What are the Spike Club levels?

The NAHB Spike Club is composed of all of the individual members and employees of members in local associations who have attained Spike status. It is a vehicle to recognize these members for their outstanding achievements in member recruitment and retention in their local home builder’s association. Membership development is vital to the future of any association. The continuous influx of new members and the retention of current members are critical for maintaining NAHB’s powerful voice in the homebuilding industry. Your membership is one of the most valuable resources for building your association. Just as a nail in the home building industry is essential to the development and strength of a building, volunteers who recruit and retain members play a vital role in the growth, development and stability of an association - they are our “Membership Champions.” It is important to recognize these membership champions. Recognition encourages them and others to continue their efforts, which in turn, further strengthens the association. Back in 1953, in an effort to recognize and reward dedicated members who worked to recruit, involve and retain members, the NAHB Spike Club was created. Over the years, the number of Spike Club members has grown to more than 16,600 — including Builder, Associate and Affiliate members. The NAHB Spike Club is a tool to encourage members’ involvement in membership development.

How do I become a Spike? Before becoming a Spike, you are a Spike candidate. That means you have earned between one and five and a half credits. Once you earn your sixth credit, you become an official NAHB Spike! Spike credits are earned by recruiting and retaining NAHB and Council members.

How do I earn Spike credits? Spikes earn one credit for each new Builder or Associate member they sponsor. When that member renews after his or her first year of membership, the sponsoring member automatically gets one renewal credit. Millennial Homeownership Rate Rises to 37%

The nonseasonally adjusted homeowner vacancy rate remained low at 1.6% in the third quarter 2018. At the same time, the national rental vacancy rate went up to 7.1%, up by 0.3% from the last quarter.

BY NA ZHO According to the Census Bureau’s Housing Vacancy Survey (HVS), the U.S. homeownership rate was 64.4% in the third quarter of 2018, which is not statistically different from its last quarter reading. The national homeownership rate demonstrated stability during a quarter in which housing markets softened due to declining affordability conditions. This follows the rate dropping to a cycle low of 62.9% in the second quarter 2016. Compared to the peak of 69.2% in 2004, however, the homeownership rate is still lower by almost five percentage points. The count of total households, however, increased to 121 million in the third quarter of 2018 from 119 million a year ago. Newly-gained households are predominantly owner households, while renter households only increased by 60,000.

The HVS also provides a timely measure of household formations – the key driver of housing demand. Although it is not perfectly consistent with other Census Bureau surveys (Current Population Survey’s March ASEC, American Community Survey, and Decennial Census), the HVS remains a useful source of relatively real-time data. The housing stock-based HVS revealed that the number of households increased to 121.4 million in the third quarter of 2018, 1.6 million higher than a year ago. The gains are largely due to strong owner household formation. Indeed, the number of homeowner households has been rising since the third quarter 2016, while the number of renter households has been on the downward trend. In the third quarter 2018, the number of homeowners increased by 1.5 million, while the number of renter households rose by 60,000. The homeownership rates among all age groups under 64 increased over the last year. Millennial households, mostly first-time homebuyers, registered the largest gains among all households, a 1.2 percentage point increase from a year ago. Millennials are gradually returning to the for-sale housing market, where gains in home price are slowing down. The homeownership rates of households ages 45-54 and 55-64 experienced a 0.8 percentage point increase.

Eye on Housing PRIVATE RESIDENTIAL SPENDING EDGES UP IN SEPTEMBER BY NA ZHOA NAHB analysis of Census Construction Spending data shows that total private residential construction spending inched up 0.6 percent in September, after a dip of 0.4 percent in August. On a quarterly basis, private residential construction spending climbed 0.9 percent in the third quarter. Private residential construction spending increased in September, despite the decline of the total housing starts amidst the shortage of construction labor and land, rising mortgage rates, and ongoing building material price volatility. The monthly gains are largely attributed to the strong growth of spending on multifamily. Multifamily construction spending jumped to a $64.2 billion annual pace in September, up 8.7%. It was the highest monthly annual rate since September 2010. Remodeling spending inched up 0.1% in September. However, single-family construction spending slipped 0.8%, but was 3.1% higher since a year ago. The NAHB construction spending index, which is shown in the graph below (the base is January 2000), illustrates the strong growth in new multifamily construction from 2010 to April 2017, and an ongoing steady growth in single-family construction.

