Positive Movement Get off Your Attitude
In this era of negativity, Ryan Lowe, professional motivational speaker and author, is looking to make a difference with his message on attitude. In his keynote presentations and in his book “Get Off Your Attitude”, Lowe describes attitude as “the most important thing in your life.” It affects everything: how you handle the situations around you, how others perceive you, whether you give up or keep fighting, whether you succeed or you fail it all comes down to attitude.” Lowe would know; his trials growing up have made him put his positive principles into real practice. He now travels all over the world to speak on positive attitude change to schools, churches, associations and corporations. Lowe explains what brought him toward such a positive mind state and why he wants to spread his message: “Earlier in my life, I’ve been through it all. I lost my business when

the economy crashed. I’ve had great personal struggles. I was even shot in high school. I thought about what I could do to turn these into positives, instead of letting them weigh me down.” That’s why he wrote the book and began the GOYA movement. GOYA members study Lowe’s book and apply the principles to improve their lives. They also wear the grey bracelets with the words “Get off Your Attitude” to remind themselves to stay positive. These bracelets have been seen on the wrists of several professional and college athletes. The movement and the book have garnered media attention. Success Magazine, a major business publication for entrepreneurs, just recently published a positive review of “Get Off Your Attitude.” The book itself has sold over 25,000 copies in its first year. Lowe has also recently released his second book entitled “GOYA-isms”, a book of quotes and inspirational messages for people in the GOYA movement. Both books are currently in major book stores and on Amazon.

While patrons dine at Frenier Landing Restaurant and Oyster Bar in Laplace, they are not only captivated by the delicious food, but also the beautiful scenery. Many do not realize the rich heritage that the land of Frenier possesses. Architect and property owner, Murry Daniels, explained that this unique land along the shore of Lake Pontchartrain has much more history to it than what meets the eye. Over a decade ago, he utilized his talent in construction to build Frenier Landing Restaurant. “I built the restaurant around hurricane Gustav, and it has withstood a lot of storms. When Hurricane Isaac came through, the building took the brunt of the storm, which was a 13ft storm surge,” said Daniels. “However, we made sure this building was strong. It is a 150 mile an hour rated storm shelter and is also fireproof.” When designing the restaurant, Daniels took in consideration the history of the grounds. He constructed it to look like an old fishing camp in order to pay homage to its rich history. In the late 1800’s, Frenier was a small coastal town which consisted of only about 450 people. The only means of transportation was by train or boat, and there was only one general store and catholic church for settlers. “Around 1860, this area became a German and French community,” stated Daniels. “It was named after a German family named Frenier. They came here in the 1870’s and settled before the logging industry became big in this area.” According to Daniels, the nearby town of Ruddock housed a large lumber mill that started cutting the swamps around the region to harvest the overgrown cypress. “This community was a support community for Ruddock, which is about 7 miles away,” stated Daniels. “They grew vegetables here such as cabbage and
peas. In fact, the tradition of eating cabbage and black-eyed peas for New Year’s Day began in the heart of Frenier.” Although this coastal area’s history is rich, it holds a tragic past. On Sept. 29 in 1915, a devasting hurricane rocked the region. It left Frenier completely in ruins with only a few survivors. “It was called the Great West Indies Storm, and it was the highest wind and lowest pressure hurricane ever seen in the United States,” said Daniels. “No one knew it was coming. Residents were not able to leave in time, so mostly everyone perished.” For years the area remained desolate, until the 1940’s. “Slowly the land started being populated again with small fishing camps,” he said. “Now we have this great restaurant here and so many camps,” he said. “I know it will get even bigger and better in the years to come.” Daniels believes that Louisiana’s tourism industry is growing unlike never before in the region. He is thrilled to witness all of the many new attractions Frenier will have to offer within the upcoming months. As for Frenier Landing Restaurant, they will continue to honor the past by providing local, Cajun delicacies that tantalize the taste buds. Live music and laughs fill the air each weekend, while families feast on their favorites. Leading with a Purpose by Chrissy Cifuentes Since its beginning, the great state of Louisiana has been considered a cultural melting pot filled with diverse people, cuisines, music, art and entertainment. From its bustling city streets to its luscious wetlands, our region continually honors its heritage. The famous Cajun motto, “Laissez Le Bon Temps Rouler” or “Let the Good Times Roll”, is fulfilled on a daily basis. The well-known saying is printed on t-shirts and screamed throughout energetic Mardi Gras parades by tourists and locals alike. It is a tradition that has been kept alive throughout generations, and Louisiana’s Lieutenant Governor Billy Nungesser continually seeks to keep this positive standard alive in the hearts of all citizens. Before his journey within politics, Nungesser was a successful businessman and entrepreneur. He established General Marine Leasing Company which made good use out of used shipping containers for offshore workers. Nungesser explained that his mother and father’s financial assistance and encouragement is what propelled him into creating his company, but it was not until he volunteered at a therapy riding facility for the disabled that he uncovered his true purpose of helping others. “I remember lifting up a little girl and placing her on a horse,” said Nungesser. “They had to cancel the riding class due to rain, and she was so disappointed. Her dad told me that those horses were all she spoke about during the week. I knew right then and there that one day I would build a covered arena so that those riding classes would never be canceled again.” Seven years later, Nungesser decided to sell his successful company and purchase two-thousand acres of land in Plaquemines Parish. He quickly remembered the promise that he made to himself and built the covered barn and arena before he even constructed his own home. From that moment on, it was Nungesser’s mission to dedicate his life to help others experience the joy and healing which comes from therapy riding. “I had over 26 specially trained horses

