s we teeter between the hurry-up-and-wait of spring to the everythinghappening-all-at-once of summer I find it helpful to keep busy with small tasks. Take gardening for example. While I impatiently waited to clear and rake my flower beds (to better support the pollinators), I started several new seed varieties indoors. The tiny trays became the focus of my early-spring energy. My garden is small and limited by my time and casual knowledge, but when a free weekend rolls around, I will be elbows deep at first light to transplant all my summer hopes and dreams. Our May-June issue is like my seed-starter trays—it features tried and true summer favorites but also a few unexpected varieties we’ve uncovered during the long winter. A home in Dover, Massachusetts, channels a Southern California sensibility with plenty of glass for dramatic views of New England’s changing seasons. In Rhode Island, it’s all about access to the storied South County shoreline; this stylish home has its own “surf shop.” Heading up the coast, an estate tucked among the crags of the North Shore of Massachusetts blends contemporary innovation with traditional grandeur, while a compound planted squarely in New Hampshire’s Lakes Region will surely bloom all season long. And lastly, there’s a project that reminds me of the Black Velvet nasturtiums I’m trying this year: a resurrected rusticator cottage on the Maine coast. It conjures a bygone era but is firmly rooted for many more summers to come. However your garden grows, whether with new varietals, steadfast classics, or a combination of the two, cheers to making the most of the glorious sunshine ahead. JENNA TALBOTT @jennatalbott
NEW BOOK If you follow Nashville, Tennesseebased interior designer Stephanie Sabbe on Instagram, you’re familiar with her flair for storytelling. We met during her brief tenure in Boston several years ago (she says New England is where she truly became a designer), and I’ve followed her work ever since. She was in her happy place while photographing “Ode to Joy” on page 230. “We spent three days on the island, and each one ended with interior designer Kate McElhiney’s husband preparing dinner and cheese plates followed by games of Trivial Pursuit—which we were all terrible at. I have a fantasy of living in coastal Maine, so this was quite the dream project.”

“S
omething different. Something unique.” That’s how Ira Clark, principal architect with the White River Junction, Vermont-based firm Smith & Vansant, describes the brief he received from his clients for their new poolside building. The structure would complement the 5,400-squarefoot vacation home he’d built on the same Vermont property more than a decade ago. “Ever since we finished their main home, a farmhouse that blends both traditional and modern design elements, our clients said that someday they would add a separate space near their pool for entertaining,” says Clark. After much conversation, Clark and

the owners, who often host large groups of friends, came up with the idea of what they dubbed “the party barn.” Imagine a pool house that takes its cue from
the classic New England barn vernacular but is also cleverly designed to accommodate everything from cozy TV-viewing to intimate fireside parties to catered indoor and outdoor affairs. Weathered

wood and post-and-beam construction help give the structure a barnlike feel, but modern elements, such as a tinted polished-concrete floor, weathered Corten steel cladding, and nineteenfoot-wide sliding Marvin doors, make it feel contemporary. The steel, wood, and concrete carry over from the main house. “It builds a linear relationship between the two structures,” explains Clark. “And by aligning the party barn with the pool, it resonates with the existing landscape and completes the project. Everything speaks to one another.” Interior designer Denise Welch-May of dpf Design worked with Clark and his team to choose furnishings that would complement the new structure’s subtle blend of styles and ensure the space could serve multiple functions. “It’s a pool house but so much more,” she says. She developed a palette for both the interior and exterior consisting of

natural materials juxtaposed in warm and cool tones with vibrant pops of orange. To bring coziness to the interior, she stained the gapped fir ceiling and shiplap fir walls a deep brown using a custom finish comprised of vinegar and dissolved steel wool. She also chose lowbacked, neutral-toned, weather-resistant furniture that can be reconfigured indoors or out depending on the size of gathering. According to Clark, the party barn has become a welcome addition to the owners’ Vermont getaway. “They’ve told me it works on so many levels,” he explains. “It’s as different and unique as we had hoped. The living room in this stately 1869 Newton, Massachusetts, home was rich with period details: quartersawnoak woodwork, leaded glass, and coffered ceilings. But mostly, says interior designer Sarah Cole, it was dark. “The client wanted to update and brighten a very grand space,” she says, “and I knew it would take more than a refresh. Painting the woodwork was out of the question.” Instead, the Newton designer leaned into the room’s drama, embraced its history, and lobbied for a surprising inspiration piece: black Lewis & Wood wallpaper with a botanical ABOVE: Clean-lined A. vibe. “I persuaded the client that dark paper would soften the contrast of the wood and allow the furnishings to stand out,” Cole says. She gave new life to some older pieces by changing out fabrics and worked with Julie Mussafer of Jules Place to select new art. Table lamps with petal-like bases tie everything together, says Cole. “We picked up the branches and wood tones of the wallpaper throughout the design and introduced a bit of a garden theme.”

