First off I need to thank Executive Committee, the Board of Directors and all the committee chairs and vice-chairs for their help and support. This year isn’t about me as President of this Association, but more about the Association as a whole. Your Board has been elected by you to lead this association, but without member input and involvement this will not happen. I encourage you all to be as involved as you can throughout the coming year.

CLIFF SHANDLE -- OHBA Past President Cliff Shandle died last month. Cliff, a proud WWII Marine, had Marine Honor Guards attending his casket in a show of appreciation for his dedication to his duty during World War ll. It is a duty of a Marine to protect and serve. Cliff’s duty to OHBA paralleled that of his military service as a protector and guardian of OHBA and its members. Cliff served our Association federation for many years and in many capacities. From Area Vice President to Legislative Chair and eventually OHBA president, Cliff was always contributing to the betterment of OHBA. Whether Build-PAC or attending our conventions, he was present, always with Shirley at his side, promoting OHBA and all we stand for and promote. His service to OHBA was only equaled by his service to his local, the Cleveland HBA. It is no surprise Cliff received every high honor we can bestow recognizing outstanding contributions to our industry effort. Cliff continued to contribute until his illness confined him to home. He always kept in close contact with us and was always ready to help in any way he could. Cliff always answered the call to duty; whether as a wartime marine or active member devoted to his industry. We were lucky to have Cliff and will always cherish his memory as a truly outstanding member. page 4

Builders Satisfy Demand for Open Floor Plans BY PAUL EMRATH
According to a recent NAHB article, open floor plans are popular among home buyers, and the design of new single-family homes tends to be, if anything, even more open. For example, in a 2015 NAHB survey, 70 percent of recent and prospective homebuyers said they preferred a home with either a completely or partially open kitchen-family room arrangement with 32 percent preferring the arrangement completely open).
percent of buyers prefer a home without a family room, while 9 percent of builders do not include a family room in their typical homes. The same surveys show that 45 percent of home buyers favor a completely open kitchen and dining area arrangement, while an even higher 51 percent of builders design their typical single-family homes this way.
When a similar question was asked in the September 2016 survey for the NAHB/Wells Fargo Housing Market Index, an even higher 84 percent of builders said that, in the typical single-family homes they build, the kitchen-family room arrangement is completely or partially open. Over half (54 percent) said it is completely open. Both surveys defined completely open as essentially combining two areas into the same room, and partially open as areas separated by a partial wall, counter, arch, or something else less than a full wall.
However, 41 percent of buyers want a home with a kitchen and dining area that are partially open to each other, while only 24 percent of builders design their typical homes this way. As a result, the 86 percent of buyers who want either a completely or partially open kitchen and dining area is actually higher than the 75 percent of builders who provide the completely or partially open design. This occurs in part because 12 percent of builders locate the kitchen and dining rooms in separate areas of the house, while only 3 percent of buyers say they want their homes this way.
Of the remaining possibilities, 16 percent of buyers want the kitchen and family rooms in separate areas of the house, and 6 percent of builders say this is how their typical homes are designed. Eleven percent of buyers want the two areas side-by-side but separated by a wall, while only 2 percent of builders design their typical homes this way. And 4
There are no hard data on the openness of floor plans in existing homes. However, in the survey for the first quarter 2016 Remodeling Market Index, professional remodelers reported that 40 percent of their projects involved making the floor plan more open by removing interior walls/ pillars/arches, etc., indicating that the floor plans of existing homes are often not as open as their owners would like.
NAHB Congratulates Donald Trump on Becoming the Nation’s 45th President NAHB congratulated Donald Trump today after he was sworn as the 45th President of the United States of America. In an official statement, NAHB Chairman Granger MacDonald said: “The nation’s home builders look forward to working with President Trump and bipartisan leaders of the 115th Congress to keep housing a national priority, to provide regulatory relief for the nation’s small business community and to advance policies that will expand homeownership and rental housing opportunities for all Americans.” In the weeks following the Nov. 8 elections, NAHB was busy laying the groundwork for a successful year in 2017. NAHB leaders held extensive discussions and sent background information to the Trump team about a number of significant issues, including President Obama’s Executive Order that drastically changes development rules in and around floodplains. january 2017
NAHB looks forward to working in a bipartisan manner with the new Trump administration and Republican and Democratic congressional leaders in the 115th Congress to tackle critical issues facing the housing industry. Specifically, NAHB will be working with policymakers to: • Reform the regulatory process; • Ensure creditworthy home buyers and small businesses can get mortgages and loans; • Protect the mortgage interest deduction and expand the LowIncome Housing Tax Credit; and • Enact comprehensive housing finance reform that safeguards the 30-year mortgage. NAHB believes this pro-housing legislative and regulatory agenda will spur job growth and keep the housing and economic recovery moving forward.

