Cookie’s 44 years of service By Tara CAMPBELL BULAHDELAH paramedic Wayne ‘Cookie’ Cook has celebrated his 44th anniversary with NSW Ambulance this week. Starting his career in 1977 in his hometown Kempsey, he took to the streets and as he went, gained skills to last a lifetime. In 1981 Cookie began working out of Bulahdelah Ambulance Station and never looked back, providing the community of Bulahdelah with over 40 years of service. Wayne even met his wife, Maxine, whilst chatting over the back

fence of the station and before he knew it, children Kelsey and Chris were on the scene. Publicly acknowledged on the NSW Ambulance Facebook page, hundreds took to the comments to provide congratulations and thankful remarks of Mr Cook’s work. “Cookie acknowledges his family as being his strength and backbone through his career, never upset when he had to work on birthdays and even Christmas Day. “The passion to help people lives on as Cookie continues to serve the community of Bulahdelah. “You’re a legend Cookie, thank you for your ongoing service and enjoy the celebration today,” a

"The pools are ready to open and welcome swimmers as soon as the current NSW Government Roadmap comes into force," Council’s Director of Liveable Communities, Paul De Szell said. “We have been unable to open pools at Nabiac, Stroud, Krambach, Bulahdelah and Tea Gardens to the general community as we haven’t been able to meet the current requirements.” The pools have been available to local swim clubs, subject to them holding their own COVID-19 safety plans and insurance. However, come 15 December or the 95

pools can open to the general community, as QR code check-in will no longer be required based on the current NSW Government Roadmap. The Tea Gardens pool will open on 1 December under YMCA management. “We are very pleased to be able to open all our pools to the community from 15 December, in time for the holiday period,” Mr De Szell said. Opportunities for the Hunter from COP26 By Marian SAMPSON

THE Carbon Market Institute (CMI) says that COP26 has created opportunities for Australia however the Hunter will need to adapt and change as the use of fossil fuels is increasingly coming under the international microscope. While the agreement is seeking a phasing out of coal there are other opportunities for the Hunters energy businesses to enter and potentially dominate. According to CMI Australia risks losing its advantages in carbon crediting and clean technologies without stronger policies to deploy, not just develop, technological solutions. Following the most influential COP since the introduction of the Paris Agreement in 2015, the spotlight has shifted to the federal government and business to seize new opportunities and unlock the barriers to a sustainable and ‘just’ transition. CMI CEO John Connor stated, “Australia now has a once-in-a-generation opportunity to build on its well-established and globally regarded carbon crediting mechanism, and its proposed Indo-Pacific Carbon Offsetting Scheme, to set high standards in the new postGlasgow global carbon markets. “Both of these Australian and regional emissions trading and carbon pricing schemes need to deliver integrity in the credits and in the ambition of the emission reduction trajectory they support. “Carbon markets must be means to end that means helping achieve the Paris temperature goals. “Australia has abundant opportunities in clean energy, technology and natural climate

solutions and a decade of considerable experience and achievement in monitoring, reporting and verification. “This expertise and experience alone is an important potential export, but policies are required that drive investment in the deployment, not just the development of technology.” Under Article 6 agreements in particular, COP26 has delivered a platform for greater international cooperation and established a governance framework for international emissions trading. “This now needs to be aligned with booming voluntary global and Australian carbon markets to ensure verified emission reductions and other social and environmental benefits are achieved in industrial decarbonisation and natural climate solutions. “There is an urgent need to mobilise these markets to ensure we maximise climate action this decade. “Unfortunately, progress will be limited until there are updated policy frameworks to support this ambition, including reforms to Australia’s Safeguard Mechanism. “This is a generational opportunity that can’t be missed.” The CMI believes that post COP26 Australia and others will be under greater scrutiny at COP27 and COP28 and whether its phase down or phase out, the global focus shifts to managing the transition from fossil fuels and the need to do this in a “just” inclusive way. Furthermore new rules for international cooperation and carbon markets provide a platform for high integrity, transparency and comparability, but corporate and national vigilance on integrity and emission reduction

will be vital and that there is greater emphasis on the importance of protecting, conserving and restoring nature in achieving net-zero emissions, including forests and other terrestrial and marine ecosystems. CMI stated that Australia is well positioned to become a global leader in nature-based solutions development, knowledge brokering, finance and capacity building but needs to nurture its crediting mechanism integrity

