From the President Once again the North Texas Home Builders Association has inducted new Officers & Directors. I am honored to be able to serve as President of the association. I am looking forward to continuing in the advancement of the Association with the expectation of greater things to come. As noted in the committee reports you will find some fascinating things that are already in the works. With the guidance and talent of each committee chairman and the committee members who volunteered to serve on these committees I know the NTHBA will be proud of the accomplishments they will see in 2017. If you have any ideas or suggestions for the North Texas Home Builders Association please feel free to contact any of the committee members or myself so we are able to work on your behalf to bring it to fruition. We are always trying to find the best way to communicate and network with one another as well as put together fun ways to socialize and raise funds for the association, the involvement of all members is encouraged and appreciated. It is my desire for our current members to engage with new members to help welcome them into the association. I would also like to challenge our members to consider bringing in at least one new member. It is imperative we keep our membership growing. We can be triumphant in numbers when it comes to the upcoming legislative session. Each new legislative session brings the possibility of more stringent regulations that make the home building business more costly. If we don’t continue to engage members to support the home building industry we will begin to lose our voice at the state and national level. Continues on page 3

Following the induction ceremony, Justin Reyes, field representative of the National Association of Home Builders (NAHB) spoke about the benefits of membership in NAHB including the Builder 20 Club and the Membership Advantage Program. He also talked about important legislative issues facing the home building industry.

After everyone spoke, before turning the meeting over to President Michael Grassi, Immediate Past President Eddie Holcomb showed his appreciation to the 2015/2016 Officers with baskets of goody’s from the Pecan Shed.

COMMITTEE REPORTS – Membership, Meetings & Education Committee met on October 11th to begin working on the programs for 2017. After a lengthy discussion it was recommended and approved by the Board of Directors to raise the price of the meals for the monthly General Membership Meetings to $20.00 effective January 1, 2017. The price increase is to allow the committee better food and possible venue choices. The committee will also be putting together a fun program for the December 1st annual Christmas Party at the Elks Lodge along with supporting Operation Santa. The Facebook Contest was also discussed and it was suggested to discontinue having a drawing at each of the luncheons but to keep a record each month of the Likes, Shares and Comments on Facebook then at the end of the year award the member with the most points a $50.00 gift card at the annual Christmas Party. We will start keeping record for 2017 on January 1st. Parade of Homes & Special Events Committee met on October 12th to determine and make recommendations to the Board of Directors the 2017 Parade of Homes. The dates for the 2017 Parade of Homes will be June 2nd, 3rd, 4th, 9th, 10th &11th. The ticket prices will be $10.00. The hours will remain the same, 6-8 PM on Fridays, 1-5 PM on Saturdays & Sundays. It was discussed to have a contest for the builders. Winners will be chosen from four categories such as Best Kitchen, Best Master Bath, Best Outdoor Kitchen/Living Area and Best Overall. There will be an awards presentation after the Parade. The actual details of the contest, including the definite categories and awards presentation will be determined and announced. The committee had also suggested having several members sponsor the parade of homes Kick-Off Lunch and make it a more gala event spotlighting the builders of the parade homes. Another suggestion made was to allow up to 4 vehicle dealership to be co-parade sponsors with them being able to display vehicles at the parade homes. Many of the items mentioned will be revisited by the committee before being finalized and information will be sent out. Publications & Communications Committee – met on October 12th. The committee discussed to continue to promote the NTHBA Facebook page and keep it active. A new item the committee is working on is to begin featuring members on the Facebook page. produced at the meeting or the member will have the opportunity to make their own video using NTHBA guidelines. A new project they will be working on is an app that can be downloaded to member’s smart phones to keep them informed of meetings and events. Research will be done and updates will be reported as available.

There were 2 New Home Permits pulled in the City of Wichita Falls in October. All were from NTHBA Builder Members. There have been 62 New Home Permits pulled in the City of Wichita Falls to date and 41 we from NTHBA Builder Members.

Carbon Monoxide: The Silent Killer –by HUD Healthy Homes Carbon monoxide is a silent killer. Overexposure to carbon monoxide can result in headaches, vomiting, stomach and chest pain as well as dizziness and general weakness. Often times, exposure symptoms are mistaken for the flu. However, the danger of carbon monoxide poison is far greater than many may realize. According to the CDC, each year more than 400 people die from unintentional poisoning. Another 20,000 go to the emergency room due to symptoms and 4,000 more are hospitalized. If too much carbon monoxide is inhaled, loss of consciousness can occur and the risk of dying from exposure is far greater. Exposure while sleeping can result in death as well.

This means the equipment meets proper safety standards. If you have a chimney, make sure it is serviced each year. A buildup of debris can trap carbon monoxide in your home. If your heating is out, you may be tempting to use your gas oven to heat your home. Never do this, as it too can cause carbon monoxide buildup. Portable gas camp stoves are never safe for indoor use either. Knowing the sources of carbon monoxide is only half the battle. Installation of carbon monoxide detectors in your home is an important part of your household safety plan. These detectors will ensure that you are instantly aware of dangerous levels of carbon monoxide and can handle the situation before the onset of any illness or incapacitation. Just like you would with your smoke detector, replace the batteries regularly. It is particularly important to place detectors near bedrooms to ensure that you wake up if dangerous levels are reached while you are sleeping. Keep your home and your family safe by educating each member of the family on the dangers of carbon monoxide as well as installing and maintaining detectors in your home.
A common source of carbon monoxide is from generators. Using generators indoors can result in a dangerous buildup of carbon monoxide in a home. Never use a generator inside your home. Because carbon monoxide is odorless, people often don’t realize it’s presence until symptoms have begun to occur or they don’t realize at all, resulting in a completely preventable tragedy. Gas, oil and coal burning appliances should be serviced