that took care of over 200 children and adults at no cost to their families seven days a week.” During Hurricane Katrina, Nungesser rescued hundreds of animals though out the parish. Soon after, he decided that he wanted to assist others by making a positive political impact within his community. Although entering politics was not in his initial plans, his passion for people guided him into that position. Nungesser’s political career began in 2006 when he was elected Plaquemines Parish President. According to Nungesser, many did not believe he could accomplish this dream; however, that did not keep him from pursing his purpose. “Everyone said I could not win, because I was a Republican, and I was not born in the parish,” he said. “I knocked on every door twice and stood on the corner in the rain in order to be heard.” All of his hard work paid off, and Nungesser served his parish for two terms as president before running for the prestigious office of Louisiana’s lieutenant governor. During those years in office, Nungesser worked tirelessly with Governor Bobby Jindal on coastal restoration and hurricane recovery. During the tragic Deepwater Horizon oil spill, Nungesser made countless national media appearances educating others on its effects. Since 2016, Nungesser has served Louisiana as lieutenant governor and works tirelessly to assist all Louisiana residents by encouraging them to reach their fullest potential. Although Louisiana tourism has always been on his agenda, he is currently focused more than ever to promote our state’s exciting locations and attractions in order to foster growth
both economically and personally. Nungesser travels throughout the state and encourages families to take advantage of the many hidden gems Louisiana has to uncover. Whether it is the heart of New Orleans or small towns filled with immense history, Nungesser inspires everyone to think outside of the box when it comes to their next stay-cation. He often travels with his team to personally experience what the state has to offer in order to bring others to know that same excitement. “We try to highlight things that you cannot do anywhere else. Here in Louisiana, you can go to a bed and breakfast, catch crawfish and then they will teach you how to cook and eat them,” said Nungesser. “Where else can you learn those things?” According to Nungesser, Louisiana saw a nine percent increase in tourism this year with over 50 million people visiting. “The one thing that makes Louisiana special that no one else has is its people. Without their compassion for others, he would not be the man that he is today. Nungesser motivates young politicians to grab a hold onto their dreams by continuing to seek their purpose by being selfless leaders. Just like the generations before him, he will continually lead with passion and embrace his heritage. “My parents taught that whatever you do, you have to be passionate about it,” he said. “There are too many people that are smart with great ideas, but do not have passion. We were dirt poor when we were young, but mom was always giving. Keeping As a cardiologist I take care of the human heart in three different areas: the heart as a pump, its electricity and its circulation. Each of these areas interact with each other, as well as depend on each other to function effectively. The heart muscle needs proper and strong circulation to be able to perform adequately; the rhythm has to be steady for the arteries to bring the nutrients to the heart muscle. The most common arrhythmia (rhythm disorder) is atrial fibrillation. This is an irregular rhythm. A fast heart rate may lead to congestive heart failure (the heart is unable to pump the blood forward, and fluid builds up in the lungs and the legs). The patient becomes short of breath, fatigued and unable to perform his or her routine activities. Another consequence of atrial fibrillation may be a stroke (a blood clot forms in the heart and travels to the brain); other vital organs may also be affected by this type of rhythm, including the kidneys and heart vessels. This may lead to severe complications including kidney failure, heart attacks, and even death. Our goal in treating atrial fibrillation is threefold: 1. Slow down the heart rate 2. Give the patient an anticoagulant to prevent a stroke. 3. Restore the normal rhythm. The heart vessels may become clogged through a process called atherosclerosis (build up of blockage inside the heart arteries) This blockage may lead to a heart attack. Our job is to keep the coronary arteries clear of blockage. Through balloon angioplasty and stents we may restore the blood flow to the heart muscle, and save the heart from permanent damage. Heart muscle, heart electricity, and its circulation need to be in perfect harmony for a healthy life.