Softwood Lumber Price Decline Largest in Seven Years BY DAVID LOGAN Softwood lumber prices fell 10.3% in October—the largest drop since May 2011—according to the latest Producer Price Index (PPI) release by the Bureau of Labor Statistics. The producer price index for softwood lumber has fallen 21.2% since setting the cycle and all-time high in June (see below). Even after the decrease, however, the index currently sits just 4.7% lower than the prior-cycle high set in 2004.

Gypsum prices fell 1.6% in October, continuing what has been a relatively volatile year. The price index for gypsum products is 6.3% higher than it was to start 2018, but the year-to-date price increase masks large fluctuations within the year. Consecutive-month increases of 5.4% and 6.1% have been partially offset by two-month decreases of 3.3% and 1.8%.

The final demand price index for OSB has followed a path similar to that of softwood lumber over the last three months.

The last several large increases in the gypsum price index has been foreseeable, as large wallboard producers sent out price increase announcements in the March-May and October-December periods. These announcements informed customers that wallboard prices would increase effective as of January or June/July, depending on the announcement date.

Since climbing 38.1% in the first seven months of 2018, OSB prices have fallen 16.6%. The price index for OSB is now 15.2% and 15.7% higher than it was to start 2018 and 2017, respectively.

Ready-mix concrete prices declined 0.5% in October. After a large price increase (relative to historical data) in early 2018, prices of ready-mix concrete dropped and have remained essentially unchanged since July.

Residential construction goods input prices increased 0.4% in October and have now risen 7.5% over the last twelve months. The index decreased only twice during that period, by 0.1% and 0.5% in December 2017 and August 2018, respectively. Year-to-date residential construction goods input price increases in 2018 (+5.6) continue to outpace the increase during the same period in 2017 (+2.9%).

Flat Conditions for Some Housing Sectors, but Not All BY NA ZHAO Personal income climbed 0.3% in August after increasing by the same margin in July, according to the most recent data release from the Bureau of Economic Analysis (BEA). Wages and Salaries, the biggest component of personal income, registered an increase of 0.5%. Personal consumption expenditures edged up by 0.3% in August. Adjusted for inflation, real personal spending edged up 0.2% after climbing 0.3% in July. On a year-overyear comparison, real personal spending increased 3.0% in August. Disposable personal income, income remaining after deducting personal income taxes, rose by 0.2% after accounting for inflation. Moreover, disposable personal income is 2.9 % higher than a year ago. July data release showed that BEA made significant revisions to the real

Economy Continues to Grow at a Brisk Pace BY NAHB CHIEF ECONOMIST ROBERT DIETZ While the new cost of mortgage financing and its impact on housing affordability is giving many prospective home buyers pause, the overall state of the economy remains positive. Following a 4.2% growth rate in the second quarter, third quarter real GDP growth came in at an annualized rate of 3.5%. This was the strongest two-quarter performance in four years. And in October, the economy created 250,000 jobs, beating expectations and leaving the unemployment rate at a near 50-year low of 3.7%. More growth and less slack in the economy means higher interest rates. Increases in the 10-year Treasury rate have pushed mortgage interest rates up in recent months. In September, the average rate on 30-year mortgages for new homes increased to 4.64%, up from approximately 4% over the last 12 months. While higher rates have cooled home sales, home price appreciation remains solid, increasing at a 5.8% year-over-year basis according to the Case-Shiller Index in August.

Therefore, the savings rate was revised upwardly. The revised series diverged noticeably from November 2016, when the previously published savings rate slipped to around 3.7%. In August, 6.6% of disposable income went to personal savings.

