STANDARD

There is always another level. Another production goal. Another milestone. Another team to build. Another version of yourself you know you are capable of becoming. One of the things I love about being around high-performing people is that the best of them never really believe they have arrived. They are proud of what they have built, but they are still hungry to grow. They continue to raise the standard for themselves. But I also think we have to be careful about how we define that standard. In real estate, it is easy to make everything about numbers. Production matters. Results matter. But there is a much bigger picture. There is a standard for how you treat people. How you respond when a deal falls apart. How you treat the agent sitting across the negotiating table. How you lead your team when things are difficult. How you serve your clients when nobody is watching. How 10 • September 2026

you handle success, and maybe even more importantly, how you handle failure. Those things may never show up on an MLS report, but they say a whole lot about who you are. On October 8th, hundreds of the best in DFW real estate will come together for the Real Producers ESPE Awards. This year’s theme is “The Standard”, and I don’t think we could have picked a better one. Yes, we are going to celebrate incredible production. We are going to recognize some amazing people, hand out awards, dress up, have some fun, and put on one heck of a show. But I hope the night represents something bigger than that. It’s a celebration of people who continue to raise the standard for themselves, their clients, their teams, their businesses, and this industry. The beautiful thing is that your standard doesn’t have to be someone else’s. In fact, I don’t think it should be. There will always be someone doing more, selling

more, growing faster, or accomplishing something you haven’t yet. Let that inspire you, not define you. Celebrate the greatness you see in others while continuing to pursue the greatness you know exists within yourself. The standard isn’t the person sitting next to you. The standard is the person you know you’re capable of becoming. Keep raising it.

S

ome people spend their lives searching for the right path. Others discover it by taking one courageous step into the unknown.

For Brittany Dandridge, that journey has been defined by one question she learned to ask herself long before she ever unlocked the door to a home: What’s the best that could happen? It is a mindset that carried her from pursuing acting and singing in Los Angeles to building a real estate career that has surpassed $62 million in sales. Along the way, it has taught her that growth rarely happens inside your comfort zone. Originally from Sacramento, California, Brittany later moved to Southern California, where she attended Inglewood High School. Growing up in a close-knit family surrounded by cousins, competition became second nature. “We turned just about everything into a game,” she says. “Whether it was video games, basketball, or making up competitions in the backyard, that’s where my competitive spirit first developed.” Life also brought its share of challenges. By the time she graduated, Brittany had attended more than 12 schools. These experiences helped her learn adaptability and the art of pivoting. “I made the most of my circumstances and always stayed focused on my main goal, which was earning a full-ride scholarship to college.” After earning a degree in sociology in 2010, Brittany explored several different careers. She pursued acting and singing, worked in customer service, supervised a call center, gained experience in sales, and helped people repair their credit. Looking back, each role prepared her for what would come next. “Hollywood definitely forced me outside of my comfort zone and helped me

make the impossible believable,” she says. “Each chapter of my journey has shaped how I approach real estate today, with confidence and optimism.” Her path into real estate began unexpectedly in 2017 while she was living in Phoenix, Arizona. During a one-on-one meeting, a teammate encouraged her to consider getting her real estate license, believing she had the drive and communication skills to succeed in the industry. The conversation stayed with her. She enrolled in real estate school, passed her licensing exam on her 30th birthday, and stepped into an entirely new chapter. Like many new agents, however, confidence did not arrive overnight. Brittany still laughs as she recounts her very first showing. “I was terrified,” she admits. “After stalling a whole year to activate my license and finally landing my first client, I actually offered to pay another REALTOR® to do the showing for me.”

she enjoys most, and the conversation quickly shifts away from numbers. “My role goes beyond contracts and transactions,” she says. “Sometimes I’m a coach, a cheerleader, a problem solver, or simply a support system when things get stressful.” In fact, while completing this interview, Brittany had a family of four staying in her own home after an unexpected delay pushed back their closing. “Being able to step in and help them in an already challenging situation is exactly why I love what I do.” That moment captures the heart of how she approaches every client relationship. She doesn’t simply guide people through paperwork. She walks beside

