www.kinexion.org “Kinexion, (pronounced “connection”), is a brand new management service organization (MSO) on Long Island that oversees seven separate non-proﬁts and provides them with infrastructure that frees them up to focus on what they do best, which is to offer best-in-class services to individuals with disabilities and progress society to a point where it embraces people of all abilities.

One of those non-proﬁts is Independent Group Home (IGHL), which opened its ﬁrst group home in Mt. Sinai in 1978 to provide a community-based, homelike environment that encouraged personal growth and a genuine sense of belonging to a community for people with intellectual and developmental disabilities. Since then, IGHL has developed multiple community home opportunities, and a complete services network throughout Suffolk County. IGHL also runs Day Treatment programs, residential homes and communitybased residential homes to allow people with intellectual and developmental disabilities to experience living in a home environment while receiving the specialized care they require. “The goal of IGHL’s residential program is to encourage growth and independence while providing a genuine sense of belonging,” said Stockton, who is also President & CEO of IGHL. “We help each of our residents and program participants be as independent as possible. We teach

We strongly believe each child, regardless of disability, ethnic background or socioeconomic status has the right to develop to his/ her fullest potential.” This organization offers classes ranging from small self-contained groups to larger inclusion classes. Controlling Costs For Consumers, Despite Record Setting Inflation Rates. Inflation rates are higher now than they have been in decades, and costs are impacting consumers and companies around the United States. Small businesses are struggling to keep pricing down and stay open. Many business owners are grappling with how to deliver customers the best quality products at the lowest price possible. We talked with local company Unified Home Remodeling, on how they are combating inflation to keep prices down during this time. Unified is leveraging its long-standing partnerships with national manufacturers to control costs and reduce unnecessary price hikes for consumers. The company is passing on many exclusive deals and rebates they receive from large quantity purchases to customers to retain some of the most competitive pricing in the market. “For nearly 35 years, Unified has forged relationships with national manufacturers and suppliers to help control costs during some of the most challenging financial times in recent history,” said Steve DiMare, Founder of Unified. “We have increased our internal efficiencies by developing seamless ordering, delivery, and invoicing procedures over the years – and we are proud to put those cost-savings right back into our customers’ pockets.” While Unified is able to do this with their long history and dedicated staff many other companies are not able to do this and are forced to increase their pricing. Some prices for products like windows, doors, siding, roofing, and masonry have increased over 150% since 2020. With price jumps continuing to be given to companies every month, and sometimes every week, only the most dedicated companies will be able to keep costs down for their customers.

Harper Bella, Jose Tutiven And BACCA Receive AEP Grant From CRNY

Harper Bella, Jose Tutiven and BACCA – Babylon Citizens Council on the Arts announced that they received an Artist Employment Program (AEP) grant from Creatives Rebuild New York (CRNY). Designed to support employment opportunities for artists, the program is funding 98 collaborations involving a dynamic group of 300 artists employed by communitybased organizations, municipalities, and tribal governments across New York State. CRNY has awarded a total of $49.9M in funding to support artists’ salaries and benefits, with an additional $11.7M in funding provided to the organizations holding employment. “If we are to truly rebuild our amazing state, we must celebrate artists’ contributions not only to the economy but to what makes us human,” says Creatives Rebuild New York’s Executive Director Sarah Calderon. “The incredible work being funded through CRNY’s Artist Employment Program underscores the importance of direct support for both individual artists and the organizations that hold their employment.” Harper Bella and Jose Tutiven will work with BACCA, a nonprofit arts council located in the Town of Babylon, to create interactive, immersive outdoor public art installations designed to generate opportunities for cultural exchange and education. The work will highlight local artists and create a framework for future community engagement. BACCA will receive $75,000 to support the collaboration, including artists’ salaries and benefits. In anticipation of working on this initiative, Jose Tutiven said, “I am beyond excited to continue

This grant will allow great things to happen.” Harper Bella is equally as excited about her upcoming role in the community, stating, “As a fine art photographer, my work often explores the different complexities of Afro-descendants living in the US. With this grant, I’m looking forward to taking on a new role as a curator to cultivate diverse stories.” Harper and Jose are both leaders in the local arts community. Harper is an international photographer and curator, and Jose is the founder of Colored Colors, a local platform for creatives. “On behalf of BACCA, we are honored to be a part of CRNY’s unprecedented artist-led program,” said BACCA’s Executive Director, Liz Mirarchi, when asked about receiving the grant. “We look forward to a meaningful collaboration and our continued work in the community through the arts.” Artist Employment Program recipients were

selected through a twostage process by a group of twenty external peer reviewers alongside CRNY staff. From an initial pool of over 2,700 written applications, 167 were shortlisted for interviews with reviewers. What Does An Economic Slowdown Mean For The Housing Market? According to a recent survey, more and more Americans are concerned about a possible recession. Those concerns were validated when the Federal Reserve met and confirmed they were strongly committed to bringing down inflation. And, in order to do so, they’d use their tools and influence to slow down the economy. All of this brings up many fears and questions around how it might affect our lives, our jobs, and business overall. And one concern many Americans have is: how will this affect the housing market? We know how economic slowdowns have impacted home prices in the past, but how could this next slowdown affect real estate and the cost of financing a home? According to Mortgage Specialists: “Throughout history, during a recessionary period, interest rates go up at the beginning of the recession. But in order to come out of a recession, interest rates are lowered to stimulate the economy moving forward.” Here’s the data to back that up. If you look back at each recession going all the way to the early 1980s, here’s what happened to mortgage rates during those times (see chart):

“Over the past five recessions, mortgage rates have fallen an average of 1.8 percentage points from the peak seen during the recession to the trough. And in many cases, they continued to fall after the fact as it takes some time to turn things around even when the recession is technically over.” And while history doesn’t always repeat itself, we can learn from it. While an economic slowdown needs to happen to help taper inflation, it hasn’t always been a bad thing for the housing market. Typically, it has meant that the cost to finance a home has gone down, and that’s a good thing.

Bottom Line Concerns of a recession are rising. As the economy slows down, history tells us this would likely mean lower mortgage rates for those looking to refinance or buy a home.