Builder Confidence Holds Firm in January
BY ROBERT DIETZ Builder confidence in the market for newly-built single-family homes remained on firm ground in January, down two points to a level of 67 from a downwardly revised December reading of 69 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI). The solid reading is consistent with building expectations heading into the new year. NAHB expects 10 percent growth in single-family construction in 2017, adding to the gains of 2016. However, ongoing industry concerns include rising mortgage interest rates as well as a lack of lots and access to labor.
New Fund to Address Labor Shortage
The housing industry has created the Skilled Labor Fund to address the lack of skilled labor entering the residential construction field. NAHB, the National Housing Endowment, the National Kitchen + Bath Association, the National Association of the Remodeling Industry and SGC Horizon announced the new fund during the Builders’ Show in Orlando. The fund will be launched with the support of SGC Horizon, parent company of Professional Builder and Professional Remodeler magazines. The fund will be used to attract and train skilled labor for the residential construction market by providing scholarships for students to attend accredited training schools and training facilities across the country.
The HMI rose sharply in December as the election results raised hopes among builders that a new Congress and administration will help create a better business climate for small businesses, particularly with respect to improving regulatory costs, which increased more than 29% over the last five years. Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. All three HMI components retreated in January. The component gauging current sales conditions fell three points to 72, the index charting sales expectations in the next six months registered a two-point decline to 76 and the component measuring buyer traffic edged one-point lower to 51. Looking at the three-month moving averages for regional HMI scores, the Northeast rose two points to 52 and the Midwest posted a threepoint gain to 64. The South and West each held steady at 67 and 79, respectively. 2017 International Builders Show Design and Construction Week I recently returned from the 2017 International Builders Show – Design and Construction Week held at the Orange County Convention Center in Orlando, Florida. Every year, the National Association of Home Builders (NAHB) puts on the home building industry’s largest new product exposition and education program: The NAHB International Builders’ Show (IBS). No matter what your business objectives are, IBS is the only event that provides the products, networking and educational opportunities to help make them happen. Whatever you are looking for, IBS has it all. Following a four-year run in Las Vegas, IBS returned to Orlando, Florida, as part of Design & Construction Week™ (DCW), NAHB’s co-location with the National Kitchen & Bath Association’s (NKBA) Kitchen & Bath Industry Show®(KBIS). The fourth annual event brought together more than 80,000 design and construction professionals in the largest annual gathering of the residential design and construction industry. New for 2017, IBS and KBIS announced a strategic partnership with CEDIA, the leading trade association for the residential technology industry, to be part of DCW. As part of the partnership, the IBS show floor featured the CEDIA Smart Home Pavilion designated specifically for exhibitors who specialize in technology solutions for the home. With the addition of the CEDIA Smart Home Pavilion, an expanded offering of education
IBS brings together the industry’s most important manufacturers and suppliers and showcases the latest products, materials and technologies involved in all types of buildings. More than 1,500 of the industry’s top manufacturers and suppliers covering 550,000 net square feet of exhibit space, packed the IBS show floor with the latest and most innovative products. Another major draw of the show is the education offerings available at IBS. The 2017 show featured more than 130 sessions taught by renowned building industry experts, on topics ranging from sales and marketing to construction techniques and building codes. As in past years, IBS attendees will have access to several special show floor offerings such as featured product demos, the HighPerformance Building Zone featuring a series of interactive sessions on high performance and green technologies, and IBS Live! Sessions that showcased lively demos and presentations on a variety of topics. The 2017 show gave attendees their pick of numerous special events. Kicking off this year’s show was legendary quarterback and Super Bowl great, Peyton Manning, who served as the keynote speaker for the Opening Ceremonies. Another show favorite is the IBS Spike Closing Concert, where attendees closed out the week by hearing a performance from Grammy award-winning band, Little Big Town. The Best of 2017 IBS Product Winner was: AquaBoy Pro II by Aquaris Brands. AquaBoy Pro II definitely qualifies as innovative, and is a unique product with applications in almost any property. The AquaBoy Pro II works by drawing in air through a HEPA air filter, then generating water from water vapor and filtering it. The seven-stage filtering process ultimately produces between two to five gallons of purified water without chlorine, fluoride or lead. The water also goes through a sediment filter that eliminates particles more than five microns in diameter, a precarbon filter with activated carbon and coconut shell that polishes the water, a fine membrane filter that further eliminates particles as small as .01 microns in diameter, followed by another polishing filter. After the water is thoroughly purified, it is treated by a UV lamp in a stainlesssteel tank to kill any remaining bacteria or microorganisms. The resulting water then flows into two tank reservoirs, one for water heated to 180 degrees Fahrenheit, and one for water chilled to 44 degrees Fahrenheit. Though the process of converting air to fresh, filtered water may sound complicated, installation is anything but. Users can plug it into any 110120-volt receptacle and follow the included instructions. At properties like hotels or office buildings, where costly water cooler bottles quickly add up, the AquaBoy Pro II can be an environmentally friendly and economically beneficial addition. Especially in climates with droughts or areas with poor water quality, the AquaBoy Pro II can be a useful solution that eliminates the need for bottled water altogether. The New American Home® (TNAH), the official IBS show home returned for its 34th year. The show home is constructed annually in conjunction with IBS to showcase innovative construction technologies, emerging design trends and the latest building products. This year, in addition to TNAH, IBS attendees also had the opportunity to visit The New

