Sellers Have an Opportunity as Home Prices Re-Accelerate As mortgage rates started to rise this year, many homeowners began to wonder if the value of their homes would fall. Here’s the good news. Historically, when mortgage rates rise by a percentage point or more, home values continue to appreciate, albeit at a slower rate. According to data from CoreLogic, home price appreciation has been re-accelerating since November. The graph below shows this increase in home price appreciation in green: This is largely due to an ongoing imbalance in supply and demand. Specifically, housing supply is still low, and demand is high. As mortgage rates started to rise this year, many homebuyers rushed to make their purchases before those rates could climb higher. The increased competition drove home prices up even more. Selma Hepp, Deputy Chief Economist at CoreLogic, explains: “Home price growth continued to gain speed in early spring, as eager buyers tried to get in front of the mortgage rate surge.” And experts say prices are forecast to continue appreciating, just at a more moderate pace moving forward. What This Means for You If you’re thinking about selling your house, you should know you have a great opportunity to list your home and capitalize on today’s home price appreciation. Clothing Donations Needed For Long Island Children

Ethical Friends of Children, a program helping needy families on Long Island, seeks clothing (tops, bottoms, pjs, sweaters and socks) in certain sizes. Specific sizes are: GIRLS: 3-4, 4-5 and 9-10 and BOYS: 7-8 and 9-10. Ethical Friends of Children is an outreach

program of the Ethical Humanist Society of Long Island., established in 1985. “We assist more than 2,500 children and their families each year by providing them clothing for children from newborn to size 12 as well as infant furniture at no cost,” says Pat Spencer of Port Washington. The “store” – staffed entirely by

DEBUT THEATER COMPANY BIMINI BALM - Debut Theater Company is opening its new comedy, Bimini Balm, on June 3 at BACCA Arts Center in Lindenhurst, at 149 North Wellwood Avenue. The play will run June 3, 4, 10, 11 at 8:00 pm., and June 5 and 12 at 2:00 pm. In this original comedy by Anthony DiFranco, an earnest and very unassuming doctor discovers an elixir that actually confers eternal youth. He is of course besieged by an assortment of narcissists, crooks, preachers, dreamers, and even ghosts. Somehow all the pushing and pulling turns into a love story. Martin Knapp directs a cast of seasoned Long Island actors, including Adam Bjelland, Missy Roche, Jonathan Baker, Dana Tortora, and Rosemary Kurtz. Bimini Balm is Debut Theater Company’s sixth Long Island production, following the successful April run of Giselle. Two new plays, Atlantis, and Fly Away Home, are scheduled for October and December. The company prides itself on its humanistic, thought-provoking, original material, and its mix of comic and serious themes. Anthony DiFranco is the company’s founder and artistic director. Little Flower Children and Family Services of New York (Little Flower) is a human services non-profit organization that transforms caring into action to deliver services, programs and direction to improve the lives of children and families in crisis and people with developmental disabilities across New York City and Long Island. They have been helping others for 93 years! Little Flower was founded in 1929 by Catholic Priest Monsignor Bernard Quinn, who was looking for a haven for the youth of his parish in Bedford Stuyvesant, Brooklyn, that were excluded from programs and services at the time. He opened a summer camp in Wading River that would eventually transition to a year-round residential treatment facility serving thousands of children, families and individuals with developmental disabilities. Little Flower has proudly adapted to address the unmet needs of those in their community by continuing to develop new programs and services. Their corporate headquarters and Suffolk County campus is still located in Wading River, however they also have a NYC campus, which is their flagship office in Brooklyn, along with ten residences across Queens and Long Island for individuals with developmental or intellectual disabilities.

After retiring as a commercial insurance account executive 22 years ago, Marylou Krzeski of Lindenhurst started a second “career,” volunteering for Literacy Suffolk as an English language tutor for adults. She also trained to be a tester, helping the program match both native and nonnative English speakers to tutors and to monitor student progress. Today, though, program tutors and staff know her as a capable administrative assistant who at age 87 drives to Literacy Suffolk’s Bellport headquarters at the Suffolk Cooperative Library System to work two full time days. She began working in the Literacy Suffolk office when financial cutbacks dramatically reduced staffing. “Marylou has stood by us through thick and thin,” says Literacy Suffolk

Executive Director Susan Shiloni. “When our office space was downsized and when we came back to the office after the worst of the pandemic, she was right there making order out of the chaos.” Ms. Krzeski was honored during a Literacy Suffolk volunteer recognition breakfast on April 26. During the program, Assistant Deputy County Executive for Suffolk County Olga El Sehamy, presented a special certificate to her on behalf of Suffolk County Executive Steve Bellone for her “exceptional contributions” to the county’s residents. What motivates Ms. Krzeski to drive a half hour to volunteer twice a week when other retirees, years younger, might sleep late and pass their day watching TV? “It is something to look forward to, and I feel

appreciated,” she says. “It keeps my mind sharp, and so long as I stay useful, I’ll think it will stay that way.” Most of Literacy Suffolk’s volunteers are its more than 100 tutors. Because of the pandemic that number is down considerably, and more than 300 adults are waiting to be matched with a tutor. In recognizing Ms. Krzeski’s service, Ms. El Sehamy, an immigrant herself, noted the ripple effect of all Literacy Suffolk’s volunteers: “You may think that you are only helping students, but when you help a person, you’re also helping a family, and you’re helping a community.” Suffolk County residents interested in tutoring or providing administrative support to tutors and staff, as Ms. Krzeski has done, can learn more about Literacy Suffolk at literacysuffolk. org.

It would be an understatement to say that it has been an interesting few years for the Class of 2022. Due to the pandemic, many soon-to-be grads spent a significant portion of their school years adapting to a changing landscape, both at school and at home. While it is an accomplishment to reach graduation in a “normal” situation, students who have succeeded and thrived in the face of pandemicrelated adversity are worthy of extra celebration. Graduation gifts are a great way to show grads how proud you are that they stayed the course in the face of significant challenges. Here are seven gift ideas for graduates. 1. Journal: Graduates are about to start new chapters in their lives. Frame a black-and-white or sepia-tone print of the aerial view of campus, or opt for an official school tour map, which indicates buildings and other points of interest. This could become a cherished keepsake. 5. Bedside organizational pouch: Dorm life requires maximizing a small amount of space. An organizational pouch or pocket can keep essentials such as a tablet, book, reading glasses, and remote control close by and organized without taking up a lot of room. Some are designed to rest over a couch cushion or slide between a mattress and bed frame. 6. Automotive essentials: Graduates will be facing all sorts of new expenses, so easing any sort of financial burden can help them in a big way. Vehicles tend to be major financial drains for teens and young adults. Prepaid cash cards, gas station gift cards, vouchers for car washes, and even gift cards to an automotive supply store can help graduates direct their funds elsewhere. 7. Personal coffee-maker: Many people feel coffee is essential to make it through the day. Graduates who will soon be studying for college exams or those waking up early for their first forays into the workforce may appreciate an on-demand pickme-up. Coffeemakers are much more streamlined these days, and there are pots designed to use loose grounds or special pods to produce cups quickly.
