I’ll try to answer and keep it short. A finished basement adds value, an additional bedroom, bath room adds value, a 2nd kitchen may add value. You’ve also added more useable living space which adds value. If you’re selling it saying it has an “apartment” it would have to have proper permits to allow that usage. For example, there needs to be 2 means of egress for the “tenant”. The egress must be large enough for emergency responders (fire dept, police etc.) to be able to access the space with their equipment. When you’re ready to do the construction be sure to get the proper permits. Having these in place will benefit you when you’re ready to sell. Also,

Tips to Feeling Cozy At Home During the Winter The dark days of winter can really do a number on your well-being. Shorter days trigger the blahs; freezing temps spark the sniffles. So we put together a list of ideas that’ll turn your home into a comfy haven. Here’s how to create a brighter and warmer home without using more energy or cranking up the thermostat. Seal sneaky air leaks. It’s not just window and door leaks killing your cozy vibe. Don’t forget to plug stealthy gaps around recessed lights, electrical boxes, and wall outlets. Use a lit incense stick or scented candle to hunt down drafty spots while leaving behind a cozy scent. Use a slow cooker to infuse your home with a warm and cozy aroma. Even better, slow cookers are more energy efficient than electric ovens, typically using less energy than a light bulb. Get plants. You’ll feel coziest in a healthy indoor environment that keeps allergies at bay and reduces your chances of getting sick. Some indoor plants, like golden pothos and gerbera daisies, are particularly adept at sucking up nasty VOCs — the vapors emitted from household cleaners, paints, and dry cleaning. And since plants increase humidity levels, they help decrease household dust. Vacuum while your thermostat is set to “fan on.” This helps filter dust that gets kicked-up while cleaning. Just leave the fan on for about 15 minutes after you finish vacuuming and switch it back to “auto” afterward. HVAC blowers aren’t intended to run all the time. Change your HVAC filter every couple months (monthly if you have pets) to prevent excess dust from circulating. Lack of natural light can trigger a mean case of the winter doldrums — or worse, mood-altering seasonal affective disorder. Home Makeover Ideas to Tackle in One Football Halftime
Update your mailbox. Bump up curb appeal by spray-painting your old mailbox. You can freshen the same color, or go wild with bright hues. Don’t forget to scrub off dirt and rust before painting with rust-proof paint ($6 to $12 for a 10-ounce can; lots of decorative textures and colors). Play the numbers game. Decorative house numbers and plates give your home a custom and classy look. Some numbers are quick peel-and-stick affairs; others you’ll have to screw in. They’re made of wood, plastic, brass, stainless steel, and other materials; $6 to $30 each.

Touch-up boo-boos. A bit of new paint gives any room a fresh face, which is why you should keep extra colormatched paint after you remodel. Touch up banged-up baseboards, door and window trim, and wall marks that won’t wash away. Even spot painting requires care; use a drop cloth to protect other surfaces.
Switch the plates. Upgrade your broken, dirty or just drab plastic switch plates with snazzy covers that match or accent your décor. Even the most expensive brass switch plates cost less than $20 each. Or, spend a buck for a new plastic plate and decorate it yourself. Use craft paint, or cover the plate with decorative paper. You also can switch outlet covers, but don’t get too fancy. Outlet covers should blend with the wall. Change out drawer and door hardware. Upgrade your kitchen or bathroom by installing new pulls and knobs. Be sure to measure drawer pulls so you won’t have to drill new holes. Home improvement centers have a large selection of inexpensive pulls and knobs.
Embellish your throne. Add a few new hand towels in the bath, clean up those half used jars and bottle lying about and consider updating your toilet seat. Plastic and enameled seats ($12 to $25) in a rainbow of colors add a dash of panache; a solid wood mahogany or walnut seat ($45-$60) makes an executive statement; cushioned seats ($15 to $20) won’t make a lasting impression — and that’s a good thing.
