s it any wonder that when the owner of a home once purchased and lived in by singer, songwriter, and megastar Taylor Swift decided to sell, they turned to a premier real estate brokerage firm with a name trusted here on the SouthCoast of Massachusetts and throughout Cape Cod? Recently announced, we learned that Berkshire Hathaway HomeServices Robert Paul Properties was selected as the exclusive listing agency for 27 Marchant Avenue in Hyannis Port—an effort led by the firm’s Osterville office. Overlooking the sparkling waters of Nantucket Sound, this distinguished address sits in one of Cape Cod’s most storied and desirable neighborhoods—home to the historic Kennedy Compound and other sought-after estates. With its undeniable blend of opulence, historic significance, and quintessential Cape Cod charm, the property has now earned the distinction of being the most expensive residential sale from the Cape Cod Canal all the way to the tip of Provincetown for 2025. Rumors suggest that the celebrated beach house fetched nearly $12.3 million. The sale was handled by Robert B. Kinlin of the Osterville office—a familiar name associated with the region’s most prestigious estate sales—who shared his thoughts on the transaction. “This home was the perfect balance of refined architecture and seaside living—clean lines and a timeless sense of proportion made it feel effortlessly inviting. It was an honor to market such a remarkable property and to help bring this transaction to a successful close.” Reflecting on the company’s broader achievements, Emily Clark, President of Berkshire Hathaway HomeServices Robert Paul
Properties, commented, “We take great pride in the level of service, market knowledge, and discretion our agents provide. This sale is a testament to the strength and collaboration of our offices, including Osterville, and to the trust our clients place in us to represent some of the region’s most extraordinary homes.” Indeed, the brokerage’s success story extends far beyond this record-breaking transaction. Sixteen other agents and teams from Berkshire Hathaway HomeServices Robert Paul Properties—a division of Commonwealth Realty Group, LLC—have been recognized among America’s most productive sales associates by RealTrends America’s Best Real Estate Professionals, a nationwide ranking that honors the top 1.5 percent of real estate professionals. More than 23,000 residential agents are ranked annually by RealTrends, with all production numbers independently verified to ensure the utmost accuracy and integrity. As for what it takes to reach such heights, Clark added, “We’re proud to celebrate this outstanding group of agents who have earned a place on the America’s Best list. Their dedication, professionalism, and unwavering commitment to excellence continue to elevate our company and the level of service we provide to our clients. We are deeply grateful for all they do.” With remarkable sales, a reputation for integrity, and a team that consistently outperforms the competition, Berkshire Hathaway HomeServices Robert Paul Properties continues to prove why it’s truly the best of the best—here on the SouthCoast, in Osterville, and far beyond. H Congratulations.

THOUGHTS FROM THE C-SUITE
I
t seems that with a stock market that has recovered from its April losses, advances in technology and predictions, along with the feeling of ‘enjoy it while it lasts,’ have recreated the Roaring Twenties. As the champagne flows, marked by economic and social change, lifestyles once reserved for the few, are accessible to the many. And while struggles between the genders have tempered the sexual revolution of the Twenties, many feel elevated by newly founded opportunities to hold and show a more open attitude about personal freedom and the ability to live the American Dream once again. We can only speak to what we observe, and listen to the words of people from all situations with the hope of being empathetic, but cognizant that nothing is equal, and the best we can do is lift as many of our fellow citizens as possible to the point of building cohesion, acceptance, and economic independence. A CLARIFICATION, AND A CONVERSATION WORTH HAVING Recently, we received a thoughtful letter from a dedicated reader that appears to be a response to several ideas we’ve published over the past few months. We always welcome hearing from the public, especially when it sparks reflection and conversation. While some of the points raised may have stemmed from misinterpretation, we appreciate the engagement and would like to clarify one particular claim that stood out. The reader suggested that we had taken credit for coining the name the ‘SouthCoast,’ in place of what was used for years, namely, Southeastern Massachusetts. While we understand how that impression may have taken hold, we want to be clear: 12 | AUGUST 2025 | NEW ENGLAND NEWS + MEDIA
we did not originate the name. What we did recognize, early on, was the value in a fresh identity for a region long under-recognized, a place that was—in modern terms—wanting to be seen. We’ve always acknowledged that the emergence of the the ‘SouthCoast’ name served as inspiration for us to develop something of our own—a creative expression, rooted in local pride. That’s when we introduced our brand, SoCo (and later, SOCO), drawing inspiration from naming conventions like SoHo —shorthand for ‘South of Houston Street,’ a now-iconic New York neighborhood whose name was coined in the 1960s by urban planner Chester Rapkin. It’s a nod to how language can shape identity and help communities reimagine themselves. What is true, and we have always maintained, is that we are proud to have played our part in shaping a brand that has helped and continues to spotlight the character and promise of this region. We believe we were among those who saw opportunity where others saw decline—in the coastline, the farmland, and the towns once written off as relics of the past. Our contribution has always been about more than a name. We’ve worked, alongside many others, to tell stories, attract new voices, and highlight the beauty and possibilities that exist here. From creative professionals to community builders, entrepreneurs to newcomers, we’ve seen what happens when ideas take root and perspectives are welcomed. So yes, we’ll continue to champion SOCO/SoCo—not just as a name and trademark, but as a reflection of energy, evolution, and pride in community. And we welcome continued conversation on how we shape the SouthCoast identity together. As Post Malone once said, “Teamwork makes the dream work.” We couldn’t agree more. H

LIFESTYLES Since the start of the Gilded Age around 1870 to the Golden Age, considered to have launched in 1980 and continuing to today with monumental advancements and economic growth, during a span of 155 years, Newport, Rhode Island, has witnessed and recorded the rise, fall, and tribulations of eras and society as it twists and turns, but learns from past mistakes. One important factor has taken center stage, teaching us that preservation is the result of education. Discover how the Newport Mansions play a pivotal role in teaching us the importance of staying on course.

