Do I have enough equity? The mortgage will have to be paid off at your closing. Make sure there’s enough money to pay the balance and the costs of selling your home. Attorney fee, real estate fee, closing costs, moving costs all must be figured in. If you’re buying a new home you’ll want
enough money for a down payment and closing costs.
What are these costs? Selling your home could cost you approximately 10 percent of the sales price. A portion of these additional costs could include seller concessions which are paid to the buyer for a number of reasons including paying the buyers closing costs, compensating for inspections etc. Consider that you may have to make some minor or major repairs in order to make the sale work.
Repairs? Do I have to make repairs? Sellers are required to disclose any issues that are known to them. Periodic water in the basement, leak in the roof, broken garbage disposal, leak in a pipe are just a few things you should disclose. This is a time when honesty is certainly the best policy! You aren’t required to make repairs but you will need to price your home accordingly. You might want to consider fixing or replacing that garbage disposal and having the roof fixed, it could cost you less in the long run.

Considered in the adjustments would be things like location, condition square footage, number of rooms, bedrooms and baths. Fireplace, finished basement, garage, lot size, up grades and unique features are also some of the items that affect the value.