• Divorce – when you enter into a marriage you do so with the belief that you and your spouse will be together forever. If that doesn’t come to pass, the marital assets will be divided. If you failed to protect the assets you brought into the marriage, you could lose them in the divorce. • Business debts and liabilities – people often believe that forming a corporation insulates them from any personal responsibility for the debts and liabilities of the business. In reality, that is not always the case. Creditors may be able to “pierce the corporate veil” and come after your personal assets. • Long-term care – if you need long-term care during your “Golden Years” the cost of that care could rapidly deplete your assets if you failed to plan ahead given the fact that neither Medicare nor most private health insurance plans will cover LTC expenses. The average annual cost of LTC care nationally is over $80,000. • Estate taxes – Estates are subject to federal gift and estate taxes at the rate of 40 percent. If the combined value of all lifetime gifts and assets owned at the time of your death exceeds the current lifetime exemption, your estate may lose a significant portion of its value to Uncle Sam if you failed to properly plan.
What Can You Do to Protect Your Assets? If you have worked hard to acquire a decent asset portfolio, shouldn’t you work equally as hard to protect those assets from potential threats? Of course, the answer to that question is “yes.” The problem is that most people do not realize the numerous and varied ways in which their assets might be at risk.

Obviously, you cannot control when and where you were born, but you can implement three simple strategies to lead your company to success. Take time to think. Six days a week, I get up at 5:00 am to think. I drink coffee and think about business and case strategies. No agenda or list. I simply think for 90 minutes. My best ideas come during uninterrupted thinking time, not at the office. Warren Buffett estimates that he spent 80% of his career quietly thinking. Have your notebook handy to pen those good ideas or you will likely forget them. Evolve or die. Change is not only frowned upon in my profession, it is detested. Today’s court decisions

A Mission With Purpose DAVID BOTTNER GUIDES THE NEW ORLEANS MISSION TEAM

According to David Bottner, the New Orleans Mission is a place where lives are meant to be continually transformed and changed by the power of God. He is the Chief Executive Director of the mission and has dedicated his life to seeing healing take place within the city of New Orleans for over seven years. Since 1989, the mission has been providing food, shelter and spiritual guidance to those who are broken and hurting within the city’s busy streets. It is a nonprofit 501(c)(3) Christian Humanitarian Organization which is dedicated to relieving human suffering. The mission combats poverty, hunger, homelessness, exploitation and oppression. Necessities such as food, clothing, shelter, medical care and more are provided in order for those who are hurting to be restored and given a better quality of life. It was not until 2012 that Bottner discovered his purpose was to take over the mission and bring it to new heights. “My friend called me and told me that the mission was going to close,” said Bottner. “I felt led to call them up and offer to run the place for free. God had been doing so much in my life already, why wouldn’t He provide for this?” What Bottner thought would be a temporary position to get the mission back on its feet grew into something much greater. “I thought I was going to just go in and get it back up and running,” he said. “I had no idea what God was going to do was so much bigger than I would expect.” Initially, Bottner had his own plans on how the mission would grow within the city; however, God had much bigger and better in store for those in need throughout southeast, Louisiana. According to Bottner, it was day by day faith that propelled them into their current position