On Monday 11 October 2021, the New South Wales land titles system has gone 100% electronic with significant amendments to the Real Property Act 1900 commencing on this date. Abolition of Certificates of Title All paper Certificates of Title cease to have any legal effect and the Registrar-General will no longer issue Certificates of Title for any reason. Instead of a CT being issued, an Information Notice will be provided which confirms the dealings registered and date of registration. Ownership of land or details of other interests held in land, such as mortgages or leases and the existence of other affectations such as easements will continue to be held on a computerised Torrens title register. A title search of the land will

provide accurate and up to date title information. Electronic lodgement of dealings All dealings with interests in land such as transfers, mortgages and leases must also be lodged electronically and will no longer be accepted in paper form at NSW Land Registry Services. Importantly, this means that parties to all property transactions will need to engage registered subscribers to the electronic lodgement network (such as a solicitor) to act for them, otherwise their land dealing cannot be registered. AS Local Government Elections approach, News Of The Area is introducing you to the candidates for the Election. Group F is Katheryn Smith’s team consisting of herself, Lance Fletcher, John Sahyoun, Stewart Carruthers, Mydie Keegan and Simon Eyre. Katheryn was elected a Councillor for the MidCoast last election and would love to continue her work if re-elected. “I still feel I have lots to offer. “Over the past four years I’ve gained experience and feel as though now I have the understanding, especially for all the diverse communities, of the gaps of each area and what needs to be done,” Katheryn said. “I feel like there's a lot that can actually be achieved now; the hard work has already been done over my last term and now it's more about implementing and supporting the strategies that have already been identified,” she said. John Sahyoun has been a local of Bulahdelah for 35 years, advocating for business and tourism and has joined Katheryn’s ticket, supporting her ideas and values. “I'm a believer in good, transparent and responsible governance and Katheryn has demonstrated over the years that she's an active participant within the political process. “I’d like to make a difference in my part of the world- living in a rural area I’ve found that rural issues are missed and we don't have all that much representation.

“I’m happy to give a local voice," John said. Joining Katheryn and John is Lance Fletcher, a Tuncurry/ Forster local who is committed to local sport and youth and an advocate for people with disabilities; Stewart Carruthers, a Gloucester business owner who is passionate about small towns not being forgotten; Mydie Keegan, a Krambach local who advocates for mental health services and is an active volunteer throughout the region; and Simon Eyre, two years fresh to the Manning bringing his qualifications in Environmental Science, Ecosystems and Biodiversity. Katheryn is a strong advocate for water security, particularly after experiencing the recent drought. “The drought in Gloucester was terrible, we were transporting water from Tea Gardens,” Katheryn said “It wasn't just people who were connected to the water that needed it; anyone who used the river source, practically the whole region, had the demand but the supply wasn't there. “Water security across our whole Shire is something that is absolutely essential,” she said. Alongside this, Katheryn believes in advocating for those with low incomes. “When it comes to things like Council’s fees and charges I really believe that if fees can be kept as low as possible, that can make a difference to many in our community who

Running as an independent, Katheryn has never been a part of a political party and is ready to continue implementing plans which she worked on in her last term. “Every area of the MidCoast is unique and so it’s really about finding what each area needs and supporting them and I really hope that I get to continue advocating for all of our communities if re-elected this term,” Katheryn said.

Kathryn Bell is the leader of Group I for the upcoming election, a team of Independents committed to local democracy and strong communities. The group consists of Kathryn Bell, Nawal Marahai, Katrina Pearson, Ron Hindmarsh, Kay Smith and Laura Boyce. “I rely on the public record to demonstrate my commitment to putting the community first and I take a stand on matters important to the community, despite opposition. “A Councillor’s role is to be the conduit between the organisation and the people; to ensure the needs, hopes, and ambitions of the community are known to Council when decisions are being made,” Kathryn said. Meet The Candidates: Group G By Tara CAMPBELL