LIVING WELL Boutique Medicine or concierge healthcare are somewhat misnomers that have been inserted into the nomenclature of the past. Today, the trend is moving toward what is more accurately referred to as ‘Precision Medicine,’ where clinicians are focused on personalized treatment, not just for disease processes, but also take into account a patient’s genetics, body age (rather than chronological time), and work from lifestyles, environment, and preventive methodologies to ensure longevity. Are you ready to make the change?

Fall River School’s Hydroponics Program Feeds Students’ Appetite For Entrepreneurship BY JOHN MCMAHON, SR. VICE PRESIDENT, COMMUNITY ENGAGEMENT / BAYCOAST BANK
H
istory, math, and mustard-flavored microgreens? Holy Trinity School in Fall River, Massachusetts, is taking science classes to the next level, by introducing an engaging experience that’s feeding the students’ appetite for entrepreneurship. Through the school’s innovative hydroponics program, students in pre-K through eighth grade are now getting a hands-on lesson on how to sustainably produce…produce. This unique program began in 2022 as a creative and fun way to enhance Holy Trinity’s STEAM (Science, Technology, Engineering, Arts, and Mathematics) studies. Since then, the school has had an abundance of success focusing on a tasty area of study—microgreens. Often featured in a variety of foods from decorative salads to sushi, there’s a science to growing these intensely flavorful greens, which includes measuring nutrient-rich water, monitoring pH levels, and calculating the precise time to harvest. Throughout this meticulous process, Holy Trinity’s students are there, tending to every detail, growing 50 types of appetizing microgreens to tantalize the taste buds, with flavors ranging from sweet and spicy, to citrusy and peppery. Today, the unique program has blossomed into a thriving small business called Trinity Greens, and local chefs are eating it up—not just for the delicious variety of microgreens offered, but for the quality. Once the greens are harvested, they are promptly packaged
and delivered to local restaurants, ensuring a freshness you can taste. “The students really love being a part of this program,” said Kevin J. Flynn, Director of Development & Strategic Planning at Holy Trinity School, who oversees the hydroponics program. “They not only learn what it takes to cultivate and care for the microgreens, but they also get a taste of what it’s like to run a small business and the critical thinking that goes along with it. “Trinity Greens currently provides microgreens across the SouthCoast, including Brick Pizza Company, Bristol Oyster Bar, Foglia, The Beehive Café, Scales & Shells, Rhody Roots and the Beverly Yacht Club, as well as Diman Regional Vocational Technical High School’s culinary program.” The growing time for the microgreens is quick—most varieties take about eight days from seedling to harvest, while specialty greens take about two weeks. During the process, Flynn and the students work with local chefs to customize and produce greens with different flavor profiles, depending on the needs of the restaurants. BayCoast Bank, a longtime community savings bank serving the people and businesses on the SouthCoast of Massachusetts and Rhode Island, is proud to provide funding for the appetizing initiative. “Holy Trinity School is so grateful for the continued support from BayCoast Bank,” said Brenda Gagnon, Principal of Holy Trinity School. “Our Trinity Greens Project is a unique learning opportunity and to have the support of a business that is so prominent in the community is a blessing.” The Bank is thrilled to support the innovative hydroponics program at Holy Trinity School, which provides students with a unique learning experience that goes beyond the classroom. Through future collaboration, the students will continue to grow this impressive small business as they grow microgreens for the community. Taking the Temperature of Wealth in America & The World Who’s Rich, Who’s Not— and Who’s Flexing
BY STEVEN CHAN
W
ealth has always fascinated Americans—not just as an aspiration, but as a puzzle. How much is enough? Who really qualifies as ‘rich’? And what does that status look like today in an economy shaped by volatile markets, influencer culture, and widening inequality? A century ago, wealth might have meant a family seat on a railroad board, a Park Avenue co-op passed down for generations, or owning a ‘summer cottage’ on Newport's famed Bellevue Avenue. Today, millionaires emerge from cryptocurrency windfalls, home service businesses, and TikTok fame. The modern elite is increasingly diverse, and the old rules no longer apply. But amid all this change, one thing hasn’t shifted: the mystique of being ‘wealthy.’ What has evolved is how we measure it—and who gets to participate. THE MODERN BENCHMARK: $2.3 MILLION IS THE NEW ‘RICH’ A recent 2025 survey by Charles Schwab and Logica Research captured the modern American psyche: to feel ‘wealthy,’ the average respondent believes you now need $2.3 million in net worth. That number, although down slightly from $2.5 million in 2024, is still significantly higher than the million-dollar benchmark that has dominated financial discourse for decades.1 Yet, industry standards differ. In financial circles, Very-HighNet-Worth Individuals (VHNWI) begin at $5 million. Ultra-HNWIs typically hold $30 million+, a level of wealth shared by just 0.02 persent of U.S. households.3 What the Schwab study reflects is not a formal benchmark, but rather public sentiment—what Americans feel it takes to stop worrying about money and start feeling secure, or even affluent. 18 | AUGUST 2025 | NEW ENGLAND NEWS + MEDIA

of the world.” Those who start early and stay consistent have the highest odds of entering the wealth class over time. RICH, BUT NOT WEALTHY? PERCEPTION VS. REALITY Despite growing numbers of millionaires, many don’t feel rich— particularly in cities with sky-high costs of living. A tech worker in San Francisco or Manhattan might earn $400,000 and still feel stretched between childcare, housing, and taxes. This tension is reflected in Schwab’s survey: net worth expectations for ‘feeling wealthy’ have climbed over 20 percent in just five years. Regional cost of living, inflation, debt, and lifestyle inflation all play a role. Here’s the irony: someone with $2.3 million in Omaha might feel truly affluent. In Los Angeles, they may feel average.
