowledge and experience anyone can build a home, but it takes a special kind of person to build a dream come true. I began small but always dreamt big. I purchased my first investment property in 2006 while still a full time student at Midwestern State University. From there, I took all I had learned from my family and implemented those same values and experience into my own business by designing custom remodels and developing an investment portfolio. That has always and will continue to be my approach with Keeter Custom Homes. I educate my clients on the process and how it can benefit them long term. There are some tough conversations to be had at times but anything worth building right requires transparency and communication. I have been building custom homes and designing custom remodels since then and create a personal bond with each one of my clients from step one. Choosing a location, a building plan, and a budget are all part of the education process that I take great pride in. One of the things that I enjoy the most is walking homeowners through each step of the process and educating them on what we do, why we do it, and what makes us stand out from the rest. Part of which is making our homes as energy efficient as possible which provides for short and long term savings for our homeowners. We are a family business. I have been married since 2012 and have two beautiful daughters that enjoy going to each job site to learn and be a part of the process. I love to share with them and make the same memories I once did with my family that gave me the passion to make dreams come true through real estate. I work closely on every project with my Construction Foreman, Ricardo Sandoval, who shares the same vision and passion for Keeter Custom Homes as I do. Habitat For Humanity Thanks to the North Texas Home Builders Association (NTHB) for their support for Habitat for Humanity Wichita Falls. Local low-income families in need of affordable housing have benefited greatly from the 19 year partnership between NTHB and Habitat though the Parade of Homes fundraiser and support from our community. Habitat has helped over 120 families in Wichita Falls to afford their own home. The state of affordable housing in Texas is currently one in eight households (12.5%) spend more than half of their income on housing. At Habitat for Humanity, we know this problem is only getting worse. The rising costs of construction has caused nearly one-third of households in the United States to either be cost burdened (30 percent of income spent on housing) or severely cost burdened (50 percent of their total income spent on housing). As housing prices have increased over the past decade, wages have remained stagnant. As a result, the rate of homeownership has decreased even as the total number of households has risen. The Harvard Joint Center for Housing Studies has suggested that the increase of house prices has directly caused an increase in rental households. The housing cost burden in the United States, leaves low-income families with very little income to afford the cost of food, health care, transportation and other basic necessities. On average, an extremely low-income family only has $490 a month to spend on all of their other expenses, after paying for their housing. And over seventy percent of the extremely low-income families spend more than half of their income on housing. Just in Texas, it is estimated that there is a shortage of over 600,000 affordable houses for low-income families. Despite all of the work that has been done, the need for affordable housing is still great. Habitat for Humanity must continue to advocate for affordable housing for both homeowners and renters. Understanding 2-10 Warranties When building a new home most qualified builders offer what is called a 2-10 warranty to the buyer. Here is information that may help you understand a 2-10 warranty. Although it is called a 2-10 warranty it’s more defined as a 1, 2 and 10-year combined warranty which includes coverage for one year on workmanship and materials, coverage for two years on the delivery portion of systems (electrical, plumbing, and heating & A/C), and coverage for 10 years on major structural defects. Under this combined warranty, the one-year portion backs the builder’s obligation to the buyer for workmanship and materials. Under the one-year warranty provision, the warranty will cover workmanship and material defects in the event the builder is unable to do so. The two-year warranty backs the builder’s obligation to the buyer for the delivery portion of systems (water supply system, septic tank system, plumbing, electrical, and heating & A/C). Under the two-year warranty provision, the warranty will cover the delivery portion of systems in the event the builder is unable to do so. A 10-year major structural defect warranty covers qualified load bearing components. Such as, foundation systems and footings, load-bearing beams and girders, lintels, roofing rafters and trusses, flooring joists and trusses, load bearing walls and load bearing columns to name a few. The 10-year structural warranty begins on the day of closing and lasts for 10 years. Remember not all warranties are created equal so make sure you ask an expert and understand the warranty you purchase for your new home.