AS Local Government Elections approach, News Of The Area is introducing you to the candidates for the Election. Karen Hutchinson’s Group G will return to the polls for a fifth time in the upcoming election, with a team composed entirely of women. The team consists of Karen Hutchinson (Stroud/Booral), Donna Carrier (Wingham), Wendy Hughes (Gloucester), Jill Buttel (Taree), Chloe DalrympleHutchinson (Booral) and Christine Stani (Booral). Karen Hutchinson spoke to News Of The Area about her decision to re-run. “We’ve all had a tough eighteen months and it’s about getting back to basics in 2021 and beyond; putting the community first and being responsive to the three Rs rates, rubbish and roads,” she said. Group G candidates represent a large spectrum of the MidCoast, composed of long-standing residents and business owners within the communities of the area. The group believes that these connections help them to understand the needs of local residents whilst still working closely with all levels of Government to secure funding for all of the MidCoast communities. Karen Hutchinson is a current MidCoast Councillor who has been an active member of the Stroud/Booral communities for nearly 30 years. She holds committee positions on a number of organisations including the MidCoast Regional Recovery Business Roundtable, Port Stephens Great Lakes

Hunter’s Hydrogen Future By Marian SAMPSON HYDROGEN is being pitched as a new industry for the Hunter region and businesses in the Tomago industrial area are already getting ready to embrace the technology and build jobs in the region. The NSW green hydrogen industry is set to boom with the legislation underpinning the NSW Hydrogen Strategy passing Parliament. Premier Dominic Perrottet said NSW is leading the nation in developing a hydrogen industry, which is projected to attract over $80 billion in private investment, support 10,000 jobs and open up new export markets. “We are leading the nation when it comes to emerging technologies and seizing the opportunity to attract national and global investment in this future industry to grow our economy,” Mr Perrottet said. “Our hydrogen energy industry will allow us to develop new export markets with our core trading partners, including Japan, creating new jobs in the Hunter and Illawarra, while also helping to secure our energy needs into the future.” Treasurer and Minister for Energy and Environment

Matt Kean said the legislation will allow NSW to capitalise on the growing hydrogen export market, with green hydrogen set to become a leading fuel source in the Asia-Pacific by the end of the decade. “Our Hydrogen Strategy is expected to increase the size of our economy by more than $600 million each year, while helping the State to halve emissions by 2030,” Mr Kean said. “Hydrogen will help to reduce our carbon emissions in sectors like heavy transport and industry, create jobs and open up new export markets for NSW.” The NSW Hydrogen Strategy includes: $70 million to develop hydrogen hubs in the Illawarra and Hunter regions; exemptions for green hydrogen production from government charges; 90 percent exemption from electricity network charges for green hydrogen producers, who connect to parts of the network with spare capacity; funding for infrastructure assessments for large-scale production; and a hydrogen refuelling station network roll out across the State. The Energy Legislation Amendment Bill also includes

reforms to allow renewable energy projects, like wind turbines, in the State’s softwood pine plantation estate. “Renewable energy projects will help to create regional jobs, attract investment in the bush and diversify Forestry Corp’s revenue, at the same time as providing sustainable timber supplies for decades to come,” Mr Kean said. THE Tea Gardens Hawks Nest Motor Club report that Motorfest will return in 2022 after the Club were unable to hold the event this year due to government regulations. The Club has received approval from MidCoast Council to stage the event on Saturday 12 March 2022,

at the Myall Park Sports Reserve, Hawks Nest. The Club will invite 120 Motor Clubs from across NSW to the event and are expecting 350–400 cars to attend. The program will be as in former years. “Judging on the many inquiries about the event it should again be enjoyable and interesting in viewing the many old veteran, vintage

and classic cars on display,” said Tea Gardens Hawks Nest Motor Club President Juergen Seil. “At this stage the event is subject to NSW Government regulations but we are confident no major last minute changes will occur. “We are looking forward to seeing you and participating in this local major event – Motorfest 2022.”

The photograph was taken by Group member Denis Church. Denis said, "Taken during a brief respite from lockdown, the photo shows

the sails of the Sydney Opera House majestically reaching out of the ground towards the summer sky together with glimpses of the Harbour Bridge, all unhindered by tourists or locals. “Not a person can be seen in the photograph, a stark reminder of 2021, the year a virus brought Sydney to a standstill." Denis fell in love with photography whilst still at school when he became a member of a group of students who set up one of the first school darkrooms

Throughout the year the Op-Shop saves toys for this sale, tests them, replaces the batteries and restores them. Gloria Lovell-Simons told News Of The Area, “We have gifts, jewellery, handbags, Christmas t-shirts, books, Christmas tableware, Christmas trees, Christmas decorations, Christmas dinnerware, glassware and of course much more. “We thank the locals and visitors who support us with goods for sale throughout the year and those who buy the treasures we have for sale,” she said.