Instead, one of her mentors encouraged her to trust herself. She went anyway, stumbled through the appointment, and ultimately lost the opportunity. Today, she views that experience very differently. “I’m grateful I had people around me who believed in me, challenged me, and pushed me when I lacked faith in myself,” she says. “That experience taught me that growth comes from being willing to show up, make mistakes, and keep improving.” That willingness to embrace uncertainty has become one of the defining characteristics of her career. Over the course of her career, Brittany has built more than $62 million in sales volume, including more than $15 million last year alone. Yet ask her what Dallas Real Producers • 17

them through one of life’s biggest transitions—finding solutions, offering encouragement, and advocating for them every step of the way. “I don’t see myself as just someone who helps clients buy or sell a home,” she says. “I see myself as someone who becomes a resource, a defender, and an anchor during a major life transition. I’m the mama bear REALTOR®!” Her definition of success has evolved just as much as her career. Early on, Brittany measured success by production numbers and rankings within her brokerage. Today, the competition looks much different. “I compete more with myself,” she says. “Success is no longer just about what I accomplish. It’s about the impact I have on the people around me.” Receiving Homebird’s Realtor of the Year award from more than 7,000 agents nationwide was certainly meaningful, but even that recognition was rooted in something deeper. “What means the most is knowing it reflects the trust, effort, and commitment I’ve put into this role. Receiving the award felt great, but what brought me to tears was the speech the owner of Homebird gave, recognizing how completely I give myself to serving my clients.” Like many high achievers, Brittany has also learned that ambition must be balanced with presence. 18 • September 2026

“There were birthdays, graduations, and family moments I missed because I was so focused on building my career,” she says. “That hustle helped me get where I am today, but it also taught me that success isn’t just about achievement. It’s about being present for the people and experiences that matter most.” One of her proudest moments this year reflected exactly that lesson. After years of building her own career, this summer, Brittany had the opportunity to help her mother close her very first real estate transaction as a REALTOR®. “It was about more than just a transaction,” she says. “It was about creating a full-circle moment and helping my biggest supporter reach a milestone of her own.” Even after hundreds of transactions, Brittany still believes some of the best lessons come through unexpected moments. One unforgettable showing ended with her tumbling down an entire flight of stairs.

key is learning to look for the open door when another one closes and refusing to quit when things get difficult.” Her broker once told her, “If you’re not growing, you’re dying.” Brittany has never forgotten those words. Whether she is mentoring others, helping families navigate difficult decisions, or simply showing up when someone needs her most, she continues to live out that principle every day.

“I laugh about it now,” she says. “The biggest takeaway? Use those handrails!”

In the end, the legacy she hopes to leave has very little to do with sales volume.

Humor, resilience, and a willingness to keep learning have carried her through every season of her career.

“I want to be remembered for my generosity and the way I showed up for people,” she says. “I hope my legacy is that I left people better than I found them.”

The advice she shares with new agents reflects the same philosophy. “Where there’s a will, there’s a way,” she says. “Real estate will challenge you. The

Her commitment to service is equally reflected in the company she proudly represents. Looking back, she believes two qualities have contributed most to her success. “I believe it is consistency and professionalism.” When asked how she defines success, her answer is refreshingly straightforward. “My reputation for being reliable.” That reputation has become one of her greatest accomplishments because it cannot be earned overnight. It is built through thousands of conversations, years of showing up, and following through on every commitment. Outside the office, Julie finds her greatest joy at home with her husband, Phil, their two energetic puppies, and especially their grandsons, Jack and Luke. “When I am not working, I LOVE spending time with my grandsons, Jack and Luke, every chance I get,” she says. She also enjoys gardening, swimming, and intentionally choosing activities that bring value to both her personal life and her business. It is all part

Long before he was helping families relocate to Dallas, before he built a thriving real estate business, and before he celebrated a Super Bowl victory on one of football’s biggest stages, Marquez Branson was a young boy waking up before sunrise on a farm in Starkville, Mississippi.

On his family’s 125-acre farm, there were no shortcuts and no excuses. The day started early and ended only when the work was done.

“The adversity you face is not a detour from your purpose,” he says. “It is preparation for it. Nothing I went through was wasted.”

“By the time I was 10 years old, I was waking up at 5 a.m. to get started,” Marquez recalls. “That’s honestly where the work ethic I carry today was built.”

That belief was tested when a knee injury abruptly ended his football career.

Those lessons followed him far beyond the fields of Mississippi. They traveled with him through East Mississippi Community College, the University of Central Arkansas, and eventually all the way to the NFL, where he played for the Atlanta Falcons and the Denver Broncos and became part of the team that won Super Bowl 50. For many athletes, reaching the NFL would be the culmination of a dream. For Marquez, it was one chapter in a journey that would ultimately teach him an even greater lesson. 24 • September 2026

“There is no way to fully prepare for that moment when something you have dedicated your entire life to is suddenly taken away, not on your terms, not on your timeline,” he says. The challenge ran deeper than losing a profession. Football had become part of his identity. “One day you’re an NFL player. The next day, you’re not,” he explains. “I had to ask a question that most people don’t face until much later in life: Who am I without this?” Finding that answer required a different kind of strength. There were no coaches

drawing up plays, no locker room full of teammates, and no clear roadmap for what came next. Yet as he navigated that transition, Marquez discovered something important. “The traits that made me a competitor on the field, the grit, the adaptability, the refusal to stay down, were never about football,” he says. “They were about me.” After retiring from the NFL, Marquez entered the corporate world with General Motors Finance, where he developed a deeper understanding of finance and business operations.


