Sellers Have an Opportunity as Home Prices Re-Accelerate As mortgage rates started to rise this year, many homeowners began to wonder if the value of their homes would fall. Here’s the good news. Historically, when mortgage rates rise by a percentage point or more, home values continue to appreciate, albeit at a slower rate. According to data from CoreLogic, home price appreciation has been re-accelerating since November. The graph below shows this increase in home price appreciation in green: This is largely due to an ongoing imbalance in supply and demand. Specifically, housing supply is still low, and demand is high. As mortgage rates started to rise this year, many homebuyers rushed to make their purchases before those rates could climb higher. The increased competition drove home prices up even more. Selma Hepp, Deputy Chief Economist at CoreLogic, explains: “Home price growth continued to gain speed in early spring, as eager buyers tried to get in front of the mortgage rate surge.” And experts say prices are forecast to continue appreciating, just at a more moderate pace moving forward. Prom is a teenage rite of passage. Prom night provides one more exciting adventure in a school experience that likely started with preschool jitters and will soon culminate with graduates receiving their high school diplomas.

Set An Example By Keeping Calm Prom planning can be stressful. Various details have to come together on the big day. Even though they may appear to be young adults, teens still may have meltdowns or impulse control issues when things don’t go their way. Set an example by reacting to obstacles calmly and finding workarounds.

Prom night planning reaches a fever pitch a few weeks before the big event. A significant amount of time and money are involved in making prom a night to remember. While teens may be focused on fashion and fun, parents may be wondering what they can do to steer their sons and daughters in the right direction. Here are some pointers to consider as families prepare for prom. Set A Budget The pandemic has affected supply chains and has contributed to increased prices on all types of consumer goods, so you may find that prom attire and accessories will cost more this year. Figure out what you can afford to contribute to the prom, and ask your teenager to pitch in. If your child is footing some of the bill, there may be a greater willingness to corral spending. One way to save money is to rent a gown/tuxedo rather than

DEBUT THEATER COMPANY BIMINI BALM - Debut Theater Company is opening its new comedy, Bimini Balm, on June 3 at BACCA Arts Center in Lindenhurst, at 149 North Wellwood Avenue. Bimini Balm is Debut Theater Company’s sixth Long Island production, following the successful April run of Giselle. Two new plays, Atlantis, and Fly Away Home, are scheduled for October and December. The charity showdown served as a rematch of the first “Hockey for Hope” game, which was won last August by the Sheriff’s. Executive Director of the New York Cancer Center Tina MacNicholl-Toulon was on hand for the game, which also included Suffolk County Corrections Investigator Meghan Adamo singing a beautiful rendition of our National Anthem, and New

York Cancer Foundation Grant Recipient Laura Stempkowski dropping the puck for the ceremonial face-off! “Sheriff Toulon and his entire Office do a tremendous job in protecting and serving the residents of Suffolk County,” said Presiding Officer Kevin McCaffrey from the bleachers of the ice rink, “and for them to continue to give back beyond their County service through raising funds for charity and encouraging the growth of the sport is truly inspiring.” When the final horn

sounded, the New York Cancer Foundation found itself victorious, keeping hold of a four-to-zero shutout and tying the series between the Foundation and the Sheriff’s at one a piece. Legislator Kevin McCaffrey represents Suffolk County’s 14th Legislative District, which encompasses the Villages of Lindenhurst and Babylon, the hamlets of West Babylon and North Lindenhurst, portions of Copiague, North Babylon, and Babylon’s barrier beach communities.

Town of Babylon Cares, the newly founded conglomerate of the Lindenhurst Community Cares Coalition, Copiague Cares, the Deer Park Drug Prevention Coalition, and the Belmont Lake Civic Association, closed the month of April with a three-day Rally for Recreation and Prevention conference. The Rally held Thursday, April 28th, included a guest appearance by former New York Knick Michael Sweetney, who shared his “inspiring journey of loss, hope, and finding the strength to reach out for help when you need it.” The night also included a great array of prizes, music, and fun for all ages. Little Flower Children and Family Services of New York (Little Flower) is a human services non-profit organization that transforms caring into action to deliver services, programs and direction to improve the lives of children and families in crisis and people with developmental disabilities across New York City and Long Island. They have been helping others for 93 years! Little Flower was founded in 1929 by Catholic Priest Monsignor Bernard Quinn, who was looking for a haven for the youth of his parish in Bedford Stuyvesant, Brooklyn, that were excluded from programs and services at the time. He opened a summer camp in Wading River that would eventually transition to a year-round residential treatment facility serving thousands of children, families and individuals with developmental disabilities. Little Flower has proudly adapted to address the unmet needs of those in their community by continuing to develop new programs and services. Their corporate headquarters and Suffolk County campus is still located in Wading River, however they also have a NYC campus, which is their flagship office in Brooklyn, along with ten residences across Queens and Long Island for individuals with developmental or intellectual disabilities.

The coalition will help fund critical services and offer events and resources directly in the communities served by Little Flower.