A MAN has died following a single vehicle crash in Port Stephens this week. Just after 11:15am on Saturday 20 November 2021, emergency services were called to Richardson Road, Campvale, following reports of a crash. On arrival, police were told a car had left the roadway and crashed into a tree. The driver and sole occupant of the vehicle – a 62-year-old man – was treated at the scene by members of the public and emergency services but died at the scene. Members of the public acted quickly to provide CPR and hurried to Raymond Terrace Fire and Rescue station to ask for assistance from the brigade.

Deputy Captain of Raymond Terrace Fire and Rescue, Giacomo Arnott, spoke to News Of The Area about the incident. “I want to thank those members of the public who commenced CPR on the individual and commend those in attendance for having the idea to send someone out to the station to ask for assistance,” Giacomo said. Richardson Road remained closed for a number of hours following the incident. Officers attached to Port StephensHunter Police District established a crime scene and commenced an investigation into the circumstances surrounding the crash. Emergency services remained on-scene for a number of hours. A report will be prepared for the information of the Coroner.

Fight over fishing rights MINISTER for Agriculture Adam Marshall has taken aim at the Animal Justice Party (AJP) for what he describes as recklessly threatening the future of the state’s fishing industry. Mr Marshall said he would not entertain the Prevention of Cruelty to Animals Amendment (Aquatic Animal Recognition) Bill 2021 tabled before Parliament by the animal rights group. “The Animal Justice Party

has put forward a bill before Parliament which threatens to strip our fishers of their long-standing and perfectly sound rights,” Mr Marshall said. “I fiercely oppose this bill and so too does the NSW Government. “Fishers are an integral part of our state’s economy and lifestyle and they know best practice. “I won’t let dangerous left-wing ideologues with

no knowledge of industry or who have never wet a line tell them how to do their business. “If anyone thinks I would ever sit idly by while the AJP jeopardises the rights and future of any of our critical sectors, including recreational and commercial fishing, but also farming and agricultural practices, then they are plain wrong. “I couldn’t imagine a single one of our fishers wanting to inflict unnecessary harm on any being, but with NSW home to the strongest suite of animal cruelty penalties, I know these act as a deterrent to any member of the public who considers doing this.”

Mr Marshall said the process to modernise the state’s animal welfare laws was already well underway. “The NSW Government has received feedback from more than 6,000 submissions of community consultation, and I can assure fishers, their established practices will remain legal under any legislation I bring to parliament,” Mr Marshall said. our society. “Trillions of fish and shellfish are killed globally each year for food, more than any other animal. “So little regard is given to those animals and their suffering that we do not even know exactly how many are killed. “We can only estimate because the industry measures their deaths in tonnes, not as individual lives lost. Some aquatic animals are so overlooked that in New South Wales our animal protection legislation does not even recognise many of them as being animals. “The consequence is that those aquatic animals are not afforded the most basic, fundamental protections

against animal cruelty. “This bill will change that. “The bill will ensure that cephalopods such as octopuses, squid and cuttlefish, and crustaceans such as lobsters, crabs and prawns are recognised in the definition of ‘animal’ in the Prevention of Cruelty to Animals Act 1979, also known as POCTAA. “This will have the flowon effect of ensuring that those animals are protected by the provisions of POCTAA, which provides that an individual must not be cruel or neglectful towards an animal.” For more information on the Animal Welfare Review, visit the NSW Department of Primary Industries website.

There are times for hard-hitting drama, and there are times for a cup of tea with two spoonfuls of sugar: welcome to The Larkins. More than 30 years after The Darling Buds of May series, this adaptation doesn’t try to rewrite the story one iota. It’s a smart move – the world could do with sweetness and this dramedy oﬀers it in spades. There’s a danger that fans of the original won’t appreciate the nostalgia, but new viewers are likely to fall in love with the large working-class Larkin family from 1950s rural Kent. The meandering story, starring Bradley Walsh and Joanna Scanlan (pictured), features some wonderfully over-the-top sets.

