2. The essentials

2.1. Entering the house

2.1.1. Entering the residence

To enter the estate, make sure you pass through this white gate.

Then, the villa is located at the end of the second driveway on your right (white gate):

A keypad to open the gate is located on the left pillar at face height. The code to open the gate is 2602

The key box is located on the wall to the right of the gate at face height:

The gate remote control is inside the house.

Important for activating and deactivating the alarm: the code is 2602A.

When entering the house, you will see a white box on your left. Enter the code to deactivate the alarm: 2602A. The message “SYST. HORS SERVIC” will appear and several beeps will sound, indicating that the alarm is deactivated.

When leaving, if you wish to reactivate the alarm, enter the code 2602A. Several beeps will sound and the message “MES TEMPO 30” will appear. You then have 30 seconds to leave, or press “ESC” to deactivate it again.

3.1.2. Laundry

On the ground floor, in the hallway in front of you on the left as you enter is the utility room. It is at the end of the corridor on your right:

3.4.1. Pool area

3.4.2. The Plancha and the barbecue

The plancha and barbecue are behind the outside dining table:

The pool is equipped with an alarm that must be activated if you have children who cannot swim and are unsupervised.

If you wish to deactivate the alarm, enter the code: *99

The alarm will automatically reactivate if no presence is detected. If you wish to use the pool again later, you will need to enter the code *99 again.

If you wish to reactivate the alarm manually as soon as you leave the pool, the code is: 1234.

The bins for household waste are located in the storage area just before the white entrance gate of the estate. The access code is: 1960A.

Please place all household waste in garbage bags before putting them into the bins.

The bins for recyclable waste — cardboard packaging, plastic, metal, and glass — are located at the end of the street.

When leaving the estate, turn left. At the stop sign, turn left again. The recycling containers are on the right, just after the street branching off to the right.

We would be grateful if you could please place all garbage bags generated during your stay into the collection bins.

6. Out & About

6.1. The city of Antibes

Antibes is one of the most popular destinations on the Côte d'Azur, renowned for its authentic charm and rich heritage. Nestling between the sea and the ramparts, the old town boasts picturesque alleyways, colourful markets and lively squares that are perfect for a stroll. Its thousand -year-old history has left a legacy of architectural treasures, such as the Fort Carré and the ramparts built by Vauban.

Antibes has always been a source of inspiration for artists. Picasso stayed here in 1946, leaving his mark on the museum that bears his name, housed in the former Château Grimaldi. Many painters, writers and musicians have been seduced by the city's unique light and Mediterranean atmosphere. Even today, the galleries and artists' studios bear witness to this cultural effervescence.

In high season, Antibes attracts many visitors. To make the most of its peaceful atmosphere, it's best to stroll around early in the morning or in the evening, when the alleyways are bathed in soft light and the lively terraces take on their full charm.

6.2. Places to see

6.2.1. Going to the coast

Mandelieu (~20min drive);

Juan-les-Pins (~20min drive); is a nice resort with beach holiday atmosphere and buzzing nightlife.

Antibes (~25min drive); pictured below. Known for its old town enclosed by 16th-century ramparts with the star -shaped Fort Carré. Some of the world most luxury yachts are moored at the Port Vauban marina. The stunning Picasso museum houses works completed in the building. Alternatively, avoid the crowds with a walk along the Sentier de Tire -poil.

Nice (~35min drive); Highlights include the famous palm tree -lined Promenade des Anglais, the old town, and the Cours Saleya market. For art lovers, there is the Marc Chagall National Museum and Musée Matisse.

Saint-Jean-Cap-Ferrat (~50min drive); Nicknamed as one of the pearls on the French Riviera, this quiet fishing village is renowned for its peninsula of lush vegetation and rocky beaches.

Eze (~50min drive); Medieval village famous for its beauty, picturesque streets, and stunning sea views. Visit the exotic garden at the top of the village or take one of the many rugged but spectacular hiking routes.

Cap d’Ail (~50min drive); pictured below. Privileged location between the sea and the mountains. The town boasts some splendid villas some dating from the late 19th century. Beautiful beaches (Les Pissarelles, Mala, and Marquet) with sporting activities.

Monaco (~50min drive); Top attractions include the Prince’s Palace at the top of the Roc and the Oceanographic Museum. Take in the glamour surrounding the casino or watch a AS Monaco play within their beautiful football stadium.

Menton (~55min drive); the pearl of the French Riviera, captivates with its Mediterranean charm, colorful streets, and stunning sea views. Stroll through the old town, or enjoy coastal trails for walks between the sea and the mountains.

St Tropez (~1h30 drive); A Provencal village with a maze of cobbled lanes filled with designer boutiques, glitzy art galleries, world -renowned beach clubs and exclusive nightclubs.

