Stay Cozy, Not Creepy and Crawly
As the weather cools in Southeastern Pennsylvania, many pests begin seeking warmth and shelter inside homes and businesses. While spring and summer bring mosquitoes, ants, and ticks, fall and winter pests present a different set of challenges.
One of the most common seasonal intruders is the stink bug. These shield-shaped insects don’t cause structural damage, but they are a major nuisance once they find their way indoors. Lady beetles, often mistaken for harmless ladybugs, are another fall invader that can gather in large numbers along windows and walls.
Rodents, including mice and rats, pose a bigger concern as temperatures drop. They can squeeze through openings as small as a dime, making attics, basements, and wall voids prime hiding spots. Beyond being unsettling, rodents can spread disease, contaminate food, and chew through wiring or insulation, leading to costly damage.
Spiders also become more noticeable this time of year. While most species in Pennsylvania are harmless, they tend to follow prey indoors when insect activity shifts inside. Sealing cracks around doors, windows, and foundations can block entry points, while storing firewood away from the home helps reduce nesting sites. Keeping food in sealed containers and reducing clutter are simple yet effective deterrents.

Kitchen Trends We Love

If variety is the spice of life, the newest kitchen trends are guaranteed to spice up your home. Today’s homeowners and designers are blending old and new to whip up beautiful kitchens, without fear of incorporating color, texture, and natural materials. It’s all about letting your personality show in cabinets, counters, islands, metal, paint, and décor. Working with a professional kitchen designer and installer from your local Home Builders Association will guarantee a new kitchen with a look you’ll love.
All white and all gray kitchen spaces are giving way to white mixed with warm wood, and gray warmed up with other colors and textures. If you love the look of seamless stone, it’s time to move away from a tile backsplash and instead, install a new one using smooth natural stone. Today’s kitchens sport full wall backsplashes of bright natural stone, particularly around windows, creating a feeling of extra space and providing opportunities to highlight artwork or plants.
Not only does a stone backsplash reduce visual clutter, but it also eliminates the need to clean and maintain grout lines between individual tiles.
Installing a statement piece of natural stone to top off a kitchen island is sure to bring a ton of personality to the space. A beautiful piece of stone in rich brown or black on a kitchen island can make it look like a true piece of art in your home. When getting creative with natural stone uses, be sure that the rest of your kitchen choices blend seamlessly with it instead of competing with it. Consider choosing subtle cabinetry finishes and colors as well as using warm metal hardware with unlacquered finishes.
When it comes to brass hardware, it’s not the shining brass of the ’80s and ’90s. Today’s brass hardware is classic and soft, bringing a sophisticated and warm feel to a kitchen space. Choosing unlacquered brass means incorporating a timeless metal into your home that stays on trend with warm and organic designs. Using brass in hardware, light fixtures, and sink fixtures helps to create a cozy atmosphere.
Fans of modern spaces can satisfy their appetite for chrome and other metals with details that bring a high-end look and lots of visual interest to the kitchen space. If you love a bright metal, but want to keep your kitchen a bit low-key, opt for metallics on your refrigerator, hardware, and pendant lighting. Although popular green and blue shades are showing up in more kitchens, this year’s kitchens are using bolder shades of yellow, terra cotta, and eggplant. In creating a warm and cozy design in the kitchen, it may be time to say goodbye to a large eat-in kitchen and consider a built-in dinette. A great choice for kitchens with a limited footprint, banquette seating of any size, especially when incorporated in a corner or under a window, frees up square footage in space for appliances, storage, or workspaces.
Another built-in choice that’s timeless, but also eclectic, is a countertop cabinet. A furniture piece that serves as upper storage space, countertop cabinets are usually the same depth as upper cabinets but bring the warmth of a different finish.
They can be tucked into a corner to use as a cupboard or fitted with solid bi-fold doors for small appliance storage.
If you want to switch up the look of your kitchen with a traditional design that also offers the flexibility of additional workspace, consider a worktable kitchen island. A blend of an island and a kitchen table, worktables offer both kitchen workspace and open storage, plus a drawer or two. Incorporating an antique worktable into a new kitchen is the ultimate in an eclectic feel.
Want to both hide a kitchen mess while entertaining guests and have some extra space, a pro from the Home Builders Association can design an open-plan back kitchen for you. Formally known as butler’s pantries, today’s back kitchen has an open doorway, is meant to be seen, and gives one space for small appliances, additional prep spaces, and a spot to place your dirty pots and pans until it’s time to clean up. Back kitchens can be creative and beautiful spaces that match your overall kitchen design, but with the extra spice of cabinets and colorful walls.