No longer the new kid on the block, this Aussie rendition of the British format is arguably the most popular version in the world. This Hamish Blake-led (pictured), family-friendly romp has now clocked up three seasons, making it the longestrunning LEGO Masters anywhere. Now, a festive Christmas special with a bevy of well-known guests is proving again that good things come in small packages. In tonight’s jubilant ﬁnale, Sophie Monk, Scott Cam, Brooke Boney and their teammates have one last hurrah before ﬁnding out who will be crowned the LEGO Masters Bricksmas winners. 17 NOVEMBER Wednesday Nominated Triples was played today and attracted 44 players. The weather was sunny and with a little breeze to make it interesting. The winners in the morning were decided by the lowest winning score and Bryan McPhie, Geoff Page and Keith Smith were successful with a score of 9. The afternoon winners were decided on the lowest winning margin and Tom Short, Dennis Ashbridge and Geoff Muggleton won with a 2-point margin. The Garden Eatery voucher went to Bill Baillie. for next week is looking very ordinary, so let’s hope members can get a game next Wednesday. 20 November Our Bowling Club is well supported in our local community by a wonderful band of local sponsors. In recognition of their material contribution, the Men’s Bowling Club hosted a “Sponsors Day” today, despite the threatening skies. Most of our sponsors fielded teams and participants were in for a fun time, many not having played bowls before. A game of Fours was played and then a game of Pairs. The frivolity out on the green was followed by a barbeque lunch provided by the members.

The Grange RSL LifeCare resort has been in the news lately and so again today when the team of Mark and Julie Woolard, Geoff and Deyonne Page, representing the Grange took out the “Golden Bowl’ trophy. Well done. In other news. There was a good field nominated for Sunday bowls today but alas, the rain Gods intervened and there was no play. The final day for Sunday bowls will be 5 December. The bowls coordinator, Rob Young, has scheduled a mixed triples game for the afternoon of Saturday 27 November. A nomination sheet is on the board so add your name if you wish to play.

FROWNS have been all the go on the faces of Karuah Bowlers over the last few months as bowling came to a dead halt. First the Covid lockdown and then the annual maintenance of their green saw their bowlers frustrated and edgy at not being able to bowl at all. Thursday last, there were grins all over the green at Karuah as the RSL Bowling Club reopened for competition. “I’ll tell you this for nowt (He is of northern English origins), it feels right super to be bowling again,” President Jim Healey said 30 bowlers were efficiently formed at the club into 14 teams of pairs (there

In pleasant conditions, the bowlers enjoyed the afternoon game in good light with the comp winding up after 5PM. First, the Final- what a thriller, it kept spectators on the edge of their seats from start to finish. The Finalists Robyn Beaumont and Dale Winter were the winners of this event in 2020 also Runners Up the District Open Pairs Championship 2021. Sandra Leisemann and Pat Baker both formidable bowlers in their own right, Grade 2 Pennant players, plus winners in other Club Championship Competitions and Pat previously a District Representative bowler. Robyn and Dale took an early lead by 3 shots on the 5th end, 4 v 1, the 6th end resulted in 4 points to their opponents putting them in front by 1, 5 v 4. By the 10th end they had increased their lead to 3, 10 v 7, but Robyn and Dale weren’t giving up and by the 14th end, just 4 ends left to bowl, they were just down by 1 shot 13 v 12. The next 3 ends were won by Sandra and Pat, now heading into the 18th (final end) to bowl they are holding a 4 shot lead , 16 v 12 still anyone’s game but the highest score in this contest has only

been a 3, the majority of ends just 1 it seemed victory could be just a whisper away for Sandra and Pat. Sandra sent down the Jack, it landed close to the T, a long end to be bowled. Robyn's 3rd bowl sent the Jack into the ditch with her bowl following it; she had already delivered 2 bowls close to the edge of the ditch. They were definitely holding 3 shots, the Umpire was called to do a measure, Dale’s bowl the next closest, giving them 4 points now we have a drawn game 16 all, another end to be played. The 19th end was also a “nail biter”, won by Robyn and Pat scoring 4, 20 v 16, Club Champions Major Pairs for a second time. I have to reiterate what a great game of bowls this was, the winning team won 10 ends, the Runners Up 9 that’s how close things were. New Strategy For Cycling In National Parks

It’s no secret that Australians under COVID-19 have rediscovered the joys of cycling as a sport.

