THE TOP REASONS FOR SELLING YOUR HOUSE

Many of today’s homeowners bought or re nanced their homes during the pandemic when mortgage rates were at history-making lows. Since rates doubled in 2022, some homeowners put their plans to move on hold, not wanting to lose the low mortgage rate they have on their current house. And while today’s rates have started coming down from last year’s peak, they’re still higher than they were a couple of years ago. “Sellers who don’t have to move won’t be moving. The most common sellers will be: Homeowners downsizing . . . people moving to get more space, [households] looking for better schools…etc.”

So, if you’re on the fence about selling your house, consider the other reasons homeowners are choosing to make a move. A recent report from the National Association of Realtors (NAR) breaks down why homeowners have decided to sell over the past year:

As the visual shows, the most commonly cited reasons for selling were the desire to move closer to loved ones, followed by moving due to retirement, and their neighborhood becoming less desirable. Additionally, the need for more space factored in, as did a change in household structure.

In Loving Memory Of John G. Vogt

February 15, 2023, was a very sad day for the American Venice Civic Association. It is with a very heavy heart that we announce the passing of John Vogt. John was the driving force of our Civic, and he was an Executive Board Member and President. John lost his fight with Cancer and leaves behind his wife Candida, daughter Nicole 29, son Robert 27, and daughter Emily 25. His passion for his community was second to none. He was a great leader who spent all of his time working on making his home community, The American Venice, a better place to live. John tried his best and fought long enough to see the beginnings of the improvements here in the Venice that he started. It hurts our Hearts that he did not get to see the

completion of the Living Shore Line in the West Venice, the raising of the roads, and also the reconstruction of the “Circle” in the Grande Canal.

John also volunteered his talents to the Copiague Kiwanis Club as a board member and as secretary, Boy Scout Troop 284 Copiague leader and he was a member of the Sunnyside

Chamber of Commerce - Business Improvement District.

John was a giving man, not only with his time but was known to help financially if a person was down on their luck. John was a gentleman, a true friend, a great team player and all around wonderful man that will be missed terribly.

There will be a memorial service held on February 28, 2023, 5 PM - 9 PM at the Massapequa Funeral Home, located at 4980 Merrick Road, Massapequa Park, NY 11762. The Vogt family request that in lieu of flowers, a donation be made in John Vogt’s memory to Memorial Sloan Kettering Cancer Research, Boy Scout Troop 284, or The Copiague Kiwanis Club. Independence shouldn’t be limited to those who look or live a certain way, so they are proud to provide their dogs and support services free of charge to recipients.

Clients come to Canine Companions because of their reputation, the quality of their dogs, the experience of their training sta and the desire to lead a life with greater independence. The organization is proud to have various chapters and training centers across our nation that operate o of these six core values:

Canine Companions uses Labrador Retrievers, Golden Retrievers and crosses of these two breeds. Most of their dogs come from their selective breeding program, but occasionally donated puppies are accepted if they meet the strict qualification requirements. Their puppies are raised by volunteers who selflessly take them to classes that teach them basic obedience and house manners. When

the puppies are old enough to enter their professional training program, they head to one of their six regional training centers, located in Northern California, Southern California, Texas, Ohio, New York and Florida.

The organization typically places between 325 and 375 service dogs per year. Once a dog has completed professional training, it is ready to be matched with a person with disabilities. The match is made at one of their regional training centers during Team Training, a two-week group class.

During Team Training, students learn to manage the service dog’s behavior, to direct the dog to respond to commands it has learned and to assume responsibility for maintaining the health and well-being of the dog. Each dog can really make all the di erence in the life of its new partner. A Canine Companions service dog can not only open doors, pick up dropped items, turn on the lights and alert its partner of important sounds, but they can also increase confidence and independence.

Excellence In Fine And Performing Arts Honored At BOE Meeting

At the Feb. 15 meeting of the Lindenhurst Union Free School District Board of Education, the Board recognized several students for their incredible success in the fine and performing arts this school year.

the Lindenhurst Marching Band for its outstanding season, winning a New York State championship among other notable accomplishments. Continuing the recognitions, Lindenhurst High School senior Aurelia Cacace was honored for being named a National Association for Music Education All-Eastern Honors Symphonic Band selectee.

Students Take Science To The Kitchen

Mrs. Giugliano’s seventh grade family and consumer science classes at Lindenhurst Middle School were treated to a special pizza-making demonstration by Mr. Steve Bologna, a science teacher

at the middle school. In family and consumer science class, students are taught that cooking is a science and how, when an item is placed in the oven, a chemical reaction occurs. They not only saw

it firsthand, but helped Mr. Bologna prepare a pizza and enjoyed a slice as well.  The lesson served as an excellent cross-curriculum activity for students to expand their cooking and science knowledge.

What To Do When Things Don’t Go Your Way

As a real estate broker, I knew that the boom years of 2020 and 2021 wouldn’t last forever. For two years, houses for sale often had multiple offers before they were ever listed. Many homes went for above the asking price; sometimes well above the asking price.

But, as the saying goes, “All good things must come to an end.” Today, interest rates are more than double what they were a few years ago, home sellers aren’t leaving their 3% mortgage rates, and home buyers are waiting for more homes to hit the market and for interest rates to come down.

What do we do when business, and life, suddenly change directions? Some people put their heads in the sand and wait for everything to blow past them; others run to find a safe spot. What about the ones who stand

and face the obstacle in front of them? Often, they are the winners.