to honor that, even as we did a down-tothe-studs renovation,” says interior designer Jill Najnigier of JN Interior Spaces in Boston. Najnigier used a large, moody painting from the client’s collection as the starting point, “which instantly gave the room a sense of place.” She commissioned artist Pauline Curtiss to make an etching of the client’s childhood home; it now occupies a place of honor above the mantel. Clay roof tiles from their current home in Italy morphed into sconces that hang on either side of the mantel. Najnigier found the Stark wool-and-silk rug early in the design process, and it inspired the custom glassand-brass-finish coffee table. The room’s ample seating includes Thom Filicia for Kravet sofas and a pair of swivel chairs that allow for both conversation and a glimpse at the water outside the windows.

look and feel, but we chose furnishings, especially fabrics, that are kid friendly. We wanted a mix of very playful prints. I always say that pattern is your friend. It’s really forgiving, and I believe we’re meant to use our living rooms.” Hammatt deftly combined existing pieces and new ones; drapery fabric that had been in the house for thirty years was reworked into modern-day window coverings. “We were looking around and agreed the drapes were awful, but the fabric was lovely, so we had our workroom update the style.” The clients had been collecting art for a while, but the designer proposed that they install it in different ways. Says Hammatt: “This is very much in line with the work I do. From the lampshades down to the rugs, my heart was singing throughout this project.”

f there’s a trio of mostprecious gifts a homeowner can bestow upon a designer, they may be these: a clean slate, creative freedom, and—perhaps most cherished of all—an open mind. Rare though this triumvirate is, it was just the blessing that interior designer William Schroeder and architect Juan Guillermo Uribe Rubio received from the owner of this three-bedroom apartment on the thirty-ninth floor of Boston’s One Dalton.
The client, who was relocating from the suburbs, brought to the project a collection of fine art, including paintings by her late mother, and a love of sailing. But she didn’t have a particular course that she wanted

the designers to chart. “She said, ‘Well, I’d just love for you to do this as you see fit,’ ” Schroeder recalls. And so, creative freedom in hand, he and Uribe Rubio turned to a clean

slate. That materialized courtesy of the building’s developers, who delivered the unit as something of a white box. As for the open mind, that became apparent as the homeowner said yes to the evermore
Schroeder framed the den’s city views with curtains in a red-and-gold Scalamandré damask. Between the swathes of fabric sit a Louis XVI bureau plat and a Second Empire chair. The designer likens the custom leather-and-reeded-walnut cubes, which roll on invisible casters, to “fancy TV trays.”

irresistibly lovely finds the designers proposed to incorporate into their luxe scheme: gold- and silver-leafed vaulted and tray ceilings in the hall and living area, marble floors laid in a radiating pattern in the primary bath, a carved limestone fireplace in the sitting area, custom hand-painted de Gournay wallpapers, and antiques acquired from the private collections of fashion icons Karl Lagerfeld and Hubert de Givenchy. If that all sounds rather French, well, it is. And that’s very much by design. Allowed to indulge in decorating fantasies

THE CLIENT BROUGHT TO THE PROJECT A COLLECTION OF FINE ART, INCLUDING PAINTINGS BY HER LATE MOTHER. he’d been harboring for years, Schroeder found himself dreaming of Paris’s art deco-influenced interwar period, when celebrated designers like Jean-Michel Frank defined the height of chic. “They were the tastemakers and patrons of the arts who decorated the salons of the early twentieth century,” says Schroeder. For his part, Uribe Rubio notes that he and Schroeder both embraced the apartment’s million-dollar city views even as they designed the space with plenty “that the eye would see in the

The richly layered decor that now adorns this home owes as much to the designers’ talent as it does to their partnership. “William and I work beautifully because we work hand in hand,” explains Uribe. DAVID HACIN
is committed to his neighborhood. Since founding his eponymous Boston-based interdisciplinary architecture and design firm in 1993, Hacin and his team have conceived many of the city’s most innovative residential, commercial, and civic designs. In fact, he lives across the street from the firm’s South End office in a Hacin-designed apartment building, overlooking a Hacin-designed park, just a stone’s throw in any direction from Hacin-designed restaurants and hotels. Active with many professional and nonprofit organizations, including twenty years serving on the Boston Civic Design Commission, Hacin is generous with the connections he has forged: “You two should know each other,” is an oft-used introduction. I have a collection of…mostly midcentury white and brown vases of all shapes and sizes—lots of Rosenthal and Meissen—that my husband Tim and I have accumulated during thirty years of antiquing all over the world. he Lake Winnipesaukee family getaway had the best possible problem: too many friends. “It’s a cherished place,” says architect Britni Rotunda. “They really use the home. And with twenty to thirty people visiting on a weekend, the owners needed a bigger house.” The project started in 2021 with Rotunda’s design of a new seven-bedroom house set back from the water to satisfy environmental regulations. By siting the home at a lower grade than the surrounding land and tucking it under the mature woodland canopy above, its presence is diminished. Plentiful floor-to-ceiling windows and doors on both levels of the two-story home act as a metaphorical handshake with the lake, while a four-