IT’s no secret that Australians under COVID-19 have rediscovered the joys of cycling as a sport. In an effort to suitably cater to cyclists the National Parks and Wildlife Service (NPWS) is calling all cyclists to have their say on a draft cycling strategy so national parks can provide some of the best cycling experiences anywhere in the country. Environment Minister Matt Kean said with more

Don’t steal Hawks Nest’s soul DEAR News Of The Area, IN regards to the rezoning as an amendment to the Council’s Local Environmental Plan allowing for the approval for a large commercial property being built on Bennetts Beach, Hawks Nest. If you live nearby or frequent this rare coastal natural beauty, you know how precious it is for the original land owners, locals, visitors and the country in general. We seem to feel we can destroy the natural wonders we have left in Australia On the Mid North Coast there are more than enough coastal areas that offer socalled resort and modern comforts. Hawks Nest is not one of those places and should never be. The NSW coastline offers many established areas with built up modern comforts inclusive of resort/ hotel style accommodation. We do not need any more and we do not welcome the destruction of the unique

natural environs of Hawks Nest (and Tea Gardens). The opposite side of the bay (Nelson Bay, Shoal Bay etc) adequately cater for the populous that choose to live or visit such built up areas – we do not need nor want another one in the greater Port Stephens locale. Some of the facts to consider in repelling this ridiculous attempt of greed and destruction are: The proposed development is in no way consistent with the existing houses/buildings. I believe the highest building is three storeys and that is limited to two or three properties. Neither of which are ‘resorts/hotels’. Anything more than what is there would offend the beauty of Hawks Nest and destroy its appeal. - The Tea Gardens/ Hawks Nest Community do not need a development of this scale and it is definitely not in line with the communities demographic. - The 14km stretch of beach is so rare and unique and one of the last such

bastions in Australia. You will never get it back if you sell it’s soul. There are no other buildings visible from the beach – anywhere along the entire beach. Well there is the Surf Club and that is expected and accepted. Please know that the wrong decision could be the beginning of the destruction of Hawks Nest and its uniqueness – I have said ‘unique’ a few times as it is exactly that and a stroke of a pen could ruin it forever – no coming back – ever. DEAR Jasminda, I AM always confused about the appropriate sign off in an email. There are so many options, and none of them feels quite right. What do you recommend? Yours, Mr Andrew G. Dear Andrew,

WHAT IS A BODY CORPORATE? “What is a body corporate and what does it do?” ‘BODY Corporate’ has been renamed as the more user-friendly ‘Owners Corporation’. An OC is the governing body managing a Strata Scheme in its entirety. For example, a block of apartments will have an OC to manage the common areas. The owners of each apartment are automatically members, and they are the ones who elect the Manager and Committee. While the role varies between States, in NSW responsibilities include repairs and maintenance of common property (paths, gardens, the building’s exterior, insurance, keeping up to date with relevant laws such as planning, building, fire and safety inspections and OH&S laws and record keeping etc). Each owner contributes an annual fee proportional to the unit entitlements of each building. These funds are split between an administrative fund to cover day-to-day expenses such as garden maintenance and a capital works fund for major works, maintenance or repairs. Apart from the daily administration being taken care of, there are other appealing benefits such as the power of an OC to ban the use of apartments as shortstay accommodation venues/party houses! And remember – you and your legal representative should check the details before signing any Contract. Denise

DEAR News Of The Area, IN regards to the proposed Highway Service Centre at Bulahdelah, I strongly object to this planning proposal for the reasons I have listed below. 1. The first and last time I and likely most Bulahdelah residents were told of this outrageous proposal, was at a public meeting held in the School of Arts hall in 2016. This was not a Council meeting. It was well attended. The proposer of this planned service centre spoke of his plan to develop the land to house 250 or 350 people and that he would build a service centre to cater, in the main, for heavy vehicles. A local business operator spoke favourably of the housing development and said that after that was developed, then go ahead with the service centre. But here was the catch, the service

Four Corners program raises more questions than answers DEAR News Of The Area,

THE Four Corners program of 8 November 21 and Len Roberts’ subsequent advertisementstatement in last week’s NOTA raises more questions than it purports to answer. 1. If the Karuah Aboriginal Land Council was in “extreme financial crisis”; surely it was incumbent on the then CEO to maximise the return achieved from the sale of their land? There appears to have been no public auction nor any call for expressions of interest for the land in question. 2. If the land (one block) was sold for $600,000 as reported, this was the bargain of the century.

Also, if as Len Robert’s asserted, this was above the figure provided by an “independent professional valuer” perhaps he could provide the name and professional qualifications of the valuer? 3. As the sale of the property does not appear to have been advertised in any way; how did two property developers from Port Macquarie and Sydney even become aware that the land was for sale? Perhaps another paid statement of so called facts by Len Roberts might assist? Regards, Bruce MURRAY.

