Dear Judy,
My wife and I wanted to move to Prescott in our retirement and pay cash for a small home. Well, the market here has increased so much and we might not be able to afford Prescott unless we get a mortgage. Now my wife thinks we should consider a reverse mortgage for a purchase. She heard that we could buy a $400,000 home with approximately half down and not have a payment. If this is true, sounds like a great option. What do you suggest? I thought reverse mortgages for very risky.

Yes, reverse mortgages can be used for a purchase and is called a Home Equity Conversion Mortgage (HECM). This is a program for people age 62 years or older and the average required down payment is between 45 – 62 percent of the purchase price. This allows you to keep more of your assets in retirement and you pay as much or as little as you want each month. Taxes, insurance and HOA dues must be kept up to date. Repayment of the loan is required when the owner sells the home or passes away. There are other requirements, and the good news is that we have several mortgage brokers in Prescott who specialize in reverse mortgages. It is worth a discussion with an expert who can qualify you and explain the process, so you can fully evaluate if this is right for you. I will be happy to refer you. CHECK CONDENSER COIL: Clean if necessary, foreign material on the condenser coil reduces the system’s capacity to remove heat from the space. So your air conditioning system must run longer, increasing energy consumption.
CHECK VOLTAGE & AMPERAGE ON MOTORS: Improper voltage and amperage can reduce significantly the life of the compressor, condenser and the blower motors.
CHECK OPERATING PRESSURES FOR PROPER REFRIGERANT CHARGES: Improper refrigerant charge- too much or too little – could damage the compressor, and could cause high electric bills through a containment of system efficiency.
CHECK ALL ELECTRICAL CONNECTIONS:
Resistance caused by loose connections will create excessive heat at that point, causing improper voltage to various components and making either inoperative or causing eventual failure.
LUBRICATE ALL MOVING PARTS WHERE NECESSARY: Poor lubrication causes drag on the motor and drive shaft, thereby requiring more electricity to overcome resistance. Lack of lubrication can ruin the bearings and burn out a motor.

CHECK THERMOSTAT CALIBRATION: An Improperly calibrated thermostat will call for more or less cooling that is desires, costing money and/ or comport

CHECK STARTING CAPABILITIES: Assures system will start and operate when needed.
CHECK AIR FILTERS: A dirty air filter can substantially reduce the air flow over the evaporator, resulting in inadequate cooling. A dirty filter could cause high energy usage and compressor damage.