season room with accordion and pocket doors opens to the waterfront patio at the back of the house. No matter where you turn, you’re on the water. Because the entire family prefers to be outdoors, the one-plus-acre property also needed areas to host alfresco activities. That’s where landscape architect Michael D’Angelo comes in. To build drama leading to the main entry, D’Angelo imagined a roughly 200-foot-long permeable-asphalt driveway that glides through a curated woodland. He replaced invasive species
with native plants like lowbush blueberries and ferns and planted those below witch hazel and other shrubs. Arrival culminates in an expansive parking area necessary to accommodate all those weekend houseguests. A thoughtfully positioned granite bench allows visitors to comfortably remove their shoes, and a stone pathway leads to the back of the house for those who can’t wait to put their toes in the lake. patio, encourage everyone to exhale. That patio hosts a spa, gas firepit (another woodburning firepit sits closer to the water), grilling counter with bar seating, and ample lounging room. The back of the home is also planted with native species and cultivated perennials that nestle into existing trees to achieve one of D’Angelo’s main goals. “We wanted it to feel instantly
mature, like it’s always been there,” he says. One of D’Angelo’s biggest challenges, though, had nothing to do with the foliage. How do you furnish towel racks for twenty-plus people? The solution is slatted wooden walls with hooks and built-in benches, providing dedicated space for family and towels to hang out.

century or so ago, this property on Connecticut’s shore was a working farm. It included a large house for its owners and what architect Paulo Vicente describes as “a slew of rambling outbuildings” that served as quarters for house and farm staff. The setting, eight gently rolling acres with distant ocean views, and the cluster of simple structures piqued the architect’s imagination as he envisioned a beguiling cottage compound straight out of the Cotswolds.

H&T SPECIAL SPACES “It’s idyllic architecture,” says interior designer Sasha Bikoff, who took her decorating cues from the casual, though highly detailed, woodland aesthetic Vicente created. Landscape architect Justin Quinn, principal of James Doyle Design Associates, also embraced a traditional English countryside theme with generous amounts of aged brick and stone, hedges, and planting beds. The owners, a married couple with three grown children, bought the property with an eye to renovating the main house. “These buildings were designed for the two of them to live in while that renovation happens,” says Vicente, but their ultimate use will be as guest accommodations and recreational space. The first undertaking was to reconfigure the outdoor space. “That was definitely the right move,” says the owner. A pool and courtyard facing the ocean view replaced a parking area. A garage was reduced from three bays to two, which made room for a covered brick walkway linking the driveway to a two-bedroom cottage and the courtyard.

The renovation was purposely mindful of the property’s roots. “These buildings were built in the 1930s,” says the homeowner. “We wanted to respect their history and purpose.” The architecture embraces the many gables, dormers, and arches found in vintage English dwellings. The future guesthouse, where the owners have now settled, has the look and feel of a woodsman’s cottage, says Vicente. “This is a welcoming, cozy space that you want to hang out in. It has a humble feeling but with textures and colors that make it feel warm.” For that he credits Bikoff, who incorporated French and English textiles and a bold palette to attain a casual pastiche. In the kitchen, she paired purple tiles with rose-red lacquered cabinets, then used a simple American antique table and

chairs from the client’s collection and an island of reclaimed oak, custom designed by Vicente, to complete the picture. “I usually use European antiques, but I grew to really love these pieces,” she says. “They are simple and minimal and command power in the room.” Outside, Quinn used brick and stone to integrate the modern pool into the pastoral scene. “We used methods that made the materials look aged,” he says. “The brick wall looks old to complement the architecture.” At the rear of the courtyard, a stone wall serves as a backdrop for a pergola that shades a dining area
where custom picnic tables can easily seat thirty guests. At one end is a potting shed, at the other is a kitchen, pool pavilion, and gym. Acknowledging the congenial and collaborative effort of all involved, the satisfied owner says, “We got what we wanted if not more.”
The pool deck is Croatian limestone, while the building facade is stucco to reflect the masonry walls of a typical Cotswold cottage.

t’s a wise homeowner who hires architects for both house and landscape at the start of a building project. That’s just what the new owners of a Greenwich, Connecticut, property did once they decided to raze the existing house and start over. For landscape architect Renée Byers, it was a rare opportunity to be part of a team that would treat the house and its surrounding land as a whole, ensuring a deep connection between the man-made and the natural. “We were able to help decide the ideal position of the house, which is something the landscape architect doesn’t always get to be involved in,” she says.

