President’s Column “The challenge of leadership is to be strong, but not rude; be kind, but not weak; be bold, but not bully; be thoughtful, but not lazy; be humble, but not timid; be proud, but not arrogant; have humor, but without folly.” - Jim Rohn It’s hard to believe that 2019 is coming to an end & it’s also the end of a decade. It’s been a great year for the association. The end of the year is a great time to look back and reflect on the past year. 2019 has been a great year for the association- we celebrated our 75th birthday, had growth in membership, our home show attendance was up, housing starts are up, and mortgage rates are low. Many economic forecasts I’ve read predict a 1.5-2% construction growth for 2020. Jason Rodriguez from the Lorain County Joint Vocational School joined our Board of Directors. I am hopeful this will add to our working partnership with the students in the trades programs at the school. We need to keep educating the public & our youth on the great potential for a career in the trades. As more baby boomers are retiring and leaving the skilled trades- there is a substantial need for skilled tradesman. We have a great opportunity here in Lorain & Erie Counties with the Vocational Schools- they offer construction tech, electrical, HVAC, plumbing and carpentry programs. We should be encouraging our younger generation that if college doesn’t feel like the right fit for themthey should explore the skilled trades programs.

Looking Back at 2019 It is hard to believe but 2019 has come to an end! What a year – it flew by at the NCBIA office. Another year of networking, seminars, education, social and fun events. It has probably had a different meaning for all of us. For some it meant good health, being busy, some successful and others growing a business, and for some I am sure there were struggles. It was a year of change with a new staff and I believe we have made significant strides. I would like to thank LaBreeska, Ashlyn and Maria for all their hard work. The passion of the building industry is the passion of earning a living; establishing a better way of life and having that living to help provide men, women and children with shelter. Food, clothing and shelter are the three most needed necessities in life. The home building and remodeling industry is a noble industry. It builds quality shelter and later improves that shelter. Most fond memories come from your home, either growing up or later in life. Not only does building create shelter, it helps provide the structure for memories. If having a career and knowing what you do contributes to providing shelter and the memory-making process doesn’t make you feel like you are doing something special, it should. The only way you can know for sure is by having a little passion for continuing to earn a living in this industry. Our industry continues to improve, and our association continues to grow. My staff and committees seem to be constantly working on new events, promotions and meetings, all to hopefully provide for your needs as our membership. But what many of you don’t realized is the amount of time spent on keeping up with these items. Without these people our organization would grind to a halt. Builders’ and Remodelers’ Use of Technology in 2019 BY PAUL EMRATH
ccording to a recent NAHB study, although use of some factory-produced components like trusses has become widespread, the newer and more innovative types of construction technology, such as 3D printing and robots, have so far penetrated the residential market only to a very limited extent. This is true for both single-family builders and residential remodelers. Data on use of technology come from special questions on two of the surveys NAHB conducts on a regular basis. NAHB canvasses its single-family builders once a month in the survey for the NAHB/ Wells Fargo Housing Market Index (HMI), and its residential remodelers once a quarter in the NAHB Remodeling Market Index (RMI) survey. The main purpose of the surveys is to provide the data for the NAHB indexes, but each survey also often includes a set of special questions on a topic of current interest to the industry. The special questions on technology were included on the surveys for the 2nd quarter 2019 RMI and June 2019 HMI. A total of 508 builders and 233 remodelers responded to the two surveys.
a construction site and filled with concrete to add architectural detail to a structure. In the NAHB surveys, only one percent of builders and zero percent of remodelers reported using 3D printed forms. Zero percent of both builders and remodelers reported using digital tilt sensors, wearable devices to monitor construction workers, automated brick laying machines or other robots. It is not surprising that these newer technologies have not penetrated the residential construction industry yet. The motivation for including them in the NAHB surveys was largely to establish a baseline for future reference. For additional information, including builders’ and remodelers’ use of information technology and social media platforms, please consult the full study.
Trusses are the most common type of construction technology used in the residential sector, and by a wide margin. According to the NAHB surveys, over 70 percent of both builders and remodelers use roof trusses, and over 50 percent of both builders and remodelers use floor trusses. After trusses in the above chart, 13 percent of singlefamily builders use prefabricated wall panels, and 9 percent each use dust-free masonry tools, other prefabricated components, and geo-fencing (a perimeter established digitally, for example to keep construction tasks within safe boundaries). Most of these technologies are used less often by remodelers. Some of the technologies, such as prefabricated wall panels, are not relevant for all types of remodeling jobs. However, 18 percent of remodelers report using dust-free masonry tools—twice the share for singlefamily builders and the highest percentage for any of the listed items outside of trusses. Activities such as cutting, drilling and sanding masonry generate silica dust, which a known health risk. Power tools designed to handle dust automatically (for example, with an integrated vacuum system) can therefore increase productivity by eliminating the need for an extra worker to operate separate dust-control equipment. One of the newer construction technologies is 3D printing, which uses design software to create lightweight molds that can easily be transported to page 14