“The way that God has strategically given us campuses that are not in the city so that we are away from noise and confusion is perfect,” he said. “When we got to the mission, it was broken and in debt. God provided everything we needed and more.” Bottner and his team stepped out on faith, and soon the New Orleans Mission was miraculously thriving. Divine monetary donations were being made in order for the mission to be taken to new levels. Through prayer, fasting, and fellowship with God, Bottner witnessed the positive changes take place again and again. “I told God that our current building was not representing him well at all,” he said. “God told me to love the people, and He would fix the building.” Following the directions given to Him by the Lord, Bottner started to envision new and exciting ways the mission could fulfill many purposes. By meditating on God’s will for the building, it was quickly restored back to its initial state. “I prayed around the building and got a vision of what I wanted it to look like,” said Bottner. “God did exactly what my vision was. Within the community, many people would not even know that it was a homeless shelter.” And the vision is continuing to grow. The mission currently serves over 400 people, but Bottner believes that thousands will be fed within years to come. While thinking about the New Orleans Mission, many only imagine the central hub which is located in the heart of New Orleans. However, the organization is so much more than one homeless shelter. There are multiple campuses across the southeast that are geared to spiritual guidance and renewal. The team also helps facilitate the healing and development of healthy, vibrant and self-sustaining individuals by addressing issues of addiction, abuse and human trafficking through their Christian Discipleship and Recovery Programs. Each campus is strategically designed to assist men and women on their way to recovery. They are places where the broken and afflicted can come to not only get help from man, but also to seek and receive a new life in Jesus Christ. For men who are looking for a fresh, new beginning, Giving Hope Retreat is ideal. The 58acre center residential retreat is located in LaCombe, Louisiana and offers a 1-year Christian discipleship training program for men battling addiction. At Giving Hope, the men are taught a specific curriculum which is meant to foster their growth in Christianity and point them into positive directions so that they can become men of God. The campus is located away from the city so that reflection and peace can be easily obtained. Instead of battling temptations that can be found around every corner of a huge city, the men can quickly fix their eyes on God’s word and hold fast onto His promises for a better tomorrow.

One of the newest campuses, Lynhaven, is located in Hammond, Louisiana. This beautiful 18-acre retreat center focuses on the restoration of women who are battling addiction, abusive circumstances, and human trafficking. The Women’s Discipleship program offers hurting ladies a safe drug and alcohol-free environment where they can focus on their recovery and how they use everyday choices to take charge of their health and wellbeing. The New Orleans Mission team along with Lynhaven’s Director of Woman’s Ministry Ginger Jones, work tirelessly in order to help bring the hope of Jesus Christ into the ladies’ lives. According to their website, the team is continually seeing growth and restoration within the hearts of those hurting. Many beautiful testimonies have been uncovered throughout this program, and women are being touched and changed by God on the grounds of Lynhaven. “We have 4, 6-bedroom houses for the girls here. The goal is to add a vision center in New Orleans that will serve as transitional housing. As the women graduate, they can move on,” said Bottner. “We have transitional housing now, but it is full already. Example Recently, I saw this in action; and it blessed my heart. Two sets of father and son duos were working out in the free weight room at the gym I work for. The sons looked to be 14 to 16 years old. The fathers were teaching them how to lift weights properly in order to receive the greatest benefits of their time and effort. I also saw fathers (and mothers) bringing their children, ages 12 and up, into cardiovascular classes like spin, body combat, and Zumba. Everyone is having fun in these classes and doing some great things for their bodies and health! The Bibles says in Proverbs 22:6: “Train up a child in the way he should go, And when he is old he will not depart from it.” This applies to every aspect of life from building body strength, to building faith strength, to building character strength and more. Teaching our children to take care of the “temple” (their body) that God has given them through working out is an excellent way to “train up a child”, would you agree? Many children play sports, and they learn from

Spending time with your children in a “workout” atmosphere sets them up for a better life of strength and good health! When it comes to a man’s position in the family, the Bible says that he is considered the “head” of the family. Everything that a man does to support his wife and children creates a trickle-down effect for generations to come. The more active a man is with his children, especially girls, he sets them up for better decisions in life. Nothing is sweeter to me than seeing men who are actively taking their place in child-rearing. Proverbs 13:22 says: “A good man leaves an inheritance to his children’s children.” Most people think first of an inheritance as having to do with money. However, an inheritance is so much more than that. It’s about leaving an inheritance of character, morals, good examples, and, MOST importantly having faith in God. Leaving an inheritance to his children’s children means the generations to come of grandchildren and great-grandchildren get the benefits of a father’s actions as well! Men, I applaud you for stepping up and becoming excellent examples for your families. There are many ways to do it, and teaching your family to be “fit” in their bodies is one of the most important ones! It is said that a family that prays together, stays together. And it can be said also, that a family that goes after a fitness lifestyle gets to do this longer and with greater health benefits! I pray you’ve been blessed!