6.2.2. Staying Inland

Mougins (20min drive); known for its charming alleys, renowned restaurants, galleries and beautiful artwork displayed throughout the village.

Loup riverbanks (30min drive); in the “Parc Naturel des Rives du Loup” located between Colle-sur-Loup and Villeneuve-Loubet, there is a path that runs alongside the river. It's a good place for picnics and swimming, and also offers activities like climbing and hiking.

Cap d’Antibes (35min drive); “Cap d'Antibes” is an unspoilt jewel on the Côte d'Azur, with its wild coves and ancient pine trees. This iconic location has attracted many artists and writers, including F. Scott Fitzgerald, who found inspiration for his novels here.

Gourdon (50min drive); pictured below is also named the “Eagle’s Nest”. A 14th century fortified town on a rocky outcrop with narrow streets and half -timbered houses.

Sainte-Agnès (~1h drive); Charming medieval village offering a magnificent panorama of theBay of Menton, It is also called the “Balcony of the Côte d’Azur”.

6.3. Scenic Beaches

Plage du Midi (15min drive) in Cannes (beach with breathtaking views of the Estérel massif and the Lérins islands.)

Plage de la Garoupe (25min drive); pictured below, it is in Cap d’Antibes (beautiful coastal walk)

Plage de la Pointe de l’Aiguille (3 5min drive) in Theoule-sur-Mer (This little pebble cove will charm you with its view of the Lérins Islands.)

Plage des Anglais (1h drive) in Agay (no sand beach, just red pebbles)

Plages de Ramatuelle (1h30 drive) ; pictured below, near St Tropez (white sandy beaches)

A local tip: avoid traffic by taking the train from Ca nnes (Place de la Gare) to Antibes, Nice, Monaco, etc.,

Food Markets

(mornings up t o 1 pm)

Antibes; great Provencal market in the covered hall, Cours Masséna.

Cagnes-sur-Mer; Farmer market around the Cité Marchande, Rue Giacosa, from Tuesday to Friday mornings.

Cannes; small organic food market at Marché Gambetta (Daily in summer, and from Tuesday to Sunday at other times of the year ).

Wednesday:

Saint-Paul-de-Vence; small but quaint Provençal Food Market in the heart of the village.

Tourrettes-sur-Loup; small farmer market (Place de la Liberation).

Friday:

Ventimiglia in Italy; huge food market with incredible products at a low price. Worth a visit!

Saturday:

Colle-sur-Loup; small food market

Saint-Paul-de-Vence; small but quaint Provençal Food Market in the heart of the village.

6.5. Antique and Craft Markets

Daily:

Nice; vibrant night arts & craft market in Cours Saleya.

Night markets (craft, arts, jewellery, etc.) in Juan-les-Pins (Promenade du Soleil) and Antibes (Pré-des-Pêcheurs).

Antibes; craft market (painters, sculptors, ceramists and other artists) in the covered hall, cours Masséna in the afternoons.

Friday:

Cagnes-sur-mer; arts and craft market every Friday night during the Summer along the beach and Avenue de l’Olivier (Cros -de-Cagnes).

Sunday:

Saint-Paul-de-Vence; small antique market in the heart of the village.

Nice « Nice Carnival and the Flower parades » (mid-February to early March); pictured below, it is one of the largest and oldest carnivals in the world, lights up the French Riviera every year with its spectacular float parades , and colorful flower battles

Menton « Lemon Festival » (end of February, beginning of March) ; pictured below, it is a one-of-a-kind event where grand sculptures and designs, entirely made of citrus fruits, transform the city into a dazzling display of colors and scents, celebrating local heritage and craftsmanship.

Cannes « Game Festival» (February & March) ; is the must-attend event for game enthusiasts, offering a unique space to meet creators and publishers from the gaming world.

Europe « Museum Night », most museums in France are opened at night, occurring the Saturday closest to the 18th of May

Antibes « Les Voiles d’Antibes »; This iconic event spans five days (in early June), with four days dedicated to racing. The festivities take place in Port Vauban (visible from the coast, offering a unique spectacle for spectators).

Cannes « Cannes Lions »; the Cannes International Advertising Festival brings together industry leaders to celebrate innovation and creativity in advertising through conferences and awards.

Nice « Ironman triathlon » (last week of June) ; is a legendary triathlon event that attracts athletes from around the world, challenging them to swim, cycle, and run on a spectacular course along the French Riviera.

Cannes « Dance Festival », November 2025 (every two years); brings together dancers from around the world for captivating performances that blend modernity and tradition in a prestigious setting.

December :

Nice « Christmas Village »; pictured below, it is one of the best Christmas markets in the South of France (Ferris wheel, ice rink, over 60 wooden chalets selling gifts and food, Santa’s House) with special events like the Swedish Light Festival