The group has been hard at work creating solar resources for builders, looking more closely at green home valuation, developing high performance education, expanding sustainability initiatives to include all member groups and launching a scholarship for students interested in green building to attend the International Builders’ Show. What is on the horizon for the group in 2020? The top three things to look for in early 2020 are: • The anticipated release of the 2020 edition of the National Green Building Standard. • A solar resources toolkit to assist HBAs and builders in advocacy efforts as state and local jurisdictions continue to consider solar mandates, as well as provide resources for builders who are considering solar for an upcoming project. • New online, on-demand education modules for resiliency and water efficiency. How does someone get involved with the Sustainability & Green Building Subcommittee? The group meets three times a year face-to-face at NAHB Board Meetings and intermittently via web meetings throughout the year. The majority of the work is done in smaller member groups via conference call. A
ccording to data from the Census Bureau’s Survey of
Construction (SOC), 62.5 percent of all homes started in 2018 were built within a community or homeowner’s association. A total of 543,000 homes with community associations were started in 2018, compared to 508,000 in 2017. The Census Bureau defines community or homeowner’s associations as “formal legal entities created to maintain common areas of a development and to enforce private deed restrictions; these organizations are usually created when the development is built, and membership is mandatory.”
When analyzed by the 9 census divisions, the highest share was in the Mountain Division, where 82.4 percent of new homes were in such communities. In the Middle Atlantic Division, on the other hand, the share was only 28.6 percent. In the West South-Central Division, the share was 70.2 percent, while in the East South-Central Division, it was 34.6 percent. In the West North-Central and East North-Central Divisions, 45.8 percent and 51.0 percent of new homes started in 2018 were within a community or homeowner’s association, respectively. In the South Atlantic Division, 69.7 percent of new homes in 2018 The share of all new homes built within a community or homeowner’s association continue to increase over the years. In 2009, the share was 47.6 percent, and in 2010, 48.0 percent. Since 2011, more
had a community or homeowner’s association, followed by the Pacific Division at 56.0 percent, and the New England Division at 36.9 percent.

MILLENNIAL BUYERS’
Willingness to Pay for Green Features
R
esults from NAHB’s report, What Home Buyers Really Want (2019 Edition), show that Millennials want an environment-friendly home, but few are willing to pay more for it for that reason alone. They are, however, willing to pay for certain green features, such as those that provide energy efficiency and cost saving benefits over time. When asked ‘how concerned are you about the impact of building your home on the environment?’, most Millennials – 83 percent –report that they are concerned about the impact of building a home on the environment, but only 16 percent would pay more for an environment friendly home (Figure 1).
Considerable shares of Millennials are also willing to pay more in upfront costs for a home that comes with a green certification (assuming the certification is performed by a credible and independent third party).
The remaining 67 percent who expressed concerned for the environment, are split between ‘wanting an environment friendly home, but would not pay more’ (33 percent) and ‘concerned about the environment, but not a consideration in house purchase’ (34 percent). A minority of Millennial home buyers — 18 percent — report that they are not concerned about the environment. But follow-up questions show that large shares of Millennials are willing to pay more for green features related to energy efficiency, in return for reduced utility bills. When asked how much more they would be willing to pay in upfront costs for a home in return for $1,000 in utility bill savings each year, the plurality – 26 percent – would pay between $1,000 and $4,999, while 20 percent would pay less than $1,000, 19 percent between $5,000 and $9,999, 15 percent between $10,000 and $14,999, and 19 percent would pay $15,000 or more. They would pay a median of $5,000 (and an average of $9,664) (Figure 2).

For example, the plurality of Millennials – 32 percent – are willing to pay between $1,000 to $4,999 more in upfront costs for a ‘certification that the home meets an above code standard for energy efficiency’, compared to 23 percent who would pay less than $100, 19 percent between $100 and $499, 11 percent between $500 and $999, and 15 percent who would pay $5,000 or more (Figure 3). Millennials would pay a median of $500 for this certification (and an average of $2,456) (Figure 4). For a ‘certification that the home meets an above code standard for water efficiency’, the plurality of Millennials – 31 percent – would pay between $1,000 and $4,999 more. Twenty-five percent would pay less than $100, 20 percent between $100 and $499, 12 percent between $500 and $999, and 13 percent would pay $5,000 or more for this certification. Millennials would pay a median of $500 for this certification (and an average of $2,522). When it comes to a ‘certification that the home meets an above code standard for indoor environmental quality’, 27 percent of Millennials would pay less than $100 more in upfront costs for a home, while 19 percent would pay between $100 and $499, 11 percent between $500 and $999, 30 percent between $1,000 and $4,999, and 13 percent would pay $5,000 or more (Figure 3). Millennials would pay a median of $500 (and an average of $2,354) (Figure 4).