Reimagining Today’s Today ’s Youth The time that we are given is something that we can never get back, and it should be used wisely and to the fullest because we never know when we’re going to run out of it. It all starts the day that we were born. We all know that childhood is an essential character-building stage of a person’s life. Young minds are impressionable and often do what they may have seen and heard. Our upbringing is one of many things that makes us individuals, as well as our memories and experiences which make us unique. As a result of these varieties of family structures, we can learn from one another and build our own knowledge base of our own. Even though we are different, we learn about one another in ways to hopefully appreciate each other more. Even though my childhood has come and gone, I still carry a lot of it with me. For a lot of who I am stems from that time period of growth. Then we grow in the

adolescence of our teen years until we’re adults. It wasn’t until just recently that I began to appreciate time on earth with family, playing sports, vacations, and really let some of what I have absorbed sink in. For instance, I’ve been fortunate enough to have a grandfather live well into his eighties. This alone has helped me value the essence of time. Now that I have grown into a teenager, I appreciate the times I have had and the time that I have had also to give to others. I hadn’t fully grasped that until now due to a lack of experience and understanding. My message here speaks a message of this: always be diligent and thoughtful. Never take anyone or anything for granted, and make proper choices in their due time. For if it is the wrong choice, you will spend more time trying to fix and undo what has already been done; keeping us stuck and from propelling into our future, which definitely time wasted.

There are many men in Louisiana doing great things for their community, becoming role models, and acting on what they believe to be their purpose. Family, heritage, business, and purpose tie in together for many people. Purpose also connects with your self-identity. For some, family drives one’s purpose and helps support doing amazing things for the community. This is why I find it important to bring attention to these men that are doing things beyond what they have to, including going the extra mile, fulfilling goals, bettering the community, and leading.

I had the privilege of talking with Preston Favorite about the power of men in purpose and how he felt his purpose affected his daily life. Mr. Favorite works in customer service at a local utility company and interacts with a diverse group of people every day. He does his job with kindness, grace and humility. You hear his beaming smile over the phone. As an active member of the community and his church, Preston Favorite is willing to serve others and make a difference in the lives of those he encounters. His family and belief in God play an important role in fulfilling his purpose. Part of being a leader is taking action, solving issues in the community or simply being generous enough to help in a time of need. This is what makes Mr. Favorite a leader. He’s mentored young people, served in his church, supported a small mission in Rwanda, and has aided me in having the ability to write this article. He has personally shaped part of who I am and encouraged me to do big things. Want to know something else amazing? It’s one thing to be good at your job, but to bring that astonishing attitude and service home with you, no matter where you go, is simply remarkable. All while fulfilling his purpose, he inspires young people to do great and kind things. He has inspired me in particular to try as hard as I can and to strive for “exceeding expectations.” Preston Favorite is very much an ideal leader and role model for youth with wise words to share. His advice to youth is, “Always dream big and never be afraid of hard work, when the work realizes that you’re not afraid it becomes easy. Develop great study habits.” Take that advice to heart. It’s some pretty good advice.

A JOURNEY INTO PURPOSE Dustin is the founder, heart and soul behind GMSD Ministries. His passion and love for Christ becomes a tangible thing when he speaks about the love of his heavenly Father that revealed Himself to Dustin at a very young age. This sort of revelation would eventually be shed as a recurring event. It was not immediately noticed by Dustin; however, it was something he would find in hindsight that Christ was always near him. The unknown need he had for such a thing would become abundantly clear. Dustin’s testimony begins with his conception. His mother was raped. Raised with the fiercely powerful love of a single mother and family, he feels that the family dynamics were so strong he did not immediately miss the lack of a father in his life. No one, including Dustin, knew the backstory of his conception for many years, but he believes that finding that truth earlier would not have changed anything. Unknowingly, he grew up focusing on not having a father. His mother eventually remarried, and his step father stepped into a role that began to shape Dustin’s life in both good and bad ways. He credits his step father with his love for golf, and it was to be noted early on that his ability to play golf was life changing. His talent was so great that becoming a pro was a possibility. However, during this time he was introduced to a very different definition of love. His young belief of worth and respect was shot down with every swipe of his stepfather’s hand. Never having experienced this in his youth, his innocence was shattered by the hands of the only father he knew, and Dustin began to question the very definition of the man he would become. Eventually his mother would divorce, and Dustin’s future would feel bleak without the guidance that he so craved. Angry with the injustice that he and his mother