That meant working with architect Cormac Byrne to site the house to meet its owners’ needs and maximize good looks. “We figured out how far back to set the house for a gracious driveway and with maximum room for a backyard showstopper,” Byers explains. While the front of the house, with its circular driveway and courtyard, presents an amiable facade, it is indeed the back of the 1.73-acre parcel that packs the real visual punch. Parallel to the house, Byers devised a series of spaces that incorporate the
swimming pool and spa, main lawn, and firepit as well as dining and lounging terraces, which sit under twin pergolas off the back of the house. “The cedar pergolas are beautiful,” says builder Joey Nannariello, who with his father, Joe, has worked with Byrne on multiple homes. “The way they age over time, they almost match the house.” For the house, Byrne notes, “We used fieldstone, with granite accents at windows and doors and a natural slate roof, so it’s all very high-end but durable and maintenance free.”

Byers chose the same fieldstone for the low walls that delineate the garden’s spaces. Stairs, pavers, and pool coping are New York bluestone. She defied traditional central placement of the swimming pool, instead set-
ting it off slightly to the side and down a step. “Because this is the Northeast, we didn’t want to be looking out on a pool cover most of the year,” she says. Plant materials have a certain formality close to the house and become

more relaxed on the way to the yard’s perimeter. At the edges, Byers used evergreens such as hollies and arborvitae, then mixed in larger deciduous trees, including a magnolia that fills the air with fragrance when it blooms. “We used mature trees for a sense of permanency as well as privacy,” she says. Closer to the house, spreading boxwoods reinforce and soften the lines of
the walls, while the subtle hues of dwarf roses and Russian sage add texture and a hint of color. A host of grasses in various colors, sizes, and textures accompanies the boxwoods and adds movement and visual interest all year long. Interior designer Michael Cox outfitted the dining and lounging areas with clean, simple furniture in neutral tones and, of course, outdoor performance fabrics. “We wanted it to be a very quiet backdrop to the beauty of Mother Nature,” he says. From an apartment in Brooklyn, Charles Thompson labored over his thesis as he worked toward earning his MFA in writing. To give his brain a break, he picked up woodworking— a sort of tactile meditation, as he describes it—and found immense satisfaction in ending his day with an actual product rather than a series of notes and drafts. That was in 2015. Fast-forward to 2019, when Thompson made his first chair utilizing greenwoodworking, a method where the artisan turns a freshly felled tree into an object. The experience resonated so deeply that Thompson knew there was no going back to the written word. The Nashua, New Hampshire, native traded in city living for a property in Western Massachusetts with a barn that serves as his studio. Gravitating toward wood he harvests near his home—think apple, ash, oak, and pine—Thompson makes chairs, benches, and stools, some that boast relief carvings traditional to the Connecticut River Valley. He calls his style folk or preindustrial, but he’s a proponent of exploring different methods and aesthetics, too. n the heart of Old Town Marblehead, Massachusetts, where buildings date back to the 1800s and charming brick sidewalks are the norm, Living Swell welcomes shoppers with cheerful striped awnings and enticing window displays.
What began as a small design studio has evolved over the past ten years into a full-blown decorating resource. The boutique has everything a designobsessed customer could want, from grab-and-go hostess gifts and tabletop pieces to custom furnishings and wall decor. The vibe is decidedly coastal chic,