NAHB and Professional Builder magazine co-produce the show homes. The showcase products in the home were provided by members of the NAHB Leading Suppliers Council. Community planning is being taken to a new level. Varied elevations make for more interesting streetscapes. Age-targeted amenities offer something for everyone, and outdoor spaces are designed for active pursuits as well as relaxation. In other words, home buyers have more choices than ever. Best in American Living Awards (BALA) winners showcased top design trends that home buyers can expect to see in homes and communities over the next several years. Some of this year’s more widespread trends include:
Metal roofs: Metal roofs are featured on custom homes across the country, from more traditional homes to modern farmhouse and distinctively modern homes. Modern farmhouse: Farmhouse features are included in this year’s group of winners, including farmhouse sinks, reused wood siding in interior design details and barn doors. Barn doors are customized to have a more contemporary feel, including glass, white tints and metal hardware. Natural wood beams: From remodels to new homes, wood beams left in their original state add a natural touch to homes and create a focal point in interiors. Natural wood ceilings: Hardwood floors have always been popular with home owners, but this year’s winners included an unusual number of homes with natural wood ceilings. These ceilings add warmth to the home and can be used in traditional and more contemporary designs.
Benches and nooks: In both single-family custom and production homes, architects and designers include benches and nooks throughout the homes. These small spaces are cozy, chic and practical, serving as places to snuggle up with the kids or a good book.

Big showers and tubs: “The bigger, the better” seemed to be a trend with this year’s winners, which include bigger showers and tubs than in the past. Free-standing tubs are luxuriously large, and showers incorporate wall-to-wall glass and universal design features.
Under-stair storage: Architects and designers did not let under-stair spaces go to waste. Often, these spaces include shelves for books and works of art. One winner even included an entire bar under the living room stairs.
Board and batten: Board and batten is prominent on the exteriors of this year’s class of winners, a classic touch to today’s contemporary interiors. Some winners add a unique spin to the siding by adjusting the width of the boards, giving homes a more customized, one-of-a-kind feel.
Unique wine storage: Wine storage is now a prominent feature in the home. Kitchens include floor-to-ceiling open or glass-enclosed wine storage, and customized wine racks appear in many of this year’s winners. Combining the under-stair-storage trend with this one, one team included an extensive wine collection under the stairs with glass doors and display lighting.
Dark door and window frames: On multifamily, custom and production homes, architects and designers opt for dark brown or black frames around windows and doors instead of whites. Windows pop on white or light siding, and dark frames add a striking effect from the interior looking out.
White on white: This trend is back in 2017, and appears universally across homes. Perhaps most prominently, white on white is showcased beautifully in kitchens. All-in-all it was a great show – can’t wait next January!

FHA Lowers Annual Mortgage Insurance Premiums In a move that will make home loans more affordable, the Federal Housing Administration (FHA) announced today that it will reduce the annual premiums most of its borrowers pay on mortgage insurance premiums by 0.25 percentage points from 0.85% to 0.60%. After the federal Sixth Circuit Court of Appeals issued a temporary stay in late 2015, NAHB led a coalition of industry partners to challenge the rule, saying that isit is deeply flawed, arbitrarily written, and provides no clarity or certainty to members of the regulated community. On Jan. 13, 2017, the Supreme Court agreed to examine the Sixth Circuit decision after a petition by NAHB and a coalition of industry groups affected by the rule. The Senate resulution seeks to stop EPA’s encroachment once and for all, asking that the rule and its new definitions of what constitutes the waters of the United States be vacated.

NAHB is projecting that there were 1.16 million total housing starts in 2016, up 4.9% from the previous year’s total of 1.11 million units. “If there aren’t enough homes on the market, that will be a problem,” Single-family production is expected to rise 10% in 2017 to 855,000 said Berson. “Price gains need to moderate. Chair – Randy Strauss, Strauss Construction The Codes Committee helps keep NCBIA members informed of possible code changes, new codes and permit fees before they reach council floors for passage, thus giving the NCBIA an opportunity to add our input and help shape the final result. The Government Affairs Committee maintains close contact with local elected officials. Review and take appropriate action on local legislative issues. Work closely with OHBA and NAHB on proposed state and national legislation and keep NCBIA members advised of action taken.