and brother endured, it is here that Dustin faced a crossroads of dealing with the aftermath of a broken family. And to add insult to injury, it was also here that Dustin began to face racism. When he began to mature at an age where boys begin to turn into the men they are becoming, he struggled the most with his identity. Things that no one talked to him about like his clothes, his hair, the way he spoke, and every choice he made, became more pronounced off of the simple details. He wondered which race would win. In a time when drugs, sex, alcohol were prevalent and available, Dustin recalls feeling set apart from every emotion that he had every right to feel. It was during this time that he encountered another divine intervention; this came in the form of his religion teacher, Reba Broussard and Coach Markeith Brown. They provided an encouraging avenue to search for his identity. Dustin fully believes that it was this particular empowerment that is vital for the leadership of our youth. As Pope Paul VI states, “Modern man listens more to witness than teachers and if he listens to a teacher it was because he was first a witness.” This is more important than ever due to the experiences our youth encounter at a much younger age. It is equally important that men bring back the sacredness and dignity of fatherhood. That if we hope to hold that position the preparation needs to begin now. Coach Brown asked the big question to Dustin, “Who are you?” and that changed the trajectory of his path to a more positive place. Knowing full well that your thoughts control much, he became focused on becoming his best self. After graduation he attended McNeese University and graduated with a degree in psychology and a minor in criminal justice. He continued to play golf as often as possible, and his future seemed bright. However,

obstacles do not discriminate, and Dustin found himself facing health issues. When he was born, he had a medical condition that confined him to the hospital at least 10 times in his first two years of life. It was developed that one of the holes in his heart required surgery, and he began to pray over the timing. Coming to the conclusion that he was probably in the best shape of his life, he opted to prepare for surgery. In doing so and hearing of the complications and the possibility of death, he came face to face with deep suppressed emotions. Such a life changing choice could’ve been chalked up to only fears of the impending surgery; however, Dustin allowed himself to ask the big question that had remained dormant but that always loomed over him. He says he will never forget the moment that he asked his mother who his biological father was and of how his heart broke for her as she shared the details of his conception. Wrought with pain, anger, confusion and shock, Dustin once again found himself in dangerous territory. Then an overwhelming feeling of awe came over him as he realized that his mother chose life when she could have so easily chosen to have an abortion. Knowing she would become a single parent and adding to that the daunting task of raising a bi-racial child is one of the reasons why he believes his mother is the strongest women that he knows. This in particular, incited him to ponder the legacy he would want to leave; coming full circle to the question posed to him all of those years ago, “Who am I?” Once again, his faith played a crucial part in the formation of his inner man; his soul, his presence, his very being. Choosing not to identify with the unplanned, unboxed, untraditional, he instead opted to use his journey as a testament that the circumstances of conception and a person’s childhood environment does not have to dictate a future. It is not the deciding factor of who you will become. Some leaders are born of the most unfair circumstances. Dustin hopes that his legacy rings true to that. He was a man that met others where they were at, but loved them too much to keep them there. God provides this for us. He believes it should be passed down and biblical principles should be used to raise men, women and children to the best versions of themselves. In his search for his calling, he considered joining the priesthood, but he knew that his heart was to be married and to evangelize God’s love, mercy and healing. GMSDM was put on his heart, and he didn’t hesitate to move forward with his endeavor. In addition to his degrees, the possibilities of a professional career, and the call to discernment, it is with GMSDM that Dustin’s heart lies fully. Once you meet him and hear his testimony, it’s easy to understand why you do not forget the introduction. His charisma is unique and he is open and honest in a way that brings his passion to every place he goes. His is a continual journey into purpose has led Dustin to becoming a pro-life advocate, an evangelist, a youth minister, a social media influencer, and a leader of the Advisory Board Catechetical. His showmanship, jazzy voice, and charisma are just some of the fantastic qualities that make this New Orleans performer so dynamic. He graces stages all across the city and entertains audiences by engaging them in his act. At a young age, Harris’ modeling career started it all. However, he explained that his modeling career quickly transitioned to musical theatre roles. Those popular shows propelled him into his thriving singing career. “While modeling in between my mural works, I was asked to do some chorus work in a local musical,” he said. “That small appearance based on my modeling got me noticed, and soon I found myself being asked to take on serious theater roles.” Some of Harris’ most notable shows include “Cabaret”, “Rocky Horror” and “Jesus Christ Superstar.”
According to Harris, every time he steps onto the stage, he feels the electrical charge from the audience. That energy is what keeps him motivated to give each performance all that he has within him. “I get such a charge out of performing for a live audience,” stated Harris. “They’ve gotten their tickets, dressed up for the night, collected their friends and are out for a good time. It’s up to me to make sure the get that good time! Puts me over the moon.” Harris stated that he pulls inspiration from some of New Orleans’ finest talents. “My top three famous New Orleans inspirational people

