FINALLY! THE HONEST TRUTH BEHIND THE REVERSE MORTGAGE

Are reverse mortgages not all they’re cracked up to be? Can they truly add the stability you need for financial planning and your retirement, or are they just another way to steal away your home, equity or inheritance? Since the product began back in 1989, local Prescott reverse mortgage expert Travis Schultz at Smart Mortgage says we may be surprised with the honest truth behind the reverse mortgage!
• No mortgage payments for life? – (True) As long as either spouse considers the property as his or her primary home, they can live there for life paying zero mortgage payments.
• All applicants must be 62 years old or older – (False) Only one spouse needs to be 62 years old. The other spouse may be younger.
• You must own your home outright –(False) You may already have an existing mortgage, which can be refinanced and paid off with a reverse mortgage.
• The income or cash I receive is not taxable – (True) Any money you receive, whether monthly, a cash sum or in a home equity line is all nontaxable to do with as you wish.
• You must have good credit and income for a reverse mortgage – (False) Since re-
verse mortgages do not require a mortgage payment, almost anyone with any type of credit and income may be eligible.
• Once into the reverse mortgage you are locked into it, permanently – (False) The reverse mortgage is simply a loan recorded against the property, just like every other mortgage. You retain full ownership, so at any time you can move, sell or refinance the property simply by paying off the mortgage balance.
• If I take out a reverse mortgage, I will leave nothing for my family – (False) Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time, leaving even more equity for family. Even if property values decrease below what is owed, the family can acquire the property for 5% less than market value.
• You can only get a reverse mortgage on a one-unit home – (False) Smart Mortgage also allows reverse mortgages on manufactured homes, duplexes, triplexes, fourplexes, townhomes and condos, as long as one unit is considered your primary residence.
• My family will be responsible for the debt – (False) The reverse mortgage is a non-recourse loan, so if your value ever
falls below what you owe, your family will never have to pay the deficiency.
• The government or lender will own my home – (False) The reverse mortgage is simply a lien recorded against the property, just like any other mortgage. The homeowner(s) remains on title and has full ownership. The owner(s) may also add other family members or place the home in a trust, so family automatically has ownership in the property and equity, as well.
• You can purchase a home using a reverse mortgage – (True) Smart Mortgage allows you to purchase a primary home and the financed amount has no payments for life.

Serving Yavapai County since 1972, Yavapai Humane Society is an independent nonprofit that shelters, rehabilitates, and adopts out cats, dogs, and horses. It operates a pet adoption center, lost and found pet center, spay/neuter and wellness clinic and the YHS Thrift Store.
YHS is a private, non-profit organization funded primarily with donations, fundraisers, grants and community support. It also has contracts to provide animal care for stray dogs and cats brought in by animal control officers of Prescott, Prescott Valley and Yavapai County.
The public can support YHS through donations of cash and supplies, shopping at the thrift store and through wills and bequests. Volunteers are invited to assist with various activities such as fundraising and helping out with routine duties around the shelter.

This venue is home to two of Prescott’s largest and longestrunning annual events: World’s Oldest Rodeo®, held over every Fourth of July since 1888, and September’s Yavapai County Fair, which has been kicking since 1974.
The World’s Oldest Rodeo® includes eight rodeo performances, a rodeo dance, parade and much more! Its related events include an arts and crafts show, the Kiwanis Kiddie Parade, Cowboy Church and the Happy Hearts Rodeo for Exceptional Children.
The annual county fair has all the components you expect to find at these special homespun events, done Mile High style; carnival rides, exhibits, contests in every craft imaginable plus animal exhibits, fair food galore and live entertainment, and don’t forget the the Ranch Rodeo!

Dear Judy,
I had a realtor come to list my house. She asked me why I was selling. I told her that the neighbor is terrible and I have had to call the police about 20 times because of barking dogs, loud music and all around “bad behavior.” The realtor said that is a disclosure. Well, I am trying to sell to get away from these monsters. Why must I have to reveal any of this on a seller disclosure? Seems ridiculous. What are your thoughts?

Dear Forced to Sell,
I feel your pain. Having a “difficult” neighbor is rough. The Arizona Association of Realtors is quite clear that anything about your house that might affect a buyer’s decision to buy, is something that should be revealed. The last question on the seller disclosure is: “What other material (important) information are you aware of concerning the Property that might affect the buyer’s decision-making process, the value of the Property, or its use.?” A simple statement, “neighbor’s dog barks often and sometimes they play loud music,” is necessary. If more questions are asked, just honestly answer them. Most real estate litigation is caused by what a seller did NOT reveal and disclose. Any “nuisance” is a perception. Your future buyer may have loud parties and a barking doggy. Disclose now and avoid problems later.

The Arizona Community Foundation of Yavapai County has announced it will match the first $110,000 in gifts to its Yavapai County COVID-19 Community Response Fund, dollar for dollar. Donations will support local nonprofits facing increased demand for services from clients and communities as a result of the COVID-19 outbreak.
“The community response fund will support the health and well-being of our friends and neighbors most directly affected by the COVID-19,” said Carol Chamberlain, regional director of ACF of Yavapai County.