The U.S. holds over 40 percent of the world’s millionaires, despite representing only 4 percent of the global population. However, the global elite is catching up, particularly in Asia and the Middle East, where family offices and sovereign wealth funds are driving new generations of fortunes. WHO’S GETTING RICH TODAY—AND HOW? The modern path to wealth looks different from what it did even two decades ago. Today’s millionaires aren’t just tech founders and hedge fund managers. Some are tradespeople, real estate syndicators, digital marketers, or online content creators. The economy has shifted, and opportunity has expanded. 1. The Rise of Trades and Skilled Labor Skilled labor shortages in construction, HVAC, electrical, and plumbing have created a quiet wealth boom. The Wall Street Journal recently reported six-figure incomes for union tradespeople in high-demand markets—some clearing $250,000+ with overtime.6 Business owners in these industries are achieving net worths previously associated with white-collar professionals or small-cap entrepreneurs. 2. The Influence Economy TikTok stars, YouTubers, and OnlyFans creators have monetized their personas with astonishing success. While many scoff, others are building genuine business empires through merchandise, licensing deals, and savvy investing. A small group is now breaking into traditional wealth circles—buying homes in Malibu, joining private clubs, and reinvesting earnings into real estate and venture capital. 3. Alternative Assets and Private Capital The last decade has witnessed an explosion in alternative investments, including private equity, venture capital, art, cryptocurrency, farmland, and collectibles. Once the domain of institutions, these assets are now accessible to accredited investors and often outperform traditional equities in high-inflation environments. Even those who stick to stocks are applying an old truth, as Warren Buffett once put it: “The power of compounding is the eighth wonder
THE PSYCHOLOGY OF WEALTH: WHEN IS ENOUGH, ENOUGH? For many, the pursuit of wealth is less about the money than what it promises: security, freedom, respect. But once basic needs and comforts are met, studies suggest additional wealth offers diminishing emotional returns. According to a study from Purdue University, happiness peaks around an annual income of $105,000, while emotional well-being plateaus beyond that.7 What changes at higher levels isn’t contentment—it’s flexibility, power, and insulation from volatility. What separates the ultra-wealthy from the merely affluent? Often, it involves owning appreciating assets, implementing strategic tax planning, and gaining access to private deal flow. But more and more, it’s also a mindset: knowing when to stop upgrading and start protecting. THE LEGACY QUESTION: WHAT HAPPENS NEXT? As Baby Boomers begin the largest generational wealth transfer in history—estimated at over $84 trillion through 2045—questions of legacy, estate planning, and intergenerational responsibility are taking center stage.8 Family offices are multiplying. Philanthropic funds are growing. Younger heirs are often more interested in impact than in indulgence. The meaning of wealth is evolving—from private jets to private foundations. IN THE END: WEALTH ISN’T WHAT IT USED TO BE— AND THAT’S A GOOD THING The American wealth landscape is changing fast. The paths to fortune are more varied than ever, and the old gatekeepers are being bypassed by younger, scrappier, and more diverse entrepreneurs. But alongside that change comes a deeper awareness of what wealth truly means. It’s not just a number. It’s mobility, security, optionality—and yes, legacy. Whether you’re already wealthy or working your way there, the most powerful shift is the realization that wealth is no longer about inheritance alone. In today’s economy, access, adaptability, and intelligence might just be the new currency of the elite. H 1. Charles Schwab & Logica Research, 2025 Modern Wealth Survey 2. GILDED HOOVES & GOLDEN SUMMERS:
BY CATHERINE HILDERBRAND
hen late August coats the East End, the Hamptons, with a salt-kissed breeze, the land of plenty, with its winding lanes and sprawling estates, begins to hum with anticipation. It’s time once again for an event that perfectly embodies the region’s storied blend of rustic country charm and world-class sophistication: the Hampton Classic Horse Show. From August 24 through 31, 2025, Bridgehampton will play host to the 50th anniversary of this celebrated tradition—five decades of championship equestrian sport, high society style, and the unmistakable buzz of the season’s final grand fête. For generations of riders, patrons, and spectators, the Classic isn’t merely a horse show— it’s a crown jewel of summer’s social calendar. A STAGE FOR CHAMPIONS AND SOCIETY STARS Set on more than 60 acres of manicured fields, the Hampton Classic is one of the largest outdoor horse shows in the United States, drawing elite equestrians and their prized mounts from across the globe. Over 1,400 horses will compete across more than 200 classes, from children’s ponies to the elite FEI 5* and 2* show jumping rounds that draw the sport’s biggest names. The week culminates in the $400,000 Longines Hampton Classic Grand Prix, a Sunday spectacle that attracts the best of the best—Olympic veterans, world champions, and rising stars alike. As horses soar over towering fences, the grandstands and awnings are filled with celebrities, socialites, and international jet-setters, all of whom will gather for this high-stakes showdown on a pristine field. It’s a scene that pairs world-class sport with a festival of style. Under elegant, white VIP tents, guests will sip champagne and swap stories as they 20 | AUGUST 2025 | NEW ENGLAND NEWS + MEDIA