RULES AND REGULATIONS GOVERNING EXHIBITS MANAGEMENT: The North Coast Building Industry Association (NCBIA) shall be deemed Event Management and shall have all rights thereto assigned. (From here on the North Coast BIA will be referred to as NCBIA). NCBIA reserves the right to increase and/or decrease the size of any event and/or reassign Exhibitor space numbers prior to any event(s).
REFRESHMENTS: No sample food and/or beverage products may be distributed by exhibitors except upon written authorization of the NCBIA.
CHARACTER OF EXHIBITS: NCBIA reserves the right to approve all exhibits. The exhibits and the distribution of promotional material shall be limited to the confines of the Exhibitor’s space. Under no circumstances shall any Exhibitor be permitted to attract attention to his/her exhibit in such a way as to distract or interfere with the other exhibitors.
INSURANCE: Exhibitors who desire insurance on their exhibits must procure same at their own expense. The NCBIA will not be responsible for any losses incurred by the Exhibitor or its employees because of theft, damage or for any cause whatsoever nor to any property of employee(s) or Exhibitor(s) while en route to or from exhibit. The Exhibitor agrees to make no claim for any reason whatsoever, including negligence, against the NCBIA or NCBIA management, its agents or employees while in the show quarters. Exhibitor agrees to indemnify and hold harmless the NCBIA against any loss, damage or expense (including reasonable attorney’s fees) act or omission of Exhibitor or its agents connected in any way with its exhibits.
REGISTRATION: Exhibitors and their employees at the Event should wear a registration badge and/or tag for proper identification. SET UP/REMOVAL OF EXHIBITS: All exhibits must be placed and ready at the opening of the show and no movement of exhibits will be permitted until after the close of the show. Exhibits must remain intact until after closing of the show and be removed within such time as may be specified by the NCBIA. Strict compliance with move in and move out times is mandatory. A fine for late move in and/or early move out will be assessed at the discretion of the NCBIA. RAFFLES: No exhibitor other than Event Management shall conduct any game, lottery and/or similar activity unless authorized by the NCBIA. CARE OF EXHIBITS/AISLES: The NCBIA will maintain the aisles and exhibit areas in a clean condition. Aisles must be kept clear at all times. Seating for buyers must be confined within the exhibitor’s space. Exhibitors are requested at all times to cooperate with the NCBIA in maintaining all exhibits in perfect condition and to provide supervisory personnel at all times during exhibit hours. *In the event that the Exhibitor does not exhibit as provided herein or fails to comply in any respect with the terms of this agreement, the NCBIA management shall have the right without notice to the Exhibitor, to license the use of said space to any other company, enterprise, person or persons and the Exhibitor agrees to pay any deficiency, loss and/or damage sustained by the NCBIA as a consequence of such failure to occupy space as provided in this agreement. In addition, it is agreed that should the NCBIA be unable to license the use of said space as herein provided, it shall have the right to occupy said space for its own purposes without prejudice to its rights against Exhibitor pursuant to this agreement, including but not limited to the payment of a license fee. *Exhibitor will not sub license any part of the space herein provided for without the express written consent of the NCBIA. In the event the exhibit premises are destroyed or rendered unavailable for any reason whatsoever (whether before or during the scheduled exhibition), the rights of the Exhibitor under this agreement shall be limited to a pro-rated refund of the amount paid for the space licensed. DIRECT SALES: All direct sales vendors must make the payment for their space in full at the time of registration. COMPLIANCE WITH LAWS: Exhibitors must comply with all federal, state and local laws, regulations and rules that may be in force during the exhibit.
DECORATIONS, SIGNS, ETC: All equipment in conjunction with the exhibit must be provided by the Exhibitor. However, only the sign of the firm covered by the Exhibitor’s agreement may be placed in the booth or upon printed list of exhibitors or program. All decorations must conform to fire regulations. No exhibit is permitted that is more than eight feet high, or that obstructs other exhibits due to its design or size. PAYMENT DEFAULT: A service charge of 15% per month is applicable on all balances after 30 days. In the event any unpaid amount is placed for collection, client and/or agent agree to pay all collection costs, including reasonable attorney’s fees. REFUND POLICY: A partial refund will only be given with a minimum of 45 day’s notice prior to the event. The NCBIA retains the right to use their own discretion when deeming the reason for refund as a viable one to determine whether refund shall be granted. *The NCBIA shall have the right to make such rules and regulations in connection with the Exhibition as it may deem proper and may amend them at any time, and the NCBIA shall have the full power in the matter of interpretation and enforcement thereof. The rules and regulations heretofore referred to are printed on this agreement and are incorporated herein by reference. Exhibitor agrees to abide by said rules and regulations. *It is agreed that this instrument is a license, and not a lease, and that no leasehold or tenancy is intended to be or shall be created hereby. *This agreement cannot be varied, modified or canceled by the Exhibitor without the express written consent of the NCBIA. *IN WITNESS THEREOF, the Exhibitor has caused this application and agreement to be executed by authorized representative.