COMMON MYTHS OF REVERSE MORTGAGE
For nearly 30 years in the Reverse Mortgage business, I have heard the same misunderstandings about this type of mortgage. I’m not exactly sure where the myths started, but my goal here is to clear the air. Let’s start with the Reverse Mortgage (RM) concept. It is a mortgage product, just like any mortgage product, it is a lien on a borrower’s property. A Reverse Mortgage allows homeowners who are 62 and older, access to the equity in their property, in the form of a mortgage but without a required monthly principal & interest payment.This mortgage is paid back when the home is no longer the primary residence of all borrowers. Repayment is typically done by selling the property but is not limited to this option. Unlike a conventional mortgage, the balance increase over time because there is no monthly payment. Hence the term REVERSE mortgage. The borrower(s) is responsible for paying property taxes, homeowner’s insurance, and flood insurance if required. These are the same requirements as a traditional mortgage. That brings us to Myth #1; contrary to popular belief, borrowers DO NOT give up title to their property in order to get a RM. The property will remain in their name no different than a traditional mortgage. The borrower is free to sell the property at any time after they enter into a RM or pay off the RM if they so choose. Myth #2 is the lender will take the house in the end. No, the lender does NOT take the house. The home is still titled in the borrowers name so the borrower or their heirs will keep whatever equity is remaining after the property is sold. Alternatively, the heirs can keep the property if they have the resources to pay off the RM. Myth #3 only people with financial hardships need a Reverse Mortgage. Actually this is no longer the case. Many borrowers enter into a Reverse Mortgage as a means to secure their retirement accounts.. Instead of drawing upon investments, which is taxed, borrowers use tax free reverse mortgage funds instead. These borrowers work closely with their financial advisor or Attorney to enhance their overall quality of their retirement plan. Finally, Myth #4 is the property must be free and clear before entering into a Reverse mortgage. The majority of reverse mortgages originated are used to refinance existing mortgages into a RM which then frees up the monthly principal & interest mortgage payment expense. The current with mortgage must be paid off with Reverse proceeds but if there isn’t enough, the borrower can gap the difference with their own funds to qualify.

Why you should use a buyer’s agent when purchasing new construction Purchasing new construction is usually more complicated and intimidating than buying a resale home. There are many more details and different warranties that apply to new construction.

It is always best to have your own buyer’s agent before you wander into a new construction property, even if your agent is not with you – you have your agent’s name to give to the builder’s representative. This way the builder knows you are represented by an agent and there is no confusion. A buyer’s agent’s services are free to the buyer the seller in this case the builder pays the buyer’s agent.
The Louisiana Home Warranty Act requires all builders to provide a basic warranty on structure, slab, systems & workmanship to the home buyer. There is also an additional warranty that many builders give that doubles the standard warranty.
Many people believe that if they do not have a buyer’s agent then they will reap the benefit of the agent’s fee. This is not the case. The builder will pocket the fee or the builder’s representative will receive a portion and the builder will pocket the rest. A buyer’s agent will be helpful with negotiating price, upgrades, reviewing warranties, contracts, writing the contingency. A buyer’s agent is required to have your best interest in mind at all times. If you plan on buying before you sell your current home you will want to write a contingency and it must be included in the purchase agreement. A contingency is also sometimes referred to as a predicated offer. This document states that you have to sell your current home in order to buy the new home, if you don’t sell your current home you are not obligated to purchase the new home. You will get your deposit back from the builder if you are unable to sell your current home as long as it is stated in the purchase agreement. You will not however get back the money you paid up front for the upgrades. Speaking of upgrades, when viewing a model home remember a builder puts a ton of upgrades into the model. Be sure to get in writing what the standard features are in the home you are building. Review these carefully, don’t assume that because you are building the exact same floor plan as a house you looked at, that your finished home will have all of the same features. Before you