watch the action unfold. For many, Grand Prix Sunday is not just about who clears the final rail—it’s about where you’re seated, what you’re wearing, and who you might be brushing shoulders with all week long. WHERE LUXURY MEETS TRADITION Throughout the week, the showgrounds become a playground for those who savor the finer things. The renowned Boutique Garden features more than 80 curated vendors—think luxury equestrian apparel, designer resort wear, sparkling jewels, and artisanal gifts. Between classes, guests wander from shop to shop or lounge under shade trees with an iced coffee or glass of rosé in hand. A diverse selection of gourmet food trucks and pop-up cafes serve a range of dishes, from fresh sushi and lobster rolls to farm-fresh salads and sweet local delicacies. Families often stay for the entire day, as the Classic’s laid-back country atmosphere makes it as easy to while away an afternoon as it is to watch elite athletes at work. The experience is inclusive yet exclusive. General admission is a modest $25 per carload, paid electronically at the gate with complimentary entry on opening day and special perks for seniors, military personnel, and those making food bank donations. Yet Grand Prix Sunday remains the show’s most coveted ticket: reserved grandstand seats and private tents sell out quickly when they’re released on August 1, with regulars securing the best vantage points year after year. A TOUCH OF HEART AMONG THE GLAMOUR Despite its aura of affluence, the Hampton Classic stays true to its roots as a charitable, community-minded tradition. Animal Adoption Day, held on opening Monday, remains a beloved ritual—matching rescue pets with loving new families under the same tents that later host champagne
For generations of riders, patrons, and spectators, the Classic isn’t merely a horse show—it’s a crown jewel of summer’s social calendar. brunches and celebrity sightings. The show itself is a nonprofit that supports local hospitals, food pantries, and community programs throughout the year. Designated a U.S. Equestrian Heritage Competition, the Hampton Classic is recognized for its decades-long contribution to the sport. For riders, it’s a pinnacle on the North American show jumping circuit. For the rest of us, it’s an invitation into a fleeting world where the athleticism of top riders blends seamlessly with the glamour of late-summer society. PLANNING THE PERFECT DAY The Classic is a place where no detail goes unnoticed, and guests are encouraged to plan accordingly. Gates open at 8:30 a.m. each day, with a full slate of hunter and jumper classes unfolding into the afternoon. Early birds can catch junior and amateur rounds in the smaller rings before the international riders take the main stage. Families will find the shaded kids tent a welcome respite, while shoppers can spend hours browsing the boutiques for that perfect end-of-summer statement piece. As the sun dips lower, the grandstands swell with anticipation for the day’s headline classes. Travelers flock to the showgrounds by car, with on-site parking and clear signage—some arrive by private driver. Nearby airports include Long Island MacArthur, JFK, LaGuardia, and Newark,
each a gateway for international equestrians and loyal patrons alike. Accommodations range from stately inns and historic B&Bs to oceanfront villas that fill quickly, so early reservations are strongly advised. A GOLDEN FINALE TO SUMMER As the Hampton Classic approaches, it remains as timeless as the Hamptons themselves: graceful, exclusive, and effortlessly chic. It’s the final flourish of the season—a week where the world’s best riders share the stage with the stylish set, where tradition meets luxury under a white canvas of grand tents. In a place where legends are made and memories are savored long after the final ribbon is awarded, the Hampton Classic is more than a horse show. It’s a gilded summer ritual—an invitation to witness the magic that happens when equestrian excellence and Hamptons elegance meet, one last time before the season slips away. H The Hampton Classic 50 Year Horse Show begins August 24 and ends August 31, 2025, at 240 Snake Hollow Road, Bridgehampton, New York. Admission is $25 per carload daily and is free on opening day. Tickets for reserved Grand Prix seating on August 31 will go on sale August 1. For more information or to reserve a table in the VIP tent, visit hamptonclassic.com. MAY–DECEMBER RELATIONSHIPS: WHY IT’S TIME WE MOVED ON BY SUSAN FLETCHER
hen we think of love, we often claim it has no boundaries. Yet, when it comes to agegap relationships, particularly those where partners span decades, we reveal just how conditional our acceptance can be. If you’ve ever held hands with someone much younger or older than you, you’ve likely felt the invisible eyes: the stares, whispers, or snide remarks that seem to follow you down the street. One might assume we’ve evolved past this puritanical reflex. But as recent stories show, judgment is alive and well—except, perhaps, in more open-minded pockets like Sag Harbor, New York, or other upscale coastal communities where affluence, education, and cosmopolitan circles make such pairings so ordinary they hardly raise an eyebrow. 26 | AUGUST 2025 | NEW ENGLAND NEWS + MEDIA
A MIRROR OF SOCIAL NORMS Why do strangers care so deeply about the age of consenting adults in love? Sociologists have long described this phenomenon as a ‘norm-violation.’ “Society sets invisible boundaries on what’s acceptable,” says Dr. Lisa Wade, a cultural sociologist. When a couple doesn’t fit the mold—an older woman with a younger man, or a man with a partner half his age—it unsettles the social script. The impulse to ‘correct’ is, in fact, a kind of informal social policing. But what exactly are we policing? Evolutionary psychology provides one angle. When an older man dates a younger woman, it can provoke unconscious jealousy or feelings of competition among peers. An older woman with a younger man defies the old myth that a woman’s desirability diminishes with age. In both scenarios, deeply rooted gender stereotypes and ageism collide, leaving us to wonder if inclusivity is more selective than we have been led to believe.