and owner Diana James stocks her shop with treasures she’s sourced near and far. But there’s a common theme: “The Living Swell brand reflects an easygoing elegance,” says James. “It’s thought-out to the point that it feels very natural yet well-considered.” James’s foray into design began in the hospitality industry, where the former restaurateur collaborated with renowned restaurant designer Peter Niemitz. Niemitz recognized her passion for interiors and encouraged James to launch her own business. Initially, James opened a studio in Boston but soon realized she should focus her efforts on Marblehead to be closer to her family. Though passionate about all things design, James has a special place in her heart for lighting. “I think lighting is so underrated and unrecognized for its importance in a space,” she says. H&T ARTISTRY Malaika Ross had tried out enough different majors and schools that when she finally graduated from Hampshire College in her mid-forties, she felt certain she had found her direction: soil science. Then the Covid pandemic hit, and she was stuck at home, repeatedly flipping through books containing microscopic photographs of soil microbes, which fascinated her. Not only did she admire their role in creating food, but she found the shapes “so ancient, enticing, and beautiful.” Those microbes reminded Ross of the roots of plants—and of her own roots. She had spent her childhood on the Caribbean island of St. Croix, where her grandmother was a farmer who grew the food for their meals. “We had a daily interaction with the plants outside,” she says, “and a relationship with the soil.” Ross had taken various art classes and always enjoyed drawing, so to settle her mind and cope with the chaos of the pandemic, she began to draw those soil microbes. Then make collages from the drawings. Then create imaginary microbial worlds. Then she added color. She posted images of the results on Instagram, where people loved them—and bought them. That led to painting things aboveground: leaves, flowers, bouquets of sumac and dogwood in various stages of life and death. Ross developed a remarkable, graphic method, starting with pencil or ink, then filling in with Japanese watercolor and gouache on dry paper. She has produced figural paintings about the Black experience and survivors of breast cancer, and she has

earned multiple grants and gallery shows. In short order, pardon the pun, her life as an artist has blossomed. “Making art has reconnected me to the way that I grew up,” she says. “I have a great appreciation for the beauty in all things, from the tiny microbes to the gorgeous flowers. Now that I’ve done it every day since 2021, there’s no way I could live without it. Here’s how: The client asked DiscoverTile to evoke the essence of Morocco with a modern and timeless sensibility. They listened. Applied skill is key here—professionals take an idea and translate it into product. DiscoverTile’s experts, vignettes, and showroom tools were instrumental in fashioning this family-friendly, spa-like bathroom that transports the homeowner into their very own oasis. A showroom installation provided inspiration for the focal point in the shower. The luxurious and practical

field tile was the backdrop the client needed. One of the sixty showroom concept floors started the hunt for the perfect gray/blue border for the shower floor and accent to the stunning tile carpet. The curved tub wall required coordinating a malleable feature element—the client chose a blue iridescent glass mosaic. The art of tile design comes to life by combining materials with an eye towards incorporating different shapes, finishes, textures, and colors. This modern interpretation of a Moroccan concept consists of four materials and three finishes, along with trim detail.

hose of us lucky enough to have grown up in Rhode Island know the pull the tiny state has on its native sons and daughters. So it was with the owner of this Narragansett house. Soon after graduating from the University of Rhode Island, he hightailed it out to California for a career in high tech. He met his wife there, and the couple raised three children on the West Coast.

Childhood memories of happy times with a passel of cousins at his family’s Rhode Island beach cottage meant frequent visits to the Ocean State over the years. Finally, with the kids grown and retirement on the horizon, the time was right to build a house to nurture summer memories for future generations. The husband did some reconnaissance and discovered the perfect lot. “He found it without my
knowing he was looking,” his wife says. “Not too many spots like this—right on the ocean—open up.” The old house on the lot would come down to make way for the couple’s dream home: a dwelling with all the charm of a seaside cottage, minus the beachy clichés. Architect Ron DiMauro is accustomed to designing waterfront houses that meet stringent requirements for setbacks and local codes. The

The husband is a passionate surfer, and so is architect Ron DiMauro, so the two had fun designing the “surf shop,” with racks to hold eight surfboards and hooks for hanging wetsuits.
larger challenge in this case, he says, was aesthetic. “Our clients came from California, where they were used to more of a midcentury, contemporary look,” he says. “Our challenge was to try to blend that with the New England coastal vernacular.” The house speaks to its location with such classic materials as red-cedar roof shingles, white-cedar second-floor shingles, and a standing-seam metal roof above the wraparound porch, but its clean lines

hint at the more contemporary interior. The first floor is clad in white nickel-gap horizontal boards of AZEK—a sturdy PVC that will stand up to the wind, rain, and salt air for years to come. The interior architecture, too, blends classic and contemporary. In the open kitchen/dining/living area, white-oak tray ceilings add warmth while defining the spaces. The master craftspeople at Sweenor Builders brought their skill to every inch of the
home. “It’s by far the most customized home we’ve ever done,” says president and CEO Jeff Sweenor. “In terms of complexity and every room having its signature treatment, it really showcases the skill set of our cabinetry and carpentry team.” Take, for instance, the elevator that runs from the basement to the second floor. It’s first-floor door, just off the dining area, is wrapped in Plyboo, a sound-absorbing bamboo product. The outdoor room features

