Real estate is the biggest investment the average person will make in his or her lifetime, which underscores just how significant the home buying decision can be. The real estate experts at Zillow recently reported that the national median price of a home in the United States is $272,446. However, since the National Association of Realtors reported a record low housing inventory late in 2020, the average house price has been rising rapidly nationwide. The Federal Reserve Bank of St. Louis estimates the median home sales price at $374,900, and certain states have much higher prices. WOWA, a real estate and finance technology company, says the average sale price of a home in Canada was $679,051 in July 2021. Most people do not have $300,000 to $600,000 in savings on hand to purchase a home in cash. That means they’ll need to rely on financing to pay for their dream homes. Conventional lending Conventional lending refers to when a bank or another financial institution loans a home buyer money to buy a home. This is one of the most common ways to fund a home purchase. Personal credit score as well as credit history help determine eligibility and interest rates for conventional loans. Availability of assets as well as income level are some additional determining factors. Outdoor living spaces are coveted niches in a home. The American Home Furnishings Alliance says more than 70 percent of American households have outdoor living spaces, and nearly 70 percent of people use these spaces at least once per week in-season. Furthermore, homeowners are increasingly interested in enhancing these spaces to make them more usable and comfortable.

Invest in outdoor sofas and chaises to create an outdoor living room right on the porch. If your budget allows, consider closing in the porch as a true three-season room so it can be used throughout fall, spring and summer. Outdoor living spaces are booming and highly achieveable, and many such spaces need not be expensive.

Hope for Youth www.hfyny.org Hope for Youth is an Amityville-based, notfor-proﬁt organization that works to facilitate positive change in the lives of Long Island children, youth and families.

Nationwide, 45 percent of foster children reside in a foster family home with a nonrelative, while 34 percent are with a foster family home with a relative. For 54 percent of foster children, the goal is to reunite the child with a parent or primary caretaker. The goal is adoption for 28 percent. On Long Island, Hope For Youth is a central player in the identiﬁcation and training of foster families. All Hope For Youth foster families receive multiple certiﬁcations in parenting skills. Foster parents take part in mandated educational workshops throughout the course of the year.

The team members at Hope For Youth are keenly aware of the unique role that kinship caregivers play in working to achieve reuniﬁcation for children and youth in foster care. This focus helps to keep moving the system toward one that truly supports families. The organization also participates in “Wendy’s Wonderful Kids,” part of the Dave Thomas Foundation for Adoption. Under this program, Hope For Youth has two adoption recruiters who bring children waiting to be adopted from foster care closer to safe, loving and permanent homes. The Foundation’s adoption recruitment model has proven effective nationwide in serving children who’ve been in foster care the longest. Hope For Youth is always looking for new foster parents. They also welcome volunteer and charitable donations to help advance its foster care work, and to advance all of its programming in support of children Island-wide who deserve more stable and fulﬁlling lives.