Arizona Gives Day
Since 2013, this online giving event has been sponsored statewide, allowing hundreds of nonprofits to talk about their missions and needs to a wider audience and raising $17 million over the past seven years. On April 7 AZ Gives broke its one-day record total, bringing in nearly $4.8 million. This includes more than $140,000 given to a newly created Nonprofit Emergency Relief Fund, to be divided between all participating agencies to compensate for the loss of critical funding to the cancellation of fundraising events and programs, reduced staff and volunteer hours and other coronavirus-caused shortages.

Jodi Rooney and her husband Casey, 13-year residents of the Stoneridge area of Prescott Valley, are among the countless people reaching out to neighbors doorto-door or through NextDoor and other

Heather Seets, volunteer coordinator of the Good Samaritan Society’s Prescott Hospice, was trying to come up with something her volunteers could do for patients there and at other senior care facilities, once visitors were no longer allowed due to the pandemic.
“When I started thinking, well, what could we do to reach out to them and let them know we care about them, the first idea I had was to send them a card, and it just kind of snowballed from there,” she said.
The volunteers, along with kids from Cornerstone Church, quilting guilds and others, make multiple small gifts a week -- pet rocks, Easter baskets, etc.-- which are a hit at the care homes. They quickly shattered the 1,000 gifts goal, reaching 1,600 in less than a month.

“I look at it as everyone can do something. Whether you can get on the phone and make a call and say, hey, how are you doing today? And sometimes it’s just hearing that voice, knowing you’re not alone.”

The Highlands Center for Natural History, Prescott’s nature center, believes that experiences in nature, about nature, and with nature are foundational for not only human health, but the health of ecosystems in general.
Experiences with nature can happen during a nature camp by a flowing Lynx Creek in June/ July, or while digging trenches for irrigation during the SchoolYard Habitat program this fall. Experiences can happen during a walk through the Discovery Gardens during Arthropalooza in August when a butterfly lands a few feet away, or by watching the trance-like concentration of an artist during the Plein Air Art Festival in October.

in the historic Granite Dells, Watson Lake Park offers a multitude of opportunities to enjoy time outdoors. Watson Lake was originally formed in the early 1900s when the Chino Valley Irrigation District built a dam on Granite Creek. The City of Prescott purchased both Watson and Willow Lakes in 1998 and continues to develop recreational opportunities for this vast park since its purchase. Parking is $3 per car and free on Wednesdays.
The numerous amenities at the park include: two boat launches supporting watercraft, a courtesy dock, a seasonal campground with showers (April-September), multipurpose recreational trails, rock climbing routes, fishing (follow AZGFD licensing guidelines), kayak, canoe and other rentals available on site seasonally, a large ceremony pad, access to a bird riparian area/ Audubon Important Bird Area, and restrooms.
ormerly known as the Smoki Museum, the Museum of Indigenous People’s mission is to instill understanding and respect for the indigenous cultures of the Southwest. It has the largest collection of locally-sourced, prehistoric pottery on display in the country, and its staff and docents are well-versed in the varied exhibits throughout the museum. Included are objects from the Archaic Period through contemporary Native arts. Special events, volunteer programs, and all other educational opportunities provide the community a personal relationship with the museum, while it learns about the indigenous cultures of the Southwest. It puts great emphasis on contemporary Native American life.

Prescott’s Phippen Museum is named after local artist, legend and first president of the Cowboy Artists of America George Phippen. It presents museum-quality Western art exhibitions, educational opportunities and special art events for visitors of all ages. Currently, the 17,000 square-foot facility houses four galleries, two studio replicas, a research library, a multipurpose classroom, a well-stocked museum store, a Western heritage gallery featuring artifacts, photos, memorabilia, a working chuck wagon and the Arizona Rancher & Cowboy Hall of Fame.
The museum is also proud to be the home of the Prescott Area Art Trust’s Solon H. Borglum Collection, a special display featuring bronze sculptures, paintings, furniture and other extraordinary objects from the artist’s life. And in addition to several outstanding permanent displays, the museum offers continuous rotating exhibits and numerous art and heritage programs throughout the year.

Sharlot Hall Museum is named after its founder, Sharlot Mabridth Hall (1870-1943), who became well known as a poet, activist, politician, and Arizona’s first territorial historian. In 1927, she began restoring the first territorial governor’s residence and offices, and moved her extensive collection of artifacts and documents, opening it as a museum in 1928. Today, the museum features 11 exhibit buildings (six of which are historic), compelling exhibits and beautiful gardens, which serve as the setting for numerous public festivals.
The Library and Archives, open to the public, hold a vast collection of rare books, original documents, historical photographs, maps and oral history. The theater in the Lawler Exhibit Center provides a venue for temporary exhibits and displays; for the historical lecture series and educational presentations; music events in support of its Folk Music Festival in October; and the museum’s Living History programs.