“It’s by far the most customized home we’ve ever done.” —BUILDER JEFF SWEENOR openings on three sides that can be closed off from the elements with either screens or panels of Isinglass. “With the windows down, it can be 70 degrees in there on a zero-degree day,” says Sweenor. Designer Rachel Reider gave the interior a sophisticated, elevated feel filled with special moments. Every room holds unique pieces chosen to reflect the home’s location as well as its inhabitants’ refined, stylish sensibility. In the dining area, for example, Reider paired a round table with Bernhardt chairs featuring a nautical rope detail. A sculptural coffee table and ottomans the color of driftwood in the living area reference the sea. And the foyer showcases a table that looks like stacked slabs of stone. “It has an
organic feel that we wove throughout the house,” Reider says. “It evokes beach stones but in a very nonliteral way.” The palette, too, a warm, soothing mix of neutrals in shades of sand, stone, and gray with touches of deeper blues and greens, subtly conjures the sea. “I feel like I’m in a different land when I’m here,” the wife says. “Summers in Rhode Island are so special.” EDITOR’S NOTE: For details, see Resources.

Working with the topography of the land, architect Colin Flavin burrowed the base of this Dover, Massachusetts, house into the hillside, keeping the front fairly solid to enhance the sense of discovery as visitors venture inside. A winglike canopy cantilevers over the entry, providing shelter from the elements. The floor above opens on grade with the backyard and is clad in mahogany slats and painted exterior-grade plywood.

fter a Massachusetts couple asked architect Colin Flavin to design a house for their wooded property in Dover, Flavin and the husband bonded over their California childhoods and their mutual love for the diaphanous glass-walled houses that proliferated there in the postwar years. But could that kind of indoor/ outdoor approach work in frigid New England? 199

“We loved the juxtaposition of the wood against the concrete.” —INTERIOR DESIGNER LINDSAY BENTIS Indeed it could. The house that Flavin designed for the pair has a sunny SoCal vibe that’s as exhilarating as a drive down the Pacific Coast Highway. Shaped like a U with one splayed arm, the home is oriented around a rear courtyard surrounded by floor-to-ceiling sliding glass doors that provide easy access to the yard and views of nature from every
angle. “When you’re inside, you feel like you’re outside,” marvels the wife. But creating that connection to the landscape was no easy feat. To maximize privacy from the busy street in front, Flavin pushed the house toward the rear of the property, recessing the ground floor into the bottom of a slope, so that the upper floor—where the public spaces and bedrooms are located—opens onto the flat terrain above. “We removed almost three thousand tons of material on the site,” recalls builder Jim DePaolo of Denali Construction Corporation. A sinuous driveway winds through the trees, depositing visitors in front of the somewhat inscrutable front facade, where a break between two skewed foundation walls reveals a pivoting front door. This level contains a media room, gym, guest room, and garage, and is linked to the main living area above by a sun-drenched floating staircase.

“The light coming from above draws you upstairs,” Flavin explains. On the upper level, heated concrete floors unite the open floor plan, which is only interrupted by a freestanding fireplace wall poised between the living room and the dining/kitchen area. “Open plans can be really challenging if they don’t have a separation,” Flavin says. “If one is sitting in the living room, it’s sort of nice not to be looking at a kitchen counter.” Not that those counters accumulate much
clutter. A generous butler’s pantry absorbs so much storage, the kitchen didn’t even need upper cabinets. “That way, it doesn’t feel as much like a kitchen—it just feels like a beautiful room,” explains Flavin. Pale white oak cabinets and snowy marble and quartz counters underscore the room’s serene vibe, abetted by a range hood shrouded in an austere white cube. Blonde oak ceilings add a warming touch to some of the rooms, as does the decor, overseen by Lindsay Bentis of Thread Interiors, who’s also

“We wanted the upper level to be at grade, so the courtyard would be part of daily life,” says Flavin, who splayed one wing to welcome in the surroundings and painted the entire rear gray to give the house a hushed presence in the landscape. Each element— from the specimen trees to the grill—was carefully selected, prompting the owners to refer to this as their “curated courtyard.”

quality to the surfaces—an approach that’s echoed in the tufted ribbons coursing through the living room carpet. The mammoth sectional on top cradles a surfboard-shaped coffee table crafted from walnut. “We loved the juxtaposition of the wood against the concrete,” Bentis says.

n design, as in life, we strive to find balance. And so it was for the owners of a circa-1860s house on the North Shore of Massachusetts in need of a major overhaul. “What appealed to us was the home’s well-established bones,” says the owner. “We loved the stone foundation, the detached garage, and the size of the lot, and we really wanted to put our own spin on it.” 211

