From the President Spring has arrived in Texoma! With the arrival of our crazy weather, marks the start of the busy season for our Association and Industry. New home construction is off to great start on the national level and this trend is holding true for our local market. New home residential permits are up compared to this time last year, and with abundant water in our reservoirs and a strong consumer confidence level, expectations for a stellar year are warranted for the industry. The Parade of Homes is just around the corner, as many of our Builders work at a feverish pace to get their homes completed. Expectations are high for this year’s Parade of Homes, and we look forward to a successful year. The Young Professionals held their 2nd annual clay shoot on Saturday April 22nd and had a great turnout despite the cold windy weather. It was a great time and I encourage all who did not get a chance to participate to mark your calendars for the next shoot. Thanks to all who participated, sponsored stations, and donated door prizes. A special thanks to First National Bank for sponsoring an amazing lunch for the event. We are still actively working with the City of Wichita Falls on a revised change proposal for the Subdivision Ordnance. The importance of sensible regulations for our industry is important for public safety, but at the same time overbearing regulation would cripple the current local uptick in development and housing starts. We look forward to a continued positive working relationship with City of Wichita Falls representatives as we continue to work together to reach an outcome suitable for all interested parties. As always the North Texas Home Builders Association is here to serve its members and I encourage everyone to participate and be involved in the issues that face our industry.

North Texas Home Builders Young Professionals Host 2nd Annual Sporting Clay Shoot – by Teri Gibson The NTHBA Young Professional Council hosted their 2nd Annual Sporting Clay Shoot Saturday, April 22nd at the Northwest Texas Field & Stream. They had a great turn out with 43 shooters who made up 9 teams that consisted of man, woman and youth. The Young Professionals were greatly appreciative to have First National Bank Mortgage as the lunch sponsor as well as station sponsors of American National Bank, Dennis Company, First Bank, Texas Association of Builders and Woodco. The 2017 Partners - Atmos Energy, Unions Square Credit Union & First National Bank and member McBride’s Steakhouse sponsored various door prizes. Thank you sponsors, and shooters for making this a very successful event.
Registration began at 8 PM with overcast skies and a chilling wind but that didn’t stop enthusiastic sportsman from gathering in the club house to wait for the shoot to begin. Continues 4

While waiting on safety instructions to be given, Michael Grassi and Steven Hinson sold squares for a chance to win a 9mm pistol and a yeti cooler. Attendees graciously bought up squares for their chance to win while giving added support to the Young Professionals. Once the shoot began, shooters rode off in various types of ATV’s loaded with their shotguns and ammunition to one of the twelve shooting stations.

There were different types of stations, some on the ground and some in the air. Each station had specific commands to tell shooters how many birds to shoot and how the birds are going to be released. They even had different sizes and types of targets. Sizes range from standard, midi (or medium) and mini. One type they used was called a rabbit which would bound across the ground

like a scurrying rabbit until the shooter hits it or it losses momentum, depending on the accuracy of the shooter. In spite of the cool and windy conditions shooters continued to have a great time. As shooters completed the course they gathered back at the club house for a BBQ Sandwich lunch catered by Branding Iron. While score cards were charted on the team board and scores tallied, in order to find the winning team, tickets were drawn to determine the winners of the door prizes. Steven taped the winning tickets to the prizes and attendees matched their numbers to see if they were a winner. Then it was time to draw numbers to find out who had the lucky squares to win the 9mm and yeti. The yeti was drawn for first and then the pistol. After a couple of tries, because the boards were not completely filled, we had our winners. Chuck Vergauwen was the privileged winner of the 9mm pistol while Chris Deges won the yeti cooler. Once the team board was completed it was determined that the team of Jeff Swaydan was the 1st Place Team winner. 6
Other shooters on his team were Greg & Jana Dillard and Robert & Angie Duncan. They weren’t only the 1st Place Team, Jeff Swaydan took Champion Male Shooter, Angie Duncan took Champion female shooter and Jana Dillard took Runner-Up Female Shooter.
One could say, they cleaned house! Although Robin Ritchie’s team didn’t win 1st Place Team, they had some pretty impressive scores and he won Runner-up Male Shooter. While these winners received cash and plaques, as in most events you have some that really try hard but just can’t quite reach the top therefore, Greg Smithson and Jennie Lilley received good sportsmanship awards, compliments of McBrides Steakhouse.

Even though everyone can’t receive a prize, they were all winners in our eyes. We certainly appreciate the comradery and support from all who participated in one form or another. We especially thank Northwest Texas Field & Stream and their volunteers John Lambeth and Lonnie Culley for giving up their Saturday morning to set up the course and allow us to host our Sporting Clay Shoot at their facility.

Repurposing Old Forgotten Structures The repurposing of old forgotten structures was the topic of speaker Richard Graham for the North Texas Home Builders Association monthly general membership luncheon on April 6th. Mr. Graham, currently an American Airlines pilot, elaborated on the revitalization of downtown along with other structures left to deteriorate. When Mr. Graham isn’t flying all over the world, he spends his time off restoring and repurposing buildings that many would never dream of undertaking. Mr. Graham mentioned, having an imagination and vision, he has been able to repurpose, restore and remodel several old structures in the downtown area and beyond.
Mr. Graham started his repurposing in the DFW area before expanding his talents to Wichita Falls. He mentioned some of the ventures are not an easy task, because of the age of the structure, there can be issues such as asbestos or other components that take special handling and care. This can also cause a long drawn out process dealing with municipalities in 8
getting permits to be able to work with these properties. On one project, it took over 2 years to get a permit to move forward. After educating everyone, Mr. Graham began listing some of the projects he has worked on. One that he mentioned, that many are familiar with, was the Austin School building, an old 3 story brick structure with marque dates of 1913, 1919 and 1920. This structure has been turned into apartments that range from studio size to 3 bedroom. Others included The Holt Hotel which was turned into apartments, the Centre Point, originally the Texas Electric Building became offices as well as a rental venue for meetings and events. Another is Travis Crossing, once a 3 story vacant brick building now First Christian Church.

Mr. Graham told the audience that these structures that have been repurposed are great investments, not only for the updating of the structure but for the leasing aspect. A few ideas that have been created here in Wichita Falls were restaurants, night clubs, apartments, a food court, museums, and antique stores to name a few. This is a growing trend for cities where downtown areas have been forgotten. Revitalizing downtown isn’t just a good thing for the entrepreneur, the city capitalizes on it as well. This creates a new tax base for a structure that was beginning to crumble and also allows the city to gain on sales tax from the retail establishments that have been created in these structures. As Henry Florsheim of the Wichita Falls Chamber of Commerce says, we have to create an environment people will want to move to and bring their businesses. This is how it all starts. Revitalizing of these areas and the nostalgia of these structures bring them back to life where events take place and establishments are created that help the economy to grow.