A Lineage Built in Joy If you were ever able to dig deep enough into your heart-ofhearts, psyche, and soul to discover why it is you do and say the things you do, would you do it? Would you ask yourself the questions of what makes us tick? If we did, what we would unearth is that we are a melting pot and conglomeration of beliefs, traditions, thoughts, and behaviors of our past generations. We have those systems encompassed and ingrained into us as an individual which was instilled in us at birth. It was not by our choice; however, these are our first gifts and impressions which has become-our lineage. I believe that because I was born in southern Louisiana, and I have a unique set of factors and variants in my upbringing and routines that people outside of this region aren’t accustomed to (nor willing to participate in). That’s ok! I may not operate in the ways in which they do simply because, I didn’t wake up one day where they are wearing their shoes either! Everything needs an opposite to stay balanced. The Yin. The Yang. I love to meet new people and experience their distinct style of food, art, culture, beliefs, and music. It is all a new perspective and lifestyle that I am intrigued by. Plus, I like to expand my horizons of understanding so that I can appeal and communicate with a more diverse group of people. In order for us to harmonize better as a whole, we should educate ourselves about people and their backgrounds. It is what we consider “our society”. I am not saying that we should adapt our personalities to them all and become a chameleon, but we need to have an understanding, respect,

and acknowledgement for all of our neighbors. We should love them where they are. Regardless if we agree with them or not, it’s irrelevant. I encourage us all to be transparent enough to reflect on our character as individuals and EXCLUDE anything from within us that we don’t necessarily agree with or believe in-things that have been consciously, subconsciously, and/or subliminally placed within us from infancy. Our lineage has flaws and paradoxes that have been repeating themselves for generations. Be aware of these things, and be strong and courageous enough to correct those errors within yourselves, so it stops there and doesn’t trickle down to your children and grandchildren. Let’s stop transferring these negative attributes down our ancestral line and make some positive changes to our “family tree”. Let’s face it, the same things that you didn’t appreciate growing up, neither do your children! Some common examples in which I am referring to are vast and not limited to these: fear, hate, depression, alcoholism, any form of mental, physical, and spiritual abuse; racism, manipulation, being judgmental, untrustworthy, uncompassionate, unavailable, etc. My prayer for us all is for everyone’s lineage to be prosperous, blessed, and full of joy now and forever more! I pray for what’s been broken to be fixed, for what’s been hurting to be healed, and to make sure we never are in agreement with anything that may resemble a lineage of generational curses! We are always free to make POSITIVE adjustments and changes within us and for our last names’ sake!

As I reflect on the men who influence my life with care, compassion and wisdom, I am filled with gratitude. By the end of this article, my hope is that you would echo the same feeling with an out loud, “Me Too!” Though there are some individuals in my past that stand out as dangerous and disturbed, there are many more that stand as towers of refuge and honor. It is to you that I am sending my heartfelt gratitude. May you read this article and know that there are many women who, though we have suffered at the hands of some, do not label all men based on the actions of those disturbed others. Today in America, the voices of abused and wounded women are speaking out, and for that I am grateful. Growing up in Louisiana where no one is a stranger, may have contributed to this young girl’s naïve and carless ways. Multiple times, I too had to literally fight or run to save myself from a would-be perpetrator. By the time I was 17, I had suffered things that shouldn’t be spoken of much less experienced. It is this unfortunate reality of so many across this nation and the world that has provoked the “Me Too” movement. This much needed outcry has been capitalized on by the world of politics and is being used to fuel the fires of division and the hatred of men, actually causing more division and more wounds. For that I am saddened and speaking out.