But another opportunity had already captured his attention. The seeds of real estate had been planted years earlier by his father. “He was the one who first opened my eyes to the power of real estate, the wealth creation, the tax advantages, and the unique value of owning a physical asset that every single person on earth needs.” Curiosity quickly became passion. Hours spent watching HGTV shows like Property Brothers, Income Property, and Flip or Flop sparked a growing fascination with the industry. In 2020, he made the leap into real estate full-time. Like many newcomers, Marquez initially underestimated the profession. “I thought, how hard could it really be?” he says with a laugh. “Show a few houses, write up a contract, collect a check.” Reality arrived quickly. “The agents who are truly succeeding in this business are working in ways that most people never see and rarely acknowledge.” The realization reminded him of football. Fans see the games, the highlights, and the trophies. They rarely see the preparation, sacrifice, and discipline that make those moments possible. “When I recognized that parallel, something clicked,” he says. “I realized I had already been trained for this.” Today, Marquez serves clients through SERHANT while leading one of the most recognizable relocation-focused platforms in North Texas through the Dallas Relocation Guide. Through detailed videos, market insights, and neighborhood tours, Marquez provides families with the information they need to move forward with confidence. “By the time many of my clients reach out to me, they’ve already spent hours on my channel. They feel informed, they feel prepared, and they trust me before we ever have a conversation.” That philosophy extends beyond content creation. “What separates my approach from the average agent comes down to one philosophy: give value first, and give it generously.” His results speak for themselves. Marquez has achieved more than $50 million in career sales volume, closed $16 million last year, earned multiple top producer awards, was recognized as a Real Producers Top 250 agent in 2025, and was personally recruited by Ryan Serhant as one of the founding agents for SERHANT’s Texas expansion. 26 • September 2026

Yet success looks different to him today than it once did. “When I was younger, success looked like achievement, championships, contracts, recognition,” he says. “But as I’ve grown, I’ve come to understand that the most meaningful version of success isn’t what you accumulate. It’s what you build for others.” That perspective brings him back to the lesson he wants most people to remember. Legacy. “The families I serve are not just buying property. They are building generational wealth. They are planting roots.” His motivation extends beyond his clients and reaches directly to his greatest source of inspiration: his family. “Everything I am building is for them,” he says. “Not just for today, but for what I am leaving behind long after I am gone.”

He hopes to one day bring his sons into the business and teach them firsthand what he has learned. “I want my sons to look at what their father built and know, without a shadow of a doubt, that there are multiple roads to a great life.” For Marquez Branson, the journey from a Mississippi farm to a Super Bowl championship and now to a thriving real estate career has never been about chasing the next trophy. It has been about creating something lasting. Because in his eyes, real estate at its highest level is not about transactions, rankings, or recognition. It is about helping families build a future, creating opportunities for the next generation, and leaving behind a legacy that endures long after the work is done.

C

hasatee Carbaugh still remembers her first closing like it happened yesterday. There was no polished conference room, no gleaming table, and certainly no collection of fancy pens waiting for signatures. Instead, on the day before Thanksgiving, she and her first-time homebuyers gathered in an Exxon parking lot in Dallas.

“We laughed because my first closing and theirs was not at a pretty title company,” Chasatee recalls. “Nope, it was outside the gas pumps signing papers on the back of a pallet of drinks.”

Before real estate, Chasatee spent years in the restaurant industry, where she bartended, trained employees, and managed restaurants. It was also where she met her husband, Larry, in 2012. She later worked in construction management, a field that naturally complemented Larry’s career in construction.

It was unconventional, funny, and unforgettable. More importantly, it was the moment Chasatee realized she had found where she belonged. “That was my first win and my first ‘I can do this’ moment,” she says. “I remember thanking God for my accomplishment and for giving me faith to get to my very first of many closings, even if it was in an Exxon parking lot.” Ten years later, that combination of faith, gratitude, humor, and genuine care continues to define Chasatee’s career as a real estate agent with M&D Real Estate. Born and raised in Mesquite, Texas, Chasatee has always remained close to home and family. She attended Mesquite schools and later pursued nursing at Dallas College. Her path changed profoundly when her 11-year-old sister was

Her little sister left behind a simple motto that Chasatee still carries with her today: “Be positive, no matter what.” “If that can be her motto for her whole short life, that can be my motto,” Chasatee says.