There are pros and cons for your roof replacement at any time of year, but Mother Nature may have a say in this year’s roof reno.
Pennsylvanians are due for what the Farmer’s Almanac is calling a “Wet Winter Whirlwind”: a mix of mild and cold temperatures, but with extra wet conditions brought in by another La Niña weather pattern.
What does this mean for your roof?
It may be true that one benefit of winter is that it’s a slower season for contractors and you may get a quicker appointment for your roof project, but this year’s winter predictions will no doubt make roof replacement more difficult. Plus, asphalt shingles are best installed in temperatures over 40 degrees! If you have a real need for a new roof, fall is a great time to reach out to the pros at your local Home Builders Association for a roof inspection and an evaluation on your upcoming roof project.
How do you know if you need a new roof?
A leaking roof or water damage on the ceilings in your home are the obvious warning signs that your roof needs help. If a walk around your yard turns up a roof with sagging areas, you may have had a leak which rotted the wooden structure of your home, making the need for a new roof more urgent. Streaks of mold on the shingles can be a sign of moisture underneath them, which can also cause rotting of the roof structure, while bare patches on the shingles may mean they are wearing out more quickly than normal.
Keep in mind that asphalt shingles generally have a lifespan of 15 to 20 years, but storms and other severe weather can cause them to deteriorate more quickly. If the shingles aren’t repaired, your roof may sustain even further damage.
Metal flashing is considered the best way to seal up areas around chimneys, vents, and skylights as it keeps water from seeping in. If roofing tar or cement was used instead
to protect those areas, these materials can deteriorate from sun, moisture, and temperature changes, becoming ready and waiting to cause a roof leak.
Can your roof wait until spring for a replacement?
A definite advantage for a new roof in spring is that warmer temps make the project much easier for contractors than a winter replacement. However, it may be that the spring season is busier, and it might be more difficult to schedule your new roof install.
What about a new roof next summer?
Summer’s long days allow your contractor to complete your roof replacement more quickly and weather conditions are usually more predictable. The definite downside to a summer roof install will be the higher temperatures making the work more challenging. Don’t forget, asphalt shingles are best installed below 85 degrees! Also, your preferred contractor may have a busier schedule during the summer season.
The bottom line for determining if you need to tackle a new roof project is an expert inspection and opinion from a pro in your local Home Builders Association. As Bob Vila, known as “the grandaddy of home improvement,” said, “A job worth doing is a job worth doing right.”
GO SMALL THIS FALL