The homeowners, a married couple with three young-adult children, reached out to Carpenter & MacNeille to help realize their vision. Architect Michael T. Gray, the firm’s managing director, speaks frankly: “The house was in disrepair.” After consulting with Gray and Steven Harrington, C&M’s head of architectural design, the owner says, “We quickly learned the house had so much potential as a more modern home.” “We agreed the aesthetic would be more formal
and classical,” says Gray. “Our intent was to make it look more than 100 years old. We rebuilt the entire house—only the central core remains.” His design leans into the Georgian style and its architectural details as exemplified in the front portico with its symmetrical curved stairs on either side of a columned porch. An elegant brass railing completes the street-facing facade. Off the driveway, a less formal and more used side entrance has an inviting porch that opens to a

Alberts’s program for the living spaces. “We made an effort to find a balance between formal and living casually,” says Alberts, Carpenter & MacNeille’s head of interior design. “We wanted the design to be approachable while respecting the history of the property.” Here, the elegance of the marble-tile floor in an intricate geometric pattern and the domed ceiling finished in blue Venetian plaster is offset by the disarming oldworld charm of a painted Dutch door.

In the center of the 7,000-square-foot, fourbedroom house is the kitchen, another example of a modern space grounded with traditional details in cabinetry, light fixtures, and a coffered ceiling. The lack of windows originally concerned the owner. “But the room opens to the living room, which has many large windows and lots of indirect light, so that’s fantastic,” she says. “I never feel closed in.” The one windowless wall in the living room features a fireplace with a limestone surround flanked by arched built-in bookcases, giving the room a look both formal and serene. The primary suite is an oasis that encompasses more than half of the second floor. A terrace off the bedroom has distant ocean views. A spa-like bathroom connects the bedroom to a walk-in closet that can also be accessed from the laundry room
and hallway. The home’s most intimate space is the thirdfloor library. Lined with stained-oak paneling, it was conceived as a place for books and games, reading and hanging out. With the best ocean views in the house, “It’s a great place to work,” says the owner. “It is definitely getting used.” A covered porch at the back of the house overlooks the pool. fter several years of looking, a Greenwich, Connecticut, couple finally found the perfect home. And it’s all thanks to a flat tire.
The pair was captivated by some renderings they found online for a planned housing development in town. “It was Covid, we were stuck at home, so we
decided to take a drive and look at it,” says the wife, an artist with two grown daughters. When they arrived, they found developer Doron Sabag of SBP Homes waiting for a couple of potential buyers from New York. Unaware that the buyers had been waylaid by a flat tire, and initially mistaking the Greenwich pair for them, Sabag showed the couple the property and plans. They were so enthusiastic, they agreed to purchase it on the spot.

Each of the six houses in the twenty-four-acre development was designed by a different firm to reflect the diversity of Greenwich’s architecture. “I didn’t want one architect to design all six houses because, at the end of the day, they would end up looking the same,” Sabag says. The house the couple chose was designed by Austin Patterson Disston Architecture & Design. Wrapped in creamy white shingles, with pitched roofs that alternate with expansive grids of glass, it is a sublime distillation of farmhouse and Bauhaus—at once both familiar and fresh. “Our firm calls it ‘modern agrarian,’ ” says architect Stuart Disston. “It’s a modern house, but it has traditional gables, so it fits in with the New England setting.” Each wing of the U-shaped house is one-room deep, allowing sunlight and views to penetrate from several directions. “When I was indoors,

I really wanted to feel the outdoors,” says the wife. Charcoal-colored aluminum-framed doors and windows stretch from floor to ceiling, maximizing views of the landscaped central patio and of the bucolic grounds mostly designed by Sabag. “Sometimes people think I build houses just so I can plant them,” he concedes with a laugh. Despite its six bedrooms and eight baths, the house appears relatively understated at first approach, only revealing its expanse as you venture inside. A central hallway bisects the structure, permitting unobstructed views from front to back. (Sabag selected the interior
finishes with Maripi Aspillaga of Nima Design.) A crystalline tower flanking the foyer encloses a floating oak staircase built by Cesar’s Stairs & Rails and illuminated by a cluster of faceted pendant lights. As with all the homes in the development, the kitchen features an airy prep area in front and a well-equipped butler’s pantry in the rear. “You can put all the mess behind, and the kitchen always looks clean,” says Sabag, who outfitted the room with driftwood-colored cabinets crafted from plain-sawn white oak. mimicking Calacatta marble stretch from the countertops to the ceiling. Working with Texas interior designer Rebecca Merrill, the wife and her entrepreneur husband leaned into contemporary furnishings from Italy, maintaining a mostly neutral palette save for the occasional shots of color from contemporary works of art. But even those take a back seat to the panorama outside the windows. “Nature,” the wife rhapsodizes, “is the most beautiful artwork you can get.” EDITOR’S NOTE: For details, see Resources.