Anne, a 60-year-old woman from Melbourne, Australia, knows this all too well. In an interview with Claudia Poposki for news.com.au, Anne revealed she was once booed in the street for daring to date a man 20 years her junior. “I could be walking down the street with a younger guy and be booed,” she recalled. “It was so judgmental.” Her story is just one example of how cruel and hypocritical our reactions can be. Flipping the script to an older man with a younger woman will sometimes result in a response, but one would expect it to be less confrontational, maybe. There is a story circulating in Westport, Massachusetts, about an older woman who, upon seeing an age-gap couple sitting together in a car after sharing time at a popular waterfront restaurant, was moved to comment. Laying her sights inside, she suspiciously followed them to the parking lot and began to scream accusations to draw attention to the peaceful pair. According to an eyewitness, she re-entered the restaurant from which the couple had come, bringing others with her to witness the two trying to enjoy a quiet moment. The troubled soul was said to have lingered and made disparaging comments directed at the pair for 15 to 20 minutes as they attempted to ignore the intrusion. The couple finally left after being victimized by a person with deep hatred for something she was unable to comprehend or allow to pass. Clearly, the woman in question was either intoxicated, is afflicted with a personality disorder, or views herself as an appointed piety, giving her the right to infringe on the rights of others. MEDIA, MYTHS, AND COUGARS Popular culture doesn’t help. Our screens routinely cast older men with young women, but older women get stuck with labels like cougar—a word that trivializes genuine relationships as purely predatory or desperate. This scripting fuels mockery and mistrust, priming onlookers to see an age-gap couple and assume exploitation or transactional intent. Charlize Theron recently challenged this stereotype. In a candid conversation with Alex Cooper on the Call Her Daddy podcast, the Oscar-winning actress, now 49, revealed she’d had a joyful one-night stand with a 26-year-old man. “I did just recently f*** a 26-year-old, and it was really f***ing amazing,” Theron said, noting how liberating it felt to shake off society’s expectations. Her story underscores what so many people—especially women— have discovered later in life: When we stop caring about judgment, relationships become more about connection, energy, and values than about matching birth certificates. WHEN STARING HURTS For those who haven’t experienced the icy glares or snide comments, these microaggressions might seem harmless. But research shows that when couples face constant social disapproval, it can take a psychological toll: elevated stress, social anxiety, and even isolation. The cruelty is often subtle—the passive-aggressive double-take in a social setting, a whispered insult at a social gathering, or dismissive gossip. The impact is clearly disproportionately felt by women. As Anne put it, language like ‘boy-toy’ or ‘sugar daddy’ distills what might be a healthy, loving relationship into a caricature about sex or status. “It was a weird experience to date again after my marriage,” Anne shared. She spoke of the societal framework she had to dismantle to accept that her relationships didn’t have to look like the norm: “Forgetting all that allowed me to have meaningful relationships with people who had the same values, energy, and attitudes as myself.”
A GLIMPSE OF PROGRESS In communities like the Hamptons or Newport, Rhode Island, age-gap couples blend into the social fabric. These places, shaped by cosmopolitan sensibilities and an ethos of live-and-let-live, serve as reminders that tolerance can be cultivated. Among the affluent and globally connected, it’s not unusual to see an older woman enjoying a sunset sail with her much younger partner—and vice versa— without a single sideways glance. This form of acceptance is partly due to these communities valuing individual privacy, self-expression, and diverse lifestyles. But it also reflects a growing global trend: Women are finding their voices and confidence to call out the double standards. When high-profile women like Theron speak up, it cracks open the conversation and invites others to examine their own biases. THE PATH FORWARD So, how do we change the narrative beyond just wishing for a more accepting world? First, we must challenge our assumptions. When we see an agediverse couple, our instinct might be to imagine manipulation, mid-life crisis, or ulterior motives. But what if we simply assumed it’s rooted in mutual affection, shared values, or the plain old spark of chemistry? Second, we can check ourselves and others. If you hear a cruel joke about ‘cradle snatching’ or ‘gold digging,’ ask: “Why does it bother you so much?” Even small, gentle pushbacks can plant seeds for reflection. Thirdly, it helps to unpack our own insecurities. Ageism and rigid gender roles affect everyone. The discomfort we feel may say more about our own fear of aging than about the people we’re judging. And finally, we can normalize these relationships by supporting those who are bold enough to live them openly. Couples with significant age gaps sometimes navigate unique legal, financial, or family dynamics. Instead of adding to their burdens, we can be kind bystanders, or better yet, warm-hearted allies. A LOVE WITHOUT EXPIRATION DATES One day, perhaps, we’ll live in a world where consenting adults loving each other won’t be scandalous at all. Where a 60-year-old woman can walk down the street together with her 30- 40-year-old partner and feel only sunshine on her face, not the sting of judgment. Until then, let’s remember what Anne’s story, Theron’s candor, and countless quiet couples have shown us: Love, real love, isn’t about numbers. It’s about choosing someone who makes the days brighter, the burdens lighter, and the laughter louder—at any age. If you happen to find yourself in Sag Harbor this summer or at any other time, take heart: You’re probably already surrounded by people who understand what acceptance is and can differentiate it from those who plant signs on their lawns promoting inclusiveness. The message from those “doth protest too much” is clear: when claiming to invite everyone under their tent, there is a tiny asterisk you can’t see–they plan to exclude the two of you. H SOURCES:

e dedicate this feature to Paige Bell, a bright soul from South Africa who brought joy, warmth, and a sense of adventure to everyone she met in the world of superyacht chartering. Known for her ever-cheerful smile and boundless enthusiasm, Paige was just weeks away from celebrating her 21st birthday when her life was tragically and senselessly cut short. Her loss is both heartbreaking and deeply troubling. Though isolated, this act of violence casts a painful shadow over an industry built on trust, camaraderie, and the shared commitment to care for one another, on land and at sea. In the wake of this tragedy, voices across the yachting community have risen in solidarity, calling for renewed vigilance, improved hiring practices, and greater scrutiny to ensure the safety and well-being of all who work aboard.