However, for new home construction, supply-side analysis indicates ongoing cost and input availability concerns that will exacerbate housing affordability. NAHB survey data revealed that 65% of builders consider lot supplies to be “low” or “very low” in their market, up from 42% six years ago. And while builders and remodelers added 16,600 jobs in October (143,500 total over the last year), the labor shortage persists as there were 278,000 unfilled construction jobs in September.

NOVEMBER 7, 2018 REPORT #15 ELECTION RECAP By way of a brief recap, here are our thoughts: Statewide Again, a sweep of the administrative and executive offices by the republicans, Mike DeWine, John Husted, Frank Larose, Keith Faber and Robert Sprague won the night. All are former state legislators who OHBA has good working relationships. On the Judicial side, democrats won both open seats on the Ohio Supreme Court. Republicans still control 7-2. Ohio Senate While one seat still may be subject to a recount, the republicans have increased their majority by one. The numbers are a whopping 25-8 Ohio House While a few house seats may be subject to recount, the republican majority has shrunk from 66-33 to 62-37. Despite holding on to the majority, we still may see a nasty battle to determine who the next speaker of the house will be. OHBA will continue to hold a strong position with both chambers. US Congress Republicans continue to hold 12 of the 16 seats assigned to Ohio. However, democrats will now control the US House. Thus, the 4 democrats will likely be in key positions for the next two years. I am sure NAHB would like to know if any members have a good working relationship with Reps Fudge (Cleveland), Kaptur (Toledo), Ryan (Youngstown) and Beatty (Columbus). US Senate Current Senator Brown was reelected. Senator Portman is mid-term and returns to the Senate next year. RULES AND REGULATIONS GOVERNING EXHIBITS MANAGEMENT: The North Coast Building Industry Association (NCBIA) shall be deemed Event Management and shall have all rights thereto assigned. (From here on the North Coast BIA will be referred to as NCBIA). NCBIA reserves the right to increase and/or decrease the size of any event and/or reassign Exhibitor space numbers prior to any event(s). CHARACTER OF EXHIBITS: NCBIA reserves the right to approve all exhibits. The exhibits and the distribution of promotional material shall be limited to the confines of the Exhibitor’s space. Under no circumstances shall any Exhibitor be permitted to attract attention to his/her exhibit in such a way as to distract or interfere with the other exhibitors. REGISTRATION: Exhibitors and their employees at the Event should wear a registration badge and/or tag for proper identification. SET UP/REMOVAL OF EXHIBITS: All exhibits must be placed and ready at the opening of the show and no movement of exhibits will be permitted until after the close of the show. DECORATIONS, SIGNS, ETC: All equipment in conjunction with the exhibit must be provided by the Exhibitor. However, only the sign of the firm covered by the Exhibitor’s agreement may be placed in the booth or upon printed list of exhibitors or program. All decorations must conform to fire regulations. No exhibit is permitted that is more than eight feet high, or that obstructs other exhibits due to its design or size. PAYMENT DEFAULT: A service charge of 15% per month is applicable on all balances after 30 days. In the event any unpaid amount is placed for collection, client and/or agent agree to pay all collection costs, including reasonable attorney’s fees. REFUND POLICY: A partial refund will only be given with a minimum of 45 day’s notice prior to the event. The NCBIA retains the right to use their own discretion when deeming the reason for refund as a viable one to determine whether refund shall be granted. *The NCBIA shall have the right to make such rules and regulations in connection with the Exhibition as it may deem proper and may amend them at any time, and the NCBIA shall have the full power in the matter of interpretation and enforcement thereof. The rules and regulations heretofore referred to are printed on this agreement and are incorporated herein by reference. Exhibitor agrees to abide by said rules and regulations. *It is agreed that this instrument is a license, and not a lease, and that no leasehold or tenancy is intended to be or shall be created hereby. *This agreement cannot be varied, modified or canceled by the Exhibitor without the express written consent of the NCBIA.