In business, when a good economy turns bad, companies will abandon their projects, lay off employees, and slash expenses. Smaller companies may go out of business because they didn’t prepare for the downturn, and they ran out of money. Look at the stores in town; that will tell you who planned

for a weaker economy and who failed to plan.

Tough times bring stress, anxiety, and tough decisions; they also bring opportunities for the people and businesses that prepare for them. Prices for many items will come down because companies have fewer customers buying their products (think of everything from home appliances to cars). Competitors will go out of business, and their customers will look for new places to spend their money. The same is true for vendors and suppliers.

What is your plan when things don’t go your way? Will you stand and fight while looking for opportunities, or will you wait for everything to blow over? I hope you decide to fight. We need stronger small businesses in our community, and we need our residents to support them along the way.

Legislative Intent.

The Village Board of Trustees has determined that it is necessary to amend the Powers and Duties of the Planning Board from time to time. The regulation of such duties is necessary for the protection and maintenance of the health, safety, and welfare of the inhabitants

of the Village. Moreover, the regulation of such is necessary to promote the aesthetic values of the Village and to increase property values. The Village Board of Trustees finds that this Code section is reasonably aimed at achieving this goal and that the governance of the Village will be enhanced by enactment of the regulations set forth in this section.

AMEND §193-175A(1)(d):

After the word “drainage” add “change of windows, siding, painting or any work of a major character”.

AMEND §193-177 Exceptions:

Change the numbers “2500” to “10,000” and “10,000” to “20,000”.

Severability.

If any clause, sentence, paragraph, section or part of this article shall be adjudged by any court of competent jurisdiction to be invalid, such judgment shall not affect, impair or invalidate the remainder thereof but shall be confined in its operation to the clause, sentence, paragraph, section or part thereof directly involved in said judgment.

Effective Date.

This law shall become effective upon filing in the office of the Secretary of State.

Sabel, an electrical engineer, holds the role of senior engineering analyst with the Engineering department at PSEG Long Island. In that role, Sabel is a liaison between the Information Technology and Engineering departments and works to ensure that the engineers have the software they need to do their jobs.

South Shore Audubon Offers Scholarships

The South Shore Audubon Society has begun accepting applications for two $1000 Environmental Scholarships. The scholarships will be awarded to college juniors, seniors, or graduate students earning a degree in areas of biological or environmental science, or sustainable and renewable energy .

For the Evelyn and Jerry Bishop Environmental Scholarship, applicants must be residents of one

The Lindenhurst Historical Society Receives A 2022 NYSCA/GHHH Conservation Treatment Grant

Funds To Be Utilized For The Conservation Of Two Historical Bicycles

The Lindenhurst Historical Society is pleased to announce the organization is the recipient of a 2022 NYSCA/ GHHH Conservation Treatment Grant Program award. This is the second consecutive year the Society has successfully garnered a NYSCA/GHHH conservation grant.

The award of $7500 will be used for the conservation of two historical bicycles; a chainless bicycle (c. 1900) and a velocipede (c. 1882).

“We are delighted, once again, to be able to utilize Greater Hudson Heritage Network funding in our ongoing efforts to conserve artifacts contained in the Lindenhurst Historical Society’s collection,” said Lindenhurst Village Museum Director Marianne Guglieri.

The funds administered and awarded by the Greater Hudson Heritage Network (GHHN) are made possible with public funds from the New York State Council on the Arts (NYSCA), with the support of the Governor’s Office and the New York State Legislature. In addition,

Long Island based conservation projects benefit from dedicated support provided by The Robert David Lion Gardiner Foundation.

Lindenhurst Village Historian Anna Jaeger explained, “Nationally, during the late 1800’s, bicycles were ‘all the rage’. Bicycles were emblematic of societal changes, providing men more easily accessible personal mobility, but for women, bicycles represented a catalyst for change, allowing opportunity to break Victorian societal norms and conventions of behavior and attire. Bicycles represented a way to move about more freely, were less cumbersome than horses, while offering more personal flexibility beyond the constraints of train schedules, routes and costs.”

“Bicycles, as status symbols, inspired sport, fellowship and entrepreneurialism. Late 1800’s bicycle ownership in Lindenhurst reflected these national attitudes. Ownership became noteworthy and the community boasted more

than 30 owners,” added Lindenhurst Historical Society President Krista Jo Merget.

Museum Director Guglieri noted the museum records indicated the velocipede was purchased in November 1882 by Louis Liebl, Sr. from G.L. Wrieth, the proprietor of the General Store. The “chainless” bicycle was used in early 1900 by Lindenhurst resident Harry Frevert. This bicycle was operated by a pedal driven drive shaft as opposed to a more typical bicycle chain.

The conservation treatment for these artifacts will begin in early March and continue thru the summer. The conservator, Kate Wight, principle conservator at Kate Wight, LLC will complete the conservation treatment for each bicycle. Ms. Wight has collaborated with the Lindenhurst Historical Society in the past and the Society is privileged to partner with Ms. Wight again. Once the treatment is completed, the Lindenhurst Historical Society will display the bicycles at the Old Village Hall Museum and the 1901 Restored Long Island Rail Road and Freight House Museum, both located at Irmisch Park in Lindenhurst, at the intersection of South Broadway and South Third Street.