A former crewmate from a vessel Paige had recently sailed with shared this tribute: “Her radiant spirit, infectious laughter, and boundless compassion made an unforgettable impact on everyone lucky enough to know her.” May we remember Paige not only for the joy she gave, but for the light she leaves behind.

rudy Coxe, CEO and Executive Director of the Preservation Society of Newport County, is building a legacy during her tenure—not for personal recognition (she’s too humble), but as a tireless, affable, and focused leader who seems to know everyone, and possesses the skills necessary to sustain and grow one of America’s most culturally significant institutions. Through both prosperous times and in the face of turbulence, she has carried the torch for the Preservation Society with vision, warmth, and unwavering resolve. Under Trudy’s leadership, and with the steadfast commitment of an engaged Board of Trustees, a generous circle of benefactors and patrons, committed members, dedicated volunteers, valued sponsors and vendors, and a remarkable staff representing every discipline and specialty specific to the care of the institution, the Newport Mansions have not only endured—they have flourished. Thanks to this collective momentum, the Newport Mansions have emerged onto the global stage through her guidance. To gain insight into the results of attracting an audience interested in history and education, we reviewed available data and analysis from numerous sources. We learned that from 2012 to 2024, taking into consideration the year of COVID, which began in March of 2020, and extended through a post-pandemic recovery (2021-2023), best-guess estimates claim that nearly 12 million visitors have been hosted by the Preservation Society, with yearly expectations to recover to the million per year mark. This extraordinary achievement places the organization among the top 10 most-visited museums in the United States and securely within the top 100 globally. Its significance is recognized by the fact that few institutions, especially those rooted in architectural and cultural preservation, can claim such reach or resonance. Preserving the grandeur of Newport’s iconic homes—many once destined for demolition—is only part of the Preservation Society’s mission. It is equally devoted to education, community connection, and public engagement. Richard Morris Hunt: In a New Light
merica’s foremost Gilded Age architect, Richard Morris Hunt (1827–1895), left a legacy far beyond buildings. This exhibition reexamines his life and work through the lens of national identity, cultural ambition, and artistic influence. Trained in Paris at the École des BeauxArts, Hunt witnessed firsthand how art and architecture shaped civic pride. He returned determined to elevate American culture, designing residences, public landmarks, and civic spaces that mirrored the nation’s rapid transformation. Beyond architecture, Hunt was a tastemaker—advising elite clients, collecting art, and helping found institutions like the Metropolitan Museum of Art and the American Institute of Architects. His influence reached into both the visual and institutional fabric of America. For the first time, personal materials from the Library of Congress, Smithsonian, Vermont Historical Society, and more— including sketchbooks, architectural drawings, and family objects—are brought together to offer an intimate portrait of Hunt’s vision. New Bio-Absorption Garden Unveiled at Marble House
A
ribbon-cutting ceremony was held on Friday, June 27, at the southwest corner of the Marble House visitor parking area to unveil a new bio-absorption garden. A project of Scenic Aquidneck (The Preservation Society of Newport County, Aquidneck Island Land Trust, Preserve Rhode Island, and the van Beuren Charitable Foundation), was constructed by O’Connor Design Build in Middletown. Preservation Society CEO Trudy Coxe noted that this new rain garden is the latest in a series of important projects completed by Scenic Aquidneck; Coxe said, “Over the years, this (Scenic Aquidneck) partnership has achieved some remarkable things. We’ve learned that partnerships matter, progress takes time, and that preservation and environmental protection go hand in hand.” The 2,800 square-foot garden will capture and filter stormwater runoff, reducing pollution and mitigating flooding. It has a static holding capacity of 25,000 gallons, and during heavy rain events, it can hold up to 38,000 gallons while draining. “Just look at it, isn’t it beautiful?” 40 | AUGUST 2025 | NEW ENGLAND NEWS + MEDIA
Aquidneck Island Land Trust Executive Director Terry Sullivan asked. “When we originally talked about this under the auspices of Scenic Aquidneck, we (also) thought of it as a demonstration site, where people could come, or we could bring groups and show them this rain garden as a way to inspire them to do something similar at their own homes or within their own properties.” Jim Donahue, the Preservation Society’s Curator of Historic Landscapes and Horticulture, explained that while the garden is functional and environmentally friendly, it also beautifies the space with an array of new native plantings that will promote biodiversity while attracting birds and pollinators. “We’ve selected a variety of herbaceous plants that naturally grow together and form colonies,” Donahue said. “Our goal was to reduce maintenance, so we chose plant material that requires minimal care. We allow all flowering plants to go to seed, which benefits local bird populations. In addition, we’ve included several berryproducing plants—such as blueberries and viburnums—to support berry-eating wildlife.” Makes us want to visit during the next storm! H

A little-known novel…
T
his was one of the humorous one-liners Sam Waterston peppered his audience with when he returned to Newport to celebrate the 100th Anniversary of The Great Gatsby at the very Mansion that jump-started his career. In a fitting tribute to cinematic and architectural history, acclaimed actor Sam Waterston returned to Newport for a special evening as part of the Preservation Society’s 2025 Lecture Series. Waterston, beloved for his portrayal of Nick Carraway in the 1974 film adaptation of The Great Gatsby, joined NBC host Anne Thompson for a lively, sold-out conversation that transported the audience back to the Gilded Age world that inspired F. Scott Fitzgerald’s classic novel. Filmed partly at Newport’s iconic mansions, The Great Gatsby brought to life the opulence and intrigue of America’s Jazz Age. Waterston met with guests, then took to the stage and reflected on his role alongside screen legends Mia Farrow and Robert Redford, sharing behind-the-scenes stories of shooting at Marble House and Rosecliff, whose grand ballrooms and sweeping lawns so perfectly evoked East Egg’s glittering excess. The evening drew an enthusiastic crowd eager to celebrate not only the film’s legacy but also the enduring grandeur of the Newport Mansions, which continue to captivate new generations of film lovers and history buffs alike. For those unable to attend, highlights from Waterston’s reflections on Newport’s role in The Great Gatsby were featured on NBC’s Today show and are now available for streaming on the network’s website at today.com. EMERGING TRENDS IN PRECISION MEDICINE
Could You Live Better and Longer With Personalized Longevity Planning?