The fall season is all about embracing color and no matter the size of your spaces, there are plenty of opportunities to bring autumn alive with flowers, shrubs, paint, and décor. However, if you’re working with an urban space or just highlighting the front of the larger property this fall, it might be time to think small.
Annual flowers (flowers that bloom once a year) are guaranteed to bring seasonal color to your property, whether planted in your beds to add variety to your perennials or popped into colored pots on your front porch. The multi-colored hues of mums are always a hit, with options ranging from purple to pink and yellow to red. Zinnias, pansies, and marigolds are also big winners when it comes to cold-tolerant, late season colors; purple ornamental cabbage and Coleus add jewel-toned foliage for even more variety. Your local Home Builders Association experts can help you create a planting design that highlights your small outdoor spaces and guarantees beauty that lasts throughout the fall season.
Your front porch or doorway is another perfect place to add fall color to your home, especially if your front door needs a fresh coat of paint. The moderate temperatures of early fall are a great time for a small painting project. A blue front door makes for a beautiful backdrop for orange and yellow fall décor. A brown or green door will bring an earthy feel to your entryway and crisp white or black are classic choices. If you’re not comfortable with a DYI painting project, contact your Home Builders Association to find a painting pro to do the job. Regardless of what color you choose, adding a coordinating fall wreath or garland to your project is a great finishing touch.
For fall flowers that bloom every year, think perennials! The Pennsylvania Horticultural Society (PHS) gives their shoutout to aromatic Asters which bring a pop of purple flowers atop twofoot-tall stems in October and attract late season pollinators to your yard. Another favorite choice is the native Ironweed. Ranging in heights up to seven feet tall, Ironweed foliage adds even more purple to your garden beds, with an extra pop of yellow foliage in fall. The PHS also recommends Goldenrod for the ultimate addition of bright gold to your late-blooming perennial plantings.
Whether you have a full-size porch to decorate or only an entryway, fall decorating is limited only by your imagination. Sitting outside with a cup of coffee or a glass of wine on a beautiful autumn day is the perfect way to celebrate the season, so comfortable seating is key. If you have furniture on your porch, consider adding pillows and throw blankets in fall colors to coordinate with your plantings and front door décor. If your urban entryway space is limited, think about a space-saving bench surrounded by pots of fall color.
All details count when you go small, so seek out places to include candles or lanterns which will give an air of warmth to the evenings as the days get shorter. Of course, no fall décor is complete without variations of pumpkins and

The Perks of Picking a Custom Home Builder

It may feel overwhelming when you make the decision to build your dream home. Even though the prospect of creating a brand-new living space is exciting, it brings with it all the challenges of one of the most expensive and life-altering journeys you’ll ever take.
Location is key when you’re building a home. “Even with a custom build, resale value is crucial, so prioritize a location with universal appeal. Consider factors like proximity to schools, low crime rates, and access to amenities,” says the National Association of Home Builders.
Once you pick the perfect area, you’ll have to decide on the type of home you want and the builder you use. Many people don’t know they have the option to choose a production or a custom home builder nor what the difference is between the two types of builders.
Production Builders
A production builder uses the same home design or same selection of home designs and frequently uses those designs within a particular development. Production builders concentrate on the volume of homes they build and they can frequently buy materials at a lower price because of the higher quantities used, thus passing those savings onto homeowners. Since production builders offer fewer design options to their buyers, there are usually fewer decisions to make regarding layout and finishes. Even though using a production builder may simplify the process, a homeowner may have to spend extra to personalize their living spaces in the future.
Custom Builders
A custom builder is the complete opposite and designs unique homes, working to incorporate a homeowner’s
personality, needs, and dreams for the future into the build. Using a custom builder means participating in every aspect of the building process, from important details involving structure, roofing, and services, to the mundane details like the hinges on your doors. A custom builder will ask what your preferences are for everything.
Your Home Builders Association can assist in finding a custom builder who will have staff to help guide you through all the decisions necessary to create a design. Many builders have a model home available for inspiration and ideas, but the options and prices of every detail may feel a bit overwhelming. Custom builders don’t have the same purchasing power as a production builder, so buyers can expect to pay more for their dream homes.
To be sure you work within your available budget, it helps to have a good idea about what you want in your custom home. If you streamline your decisions and balance what your home needs with the extra options you really want, for example, choosing the mahogany flooring you love and eliminating a sauna and cold plunge in the primary bath, you can offset costs and keep finances in check. But, if your budget allows it, the sky’s the limit with your custom home options.
Hire your own architect or work with one associated with your custom builder to create the exact floor plans that will work for your lifestyle and design aesthetics. Be sure to interview custom builders, check their reviews, and ask for references. It’s important to be sure the company is a good fit for both you and your budget.
Once your plan is in place, conduct a final review of all details before you and your builder sign off on the plan and permits are pulled. Set your expectations, knowing that delays happen, whether related to contractor scheduling, supplies, or weather. Moving into your custom home for Christmas or in time for your kids’ summer vacation may not work out, so have a plan.