No Highway Service Centre for Bulahdelah centre had to be developed first. I agreed with the local business person and left when the meeting ended. The last time I heard about this proposal was in the letter from MidCoast Council on 24/8/21 to my husband and myself as property owners in the immediate surrounding area. 2. What is going on? Where is the council consultation with the community? We have seen no surveys, no meetings, so why the secrecy? I can understand Council wanting the residential development, it makes sense, but not this service centre. Surely it is not the role of Council to destroy existing businesses in a small town, which I believe is what will happen to the two service stations in town. The BP station caters admirably to high demand from tourists and locals alike with the sale of fuel and fast food, dine in and take away.

Truck drivers also come into town to the two service stations. As for the shops in Stroud Street, of course they will be affected. If this goes ahead the families travelling to their destinations will take their breaks there as the children will dictate so as to play on the usual playgrounds that these unhealthy food outlets supply. 3. Since I received the letter from Council I read that Gavin Maberly Smith consultancy put to Council that over 90% of Bulahdelah residents are in favour of this development. Where did that number come from? 4. Covid has impacted on Australia, with Bulahdelah no exception, and my fear is that what the businesses are currently experiencing will become normal, if Council give the proposal the go ahead. MidCoast Council, do not approve this proposal, forget having this settled before

WELL, for a start, I wouldn't sign off an email to a person you don't know as 'yours'. I mean, you're not mine, are you? There's a fair degree of intimacy suggested in that sign off, or else a bit of laziness due to hacking off the 'sincerely' or 'faithfully'. It's a good question though, and one that I already spend far too much time thinking about, so thank you for extending my convoluted ruminations. Do we have to reply with a kiss 'x', if that is how the sender has signed off? Are sign offs such as 'cheers' far more suited to time spent around a beer keg than the end of an email letting you know your sales report is overdue? Recently I read a delightful letter penned from an upset young girl to her family, which she had taped to her closed bedroom door. It was signed off, with wisdom and acuity beyond her years, 'Unhappy regards'. I suggested to her mother that I was tempted to sign off on all correspondence in this way, and then added a few more suggestions: Sincerely disappointed; Cheerless; Unkind regards; Yours unfaithfully. Her mother added a few more: Sincerely someone else's; Without love; Disapprovingly. Now surely these are far more appropriate for correspondence relating to unpaid bills, updates to terms of service, relationship breakdowns, and bonus Flybuys points notifications, among other examples. Or you could just go with some obnoxious Latin phrase that gives people false hope and visions of grandeur. Carpe diem, Jasminda.

Zoë’s tennis fundraiser a smash hit courts doing the BBQ for the community and even jumping on court to have a go at tennisI can’t thank them enough for their efforts on the day. “Thank you to Stroud Tennis Club for allowing me to use the courts and open them to the community, and of course thank you so much to everyone who generously donated to the charity,” she said. A number of local businesses, groups and individuals supported the fundraiser, including Stroud Football Club, Heritage Haulage, R&R Property, Kyal, Mel, Tam and Mack. “We are just shy of hitting the $3000 mark which is absolutely incredible considering my original goal was $400.

“The amount of support from the community is just amazing and that really shows through this event. The event ended with everyone present on the courts with a big cheer once Zoë hit 7.30pm and lots of hugs of support. “It felt like such a magical day and I’m so glad we are able to grant some well-deserved wishes. “The money goes to 800 critically ill children on the Make-A-Wish waitlist. “Talking about it makes me very emotional that I was able to do something great for these children,” Zoë said. The fundraising page will be up for three months to allow any further donations at https://fundraise.makeawish. org.au/fundraisers/zoeturner.

ZOË Turner has raised just under $3000 with her twelvehour tennis fundraiser for Make-A-Wish. Starting the day at 6:30am to set up and stretch, the event began at 7:30am with the courts filling up for most of the day. “There was incredible support from the community with lots of people of all ages coming down to play tennis, have lunch/dinner from the BBQ or just donate,” Zoë said. Although the weather was not predicted, Zoë wasn’t going to let some water stop her and quickly resumed playing after it was safe to do so. Zoë is incredibly grateful for the support of the community on the day. “Big shout out to Peta, Brendon and Meegan who helped sweep the water off the courts. “Huge thank you to Stroud Butchery who spent most of their day at the tennis