P
erched on a stretch of craggy coastline on an island in Maine, this 5,000-square-foot rusticator cottage from the 1890s is a vestige of history, recalling the early tourists and urbanites who sought a more simple life surrounded by nature during the summer months. Recently, a new pair of urbanites took over the property, becoming just its third owners. Salvaging a prime piece of Maine history can be a daunting task, however, so finding the right team for the job was critical. The couple called on interior designer Kate McElhiney, builder Peter Codella, and landscape architect Todd Richardson to retain the property’s charming bones while introducing some modern comforts. “Luckily, the owners bought the home just in time to save it,” says Codella. “It was in pretty bad shape, with a crumbling foundation and lots of rot.
But when I first stepped inside, I was overwhelmed by how amazing the great room is. The exposed beams and wraparound balcony are quite something—as were the twenty heads of moose, elk, boar, and deer on the walls at the time.” With the exception of the great room, the house needed to be gutted in order to install new insulation, electrical, plumbing, and heating systems. While the residence’s footprint remained the same, the layout was tweaked in certain areas. On the main

floor, a rabbit warren of small spaces— including two former maids’ rooms— were reworked to form a larger kitchen, a guest room, and a guest bath. An open porch became a three-season room overlooking the water. Upstairs, the primary bedroom received a new exterior balcony. The design team was also able to give the room a bit of extra space by raising the ceiling height, dismanteling a large closet, and expanding the entire room outward and over the newly enclosed three-season room below. While Codella was dealing with the host of problems inside, Richardson was busy addressing the nine-acre property’s

drainage and circulation issues. “We redefined the arrival as well as how one moves through the site and down to the dock,” explains Richardson, who also determined which areas should be mowed and which should be meadowed. “A property like this doesn’t need any bells and whistles. We wanted to respect the building and celebrate the magnificent trees that were already there.” Partway through construction, McElhiney came on board to tackle the decor. “I was taken with the home’s grand scale yet rustic, camp-like feel,” says McElhiney, who brought the project to Peter Pennoyer Architects—where she was working at the time—and continued it after she left the firm to attend graduate school and strike out on her own. “I wanted to retain this sense of grand informality, so the interior decoration is light.”

appear too finished or fancy,” says the designer. “The lighting also looks like it has always been there. I wanted the entire home to feel as though it has been in the clients’ family for generations.”

Concrete walls are both foundation and decoration in this hillside house in Dover, Massachusetts, so Helene Woodvine of Siegel Structural Engineers had to take extra care planning them. “Since the walls are going to be exposed, you’re looking to minimize cracking,” she says. That meant reinforcing them with extra rebar and more than doubling the size of the footings that brace the retaining walls. Anne Marie Garcia has joined SV Design as director of business development and marketing, bringing more than fifteen years of architecture and design expertise to the firm. She will oversee marketing strategies and expand the company’s scope across the region. And Kathleen O’Connor has been promoted to associate principal. In this leadership role, O’Connor will helm the firm’s interior decorating business from its three Massachusetts offices in Beverly, Chatham, and Winchester. Georgia Zikas Design has expanded her New England reach with a second location in South Boston. The 2,700-square-foot space at 60 K Street features a design studio, event space, and gallery showcasing the firm’s furniture collection. Zikas will maintain her busy West Hartford, Connecticut, office. The Boston native is already integrated into the local design community: she serves as vice president of education for the New England chapter of the International Furnishings and Design Association. New England lost a true legend in March when furniture maker Thomas Moser passed away at the age of ninety. Moser leaves behind a legacy of fine craftsmanship, creativity, and devotion to family. He founded Thos. Moser Cabinet Makers in 1972 in New Gloucester, Maine. Despite its humble beginnings, the company grew to become one of the most respected heritage brands in the region. Known for elegantly simple designs handmade from native hardwoods, Thos. Moser furnishings are considered tomorrow’s heirlooms. Dreamboat White Barn Inn, Auberge Resorts Collection, recently expanded its accommodations to include a 512-square-foot houseboat tied to White Barn’s private dock on the river in Kennebunkport, Maine. Named for the inn’s founder, the one-bedroom, one-bathroom Cora includes a roof-deck, sleeper sofa, and butler’s pantry. Inside, New York-based Jenny Wolf Interiors incorporated shades of teal, blue, and green with splashes of yellow. Shiplap, marine-cage lighting, and a Dutch door nod to the houseboat’s setting. Guests can take advantage of numerous coastal experiences, but the Sailor’s Whiskey Bar Trunk, a portable selection of premium whiskey for crafting the ultimate nightcap, is exclusive to the houseboat.
