Must-Know Tips for Homebuyers

What, exactly, is covered in a home warranty?

AFirst, there are two kinds of home warranties: existing home warranties (which is what you're talking about) and new home warranties, that are provided by either the builder or the manufacturer of products used to build new homes, like roofing materials.

Know what you can afford. The problem with viewing beautiful homes for sale online or on television, is that it shapes what you want in a home. You can imagine yourself sitting on a beautiful white couch in front of a roaring fireplace, your marble-topped kitchen island in the background.

There’s nothing wrong with that vision, other than you may not be able to afford it. And, with interest rates likely rising in 2022, it’s more important than ever to know exactly what you can afford to spend on your dream home.

There are several home warranty companies that sell existing home warranties. Many of Sam's real estate clients have purchased (or received) home warranties for properties and most of the companies offer similar plans.

Start with the four key components of affordability: How much you have saved for a down payment; how much your household earns; what debt you carry; and, your credit score. Your credit score will directly affect the interest rate on the loan, which has a multiplier effect on how much you can borrow. Your debt service (how much you pay each month) will be subtracted from the total amount you can spend on your mortgage, taxes and homeowners insurance.

Once you have a handle on these four components, it’s time to get preapproved for your loan.

Home warranties are contracts that cover the repair or replacement of a home's mechanical systems and appliances. The basic plan typically covers, at a minimum, the electrical, plumbing and heating and cooling systems in a home, along with many appliances. All of these companies add and subtract items from the list of things they cover so you'd need to make sure that you buy the right coverage for your circumstances. However, most home warranty companies also allow you to add coverage for additional items.

Some warranties will give you a "workmanship guarantee" of a specific period of days, so if the refrigerator stops working and you pay for a service call, and then it stops working 30 days later, you won't have to pay another service fee to fix the same problem.

Get preapproved for your mortgage. When you get preapproved, your lender agrees in writing to fund your loan, provided the home you choose appraises out in value. Getting preapproved allows you to know precisely how much mortgage you can carry because the lender will take into account your debt payments, income and credit score. Once you have this number, you’ll add the amount you have available for a down payment to come up with the approximate purchase price. (Don’t forget to set aside the few months of cash reserves the lender will require.)

One thing to remember is that a preapproval letter is not the same thing as getting prequalified for your loan. A true preapproval letter from a lender means a lender has reviewed your credit, undertaken a review of your file and decided they will fund your loan. A prequalification letter is when a lender lets you know that, based on the unverified information the lender has from you, the lender believes you are qualified for a certain loan amount. Some lenders will give you a preapproval letter, but it includes so many qualifications, it really doesn’t amount to a true preapproval.)

For example, if you pick a plan, the optional coverages may include additional refrigerators, wine refrigerators or freezers, pools and spas, septic systems, well pumps, and other appliances and home systems. The optional coverages will have specific costs for each additional item that gets added to the plan. You may also encounter several levels of coverage (i.e., platinum, gold or silver) that will bundle coverages together. Be sure to read the fine print so you know what's covered specifically under each plan.

Decide what tradeoffs you’re willing to make. Of course, you won’t be able to afford everything on your wish list. So, make two lists: everything you want in a home and everything you can’t live without. In her book, “100 Questions Every First-Time Home Buyer Should Ask,” Ilyce calls this the “Reality Check.”

Keep in mind that home warranties generally last for one year and you'll pay around $500 to $650 for a home warranty plan. But the home warranty will only cover items that are in working order on the date of closing (or a date that has been agreed to). They won't fix something that's broken (or nearly broken) at closing. So, if you buy a home and the washing machine is on its very last legs or is already broken, you can't buy a home warranty plan and then expect them to replace the machine the week after closing.

Building these two lists will help you understand what tradeoffs you’re willing to make in order to get most of what you want. Think through these lists carefully, because each choice and the prioritization you afford it, has real-world consequences. In the book, Ilyce recounts how we traded off a parking space for a wood-burning fireplace – and what a mistake that was when we got our first car.

Interestingly, for those buying a home, some home warranty plans now cover the cost of having a locksmith out to rekey locks. With this rekey benefit at least you'll know that your new home will have new keys and have a benefit from the home warranty from day one.

Get smart about the process. Put together your homebuying team, including an experienced traditional real estate agent or exclusive buyer agent, professional home inspector, mortgage lender, if you’re buying investment property, tax expert, and a real estate attorney, where real estate attorneys are customarily used. All of these professionals should willingly and kindly share their knowledge and expertise. If not, find someone else.

Given that almost all residential real estate markets will stay tilted toward sellers for the foreseeable future, you’ll need to be as smart as you can in order to find a home you can love.

Before you whip out your credit card, be sure to read some reviews about these companies, look up the complaints about them online, check out their service records and find out how long they have been in business. All home warranty companies that do business in your state should be registered and, at a minimum, their registrations and any licenses that are required should be current. When we research a company, we always pay close attention to negative reviews and try to see if there's a pattern indicating potential trouble.

If you're looking for the names of companies, you can use your favorite internet search engine and simply type "home warranty companies." You'll be able to find information and comparisons of various companies and their product offerings.

To that end, be sure to educate yourself: Read, ask questions, and challenge your own assumptions. And remember, the homes you tour probably won’t look as good as the ones you see on TV, so don’t be discouraged.

Once you close on a home, you can spend the rest of your life redecorating it to your heart’s content.

Beat the Heat IN MORE WAYS THAN ONE

There are times during the summer when you have got to have some relief from the heat. And whether fans are sitting on the floor, nestled in the window or hanging from the ceiling, not all fans are created equal. Some are noisy, some don’t really move the air well, and some are simply aggravating. Here’s how you can get some cool relief with the help of some devices that get the job done.

A QUIET COOL

There are few things that make a hot situation worse than a noisy fan. That goes away with the Dyson Air Multiplier Table Fan. This is perfect when you need a little air movement or to give your air conditioner a boost. Because there are no blades, there’s no worry about little fingers being hurt. It also has a high-tech style that just looks cool.

For sleeping, a vertical stand fan is a good option. One of the quietest on the market is the Dyson stand fan, but at almost $400, you may want it to do more than blow air. Another option is the Lasko 42inch Wind Curve. At around $50, you get a tall, space- and money-saving fan that can help you get your cool on.

THINKING OUTSIDE THE BOX

The Vornado Whole Room Air Circulator will help you feel cooler and give your air conditioner a break by being able to raise the thermostat so that it doesn’t work quite as hard.

If you’re just overheating in bed, there’s a fan for that too. The BedJet (www.bedjet.com) has a small fan that goes under the bed, and an attached blower blows air under the sheets. If you’ve had problems with night sweats or hot flashes or just can’t cool down at night, this could be what you’ve been looking for; it can also blow warm air during the winter, making it perfect for cold toes.

WINDOW OF OPPORTUNITY

A window air fan might be a better answer, but you want one that looks better than a standard box fan propped in the window. For that, the Bionaire Twin Reversible Airflow Window Fan, available at Amazon.com, can move hot air out of the house or cool air in and fits neatly in a window.

COOL PORTABILITY

You can also try a portable air conditioner. These portable units can be moved wherever you need some extra cooling, such as in the living room during the day and the bedroom at night.

The Koldfront Portable Air Conditioner, available at Amazon.com, will cool up to 500 feet of living space and vents out any external window. Cool and efficient and at about $400, you get cool dehumidified air that will help you feel more comfortable.

Another options is the Frigidaire Portable Air Conditioner, which brings the temps down and has a cool look that’s not the same, old white box.
