Dear Lynn, Thanks for all the helpful and fun information in the past years! Happy 2020! This year we’ll be planning to sell our home and going south. It’s a ranch style home, paid for and in good condition. We think it will sell quickly. Here’s the question. We have three bedrooms, one is an office, one is a master bedroom and there’s one bedroom that we converted to a laundry room when our last child moved out. I’ve been told to make it a bedroom again and put the laundry back in the basement. The only access to the basement is through the garage. I’ve also been told to leave it as it is. What say you? Dear ENIP, This is my opinion and certainly not the only option, so here it goes. I’d suggest that you leave the laundry room where it is. If there’s room to enclose the washer and dryer I would suggest that. If they are hidden that leaves more of an option to use the unused space as another office, den, guest room etc. I’ve experienced that many buyers searching for ranches really like a first-floor laundry with an optional room in addition to the master. Because you mentioned that the access to the basement is through the garage, a first-floor laundry may end up being a good selling point. You didn’t tell me if the laundry hookups are also in the basement. If that’s so, remember that the buyer can then have the option to relocate the washer and dryer with little hassle or expense.

Dear Lynn, My son bought his first house last summer. His contract said he needed to have the commitment letter for his mortgage by June 18th. He did receive a letter from the bank before that date but it said it was a “conditional” commitment. My question at that time was, “is this a commitment as described in his contract”? What if a few days before his closing he loses his job or gets sick and can’t work so he can’t verify employment? What if he buys a new truck and now has payments and the bank won’t loan him the money because he didn’t meet the “conditions”? Then he would lose his deposit that the seller’s agency is holding, right? So, what exactly is the “commitment”? How would his

deposit be protected? He did close on his house but this “conditional” commitment thing was a mystery. Signed, Curious Mom Hi Mom, A conditional commitment is a commitment from the lender that says the buyer has been granted the mortgage but there are some conditions that need to be met. These are things you must do or must be satisfied in order to receive “final” commitment. Some of the conditions might be, verification of funds, verification of employment, proof of mortgage insurance (when applicable), proof of homeowner’s insurance, and requests for additional documentation. If these conditions aren’t met the mortgage may very likely not be issued. Whether or not the buyers deposit will be released is something to look into. This is a very interesting question and one that I would suggest a buyer speak to his/her lender and /or attorney about.

Dear Lynn, The roof on our house has three layers on it and the last layer is about 20 years old. I’ve lived here all my life, 72 years, and never had a leak, until now. I’m thinking of having it repaired before I try to sell the house or adding another layer. The buyer will never know. Which should I do? Signed, I’ve Got Shingles