Then came marriage, motherhood, and a new vision for the future.

“She would walk me through every question I had,” Chasatee says. “She had a lot of patience with me!” That early guidance made a lasting impression. Today, Chasatee is deeply thankful for her brokerage, mentor, and coworkers, and one of her goals is to eventually become a team lead or director at M&D. She hopes to give new agents the same kind of support she received. “I want to be able to train new agents to love this real estate career as much as I do,” she says. “I want them to be trained how I was trained so they can be successful and enjoy their career.” While Chasatee has earned numerous professional distinctions, including recognition as a Top Producer several times, placement among the Real

Producers Top 750 agents, and the honor of being her company’s top producer two years in a row, her personal definition of success is rooted somewhere deeper. “Success is being present,” she says. “Success is hearing my husband Larry say that he is proud of me, and my kids sending me referrals.” Nothing makes her prouder than hearing that her children have told teachers, coaches, or friends’ parents that their mom is a REALTOR®. For Chasatee, those moments are reminders that her children see the work she has poured into building a career while remaining devoted to them. Her family is at the center of everything. Chasatee and Larry have four children: Hailey, Morgan, Carter, and Landree. Their lives

Chasatee saw real estate as an opportunity to combine her love of people with the flexibility to remain present for her growing family. In July 2016, just three months after her youngest daughter, Landree, was born, she earned her real estate license. She remembers calling her mother-in-law to watch her baby daughter, twoyear-old son, and two older daughters so she could attend classes and take her exams. She also remembers the person who helped her navigate those uncertain early days: Marsha Sikes, who served as her mentor during her first three months in the business and is now her director at M&D Real Estate. Depending on the season, Chasatee jokes that her children’s current sport becomes her and Larry’s hobby, too. Larry has been a constant source of encouragement throughout her career, helping with everything from signs and lockboxes to driving her to appointments and caring for their children. “My family motivates me. My husband Larry motivates me,” she says. “He supports me and helps me in so many ways.” Faith provides another foundation, particularly when the market becomes difficult or a transaction takes an unexpected turn. Chasatee believes persistence matters most when circumstances are challenging. “I want to be remembered for the agent who cares, who doesn’t stop when things are hard, and for my faith,” she says. That care is perhaps most evident in the trust her clients place in her. Chasatee has guided buyers and sellers through shifting markets, COVID, the postpandemic surge, downturns, and countless moments of uncertainty. Through it all, clients have continued calling, asking questions, sending referrals, and returning when they are ready for their next move. “I feel like someone is trusting me, my knowledge, and my understanding of the market and its trends to

help them with the biggest financial decision of their lives,” she says. “That is a huge trust to me, and means the world to me.” She approaches each showing as though she were searching for her own home, looking closely, asking questions, and making recommendations based on what will genuinely serve her clients rather than simply securing a sale. “I do not just try to ‘make the sale,’” she says. “It is about having my clients love their home for years and years to come and to always come back to me.” Perhaps that is why one of her earliest clients still lives in the home she helped them purchase nearly a decade ago. The relationship outlasted the transaction, just as Chasatee always hoped it would. After ten years, countless closings, four children, changing markets, hard conversations, joyful phone calls, and more than a few unforgettable stories, Chasatee remains guided by the same principles that carried her to that first closing in an Exxon parking lot. Family keeps her grounded. Faith keeps her moving forward. Gratitude reminds her of the people who helped her along the way. And trust, carefully earned one client at a time, remains at the heart of everything she does. “Have faith and do not stop once you are told no,” Chasatee says. “Be persistent, be positive, and the rest will fall into place.”

ur latest North Dallas/Dallas Real Producers Masterclass of 2026 was held on August 6th, and this one was all about understanding people. The energy was high, the room was engaged, and for a morning event, coffee was surprisingly optional. Wayne Salmans led an interactive Masterclass called “The Client Whisperer,” diving into how some of the best in the business read people, calm emotions, navigate tough conversations, and ultimately move clients to action. Because knowing the market is only part of the job. The best agents and businesses also know how to understand the person sitting across from them. Attendees learned practical ways to better understand what clients are really thinking, build trust, calm nervous buyers, navigate difficult sellers, handle resistance, and communicate recommendations in a way people can actually hear and accept. The goal isn’t to manipulate people. It’s to understand them well enough to confidently lead them. Another great morning of learning, connection, and getting better together. Q: How do you become a Real Producers Top Agent? A: In all of DFW, there are roughly 60,000 licensed agents, meaning there are ~15,000 agents in each of our four communities. We rank all those agents based off their yearly MLS sales volume.