I
BY ROB SAINT LAURENT, M.ED.
n precision medicine, clinicians take a personalized approach to disease treatment and prevention by accounting for a person’s unique genetic makeup, lifestyle, and environment. Proponents say that precision, or personalized, medicine promises to know us as individuals, nip potential problems in the bud, and serve as the antidote to the one-size-fits-all approach that leaves many behind. The precision medicine market is projected to grow exponentially over the next decade, reaching nearly half a trillion dollars in value, primarily driven by technological advances. These advances include, for example, AI (artificial intelligence)based diagnostics, insights from “multi-omics,” and digital health tools. The “omics” may include genomics (analyzing all of one’s genes), proteomics (examining one’s entire set of proteins), and metabolomics (studying molecules involved in one’s metabolism), as well as microbiome analysis and epigenetics (how one’s environment and lifestyle affect gene expression). It’s a trend especially seen in concierge, or “boutique,” medicine, where this technology has given rise to an ecosystem of specialized longevity clinics that combine precision medicine with personalized care. PERSONALIZED LONGEVITY PLANNING Personalized longevity programs involve advanced testing and analysis for customizing preventive health strategies that fit one’s unique traits and circumstances. Their aim is not only to reduce one’s biological age through improved cellular function for a longer life, but also to extend healthspan, thereby prolonging disease onset and staying active for as long as possible. Established in 2013, Human Longevity is among those seen

at the forefront of longevity clinics. The company analyzes a patient’s risk with genomic sequencing, whole-body MRI, and comprehensive blood work. It then designs personalized interventions to treat early-stage, presymptomatic disease and to reduce biological age. Longevity targets encompass physical performance, mobility, cellular health, brain function, mental well-being, nutrition, and sleep quality. The company’s co-founder, J. Craig Venter, M.D., gained prominence for being part of a team that was the first to sequence the human genome back in 2000. DOES LONGEVITY PROGRAMMING WORK? In a cohort study published in Proceedings of the National Academy of Sciences, a large team of researchers, including employees of Human Longevity, discussed the effectiveness of combining genomic sequencing, whole-body imaging, and comprehensive metabolomics. The researchers found that about 17 percent of 1,109 adults had at least one genetic variant that could increase disease risk. Associations between genetic variations and disease indicators were observed in about 12 percent of subjects; about 5 percent had variants affecting blood-metabolite levels of amino acids, fat/cholesterol, and vitamins. Highlighted on the company’s website, the study shows the potential value of an integrative approach to patient risk assessment, though it didn’t measure health outcomes or benefits.1 In a first-ever roundtable meeting on the state of longevity clinics, experts say these clinics have shown preliminary success at extending healthspan and preventing disease. Yet, peer-reviewed clinical research on effectiveness is scarce, and skepticism abounds since it’s an unregulated industry without a universally accepted standard model.2 A 2025 worldwide survey

of 82 longevity clinics by industry analyst Longevity. Technology illustrates the disparity of offerings.3 Because of this, clinics may promote unsubstantiated claims and ineffective treatments that can come with risks. Research does show that formal self-care interventions can reduce mortality from unhealthy living by 40 percent. Although, while seen as a promising strategy for preventive health, more research needs to be done on self-care in healthy people versus in chronic disease management.4 TRENDING LONGEVITY THERAPIES Despite the longevity industry’s new and evolving nature, people are leaping. With insights gained from precision diagnostics, various pharma and lifestyle therapies are being utilized or investigated for their potential benefits. AI-informed health coaching refers to personalized guidance for achieving one’s health goals with the help of artificial intelligence. Generative AI, facilitated by mobile technology and wearables, can monitor and analyze client patterns, making care more personalized and efficient with real-time insights for improved health outcomes. Cellular rejuvenation programming aims to restore youthful cell function and resilience, thereby reversing disease, injury, and disability, and extending the healthspan. Developed by billionaire-backed Altos Labs, the approach focuses on understanding and exploiting cellular pathways that can lead to rejuvenation. Cold plunges involve immersion in water typically between 50 and 68 degrees F (a safe starting range) for about one to two minutes, increasing to a maximum of five minutes. Proponents claim that cold plunges may enhance physical and mental performance, improve circulation and sleep, and reduce inflammation, although research is limited. Epigenetic reprogramming is the deliberate process of dialing back a cell’s biological age by resetting age-related markers of gene expression, such as DNA methylation. Scientists say age-related epigenetic changes, unlike genetic mutations, are reversible and make attractive targets. ER-100, an experimental therapy, is set to enter the first-ever clinical trials for safety and efficacy in eye conditions, such as glaucoma. Fasting-mimicking diets generally involve five days of reduced-calorie intake (one day at 1,100 calories, followed by four days at approximately 725 calories), followed by 25 days of regular intake. The cycle is repeated over three to four months. Typically plant-based, FMDs have been demonstrated in clinical trials to reduce diabetes risk factors, abdominal and liver fat, and enhance immune function, while lowering biological age by an average of 2.5 years. Hyperbaric oxygen therapy delivers 100-percent oxygen inside a pressurized chamber, which has been shown to promote new blood vessel growth, help heal damaged tissues, and improve overall health. HBOT is federally approved for particular uses such as chronic non-healing wounds, like diabetic foot ulcers. NMN (nicotinamide mononucleotide) supplementation is done to increase levels of NAD+ (nicotinamide adenine 46 | AUGUST 2025 | NEW ENGLAND NEWS + MEDIA
dinucleotide), which may improve cellular energy and support cell function and DNA repair. NMN is more readily absorbed than NAD+ and is considered a favorable option for supporting healthy aging. Peptide therapy involves administering short amino acid chains, or peptides, that act as signaling molecules to stimulate healing, enhance performance, and promote overall health. Peptides regulate hormone levels, immune function, and cell-tocell communication. BPC-157, for example, is known for aiding in the healing of muscle and connective tissue, while other peptides, such as Epitalon, may have anti-aging properties. Senolytics are molecules that selectively clear away senolytic, or “zombie,” cells, which are old, unable to divide, and can lead to inflammation and age-related diseases. While human trials are underway, animal models have demonstrated reduced inflammation, frailty, and improved brain function with the senolytic drugs dasatinib and quercetin. Other examples of senolytics undergoing testing are fisetin and navitoclax. While most of these therapies show promise for longevity optimization, experts are most hopeful about therapies like senolytics, epigenetic reprogramming, NMN, AI-powered diagnostics, lifestyle interventions like FMDs, and regenerative medicine. WORTH THE STEEP PRICE? Steady clients, such as 79-year-old entrepreneur Joe Nevin, are forever grateful to Human Longevity. After whole-body MRI revealed a nearly three-centimeter tumor on his left kidney in his early 70s, Nevin was able to have it removed the same day via an outpatient ablation procedure. Still, with annual price tags of $20,000 or more commonplace and typically not covered by insurance, critics have their concerns, like Senior Medical Director Deborah Korenstein, M.D. of Mount Sinai Solutions. She and others worry that luxury longevity clinics are profiting off people’s fear of aging and mortality without providing a lot of concrete, proven solutions.5 As it did for Joe Nevin, whole-body MRI scanning can be effective for early disease detection, providing a snapshot of the body’s major organs and systems in 60-90 minutes. It can find tumors, aneurysms, and cysts, for example, and is radiation free. But it’s also costly, typically not covered by insurance in preventive situations, and can lead to false positives, overdiagnosis/overtreatment, and related stress.5 Even upon abnormal findings, research involving six European clinics and nearly 4,000 participants showed a 41-percent noncompliance rate for following up.6 The online longevity company Healthon encourages people to consider the pros and cons of longevity clinics. Pros are its personalized approach and preventive focus using advanced diagnostics and cutting-edge treatments; cons are high costs, lack of regulation that can lead to unproven or exaggerated claims, and that outcomes can vary since aging is complex.7 When shopping for a longevity clinic, they advise looking for reputable clinics with multidisciplinary teams of doctors specializing in longevity medicine. The clinic should prioritize patient care, clear communication, and evidence-based practices.7 Lifestyle medicine experts say that in practice, precision and genomic medicine have become synonymous, with precision medicine’s predictive and clinical value limited for many people. This only serves to prove the importance of a healthy lifestyle for preventing chronic disease.8
Behavior change is the bottom line, these clinicians say, as adopting healthy habits underlies lifestyle medicine. To them, the future of lifestyle medicine isn’t technological, but rather “holistic and person-centered.”8 WHAT CAN YOU DO NOW? Entry-level concierge services, available at a significantly lower cost than luxury packages, can be found in a telehealth format. AI-driven precision health apps, such as Levels Health and InsideTracker, are popular examples. Levels Health focuses on metabolic health, providing, for example, continuous blood sugar monitoring, blood analysis, and habit tracking. InsideTracker focuses on optimizing health through blood
analysis, optional genetic testing, and personalized action plans. If concierge services don’t suit one’s budget or goals, however, there are workarounds. While determining biological age is still an evolving science, free calculators can be found online that can give an idea of how health metrics and lifestyle habits are impacting one’s life. Adopting a healthy lifestyle is readily accessible for many: following a proven Mediterranean-style diet, getting regular exercise, restful sleep, and controlling stress. FMDs alone can make one biologically younger without chronic dietary or other lifestyle changes.9 Cold water immersion at home (a cold shower or bath) is an accessible treatment option for most. One can also supplement with NMN. Senolytics quercetin and fisetin—both plant flavonoids— are readily found in supplement form, with fisetin considered among the most promising naturally occurring senolytics. For better effect and absorption, quercetin is combined with bromelain enzyme and vitamin C. (Be mindful of possible quercetinmedication interactions, as with antibiotics.) DIY peptide therapy, such as collagen supplementation, can help individuals age gracefully and maintain mobility. To help one make lasting lifestyle changes, AI-informed health coaching has been gaining traction, with costeffective apps available. Reminds Healthon, “Ultimately, adopting a healthy lifestyle, managing stress, cultivating strong social connections, and seeking preventive care remain fundamental pillars of longevity.” H 1.
